This complex is a nightmare: management is unreachable with no direct office number, leaving calls unreturned. Maintenance requests are ignored, repairs are neglected, and surprise bills arrive without explanation or timely communication.

The property is beautiful with trees, clean, and well maintained. The staff is very helpful and made everything so easy. Thanks to Angela and Saryah for all the help! Love how quiet the area is too. They make the process smooth.

Do Not Recommend Living at 7700 Willow Chase Blvd, Houston, TX 77070 (Veranda Certified) I currently live here, and my experience has been frustrating and chaotic from day one. I was initially shown a unit that was supposedly available, but days later was told it had already been rented and was assigned a different one. I had to wait almost two months to move in. On my very first day, my car was towed due to unclear parking app rules, costing me $330—only $100 of which was refunded. Noise issues: any sound, no matter how minimal, results in complaints. With wooden floors, every step can be heard above and below. Despite having no children or pets, I have endured loud banging on my floor with a broom and yelling at my door, with witnesses present. I have gone to the office multiple times requesting a unit transfer, but they demand additional fees and do nothing to resolve the problem. I have endured this to protect my credit history. After six months, the neighbor chose not to renew, which gave me some relief. Payment issues: duplicate charges, $150 extra fees, and the inability to pay online because they claim I am “blocked due to insufficient funds,� even though my account has overdraft protection and sufficient funds, with documented proof from my bank. They charge $85 for a garage I do not use, which I was told was month-to-month. Now I cannot cancel it because they say I have an outstanding balance and am forced to keep it—even though I already canceled it once and there is no new contract for my current unit. Utilities are extremely high, and they bill for services you don’t even use, like trash collection. Water bills have been unreasonably high for several months. I have never in my rental history missed or paid late on any payment, including here, yet I am still treated as if I were at fault. The property is clean and some staff can be friendly, but management does not coordinate or resolve issues; each employee gives different information. They claim smoking is prohibited, yet every weekend people openly smoke marijuana near children and adults. If you arrive after 8:00 p.m. or leave on a weekend, there is no parking available—even though you pay for it. They advertise $1,500 referral bonuses, but no one wants to move here because of all these problems. I have not even moved out yet, and I already expect charges for supposed “cleaning� and “damages,� despite having paid a deposit and planning to leave everything spotless. I have seen multiple residents arguing with the office for the same reason. I have witnessed many residents leave frustrated and arguing with management. I remain here only to protect my credit history, but I do not recommend this place to anyone. Important: Do not reply with the typical “contact us to resolve your case� message—I have done this many times, and nothing is ever resolved. Everything I describe is true, and I have proof for each situation. Warning: Wait at least 6–12 months of living here before leaving a review. At first, everything looks nice, and I believed it was a good place to live—but every day reveals more problems that management refuses to fix. Excessive charges, unnecessary fees, and misleading promotions—these are critical things to consider before moving in.

I was touring the area apartments for a possible job transfer. Jennifer was very helpful. She was quick to help me. She gave me a tour, explained the amenities, bills and even local things to do. I appreciate the time she took to help me.

I lived here for 10 months (that was my lease length) I was promised an apartment with updates and I was told I needed to pay a deposit of $400 which I had not done in years (my fault should have looked for a diff place). I left a day earlier and left the apartment completely clean and for some reason these people sent me a bill of over $3,500.00!!! Now I just received another one in the mail that they have sent me to a collections agency (for what??) I don't owe them anything, they actually owe me, the deposit and a day because I left a day earlier!

If I could give zero I would. Horrible staff, extremely rude. They also charge $200-$300 in late fees when their system isn’t working for autopay and the system wont take the payment. This has happened several times. Today I finally called to complain because $300 in late fees is not something we should be paying for their mistake. Upon calling and explaining the issue and my frustration, the rude employee first phrase was “how is this our fault” she then stated she will have Stephanie return the call. They are overpriced for the service they give and for the old apartments. Save your money and go somewhere nicer with better employees.

Jennifer helped me view an apartment today. She was very nice and helped answer my questions. The apartments are modern, spacious and beautiful and the grounds look well kept. I look forward to leasing here.

Veranda at Centerfield is AN OVER PRICED RAT INFESTED DUMP!! With the experience that myself and my family endured with this property, I feel compelled to share my experience and bring awareness to the fraudulent business that they conduct here! I urge ANYONE who is considering leasing a unit at this complex to go in person and do a full walk through of the unit YOU ARE INTERESTED in prior to filling out any application, submitting any fees, etc. They will swindle you otherwise. They will give you a false narrative as to what they base there approvals off of, so they are able to collect additional fees from you. For the prices of their units you would expect decent living however their units are not only infested with roaches and insects, they also have a rat infestation. Not to mention the units ( even the “renovated” ones ) look nothing like the pictures you will see online, maintenance does not replace anything, they cover EVERYTHING WITH PAINT, cabinets on floor are no longer connected to the floorboard which is how rats get into the units, light switches and wall outlets are broken and have extreme wear and tear. Light fixtures don’t have coverings and maintenance will just throw whatever light bulb they can find in them instead of buying matching light bulbs. Personally the unit they attempted to swindle us with had a bullet hole in the living room window, the refrigerator had no shelves and the place was covered in roaches, there was no way our family was going to live in a place like this. Know first what you are getting with this place and make an informed decision from there. Do not base your decision off of online or the leasing office area alone otherwise you will be duped!!

Cars constantly broken into and stolen. Charged $10 a vehicle per month to park. $4 per guest a night. Bums or anyone ENTERS SWIMMING POOL with SECRET CODE. No parental control at pool. Beer bottles, marijuana, trash, dogs all allowed! Those broken LONG NECK BOTTLES only cause ??on the kids feet! So swimming past 10 pm is ok per the manager if they’re not too noisy, YES SHE DOES NOT LIVE HERE. So, invite whoever, bring the long neck beer, dogs and marijuana, as this is the POOL TO BE THIS SUMMER! Psst the code is …..no CAMERAS AT POOL AND ONLY AT GATES, if they’re working!! If car is stolen… too bad, camera didn’t catch it, again!

I found roaches in and around everywhere: the sink, in the refridgerator, on the stove top, etc both dead and alive. Roach traps were even left in the apartment! My apartment was nothing less than abhorrent and deplorable. And the fact that someone thought the dull lighting was more of a problem than a roach infestation is an absolute slap in the face. When I returned back to the leasing office I expressed my disappointment, I don't know how I found the restraint not to chew everyone in that leasing office out. Especially when one of the leasing consultants admitted I stayed in the unit where the infestation was more severe. Are you kidding me? What disgusting idiot said that apartment with a pest issue of this magnitude was ok to be leased out? I had to come out of pocket to get pesticide to eradicate the roaces, which should've been done before I even placed one foot in my apartment. No one even had the hindsight to ensure any cracks or holes were resealed to prevent these insects, who might I add, have the ability to fit into such crevices. Everytime I enter I see more roaches, find several in the carpet and on the floor. I am single woman working two jobs, I shouldn't even have to go into detail how frustrating it is for me to not enjoy my own home. I haven't felt comfortable to stay there for three weeks now. Apartments need to learn when you start wanting to attach a luxury apartment pricing to your units, you will be held accountable for luxury apartment standards. It is not and never will be ok to immediately lease out an apartment with a severe roach infestation almost immediately after the previous occupant moves out. I would have taken it better that my move-in date be pushed back instead of this hot mess. My brand new furniture now is at risk of being invaded and occupied by these disgusting creatures all because of someone's greediness and disregard for another's health and safety. Please, I implore you to evaluate all your options and please take my experience to heart before considering this place to be your new home! Also these photos do not do enough justice, it was and is still way worse.
