Positive: 1. Location, location, location. Negative: 1. Yep, a dog in the pool. Seriously. 2. The staff is biased towards veteran residents, and makes plenty of excuses for them. 3. A resident by the office has private video cameras. That's creepy. 4. Poop everywhere!! It even smells like poop on hot days. 5. Many residents and staff feed the wild animals. Large plates of food left out (see picture) for the feral cats, opossum, armadillo, and one very large, mean raccoon. The animals come out at the pool with us (see picture). This puts everyone at risk for animal bites and disease. Garbage, Paper plates and bowls from the mass feeding are all over the property.

With the newest tenants, this complex has lost it's quaint community charm. It's too bad too since it's location is near three main freeways, prime shopping and some of Houston's finest restaurants. A good number of young couples and families have moved in. They are constantly slamming doors, playing loud music and leaving their TVs at a blaring volume while their doors are open; as if no else matters. The grounds are unimpressive, there is absolutely no security, and there is very little light when darkness falls. My car has been broken into twice and my visitors have had their cars vandalized three times. It always takes more then two phone calls to the office for any maintenance to be done and the office managers are generally useless and are rarely in the office.

I moved here in June of this year. I really love the community the neighbors are nice and its quiet in the location where I'm staying. I love the space of the Apartment and its in a great neighborhood. Sometimes the outside lights might be out for a couple of days but they are fixed. My lease isn't done till the summer so I might be renewing.. just have to wait and see.

I've lived here for years. This place has turned to crap. Young couples in their twenties have moved in and treat this place as a college dorm. What was once a nice quiet community has turned into your typical inner group frat house with beer bottles and trash around the property and loud music booming from apartments in the evenings. Lights around the property are always out. I takes months to get anything fixed. he office does not care. All crap now.

I love the secluded location as well as the community park just across the street. I appreciate the pest control service which helps reduce the bugs/roaches that might be heavily generated from the bayou (forest area) nearby. The office/maintenance staff members are nice, helpful and dependable. I would like for those neighbors with dogs to cleanup behind their pets especially since the property do provide the trash-object for disposable purpose. I'm looking forward to enjoying the summer by really visiting the pool and park.

This place is a dump. The two years I lived here the tiny, poorly maintained pool has been shut down the entire summer from the City of Houston. The upkeep and landscaping is substandard, they never water the grass and everything is dried up and dead. The cabinets are cheap (from Walmart) and the fixtures are from the 1960s. The appliances are all old and cheap (handles falling off), crispers that won't open. Too many dogs and no one picks up the waste. Sally (the office manager) will tell ALL your business to everyone who will listen - so unprofessional. The office is not open most of the time and never there on the weekends. If you want a nice place to live, don't come here - keep on driving.

We can't believe all these glowing reviews about this property. We have lived here several years and the landscaping is awful! No re-planting was done after Ike. The lighting on the property is poor. Several areas are dark and a safety hazard. The pool is tiny, has broken tiles, plaster peeling off the bottom and is often green! There is only one table with one umbrella for shade/entertaining. The new maintenence man is incompetent with several tenants having to make their own repairs or wait several days for requests to be completed correctly. The new girl in the office is barely there. We went down at 4:00pm and she was nowhere to be found and the office was closed.

I can't believe these glowing reviews about this complex. I have lived here for a number of years and there are several problems. The landscaping is just awful...after Ike hit no replanting was done at all. Frankly, it's embarrassing to have company over! The pool, if you can call it that...is tiny, has broken tiles, the plaster on the bottom breaks all the time and there are several noticible patches. There is only one table that you can use for shade or gatherings and more often than not...the water is green!! The complex has signed a long-term cable contract with Wavevision...a company that is embroiled in several lawsuits including with the city. They raise rates at their leisure. The service is poor...most people have lost their Tevo. Your only other option here is to get a dish, which can be extremely costly. The capable maintenance guy was moved to another property and now several residents are complaining about not getting things repaired, having to fix things themselves, or incorrect repair work. The new girl in the office is barely there....went down several times and she was gone! The complex is old and people that have AT&t have their phones cut off all the time. The wires are jumbled and criss-crossed, so when they fix one person's line...another goes out! Most people that live here have plumbing issues, and now with the old maintenance guy gone...good luck!

I have lived in this complex for over two years and have been very happy with the location, maintenance staff, cleanliness and quaint family atmosphere. Frankly, I couldn't imagine living anywhere else! I also love their pet-friendly policy which enables me to conveniently take my dog out just feet away from my front door. There is also a nearby park within a short walk where you can take your pets, kayak down the bayou or just enjoy being outdoors. The complex is conveniently located nearby shopping, dining, etc...

Great neighbourhood. Love the layout, fireplace, bedrooms up. Double attached garage!!
