“I have been living at The Manor Apartments since Jan 2011. I personally have to say that I love this community. Its kept really clean. Every morning I see Maintance staff walking around making sure no trash is visible to us residents. Maintance staff is really good at completing service tickets within 24 hours. Staff at The Manor has always been really nice and respectful and professional. I would recommend The Manor to anyone. Their prices are great. They have great floor plans a big pool and a great fitness center. I am happy to be living here and do not plan to move out. Parking could be a small challenge. Being at the complex is almost full capacity per Rental Office sometimes you will not find parking in front of your building but you will find parking. Check out the property for yourself. Take a tour meet the staff and then give your opinion.”

I'm honestly blown away by all the criticism im reading here, because i have nothing but compliments for this complex. It's a very peaceful community, i loved how tranquil my balcony always was. I also loved how safe i felt there, both for myself and my car. The gates very rarely broke but were always fixed quickly if someone messed them up. The laundry room is convenient and has good machines. I had very few maintenance issues, but each was handled within 24 hours. The manager and staff were probably the most honest and caring apartment representatives I've ever dealt with. I was laid off halfway through my lease and i was amazed by the kindness and understanding i encountered when i finally had to tell them my situation. I was always treated with respect, and i received my full deposit back after i moved out, minus a very reasonable $25 cleanup charge. One of the smoothest living situations I've ever been in, start to finish. Yes, the parking is tight and the apartments don't look as if they were built 6 months ago, but i challenge anyone to find a comparable living space anywhere in Rice for CLOSE to their prices. Let me save you some time...YOU CAN'T...i know because i scouted the entire area for 6 months before finally jumping on an opening. Boulevard is the closest, but even they're more expensive, and their waiting list is a year or more. Not to mention they're 3 stories tall...I've lived in some triple floor complexes, boulevard may be different but typically that means very tight parking. My point is, if you want to live in Rice, you have to pay the price. It's absolutely worth it, i believe, but if you aren't in the mood to spend $1400 p/m on a 700 sq/ft 1 bedroom, Maryland Manor is an amazing option. I would live there again in a heartbeat, and i highly recommend it to anyone scoping the area. I hope this helps. Please feel free to ask questions.”
— 1717 Bissonnet St · Houston“I just went there to look for an apartment and as soon as I started talking she went on to say that they don't have anything, then I proceeded asking 'How about for July/August?' and she replied with a lot of arrogance saying that they already have 16 people on a waiting list. Then I asked, how can I get into the waiting list? Then she said that I'd have to pay an application fee and deposit, then I asked, but how can I pay all that without even seeing a unit, and she said, that's how it works, with a smirk on her face. What a disappointment in customer service! The property looks ugly and poorly maintained from the outside, even the little fountain in the entrance has seen better days, why would you have such an attitude with a prospective resident? I then left there and went to The Boulevard, a nearby apt complex. WHAT A DIFFERENCE!! The leasing agent was soo welcoming and had such a positive attitude and she showed me around the complex. But what I'm trying to get at is that over there they too have a long waiting list! But the leasing agent sit down with me, showed me the list, explained exactly what I'd have to do to get in there, and explained that I just had to pay the application fee, not a deposit. And that's what I did as soon as I got home. I hope the leasing agent from Maryland Manor reads this and learns how to treat people providing good customer service.”

The sound insolation is minimal, can hear noises from neighbors. Grounds are pretty well kept, no complaints on that. SAFETY is BAD! The former maintenance person was caught by police because he stole from the tenants!! Both of the front gates leading to the town house are broken, and no one fixed it. One of them has been broken for half of a year. As of now, they still are. Maintenance is pretty quick and they generally do a good job. But the previous one stole tv, vacuum cleaner, etc. from one of the tenants when he went on vacation. The office manager is not polite, and she doesn't seem to care about you. But the person that subs her for weekends is very nice. Overall, I live here because it's close to Rice. Will move out soon.”
— 1717 Bissonnet St · Houston“We've had nothing but trouble here with both the management and the building structure. When we first signed a contract, they broke it and leased our promised unit to someone else before we moved in, and were forced to sign another contract for another unit that was slightly more expensive than the one we were originally looking at. They aren't very nice people either, they're usually grumpy and mean whenever we go to pick up packages or turn in our rent. Rent also rose by about $100 when we renewed our contract. The walls are extremely thin, to a point where you can hear people talking from the room next to yours. Most of the residents are international college students, and there are frequently loud parties. You can hear loud yelling, screaming, and booming music until well past 2 AM. There is a bug problem, especially with cockroaches, although they can be kept out if careful. The building is extremely old as well, there are lights constantly going out, old sinks and fixtures, old kitchen appliances, creaky floors and carpet falling apart, etc. We've actually had a problem with the kitchen pipe next door bursting and flooding our living room. They had to come in and fix up the carpet. They are pretty quick with response, though, seems like they're used to dealing with problems like this. Back gate was broken one time so we've had to go all the way around each time to get in for a while. There is a small fitness room (one treadmill, one bike, etc) and a pool, but we have never used them so can't say much about it. Laundry room at the back of the apartment with 5 washers ($1.00) and 8 dryers ($0.75) but no coin exchanges or laundry cards provided. I believe some units have washer/dryer connections (ours do), but not sure if all of them do. Utilities (water and sewage) is provided, but you have to get your own electricity and internet. VERY close to Rice campus so it's not TOO terrible to live in for a semester or two.”

— 1717 Bissonnet St · Houston“These are very old apartments. The exterior might look nice, but inside everything is at least several decades old. During the hottest months my A/C kept stop working for a month. In just one month I had to call for repair 4 times; each time it stopped to work after a few days. I'm talking about no A/C when it is well above 100 C during the day and 90 C at night. When I call above broken A/C, first they say someone will fix it that day. Then it becomes fixing it the next day, which somehow becomes acceptable to fix it on the third day. The management offers no apologies or compensations, and takes no responsibilities. Their attitude is rude and impatient, as if I'm some kind of nuisance when I tell them the A/C is not working. The people in charge here are horrible. Unless I'm calling them all the time they do not keep me up to date. Most of the time I have absolutely no idea when they'll come to fix things.”
— 1717 Bissonnet St · Houston“The best thing this location has going for it is the location, it's probably located in one of the nicest parts inside the loop. The homes are beautiful and the neighborhoods are safe. The location is also very convenient for numerous reasons: you're within walking/biking distance of Rice, restaurants on Bissonnet (Raven Grill, etc), only 1 mile west of the museum district, very close to the Shepherd entrance for access to 59, and so on. Sound isn't a huge issue I've found, most tenants are Rice students, but they are the studious ones (unlike those you'll find living in the party complexes in midtown or on Almeda) so they don't generate much noise. The only thing I've heard from a neighbor (under me) is snoring, the one who lived in the unit previously I never heard from (and have never heard anything other than water running in pipes or a garbage disposal from the ones next to me). The price is also quite good, singles going for only a little over $800. The maintenance man is great, he takes care of stuff the day you ask or the following day. You have to take your own trash to the dumpster when he's on vacation, but the office contracts with someone to come and do maintenance once per week so you don't have to wait weeks to have something fixed if the "in house" maintenance man is away. Washer/dryer hookup in unit. Must be vertically stacked, however, so that means either a laundry center or front load washer with paired and stackable dryer (what I did so I have the option of unstacking at next apartment/house). Now, the drawbacks: Closet space isn't great, especially if you lose one by having your own washer & dryer. The complex is old, so it won't look as nice as some of the larger mega-complexes you could live in (such as those on Almeda). Parking spaces can also be rather tight, so if you're a bad driver or have a truck you may want to think it over before renting. The only windows that open are in the bedroom, which is pointless since you can't get a cross breeze so you HAVE to run your A/C unless you leave your front door open to get the cross ventilation. This made living in the unit a nightmare after Ike when the power was out for over two weeks and there was no power. My electricity costs run close to $130/mo in the summer. Being second floor probably doesn't help (sun heats my walls/roof). Residents are nice, but most are not very social. There's not a community or party atmosphere, so if you're just moving to the city don't expect this complex to furnish you with an initial set of friends. Mixed: No pets. I love dogs, so this is a bit of a bummer for me, but at the same time there's no barking or poop in the public area so it's also a plus. Just keep it in mind if you have or are looking to buy a pet. Conclusion: I'm happy with my selection, although for slightly higher rents my friends have larger (100 sq ft larger) and nicer apartments, but in much less nice areas (Almeda). I'm happy with the decision, it's quiet and in a safe area. Just think about what you want when you look, if you want a more social complex with an active pool community and larger, more updated units then look at other apartments; if you want something quiet, relatively cheap, and in a great area look here. “It's almost two years since my husband and I moved into Maryland Manor, and we love it. It's a pity that we have to leave soon, and it's only because of moving to another state. The neighborhood is safe and green, with many beautiful houses and trees around. Maryland Manor is 10 minutes on foot from Rice. It's ideal if you study or work there, especially if you don't have a car or don't want to pay for the university parking. The only disadvantage of this place is that sometimes, especially on weekends, the neighbors may have loud parties. Well, we tried to sleep (at the first floor) while they were dancing (at the second floor, right above us); fortunately, they moved out recently. Two other notes: It is very humid in Houston, so take care to clean away any mold as soon as you see it. The walk-in closets in our one-bedroom apartment are rather small, so we did not install the washer/dryer but used that space as additional storage (there is a laundry room on-site). Maintenance is very fast and reliable. For example, once we came home after midnight and could not open the door of our apartment (it turned out that I had broken the lock); it was fixed within 20 minutes. The management is very good. I definitely recommend Maryland Manor.”
— 1717 Bissonnet St · Houston“I'm working in Houston for the summer, and needed a place to stay for 3 months. That's one great thing about Maryland Manor is they offer short term leases. I work in Greenway Plaza (5 minute commute to work) but MM is minutes from the Galleria, and a straight shot to downtown - not to mention RIGHT next to Rice. The location is unbeatable, and worth the price alone. Aside from that, the place is really low key. It seems like it's mostly Rice grad students, and on Saturday nights there is nothing going on, no noise, parties, etc really. That could be good for you, or bad depending on what you're looking for. There are only about 60 units in the place, maybe less than that. It's small, and feels a lot more "home"y than a lot of apartments i checked out. It took just a little bit of cleaning to get my apartment fixed up, but it looks great and feels clean. The manager's are really nice. Overall, great place. Check it out for yourself, don't take my word for it. I left my keys outside the door on my first night in because I was lugging so much stuff in I absent mindedly forgot them outside... they were there in the morning. That should tell you about the safety.”
