— 11011 Pleasant Colony Dr · Jersey Village“I was very thankful to move out of there. I lived in the town homes which were separated from the main property. When I first moved in it was not that bad. As time went on more and more families moved in with juvenile delinquent children. They ran around screaming all the time and the parents were nowhere in sight. During the time I lived there the property changed ownership 3 times. During the middle owner I went with a bad AC unit for 2 years. I had to buy portable units to keep the place cool. The latest owner finally fixed the AC. They did not fix the sheet rock damage from a condensate leak even after multiple requests. As far as the management staff I have not been impressed with any of them. Most of the staff treat you like an adversary instead of a customer. They are much more interested in following their rules than trying to resolve problems. Their prices are not reflective of the condition of the units either. The units are old and have been poorly maintained for a long time. Their prices are equivalent to newer and much nicer properties. They did paint the exterior right before I moved out but that was basically just lipstick on a pig. Also, it is a gated community but the gate was broken very often and had to be left open for days and sometimes weeks. One last item, when I received my deposit they had a charge for "Final Utilities". All of the utilities were in my name and I paid the final bill on all of them. I love these mystery charges when you try to get your deposit back. Why can't they just be honest and say we are going to steal some of your money just because we can. The amount was not that much and doesn't hurt me financially I just don't like someone trying to make up excuses for keeping my money. It says a lot about who they really are.”

What concerns me most is the condescending front office staff. Last year, it wasnt liek this: dismissive, mocking, unhelpful, unconcerned. When is takes a month to get a dishwasher fixed, you knwo they dont care about the tenants.”

Office never returns calls no matter how many voicemail you leave them. You have to sit on top of them if you want anything to get done. In my case one of the problem still hasn't been done and it's been 2 years. Upon my walkthrough the carpet was damaged from the previous owner all they have to do is cut out of a piece out and replace it still fighting them to this day. They keep washing it in the spot keeps reappearing. Now they're telling me they can't do any more cleanings because I had too many. It would have been less cleanings if they would have just replace that one little area., in my opinion I think anytime that there's a new person moving in you should change your carpet do to people's asthma and allergies.”

Second, if you asked me six months ago about this place I would of gave you a different answer the what I am about to write, Then again six months ago I wasn't working from home. After reading a lot of the reviews here I would of told you six months ago that some of these reviews were by tenants that were just complaining because they didn't get their way. However, I would of been wrong on my judgement. I have tried to call the office about a maintenance problem. I filled out a quest to have something repaired, but I can't get anyone of the phone, they have a voice automated system (call it yourself ), you can only leave a message. GOOD LUCK ON HAVING SOMEONE CALL YOU BACK. THEY NEVER RETURN CALLS AND NEVER DO WHAT THEY SAY THEY WILL DO. They say that they are very busy, REALLY???? The only way they respond is by email, but that takes days to get a reply and their emails are very short and don't resolve my problem. I have to go into the office and throw a fit to get them to respond. Lucy Rodriguez is the manager and she hides in her office all day. If you go into her office she get pissed off. She not good at dealing with people. The maintenance is horrible. As I write this review the back gate is broken and has been for two weeks now. Anyone can drive into the property. On Memorial day weekend they had the pools open(YEAH). One pool had tons of dirt and debris. That pool filter was off. So we went to the other pool and they had two of the gates locked, we had to walk around to the other side. When we got in, we saw that the water was very murky. That just ruined our excitement. We left and went to my friends apartment complex and hung out there. P.S. They still haven't sent some to fix my problem and it has been over three weeks.”

— 11011 Pleasant Colony Dr · Jersey Village“I cannot wait til the day i move out, i am counting down the days. the ladies in the front are very rude and trying to get info out of them is a joke. just found out today, getting the paper rent billed to you is a 5 dollar charge, yet no where on the bill does it tell you that, it just says 'service fee'... i habe never had a charge for a bill, not even with credit card companies???? you pay 2$ a month added to your bill for pest control, but yet if you ask them to come spray its a 15$ charge!!! last but not least, get ready for roaches... they are climbing out of holes in the walls and you can hear them in the vents, i have talked to neighbors and its not just us, as much as i try to bleach and clean everything, they still climb over everything... plus rent is kind of pricey here so just so u know what you are getting in to, here is a run down of my bill... trash: 20 valet trash: 20 water: usuallt abour 18 or 20 WASTEwater: (yes two water bills) usually 20 as well pest control:2 and service fee if u get paper billing: 5 i have never had to pay that much on top of rent, ever...”

We should have known the minute we started the process and they found something on my husbands background that does not exist. We had to dispute with the company that ran the background before we could move in. The day we moved in there were tiny roaches everywhere, you pay monthly for pest control, but you have to call weekly to be added to the list (no you can't just be set up long term). The parking lot flooded as well as my 2014 car, they did nothing to even remotely help nor did they send out any type of notice to residents. After living there for about 6 months our A/C stopped working properly, I found mold in our daughters bedroom (they came and painted over it). There was mold in the window sill, as well as a water leak, nothing was ever done about these things. After all of the wonderful things, we move out, clean the place, we had absolutely no stains, no holes, in our walls, nor was the place left dirty and we're left with a bill of 262 dollars. Here's the breakdown of our final bill Rent (which we paid in full the month prior) 34.50 Liability Premium 10 Trash .33 Valet Trash .67 Carpet Cleaning (something they have to do before any resident moves in) 135 Cleaning Maid Charges (again something they have to do before any resident moves in) 75 Final Water Bill (I've never paid this much for water in my life) 103.05 *to add to the water they say its allocated by the building, but if you call Jersey Village Water they'll tell you there's only 1 meter for the whole property, making it impossible for them to know this information. I called to get information on where to send my 60 day notice, and they lady gave me an email address that was non existent. She also couldn't email me a copy of our move out notice because their scanner was "broken" which come to find out was false. I had to speak with management and prove to them I sent my notice via email within the proper timeframe, so I wouldn't be charged month to month. This place is a joke, please save yourself a headache, they look nice on the outside, but trust me you can find way better for the price. Good luck and you can't say I didn't warn you.”

The staff is wonderful and the new manager Teresa is very helpful and considerate. If we had a problem with the apartment, maintenance was here to take care of the problem within a timely manner. Our neighbors are very nice and it is and very peaceful. The amenities are great. Jersey Village Police patrol Not planning to move anytime soon, we are very happy here.”

Two days after I moved in there was a storm and it began to rain in my master bedroom. But there is a third floor above me. -___-. There are major foundation issues, and they paint over mold. I'm not sure how they get away with this. Air Filters are only changed upon request, and my electricity goes out once every couple weeks. Seriously. On Christmas, they finally decided to change the transformer for our building...ON CHRISTMAS! The office staff is very friendly EXCEPT the office manager, she's the worst. She starts every conversation with an attitude and is in the "blame the customer" business. Pest control comes only as requested, and only on Thursdays. I have called nearly every Thursday since Oct (PUT THAT ASSUMPTION TOGETHER), oh and there was a flea infestation when we first moved. Did I mention they paint over mold, and only replace carpet every 5 years. There are notices of onsite crime reports at least once a week. It's just a spot you don't want to consider if you don't have to.”
