HORRIBLE management. Good luck getting them to be helpful. The manager literally said out loud to me "we don't have gates and controlled access to protect our residents, it's for our interest and the buildings". Not to mention that the doors are never locked and the gates are left open regularly. If you read the reviews before October, you can ignore those because that's when we had an awesome staff, but then our apartment was sold and a new management company came in. Nice grounds, but overpriced with rude people running it, and you can hear every little noise your neighbors and upstairs neighbors make.

This complex had so much potential to be amazing. They advertised luxury pool, massage room, and spin classes...not to mention a fenced in dog park! We were so excited to move into this complex. We happened to be one of the first to move in while the place was under construction. It was very much an adjustment but we dealt with it hoping that once construction was done 7seventy would live up to its promises. A lot of trashy people started moving in from the very beginning. We were surrounded by people smoking weed in the garage and hallways, throwing parties, leaving food trash all over the grounds, it was scary and we felt unsafe in our own "home". For the amount of rent and deposits, we were very surprised these people could afford to rent from here. We chose such a high rent place for this reason, to get away from trash. Not to mention the office staff was so friendly in the beginning, promising you everything, but then when it came down to following thru they would back peddle and everyone had a different story, If you are going to lie to your tenants, get the story straight first. When we signed our lease Olivia told us there were no specials for oil and gas employees...not even a week after we moved in, i was standing in the office waiting to get mail, when i over heard her tell a soon to be tenant they would NOT have to pay a deposit because they were an oil and gas employee. And the lies began. Of course, this office staff is no longer there since the place has been bought out by Francis properties. This new unwelcoming staff treats you like you a lower class than they are. No eye contact, cant get a sentence out without hesitating, and on top of that, they always so "Yes, we will get right back to you" and two weeks later you are still waiting for a response after five more follow ups. This new staff doesn't care at all about the tenants, but then again what office staff of an apartment complex does? All they want is to lease the apartments to make their commission and get their bonuses. ***NEW TENANTS BEWARE**** This is not a quiet complex. The walls are paper thin and you will be able to hear everything! When our neighbors are walking around their apartment like any normal person would, it sounds like bowling balls. We can hear their morning alarms go off, the bathroom drawers cabinets being opened and closed, the toilet flushing....no privacy at all. Not to mention, on of our walls is on the other side of the stairwell, so it sounds like our wall is going thru a hurricane every time some is walking up or down the stairs. We can hear every talking outside, the traffic on Eldridge, and all the dogs barking in the apartments around us...not to mention every time some one goes into their storage unit which shares a wall with our kitchen, our cabinets shake and you have to listen to loud banging and thuds till they are done. Also, don't expect some lavish dog park, its a tiny fenced in area the size of my bedroom closet. Not even enough room for a yorkie to run. If you are okay with people smoking weed in the hallways, people driving fast around corners in a garage that doesn't have safety mirrors (seriously, who doesn't put mirrors in a parking garage??), food trash all over the grounds, and all the private moments of your neighbors for an outrage price, then this is the place for you. ******I forgot to mention, last week there were two car break ins.....in the "secure" parking garage.******** still feel safe?

A+ property and leasing staff. Olivia did an excellent job handling my lease/documentaiton. I have lived in numerous properties all over the city, and I have never worked with a leasing agent who was as responsive, professional, and efficient. In many cases, my emails were answered within a few minutes. I moved in a few weeks ago and, thus far, the property has exceeded expectations. It is as quiet as any "luxury" property I have lived at, and the grounds and common areas are kept in immaculate condition. The gym and pool are awesome, and the pool table and business center are nice added features. There is also ample parking, and the garage is very well lit and feels plenty safe late at night. My apartment was in perfect condition upon move in and, for the first time ever, I was able to leave the move in checklist completely blank. Bottom line - if you want to live in this area and 7 Seventy is in your price range, you should absolutely give it a look.

I moved with my other half into 7 Seventy recently and cannot be more pleased with the community, the services, the apartment, and the staff. Since our initial visit two months ago through move-in this month, the leasing staff has exceeded every level of professionalism and courteousness while still being genuinely personable and helpful. The quality of the people who work at a community means just as much as the quality of the community itself, in our opinion, and the community is exceptional. For the price, the features included in the property are spectacular. Every complex these days has a pool and gym, but providing a coffee bar, massage room, spin room for cycling, water fountain with water bottle refiller, lotion bar at the pool, valet trash and recycling, maintenance text notifications, and convenient access to the Terry Hershey Park trails are just a few of the details that make this community stand out. Not to mention that from start to finish, almost everything is done electronically (including lease signing), which for residents like us who travel a lot, is invaluable. Lastly, for those who worry about security, the place is guarded like a fortress, which we know will help many sleep better at night. Since moving in, and even prior to moving in, any small request has been dealt with quickly and with a smile, and without a doubt we believe everyone will have the same experience. We highly recommend 7 Seventy!
