A week before I was leaving Ohio to move here management FINALLY called me after I called for 3 weeks with no response to ask me if I could change my move in to a week and a half later! I didn't have anywhere else to go and I'd applied for these apartments 6 months prior. When I moved in the floor was dirty, the apartment showed water damage on the first floor, my toilet on the first floor didn't flush and the wood around the window seal had holes in it that they enamel painted over because it was TERMITES in the wood which still hasn't been properly dealt with. All they do is just patch everything up. The ceiling fan in my daughters room was hanging by the electrical cords, it was just a bad start period. It took a month to get my toilet fixed, a month to get my AC to blow cold air which I had to threaten to go to the owner of the company if I didn't get it fixed. We've gone through 3 maintenance guys, these last 2 can't speak English. There was a leak in my bathroom which I might add the seal they used around the tub keeps peeling, but the leak caused a hole in the ceiling of my kitchen. The guy fixed the leak but left the hole and it's been a hole in my ceiling for 2 weeks. Also pretty bad roach infestation. The manager is never in the office. Her hours are 10-6 with no weekends and she's the only one that works in the office which means when she's not there, you're SOL. She never picks up the phone so I have to rely on voicemails because of my work hours which they seem to never check. This is just a terrible place to live. She already knows I'm moving out as soon as my lease is up and I'm trying to see how I can get out of here before that.”

She said I would released from the lease on Friday. I Had to wait on her and her team to decide. Meanwhile getting charged for the time they took to review. I JUST FOUND OUT TODAY what date I could move and I was told I had to pay a prorated rent TODAY or else I would have late fees. I have been so patient and no one has been of assistant. The front office cant even open up on time. Ive been in this apartment for two weeks with terrible roof leaksleaks. And now the mold. This an outrage. I will let people know what kind of property this is and NOT TO MOVE HERE. My garage door took about month to replace. The door wouldnt close. And the new door still has no sweeper. Things are free to get in. 3 leaks. 2 upstairs in bedroom and 3 downstairs. Countless ants. I made a phone call and she said pest control every Thursday. Ants are still out of control along with waterbugs, silverfish, and spiders. Downstairs toilet leaked everywhere. The leak was fixed but the toilet still doesnt work properly. The handle has to be held in order for it to work. Upstairs toilet leaked and had to have replacements. (about two weeks ago). There was no stopper behind the garage door in kitchen and the knob made a hole in the wall. (took a month to get some plastic patch in the wall) Hole in shower head wall. (Ants) There was no base board under sink or even shelves in the kitchen sink under cabinet for at least two weeks. HOLES EVERYWHERE AC also needed to be fixed. No cold air was blowing. Downstairs Bathroom sink faucet had to be replaced because it wouldnt stop leaking.”

I lived there for about 2 years and management company changed about 4 more times. I kept getting notices to make sure my door is unlocked so they could come in and do an inspection. It was irritating. My apartment was infested with spiders. They took over the back patio so I never could hang out back there. They got into my car as well. I was driving one day and big one just came down my windshield inside my car. I almost had a seizure. I got bitten once and it was bad so didn't want to experience again. I called the office to fumigate for the spiders on the back patio because I big one made a spider web from the roof to the patio gate. Why someone came put down roach stuff in the kitchen but spider still up and strong. I tried one more time to get them to do it. It never happened, so I got a friend to at least take the big one down in the back. I also fought wasps from time to time. They would get in the house somehow. The closets were crazy small and badly designed. I had to get bucket to house some of my clothes besides my dresser and armoire. My patio screen would not stay on. The exit gate kept breaking and it eventually damaged cars trying to leave and my car was one of them. The apartments refused to fixed any cars saying we were liable for their broken gate. So now I'm still working with my insurance for resolution. Then there was the workout equipment that seems to never work properly, so I gave up on trying to use them. My cabinets in the kitchen was filled with mold/mildew so I never really used some sections. My kitchen ceiling caved in once. I reported the upstairs toilet had a leak. It was taking a real long time for them to come fix it. Every week the kitchen ceiling got worse and worse. I kept calling the office to let them know. I came home one day to the kitchen ceiling caved in with water and debris everywhere. It was horrible. This is about all I can think about right now, but it was not a good experience at all. I have lived in several complexes all over Houston and I would say these were the worse ones with maintenance problems I have ever lived in.”

The entire 12mos stay my apartment was infested with every bug u could think of! Outside bugs so it's definitely not due to me not being clean! Spiders, got ant bites on the regular.. GIGANTIC cockroaches, worms, stick bugs, wasps... Just EVERY insect ever made! Idk if there were a bunch of opening in my apartment or what! But it was PURE HELL.. They come to your apartment and leave a note saying that they fixed something yet my toilet still to this day hasn't flushed! Who wants to live like this!? These "townhouses" are falling apart. Oh and don't be fooled by the "sweet" leasing manager and apartment that they show you!! It's all an illusion...”

The staff are nice and very helpful, the maintenance is relatively fast and responsive, and our town home is great. Veronica and Karen always return my phone calls and are quick to send over the maintenance man to fix any problems we may be having. When we first moved in, our appliances were brand new with the manuals still attached and all. The refrigerator, stove, dishwasher, washer, and dryer were all brand new and I couldn't have been happier. I really like the layout of our home, it is spacious and beautiful. I love the color on the walls, a pretty beige, sort of latte color, the lights in the dining room, and above the vanities in our rooms are very pretty, they look chrome with a nice beige stained glass. The ceiling fan lights are the same way and they have cherry wood blades, they go very well with the vanity lighting. I like the fact that I never really have to turn on the lights in any of our rooms (except the bathroom of course) because we have big windows in every room with wooden blinds that I always leave a little open. We have 3 big windows in our living room and it lights up the whole downstairs area. We have never had any problems with bugs, roaches, or any other pests, which is great. The pool and jacuzzi are alright, sometimes they are a little dirty, nothing to be grossed out about though. The gym is very small but the equipment in there are all new and high quality. Overall, Applewood is a nice place to live, and the only thing I do not like about it is the area this is located in. I hear gunshots and sirens several times at night but it's never coming from this complex, it's usually coming from all of the other apartments on the other side of Ella. We have never heard of any break ins or anything like that coming from our complex. It's a great place to live if you move here, just hope you don't have noisy neighbors like I do who slam their door all the time, causing my windows to rattle.”

After 16 years of residence this is the 3rd management company to take over. I ve seen incompetent and / or uncaring apartment managers come and go. Not so with Mosaic. They have made major upgrades in both the exterior and the interiors of the apartments. And the management team of Veronica & Karen are great. They are professional, courteous and efficient. Our new maintenance man, Roberto, is very skillful and competent, too. A vast improvement over the years.”

I know that it says they aren't responsible for any damages - but if it wasn't working - they shouldn't have closed it. Our electric bill has been 530 dollars anyway...but this was an "over the top" kind of thing. After arguing with the manager [it's a new one every month] for the past 4 months something has to be done! I'm going to probably end up trying to sue them for numerous reasons. [not having a garbage disposal or hot water for 4 months is just the beginning of it.] Anyone else - look somewhere else to live. I promise, you don't want to live here.”

So now, I have to pay 180 bucks for a wireless alarm system. I could have done this across the street. I told management about this problem, they have offered me no assistance or deduction in rent. This is really not a good situation. However, I haven't seen any fleas lately. My doctor also prescribed Tazorac cream for me (75 dollars a tube with BCBS insurance) which is helping clear the spots quite nicely.”
— 15455 ELLA BLVD · HOUSTON“Upon moving here a month ago, carpet had numerous large spots, no cable outlet in upstairs bedroom (paid for placement), bathroom mirror had numeous spots, medicine cabinet was all rusted, and someone left a pair of thong underdras under my sink. I fixed things up the best I could. I even bought a new mirror and hung it in the bathroom. The only thing I am having a problem dealing with here is the insects. There have been 2 paper wasps and 2 large, flying house roaches to come into my apt. Also, my apt. has numerous fleas. I now have over 40 flea bites mainly on both of my feet but also on my thighs, breasts, back, stomach and arms. This is awful. I bought my own flea spray and have been getting bit less, but still, the painful, ugly flea bites are still there and I do not heal very well or fast.<br><br>On the positive side, there are the very large remote controlled access garages which lead directly into your apartment. The townhouse is beautifully built and there are a lot of families here. Descent, hard-working people live here and they all seem friendly. No dangerous elements as far as I can tell yet. The complex is small so it is not as hard to get to meet your neighbors. Also, the alarms, fireplaces, and W/D in the apt are all excellent anemities. I guess my biggest problem at this time would be the fleas. This may simply be due to a previous renter owning a flea-ridden pet. I am working with management to get this issue resolved and will write back to inform of it's progress. I am still strongly considering renewing my lease when it ends if the flea issue can be resolved! So, that is the truth.”

Initially it is a nice place to live, only 90 units. Had to keep nagging for maintainence to come out for repairs. Eventually had to send certified letters and then received prompt attention thereafter. Know your tenant rights! Leasing manager not always in office or on property as they are sometimes placed on sister properties. Had a few issues with getting outdated appliances replaced. Now almost all units have updated appliances. Property is shaping up. If new owners do not up the rent we may renew our lease. Love the fact that all units have attatched garages with ample room for car plus storage. Convienant to many shopping venues and restaurants without getting on interstates. To me it´s the next step to owning a home. Just always, always know what your tenant rights are no matter which apartment you move to.”

The company who owned them did not upkeep the at all, from holes in the perimeter fence, to gigantic potholes throughout the whole complex. The only thing that was good was the maintenance staff. His name was Miguel, and he completed all of my requests the same day that I called them in. The staff changed a lot, there was one really nice girl who´s name began with an A--the other managers there were never friendly and never helpful. And right before I moved, they had a lot of break-ins--so their answer to that was to put a padlock on the side gate instead of a new lock. My children could not get out to school in the morning, so I had to change my work hours to take them to school--I would rather have that then them trying to go out of the entrance or exit gate when a car was coming. <br>I would never ever ever live there again. HORRIBLE!”
