“Lived here for a year because I needed a an affordable place quick and didn't have many options at the time. The apartments were usually quiet despite all the criminals next door but they had a massive roach infestation in every unit, had no water half of the time, and no hot water most of the time. The grounds are always covered in trash by many of the nasty residents even though it is cleaned up daily. Maintenance was quick but the repairs were cheap and wouldn't actually fix the problem. My A/C vents had mold in them. My patio door was warped and constantly let air in/out keeping my electricity bill sky high for a tiny apartment. Maintenance failed to fix it and gave up. They pay for fake reviews on Google because the property has absolutely no security aside from one camera by the maintenance shed. There are no officers. There is a constable who lived there who pretended he didn't see anything, especially break-ins or vandalism. The manager communicated with the residents very well but it doesn't change the fact that the property owners are slumlords.”

“Had roaches in my sink the first day I moved in. Roach poop everywhere. Garbage overflowing, loud music, apartment floors not leveled, bar inside apartment not leveled, refrigerator not clean, tub has cracks in it. Plug outlets don’t work, apartment dirty all around.”

“I loved the apartments and I must say Edda is a great manager. Maintance guys are nice as well as SOME Neigbor's... only thing is that the manager is not fair. We had a problem with one of the neighbors because her lil girl want it to touch one of my dogs so as a nice person I told her yes the little girl went to my apartment door to pet the dog the dad heard and seen the lil girl when she asked. I thought he was okay with that. Anyways the other dog barked at her and the girl started screaming. The mom came to me talking a lot of hot mess and so did the dad. The dad got in my face and Litterally was about to hit me good thing my husband came out and told him to back off. The guy throws the first punch and my husband and he defended himself. The lady goes after me and I do the same. (We're at the side of our property) cops were called and they just give us all a disturbance paper and left it at that no one went to jail. Next day the lady goes to the front office and tells her story. Edda told us we had to leave. She said she called witnesses, but all of them were that lady's friend. She told me during all the fight that she was friends with Edda and that were gonna be gone. I guess it was true!!! Edda didn't even hear us out. I guess the first one that goes to the gossip to her gets to stay. If something like this happens to ya I recommend ya to do the first move. I'm not mad that we left the property, I just think it's unfair. But I must say I'm happy now because if it wasn't for this incident we wouldn't never bought our first home!! Good luck ????”

“Office staff is very friendly and I can tell they really care about their residents. Dawn & Edna are very nice and helpful. Apartments are quiet. Only thing i don't like is the parking situation.”

“I have lived here a little over a yr, I have never had any of the issues written in some of these reviews. I love my cozy little apt and the office staff seems to be nice. Although Dawn can come across as rude, I'm starting to believe that's just her personality. I've seen 1 roach since I've been here and that was when I first moved in...my biggest complaint is living on the 3rd floor since I'm a new mom and my carpet. It's not bad but most definitely needs to be cleaned...but overall my neighbors are nice, and the area i live in is very peaceful. I pray that 95% of the residents have a better experience than these reviews...”

“I have an family member who live in the apartments for 1 yr. and when I would visited I all the time it was always problems from the office been rude JUST ONE PERSON in the front not say name. never any parking... The kids always running through the stairway... The neighbors sells drugs and smoke outside in day light. the on property officer only come out when there are cops call out. but you never see them walking. The reason why I wrote this is because: I have a friend that was trying to ask questions about park trails and again the one lady in the front was been rude and already judging her by her job title.”

“Now i must admit there are much worse properties in the surrounding areas, so i cant say much about the complex its self, they are decent at best. The major problem with this complex starts with the front office, some of which are very unprofessional and disrespectful. This is one of those complexes where rules apply to some and not for all, residents that are close with the office staff get priveleges that others dont. Occaissionally as I've encountered on numerous instances, they even get the gossip on other tennants, if you pick the right day. Not acceptable! Even the maintenance says how the office staff is "no good". Their are children that run all over the complex unattended, even left to write on cars and buildings with perminent markers. They dont care who they move in obviously, groups of gang offiliated men congregate around the front of the property during office hours, with nothing said to them because i assume they are close with the office staff. Parking is horrible, the parking lot pavement is even worse (potholes). The rent is overpriced for the area, at the end of the day the only luxury you get is a washer and dryer in each unit that half --- works, and if it stops working forget about getting a replacement. I have yet to see this alleged security guard on premisis, he must be casper. At the end of the day dont let them paint you a picture that this complex is any different than the surrounding apartments (ie. Blue Ash, La Jolla, Commerce Park) because they are not, the only thing different is you pay more in rent. It might be half way decent if the got rid of 2/3rd of the office staff... Cant wait to say adios to Park Trails Apts”

“I can honestly say that yes its a bad area.but I havent had any problems with eda,dawn,are tara.they have tried to help me as much as they could.i havent witness any rudeness. But yes I had a bike stolen from infront of my house.but things happen thats life nothing is perfect. Ppl say front office is rude but you have to ask yourself did you approach them with respect. Are did they spot that you were trying to run game.”

“Do NOT move here and all the good reviews are from either dawn or eda. these apartments are horrible! just lastnight 2 apartments got broken into and so did someones car! they also let tow trucks come and take peoples cars! people can move in here without an ID (believe me i know because i have like 2 friends that live here thats not even from the U.S!)the parking is horrible the people that live in the back park in the front which leaves people who do live in the front parking in the back. They have drainage problems there is sewer all over the ground and smells horrible very unsanitary for children! positutes live here, thugs live here, people have sex in the gym i have seen used condoms in there!! its just a horrible place! it is not safe for children, there are numerous cars that speed in here and dont care whos in front of the car i seen so many near misses from kids and cars its riduculous!and -------------- DO NOT COMMENT on this post UNLESS you have actually LIVED here! and do not say you will call the cops and report this because this website is for tenants to state thier opinions! DO NOT LEASE HERE I WILL BE BREAKING MY LEASE VERY SOON!”

“I moved there in 1997 and it was the coolest place ever. Always a safe party at the pool. All of the residents were great friends that looked out for you. It was safe enough to leave your doors open and let your friends wander in. Management was incredible and went out of their way to take care of the residents...even threw pool parties. I left to go out of the country in 1999. When I came back in 2000 something had changed. There was a new management company, the HUD apartments next door were full of trash, and you could count on seeing a sherrif or two most late night weekends. Management, well, let's just say that they were so bad that I formed an online petition to have them removed. One occasion my door lock would not work and maintenance didn't show up for 24 hours...after I already called a locksmith. Then refused to pay me back. But then again I really don't know what they can do. The whole area has turned ------...just like the city. That's why I moved my family away from there...FAR away!”

“THE MAINTAINANCE CREW NEEDS 2 GO 2 TRADE SCHOOL 2 LEARN HOW TO FIX THINGS PROPERLY, A BLACK MAN ASKED 4 THE OPEN MAINTAINANCE POSITION,HAD ALL OF THE TOOLS HE NEEDED, THEY TOLD HIM NO, THE NEXT DAY HIRED ANOTHER MEXICAN,WOW!!!!SMH.., THE MANAGER NEEDS TO STOP TRYING 2 BE FRIENDLY WITH U, THEN GOES AND TALK UR BUSINESS IN THE OFFICE, BUT SHE IS ALWAYS TAKING PEOPLE STUFF OUT THEIR APT, & BRING IT 2 HER HOUSE, ACTING SHE WANNA SELL OTHER PEOPLE PROPERTY,..THE OLD WHITE MAN THAT DIED IN THE 700 BLDG. SHE GOT HIS STUFF, LIKE THEY DONT KNOW, 2 MANY NOSEY PEOPLE, DAWN TOOK HIS CAR ACTING LIKE SHE PAID 4 IT, PUTTIN ON THAT SAD --- SYMPATHY ACT SHE DID, BUT ALWAYS TALKING BOUT, IF UR RENT LATE, IT MESSING WITH HER MONEY, U GET A REGULAR CHECK LIKE EVERYBODY ELSE, STOP STEALING U WOULDN'T HAVE THAT PROBLEM..THE OTHER LADY IS THE ONLY ONE U SEE TRYING 2 HELP PEOPLE EVEN WHEN THE MANAGER & ASSISTANT, NEVER OUT ON THE PROPERTY, U SEE HER MORNING, NOON, & NIGHT, SHE SHOULD BE MANAGER FROM MY OPINION...LAST BUT NOT LEAST THE SECURITY,( AINT GONNA COMMENT)......OVERALL, PARK TRAILS APARTMENTS AINT ----!!!!!!”

“i need the corp. office to let them know what time does the apt open and close because the asst. manager dawn gets there way to early. and there's been time ive seen her with some man not her husband. some one else. after hours i needed a apt application and she told me there were closed this was around 7:30AM THEY DONT OPEN INTILL 8:30AM then why was she there so early and when i drop off my friend around 7:45pm she had just got there with some man what kind of employees do you have working there just screwing off. she did not leave until 9:00 something pm dressed up ,like she was going out partying not the same clothes i seen her in going in and coming out with. so she cant say she is in there working because she was not. i have proof.ive seen her before at stores with her husband unless she not married then she has a few male friends. besides the point i care less what this lady does i just think her supervisor should be aware of the people she hires there. that lady dawn has a nice job if they let her screw around like that in the office because this has gone on to long.not professional.very rude person. i just go rent some where else thank god my friend moved out and yes mrs caroline i have proof of your employee mrs. dawn i recorded her on my phone a few times after hours she left work and comes back. with a man 2 different men and no there not the officers that work there to and another thing you should know mrs Carline she has a very nasty mouth i mean she talks alot about sexual things my friends heard her before when they were using there computers. her manager mrs eda think that's her name she had to tell her to, please keep it low we have residents in the back.so of course she will lie to you who would want to loose there job.”

“I lived in this complex in 2005/2006 and never had any real problems. I lived in the front, it is well lit in the front apartments. My only problem was the outrageous water bill, for a 2 bedroom with only 2 people my water bill was at a constant $70 a month. We only washed a full load of dishes, once a week, did not cook much and wash clothes once a week, but our bill was always high. Dawn could never really explain to my satisfaction the high water since I did a comparison with one of my neighbors and her bill was usually $45 to $50. My only other problem were middle school kids in the playground area. There were usually 10 kids all following the girls and the little kids had problems using the playground because the bigger kids would not move. My question was always "where are the parents" they just let this kids run lose.”

“This property manager needs to be replaced ma'am your time has run out. You and the assistant. Park trails needs somone who really cares about the property their manageing not jus getting a pay check. If I hear dawn complain one more time "when your late on your rent that messes with my income and my family.... booo whooo.dawn". Learn to treat people with respect and equaly . I will be filing a lawsuit with fairhousing. I do not recomend these apartments to anyone. Their smiles and laughter is all jus a show to fill a apt for a pay check.”

“I Stay there right now and the only person I like to deal with is ---- IF NOT FOR ---- I would not stay here I been here for 7 mouth and I hate it here I did not know about apt rating until one day I ask the apt to come and check the AC it took them 2 weeks to get there but they came and my AC work fine, But I ask a friend who do i talk to about it and she said to come online and sya How I feel So if your looking for a slow apt Mgt then this Roach house is for you And ---- and ---- anit that nice once you move in they change the rules and they talk to you like your crazy or as if your the child . Please dont be late on rent causeI lost my job they had no understanding about it and i told them i would pay them by the 15th well my check came late so i miss it by 25 dollars and they told me then i should give them my flat sceen untill i can come up with 25 dollars and that was not a rent bill that was my water bill so no this place is not the best place to move in now if your a drug dealer or smoke crack cocaine then your good , ---- smoke weed and so dose ---- but she the one that like a -------------- with it how do i know cause in the fornt of the apt is a doe boy and he the one told me that he gave ---- a half and he got in here”

“I've lived at these apartments on two different occasions, once in 2003 when they were queit,great management, and no BREAK INS. Now I'm been here for a year and my car has been broke in 3 times (TRUE STORY) and my apartment tried once. The management is BS except for TARA. The kids are ruthless, and very disrespectful that live in the complex. Everyday I wake up over here someone is outside with the police repoting a break in to either their car or apartment and to put the icing on the cake, there are two constables that live here JUST FOR SHOW. I've always paid rent way ahead of tim but if when I was short $2.00 they put a letter on my door saying if wasn't paid by friday they would lein items in my home, really. All I'm saying if you are looking for some ------, roach and thief infested, apartments your in the right direction.”

“As a current tenant, I won't be renewing my lease. Park Trails is a high crime place to live. The management is emphathetic at best. Whenever you reside in a location where the property owner refuses to be contacted to hear the complaints, beware. I was able to send notice to the property owner once in my two years of residence and from there on, their website was closed down. The site maintenence is good about repairs. Security and safety has progressively gotten worse over the two years I've resided on the property. The community advertises for tenant referrals, but I would not ever recommend a friend or acquaintance of mine to reside anywhere I wasn't happy.”

“Ok after I had DAWN call me at work on a Friday to schedule an appointment with me to view an apartment and possibly do paperwork EVEN THOU THEY HAD A POOL PARTY, DAWN still assured me that since the office was open on Saturday that this could happen. Mind you she called me not the other way around. So going in Saturday I FINALLY got someone to answer the phone and let me in the gate. And that was after one of the ladies was rude to me on the phone. I went into the office still giving the benefit of he doubt I sat with Dawn and only to have the main manager come over and tell Dawn that she could not help me and it would not be fair.... WOW are you serious... more worried about a pool party rather than sticking to your appointment made and getting people moved in.... Not a good first empression... Concerned being that on the other web site it stated how the SECURITY COP was coming home drunk off of his butt with different people and wanting to kill his self so they had to call out the SWAT team... Not wanting to move here for sure”

“Most of the times these apartments are very good. I always pay my rent on time and I don't get bothered. A little unhappy with my neighbors but everywhere you go you have people that don't know how to act. I would say that Eda Brooks has been very understanding and she tries hard to keep the apartments looking nice. I see them always planting flowers keeping the grass well tended too and I highly appreciate this. I moved in back in January and don't see why I couldn't see myself living here for a while as I'm young and don't have children. My biggest concern is the apartment complex next door to me but as said before you can't keep everyone in a straight line. Don't judge the apartment based on people saying things such as incooperative management staff as they are very pleasant people trying hard to make a nice place for everyone to live and it is greatly appreciated. If you have a problem with the apartments then get involved and offer to help where needed. Don't stand there and complain as that gets you no where. I'm not here to defend anyone I'm just here to talk about my experience here at Park Trail Apartments.”

“these apartments are okay if you want to get your car towed away and if you want to be held up at gun point believe me i seen it happen here. and i dont think I KNOW, that the managment writes reviews on here, because why is ot when you look up other apartment reviews they never get a response but on park trails apartments there is a response to every bad review?! WAKE UP PEOPLE! the good things that are writen here is from the managers! and there is always ---- over the street grounds form busted pipes! it smells horrible!”

I have signed my second lease with Eda-our community Mom-strict but loving, Dawn-our community tough love sister, Tara-our community shoulder to count on sister, Jose, Nino and Eduardo, our community jack of all trades that keep us up and running!! If you take care of your part and pay your rent, you will be welcome to a community that is small, caring, close knit, and defensive about one another! If you are looking to stay some where the rules of respect, responsibility, and community are INFORCED then come to Park Trails!!!! If you are looking to stay some where that you can be free to not pay your rent, keep up ruckess, be outside all hours of the night, or any other type of rude, disrespectful behavior pass right by us...we all keep a good look out and report to Mama Eda any thing we see that might harm our community.”

SOONER OR LATER THEIR UNETHICAL AND LIEING BEHAVIOR IS GOING TO CATCH UP WITH THEM. THEY ARE VIOLATING SO MAY LAWS IN SO MANY WAYS IT IS NOT EVEN FUNNY. EDA IS A COWARD AND DAWN THINKS SHE RUNS THE PLACE, EDA HIDES BEHIND HER TO DO HER DIRTY WORK. THEY HAVE NO RESPECT FOR THEIR TENANTS AND HAVE NO PROBLEM GOING TO COURT TELLING A LIE. I CAN'T WAIT UNTIL THE OWNER FINDS OUT THE REAL DEAL OF WHAT IS GOING ON WITH HIS PROPERTY. THE PROBLEM IS NOT THE TENANTS IT IS MANAGEMENT.”
