Lived here six years and I highly recommend this complex. Location is great. Walking distance to shopping, doctors, dentists, churches. Very quiet with friendly and helpful people. Pool and bbq area is clean and spacious. Management is very approachable and responsive to your needs.

I stayed here for a year and had to move out for an out of state position i took with my company. During my stay here Annie the Manager was very co-operative and was on point. I had an A/C problem once during my entire stay and it was addressed right away. I did notice few tenants during my stay tried to stir up some problems as Annie would not let them have there ways( things they did before new management). Overall my experience was very good and i would recommend this place. Thanks.

The new owner has made some improvements and seems like a good landlord but the lady "Annie " the manager is terrible. The pool and the pool area have been closed now for 11 months. I have heard the story of we need a new part for months. It is the middle of summer and we are still not able to use the pool, and most importantly not able to access the area to cook and BBQ outside. The manager does not care, provides special treatment to her friends that live here. Example The managers best friend parks in a visitors parking only everyday! Any other resident would get a warning. Dog owners are required to walk their animal outside the complex NOT if you are friends with the manager because this walking the dog and it pooping inside the complex is only ok for the manager "Annie's friend all others will get a nasty warning. If you ever have a problem or need something fixed YOU HAVE TO KEEP PESTERING Annie as she just don't care. She is to busy talking on her cell phone, watching TV and usually has her family all up in the apartment office. The location is great but I would hesitate in offering this property a recommendation as the current manager is lazy, non professional and the fact I cannot use the pool, cook and BBQ outside going on 11 months now will have me moving when my lease is up. DO NOT EVEN CONSIDER THIS PROPERTY UNTIL THE OWNER CORRECTS THE MANAGER AND OTHER PROBLEMS.

I lived in this complex for about 9 months before moving out recently due to a job relocation. I had rented from the same owner previously at a different complex. He is a great guy and really enjoys taking care of his tenants. The onsite management is responsive and the maintenance staff are polite and typically would respond to maintenance request within a day or two. The parking gate was somewhat problematic and sometimes people bump into it and the gate would come off the rail and would not close. The pool and laundry room are typically kept nicely. The cleaning lady is very kind and nice. The area changed to much better even over the course of my short stay there. There are a lot of these mini-mansions being built. It is convenient to get to I-10 and 610 W Loop.

I lived there for about 2 years but recently had to relocate to out of state for another project. This property changed hand about a year ago. New owner has started to make improvements in the infrastructure and also provided more maintenance staff to respond to the needs of the tenants. Annie is the manager for a number of yeas and she is usually pretty responsive since she is onsite. The cleaning lady is very good and helpful even for the non-cleaning stuff; but she only speaks Spanish. The street and overall environment is very nice. It is a very desirable section of Spring Branch with nice town homes and million $ mansions popping up all around. Highly recommended.

I have lived here for almost a year. I have never had a problem of getting anything fixed. I have never seen or heard of any robbery, burglary or theft of any kind so I do not understand why anyone would state this. It is a small complex and I am sure if this happened I would know. The music and partying occurs every now and then but mostly on weekends and only a couple times a month. I can live with that. The maintenance of the complex is kept clean and trash on the ground is picked up everyday. There are however a few people who seem to want to complain complain complain and snitch out everyone etc are just a product of their own failed lives and mental issues. Sonia and Linda come to mind. I do however have one complaint my hot water is not hot as i would like. When I take a shower i turn up the hot all the way up never touching the cold and it is still not hot! No steam nothing! I pay my rent on time I don't bother anyone and I like living here. But the complex runs on a boiler meaning no individual water heater tanks so I might move at my renewal just because I like a hot shower.

For starters this complex seems as if they could careless about the safety of their tenants, since the gate hardly ever works, the cameras apparently don't work because if they did my neighbor would have at lest a slight idea as to who broke into his apartment and robbed him, if my down stairs neighbor felt even the slightest bit secure he wouldn't have a camera from the inside of his window looking out into the parking lot. Not to mention a women was robbed by two men who ran up on her ,stole her purse and ran off the property. As for the review about the the maintenance, couldn't be more true I've had more then a handful of issues that what I would normal call "wear and tear" but here it's just Lack of both knowledge and concern for the safety of their tenants . The manger doesn't get things done on a efficient and timely manner on any issues or concerns you make have. Honestly I wouldn't give ANY stars for ANYTHING for this complex but unfortunately that's not an option they got all ones by total default from me.

I like the quiet neighborhood, and attend daily mass at the beautiful church across the street with serenity abound. There is a nice pool for BBQ and just hanging out. The neighbors do look out for each other. The other day when I needed some medicine, my neighbor would drive me to the store at night. Usually, I can just walk to the community center and Krogers. The property is close to I-10. New management is proactive to attend to tenant's needs. I envy new tenants with newly renovated units that have nice wood floors.

I have complained and wrote letters for stuff to be fixed in my apartment yet no one has came out to fix it. I have mold in my apartment from where the bottom of the sink in the bathroom started leaking, he came out to fix it but didn't do a good job because it did the same thing a couple of days later. We haven't had hot water for 2 days, no telling when that is going to be fixed. The rent keeps going up every 6 months.

I have been living here for about 4 years and the owner has been steadily improving the property. It is a very quiet and peaceful street; the complex is across from a Catholic church, which has very nice architecture. The complex's staff is very friendly and attentive to my needs. The problem I see is that the parking lot needs repaving since there are times of pooling after heavy rains near the front left corner of the lot. This is a gated community with a nice pool and my unit has central AC. This is a very centrally located area with easy access to I-10 since I work in the Energy Corridor in Katy. Taking I-10 to downtown is pretty convenient as well.
