“I been living here for about 2 months and I have to say it's very quiet. My apartment does not have any roaches or rats. The appliances are old but beside that it's really a nice apartment. Maintenance is really quick about fixing any issues you may have.”

“Woo! Where do I start? MURDER, FILTH, stairs come away from the wall when you step onto them, SERIOUSLY poor gates INSIDE the property???? The ones that are supposed to keep trouble out NEVER works! Car left COMPLETELY on blocks, you can smell weed thru the vents, drug dealers on site. Why number the ALL the lots and leave our company like 10 spots for the entire complex to share. Who owns this roach filled dump??? Only see ambulances never any cops. Food won't be delivered after 7. Just burn these down and start over seriously. DON'T MOVE HERE UNLESS YOU ARE REALLY REALLY DESPERATE AND BROKE and even looking! OH! One more the safety rails are NOT supposed to fall off on to the cars below.....I think”

“I'm frustrated. It's taking us 2 weeks to move into these apartments. Every time we go up there it's something else they need "to complete the process". I never waited that long to get into an apartment. They lied and said all we needed was 145 to get our keys and move in. Now that everything is approved, they told us now we have to pay a month full rent. And we haven't even been able to get our keys. We are so desperate to move some where that this is our last resort. It's crazy how I looked at the other reviews, and a lot of tenants feel very disappointed in this apartment complex. I don't even know if I made a mistake moving here.”

“this place sucks there is always something going on peoples bad kids out late at 1 am in the morning while they should be getting ready for school the next day !! they dont fix ---- you have to keep calling them to remind them what there dutty is they have requirements u cant leave a bag of trash for one day because they are quick to fine but theres trash every where !!! my celling is coming down due to the weather and yet they dont hurry the ---- and fix it let me see them live in a place like that !!! but if its not fixed soon im sueing there dumb --- !!!! this place sucks dont move in here they have roaches when i told them they said someone was going to go and exterminate the place and when tuesday came i told them and they said they did and i told them how can it be i stayed home just so it can be done so the lady lied right in my face !! this place is not livable if u want to live in a dumb go ahead move here !!!!!!!”

“Do not move here this is one of the most rundown apts I ever stay in nothing works .. Things always breaking down heater work some of the time a/c none of the time ... The parking sucks they need to send a crew to repaint the parking lines when I park my car next to another car its seems like I'm hugging it because the lines are so close together ..the staff sucks maintenance do know what there doing there a joke ..you don't have to worry about the police because there here all the time and iv been fighting these roaches since I've been here they must be super roaches raid can't kill them..I think all these apt have them ..I'm moving iv been here long enough ..DO NOT MOVE HERE EVER WORSE MISTAKE U EVER MAKE .. RUN!!!!!”

“Negative 5 i would rate this apartment, apt management don't care about there residents they charge for trash to be picked up when you can drop your own trash ,guns going off at night and early in the morning , when you put in orders the maintenance person doesn't come to do an order till days later, if you would like to hang outside well Cranbrook downs is the place mostly everyone hangs outside all the time day and night as for moving anyone can move in they don't care about the safety of the residents that stay there too. I just feel they need to better in the management department, they hound you for you to pay your rent on time, but when you try to voice your opinion they sweep it right underneath the rug. I just think that if they do not fix the situation a lot of people are going to get hurt in the process.”

“Once again.. My apartment was broken into not to long after I first moved in in broad daylight while I was at work.. O no don't think for one second that your belongings are safe because it's daytime.. Honestly I think most break ins are a inside job through maintenance or staff. Especially since most break ins happen in the daytime. Except this time they attempmted to break in at night I guess the good thing I can say is that atleaest I was home so my STUFF was o so safe they kicked my door and realized ppl were there and left. It couldn't have been hard to kick the door down because if you look at the picture you see exactly what was supporting the door frame.... Nothing.. Also I guess another good thing I can say is that it's been about a year since the last break in...o great 2years and only 2break ins at my home! Smh . The office doesn't really care you tell them the next day that your place was broken into they themselves aren't even a little shocked which I'm not surprised.. Noisy apartments,paper thin walls, kids are not watched by the parents at all if I had children o would not let them play with any of them over here seems like the parents just let them run around soon as they get put of school and it's always with zero supervision, I here the children almost everyday outside my window using worse profanity than I here other adults use and none of them are even teenagers they're usually between 5 and probably 10-11, always a thousand men standing outside day or night, people sit on your car then get angry when you ask them to not sit on your car.. I can say that for about a month the apartments were secured by a better security company that would walk around with k9 units. But like i said it only lasted about month now they are gone.. So within the 2,years I've been here security went from horrible to none to decent back to none again...your rent WILL rise when I moved iny 1bdroom was about 400 now my rent is 595 and slowly for surely will be in the 600s and it's surely not worth it. Even If you stay to yourself it wont help cause I've been here a while and know really no one uugh its beyond ------. And don't let that little drive through you do in the daytime when all the kids are at school, mothers are at work and baby daddy's are asleep fool you..yea it looks sooo nice and quiet.. Birds are chirping, the pools are sparking, the sun is shining etc.. Yea right DO NOT MOVE HERE!!!!!!!”

“Hi am not going to sugar coat my experience. I still live here until my lease is up in a little over a month. In getting the apartment the manager at the time was rude when asking for paperwork. But i still signed the lease. It's been a year. They did lie and say maintenance was a priority but it isn't. They can take weeks to come if they don't think it's an emergency but it does get fixed. I did have a few roaches but with pest control coming 3 time and me using my own stuff it worked. When the hour water goes out they do come fix it. On Christmas eve they were closed but emergency maintenance came quickly to fix it. My rent increased after my 1st 6 month lease was up for 25 dollars and if i resigned again they would raise it another 25 dollars and i don't think my apartment is worth another 25. The manager erica did do a lot for me when i resigned my least fixed everything i asked within a month of resigning and she even agreed to let me get it off my least if it wasn't finished in the time frame we allotted. It got done! The assistant manager janicke (i think that's how you spell it) is super sweet and makes sure things get done for me atleast. Marianna is a great leasing agent and will take care of you. There are things that go on outside of my apartment like shooting and what not but i stay to myself. I would not have even known this stuff happens unless a co worker of mine that stays here too tells me. I stay to myself. I go home and stay in and then i leave to go to work. When you keep to yourself you should have no problems. I would recommend this apartment complex to people who are more to themselves and stay inside. Outside people hang out a lot. Also parking sucks. It's first come first serve i think there should be done kind of reserved parking for at least one vehicle to each apartment number. On one side of the complex no one parks at because there's plenty of space to park and its not offer crowded but on the other side late at night when i get off i have to walk thru the complex because i parked away from mine. To future readers i am not anyone from the office i am a true tenant and pay my rent. The people i deal with in the office that is how i see them because that is truly how i am treated when i go in there. They know me by name and apartment number. I appreciate that. Thank you Cranbrook Downs for being way better than the thicket apartment i moved from. Update: I did resign again for a year and rent stayed the same, but only because I told them I would resign if they kept rent the same and also fixed up some stuff, as time went on maintenance got worse, they still are worse, I resigned after the year for another 6 months, ughhh...I didn't want to! Only reason I did was because while searching for another apartment I couldn't find one that had full size wd connections and bigger than the 656 sqft I live in. As I stated maintenance is still not any better, they are taking forever.”

“I hate I move over there I lived in the very front my ac unit went out they took forever to fix it I had big water spots in my walls my ceiling fan fell from the ceiling I told them numourous of times what needed to be fixed I paid my rent on time and they still didnt come fix my repairs I moved out they called me and said I was being evixted but I was out the apartment I wont tell anybody to move over there ------------------------ they switch office staff move than they fix the units police over there everyday I was never outside cause I didnt trust the place anybody can come thru the gates if u looking for cheap rent and a ------ place to live then rent at cranbrook ------ downs but u better live in the front thats the safest spot”

“Ok, the only reason I chose to lease here was because of the cheap rent.... BIGGEST MISTAKE OF MY LIFE!!! I live by a bunch of ------ people that are always smoking weed and playing loud music. These apartments are a joke!!! I wont even allow my son to play outside or talk to the kids because Im afraid their ------ tactics will rub off on him! Just yesterday I witnessed a fistfight between 2 ------ hoodrats and people just stood their rooting them on, what kind of barbaric mess is that? Oh and dont get me started on the roaches. I guess with paying project prices you get project living. The office staff so far have been polite and speedy when it comes to work orders. Lets just hope they keep that up because judging by the other reviews they are crappy as well!”

“So tired of these apartments my place got broken into and two of my laptops got stolen, the manager tells me she heard that me and my boyfriend had gotten into it and he broke my window. My boyfriend is out of town and has been and I wasnt even at my apartment when it got broken into. They refuse to move me to another apartment without making me pay 500 dollars even with a police report. They continue to put eviction notices on my door even though I pay my rent in advance. I ask to speak to someone higher and they refuse to give me any info or any one else's name or number. They charge you $20 per month for trash which you have to pay even if they never pick your trash up.DO NOT IGNORE THESE REVIEWS THAT'S WHAT I DID BEFORE I MOVED HERE. I plan to take these people to court. Please especially if you have kids it is not safe. The day I got home from work and discovered my apartment was broken into the emergency maintenance came out looked at the window and said he could not fix it that night I asked If he could at least board it up cause I had to sleep there overnight and he said no. The security never ever gets out of his car and I'm in a section that cannot be seen unless you walk through it the gates are broken and there is a lack of lighting in the entire apartments. There was roach fecal all over when I moved in. There were cracks in the foundation including the cracks near the door already there. DO NOT MOVE HERE ONCE YOU ARE IN YOU ARE JUST ANOTHER APARTMENT NUMBER.”

“OKay, I know times are ruff but no one should live like this. The walls are way thin i can almost hear a whisper next door. They only care about the outside appearance.roaches galore. Matinence is always worse than half ---. I have to ask them to fix the same leak 3 or 4 times a year. They don't open the pool for the kids EVER And the gate is always open. And now they force people to pay for trash pickup like I can't walk to the dumpster my self. They come late and are super loud. When they pick it up. I'm excited to move. And if you do move there try to get an apt close to the front of the neighborhood. It will lower your chance of getting robbed. But dnt get it twisted they will still try. YOU HAVE BEEN WARNED. EXPLORE OTHER OPTIONS BEFORE YOU THINK ABOUT MOVING HERE!”

“Hello to all, I've been staying at Cranbrook Downs since August of 2011. I must say, I was quite unsure of the place, as it's in an area that isn't exactly the best, and there seem to be a lot of lower class people around. Not to sound snobby, and it may be stereotyping, but low-class neighborhoods have high crime for a reason. It isn't all that bad.. I definitely wouldn't call it a "dream apartment", but it's affordable and decent. It isn't as bad as the area looks, trust me. I was actually looking into moving on FM 1960 W before I decided to stay here & the area over the is just as bad, maybe worse (the tenants especially) and you pay $700-800 for a two bedroom. PROS: * Cheap rent * Available Parking * Never been towed, not ONCE. They at least give you a warning before proceeding, at least in our experience. * Spacious Rooms * No pest problems * Animals are minimal, perhaps it has to do with the pet policy? I do not know it. * Good water heater. We can take baths one after another, long, hot warm baths. At my sister's apartments on 1960, the water gets cold quick, even at my old house on West RD. CONS: * Thin walls. Sometimes I feel the people below me are right outside my door, even people sitting on the bottom of the stairs conversing. * People sitting on your stairway when they don't even live there. It looks suspicious... * Maintenance. The maintenance guy is very kind and to be perfectly honest, he isn't the problem at all. THE APARTMENT COMPLEX IS. We've had trouble with our refrigerator plenty of times and they keep telling us we're doing something wrong instead of replacing it. They've only replaced it once, with a used one.. which is also messing up. * The hole in the fence near the garbage can. Maybe they should put a camera there or something so they can see who made it, but it's annoying when people park in front of my apartment just to go smoke and drink... I really wish they would of put a big, metal fence instead. * The $15/month extra on the rent for the trash cans they didn't even if we wanted. Perhaps that could be both a pro and con, to me, it's a con. I think they should only charge the apartments who use it.. not the ones who do not. * No closets/cabinets for towels * Washer/Dryer unit hook-up is in a very tight space Other than that, the apartment isn't half bad for a starter. I don't think I would of picked it out myself.. but if I was in a rut and needed a place to stay for a decent price, I would come here and would recommend it to someone else. I'm only staying here temporarily with my grandmother, but so far, my experience has been pleasant. :)”

“Maintenance staff was only good at living there free or at a much discounted rent. The plumbing is terrible. The office personnel only worries about the empty apartments that other tenants move out of due to horrible living conditions. Not on the tenants that currently lives there, pays the rent, and abides by the rules. When it's time for your lease to renew, the office personnel becomes interested in you continuing to reside there. If not, they will be sure to put a reletting charge on your credit report even moving on the date that your lease ends. D O NOT G O FOR T H A T !!!!!! You deserve to live like a human being. The criminals who reside out in the parking lot are on nobody's lease and had more freedom than I did.”

“I agree, that is groose, bugs in the apartment!! And anyone can come in the gate to do whatever they want!!! I read in a apartment renters rights that they are not suppose to do that, the manager is breaking renters rights with the gate, bugs and if they are not repairing things that is against the renters rights too, gas leaks can blow up, plugs can catch on fire. I would not live there if rent was FREE !!!!!”

“Overall the apartments are decent for the price. The problem is the management is more concerned with filling up the proprety verses seeking out quality tenants. People are hanging around the entrance of the apartments all day and night. Ther have been several burglaries on property and not one communication has come out to the tenants. This allows a perfect breeding ground for the criminal element. I was desparate when I moved in and I am desparate to move out. The sliding doors on the units slide to the outside and are easily taken right off the track. Unless you have a big dog, or an alarm systems. Criminals can walk right into your apartment and out of your apartment in broad day light and no will say a thing. Protect yourself and don't move into these apartments. I was one of those that said these must be some disgruntle tenants, but her I am a victim and it is all true. My apartment even flooded 3 times from a leaking pipe, that was suppose to be fix 3 times.”

“I have lived here for over a year now. When my lease was up in March I even signed another year lease.. I am not saying they are the best,but I have not had any bad experiences myself.. I did hear about the shooting several months ago and it is very tragic and senseless,but things like that can happen anywhere even upscale places.. I do see security walking the property at night..I am not scared to go outside (day or night) and my apartment has never been broken into.. Prostitution and drugs!?!? I have not see this myself tho being that I am realistic I wouldn't say it isn't going on. My service request are done with in a couple days so no issue there.. Basically to sum up if u mind your own business and don't get involved with other people who have or cause drama,than you should be ok.. Me and my neighbors keep to ourselves and we live in peace. which im sure is why I am oblivious to all the other stuff people say are going on.. Our apartments and community are what we make it so if things were so bad why didn't you do something to improve it (like call the cops about the prostitution and drugs)to make it better instead of bitching and complaining..”
