Here, you pay rent to be surrounded by dog ---- and cockroaches. What kind of animal do you have to be to want to smell dog ---- as you walk by or have your kids play around in this? Our first unit was in relatively in good condition. No visible wear and tear and pretty clean. I did prepared myself in advance and sprayed Harris German cockroach killer everywhere. We ended up switching units because the woman downstairs must have some mental issues and kept playing a siren and cursing my 5 year old calling him a mother f…. These units have been built in 1969 I believe. If your neighbor farts, you will hear it. This is bound to happen in an apartment complex. Plus, it feels like it’s made out of cardboard. 2 weeks of mental anguish and anxiety. Couldn’t even sleep at night because she would randomly put her siren on and start cursing. Police was called due to the constant harassment. To stop these issues we agreed to move into another building. Mind you, this woman has so many complaints against her that the office staff moved her a few times due to other people complaining. Yet, they don’t get rid of her because she has rights and a tenant. Then what are we? Should we not have the same rights like her? Live in peaceful, clean, safe environment. Our new unit is in such a bad shape. The smell is overwhelming in the entire unit. I don’t know who lived here before but they destroyed the cabinets and broke the digital display of the stove. The washer smells so bad and we found dirty crusty clothes in. German cockroaches infestation, water damage around all corners and kitchen is so filthy. Water damage behind the bathroom mirror, garbage disposal blocked and on our first day here, the oven made a spark and a noise then the lights flickered and it stopped working. I woke up my first day and our belongings were crawling with German cockroaches. The guy in a green shirt with his canister calls himself an exterminator. What a joke! God knows what’s in that can. The units smell like he sprayed with something but it’s not helping. Some greasy nasty residue even on places that he shouldn’t be spraying. They have a cleaning crew that cleans these units but boy I tell you, you, yourself have to start cleaning when you move in. Carpets are filthy and just barely vacuumed when we first moved in. Glass in and around the pool, cigarette butts and nasty band aids litter the pool area. We ended up picking up a bunch of glass from the pool. My little one cut his finger picking up glass from the bottom. No cameras around to discourage people from behaving bad or breaking washers and dryers on the property or for safety of the residents for that matter. The main gate was being forced open by some guys one night. Delivery people go in and out of the complex. I am assuming that whoever orders food, etc, they give them the gate code. All in all disgusting. And boy, let me tell you about the fleas that left me with marks on my legs and ankles. Couldn’t even sleep for days! Scratched a couple layers of skin. Now I have marks all the way to my knees. Honestly, the office staff is trying to help. Best they can do is move you from there to there. So to sum up, we used to pay $1010 for the decent looking apartment and the new trashed apartment is $1035. How is that for value? Rude people around and all in all not a good place to live specially if you have small children. Some people are nice, some are behaving like animals here. I have never experienced such stress in my own home. I am miserable here. Haven’t unpacked and I don’t think I will. I have never lived in a place like this, or seen this kind of nastiness! You as a tenant are not important. Your comfort and security has no value here!”

I ended up having to create a whole file of proof of what I'm mentioning below to show the property management company in Utah when I filed a complaint. The apartment complex responded dishonestly to my Google review, showing just how they operate in their business. I ended up having to share the photos of my issues on there. I dealt with: -Broken AC for 40 days during an extreme heat advisory in the summer of 2023 (but the lease and Texas Property Codes state they had 3-7 days to fix it) -Animal pee/dandruff/residue all over the walls and windows (no, I don't have a pet) -2 leaks from the ceiling onto my bed/nightstands -Mold- They had to clean the vents out and knocked out a piece of sheetrock in my son's room, exposing black mold. They never remediated it even after multiple phone calls and office visits -Leaks from other apartments onto our cars in the car port -Trash piling over the dumpsters into the parking lot -SO MANY ROACHES AND BUGS!!!!!!!!!!! -Being overcharged on rent/random fees that were just "an accident" that were removed after I brought it to their attention The property manager & assistant manager are condescending and incompetent when it comes to handling the majority of their responsibilities in their positions. Talking to them for solutions got absolutely no where and I only ever got eye rolls and rude comments when I tried to bring anything to their attention.”

First, they will constantly change their accepted methods of payment for rent so residents are sure to pay more in "illegal" convenience fees and more likely to acquire late fees by being unfamiliar with the complex systems required to pay rent. That's right, no matter what methods (ie. Money orders, whips card) your lease says, they will change it on you and expect you to pay the late fees. Their EFT's (the only free method of payment) take 10 days to process sometimes. You will get an email confirmation, that I believe intentionally misinforms residents and does not state that you must allow more than 5 business days to process. If the money is not in the designated account by the processing date, you will be charged late fees for all of the days you may be unaware that your payment did not go through. You must then rely on the apartment staff to notify you that they have not received payment after they have already given confirmation. They will also unseasonably delay to notify you, and you will be charged for everyday they have done so. Secondarily, be prepared to pay a $50 increase on your rent every year if you move in. This is apparently automatically generated by "some software." The corporate office told me this will continue to happen no matter how long you have lived here. So I highly discourage residing here if you plan to live here for more than a year! Third, when you submit work orders, do not expect them to be taken care of timely. As a matter of fact, you will have to send multiple work orders for the same issue. I had a leak in my apartment and called the staff immediately after I noticed. A maintenance worker went out for 10 min on the roof and the leak was said to have been fixed. Needless to say it wasn't, I submitted another work order and the same thing happened again, further ruining the walls in my apartment all the way down to the first floor. The third time they fixed the leak, but not the walls. I guess I was supposed to submit another work order for that. Maintenance finally came to fix the walls pertaining to the leak by simply spray painting the discoloration! I told him there may be mold. Sure enough, mold was found and the whole wall needed to be replaced. I have had the same hassle of needing multiple work orders when having issues with my shower and dishwasher. Goodluck, if you prefer to be home when workers enter to protect your belongings, you will be taking more time off from work/school than necessary. Fourth, they have routine inspections often, yet I was left without heat on two of the coldest nights of the year. For some reason the hot water was turned off one of those nights as well. The apartment knew about this and did absolutely nothing to compensate me on my rent. Last thing I want to share, that shows the apartment's clear disregard for its residents is this: I was out in the back of my apartment having a bbq with some friends when a unit caught on fire and a teenage girl came out. It was a small fire when we first realized. My boyfriend ran over immediately and attempted to use their fire extinguisher, but it DID NOT WORK!!! He ran to the laundry facility that was literally 10/20 ft from the unit... IT DID NOT WORK! The one in my apartment DID NOT WORK EITHER! As the fire progressed and we were waiting for the fire department, there was still limited time to save the girls unit and her two cats that were trapped inside. Neighbors gathered around and tried to help, but their fire extinguishers did not work either. In total, I counted 7 fire extinguishers that did not work! The girl and her mother ended up losing all of their stuff and her two cats. I asked the assistant manager why the extinguishers did not work and her response was that "it's the tenant's responsibility to check their fire extinguishers." I later found out that there is no provision in any of the leases that says this! Furthermore, the extinguishers have a warning label on them that says they are disposable and will not work after you have used them, meaning there is actually no way for the tenants to test them! In addition, the girl had just moved in the week before. Doesn't that mean it's the apartment's responsibility to make sure the unit is move in ready? Or what about the extinguisher in the laundry facility (a commonly used area), which tenants' duty is is to check that one? ?????? Conclusively, this apartment cares very little about landlord responsibilities so much that they will violate numerous laws and will hold you accountable for all yours threatening eviction and rent increases whenever they can. They will even tell you that their responsibilities are your obligation. They are sure to be sued by someone very soon! ?? For me, it turns out that the neighbors are the only good thing about this place! If you are a resident and have any problems such as, uninhabitable living conditions, unfair practices, retaliation etc. And want to exercise your rights as a tenant, please contact me at or email me at . Even if you do not wish to join in on a law suit, I can tell you how to go about unfair situations so you can make sure your hard earned money stays in your pocket or that you are getting exactly what you paid for and deserve. If you are not a resident and looking to reside, I recommend that you weigh your options with other apartments, unless you plan to be treated worthlessly and are familiar with the Texas landlord/tenant laws. If you are not, you WILL have problems with habitability, and numerous additional costs and fees.”
“I have lived at The Regatta since 2017. I find the neighborhood to be very convenient. There are so many locally owned restaurants and convenient stores within walking distance. The neighborhood is fairly quiet. I live in building 2, behind the office, which may be the reason but I'm not complaining. We had substantial damage to our apartment after hurricane Harvey and had to temporarily relocate but the staff handled it professionally as best they could. They kept in contact and got us back home quickly. Terry in the front office is a true sweetheart and even after moving in, she remained the same. She went out of her way to get me the exact amenities that I wanted in my apartment. We recently renewed our lease and I don't see myself moving until we purchase our home.”

However as time went on I started noticing things that were displeasing. There are 3 different sections of this complex, a section directly behind the leasing center, a section across from the leasing center with the community room and mail room, and a back section that backs up to land belonging to NASA. In my opinion, the area was too congested and I felt like I had to drive out of my way to go grocery shopping or even get a bite to eat. Overall it was a nice place to live but we ended up moving to a part of town closer to our families and work places. Personally, I would not recommend to a friend just due to the area and older age of the complex which seemed to be the cause of some of my issues. Pros: Decent rent for apartment size Gated access Friendly office staff Very clean upon move in Overall the grounds were nice, especially considering these are older apartments Maintenance fixed issues within 24-48 hours, we had about 3 things maintenance needed to fix in our time here Cons: Our apartment backed up to parking spots and the car that parked directly in front of our bedroom window got home at 11 each evening and was very loud and squeaky along with the lights going directly into our room. After a few months, I noticed that our sink was painted white to avoid replacing it just yet. It made cleaning it very difficult to clean without making it worse. Walls were very thin. We could often hear the neighbors to the side of us. Our apartment was on the end so we only had one side neighbor but we could hear them too well sometimes. Access was difficult during high traffic hours. Sometimes we would have to pass up the property and U Turn to be able to get in just due to the area being very congested and no light is at this section of NASA rd 1”

As time progressed, rent started to rise, and now the rent pricing has forced me to consider renting/owning elsewhere. Some of the other things I have tolerated for too long include mud/dirt pouring from the sinks and showers atleast once a month. The covered parking spot is nice, however the "gated" community is a lie. I can't go through one week without the gate being broken, and left completely open for anyone to enter. I have reported it several times, and been told the maintanence crew does that so they can shuttle stuff in and out. Why can't they close it after? I am paying for the security of that gate, keep it closed! Perhaps the most upsetting factor is that this apartment has an agreement with Comcast, allowing them to run a monopoly here. If you want cable or internet services, you are forced to pay exorbent Comcast prices. If you want to place a satellite up, you will have to pay another exorbent fee to Regatta, as this is their tactic to dissuade you. When I moved into a bigger unit, I was told it would be completely renovated, with brand new appliances, kitchen, and hard wood floors. Well, the ceiling fan was installed incorrectly, and had to be replaced. The "new" dishwasher machine can only handle miniscule amounts of detergent, otherwise it floods (cheaply made GM appliance). And since moving in, over a year later I continue to have a nonfunctioning cable drop in my living room. Regatta claims it is Comcast's responsibility, since they own the cable lines on the property, and Comcast claims it is Regattas responsibility. Either way, my problem remains unresolved. The location was nice when I first moved here, but the groundskeeping has gone down. There are a line of bushes that lead to my unit, and they host a variety of insects, including wasps. Because the pathway is so narrow, I can't even walk in a straight line to get to my door; I have to twist and turn my body to avoid getting pricked by the bushes. If it rains, then I will be walking through ankle deep puddles just to get to my car. The path is also uneven, so tripping is very possible. Carrying something heavy with both hands? Good luck. Overall the apartment is safe and relatively clean, but the rent does not justify the issues that I have experienced. It could be a good fit if you'll only be a tenant for a year or two, but anything more then you should really consider other options.”
