No thermal insulation. No noise insulation (be prepared to hear everything that is on all your neighbors TV's every night.) Very hot the elevators and hallways during summer months. Everything is falling apart. When I moved out, also moving out were some people who spoke no English and had were carrying out 6 massage tables,chairs and equipment.

I love the Conquistador. I have been a resident for over a year now and I can't complain. I have had my AC break and it was fixed same day. I had trouble with my power outlets, Again fixed same day. Maintenance is very reliable and even thou I don't speak spanish there was no problem with communication as I read in another review. The Leasing staff are very helpful and caring about meeting the needs of the residents (not to mention they're all hot as hell.. woo woo) The other residents in the building are extremely friendly and I have come to know probably somebody on every floor(not to mention they're all hot as hell too.. woo woo). Parking is what it is, I park up front, on the side, in the back; were ever theres a spot available. Nobody I know really complains unless they end up getting towed from handicap spots(guilty once). But seriously its a great view of Houston. The rent is priced just right. Located right next to the mall and the freeway, you can just get up and go without having to navigate out of a subdivision and then down the road to the freeway. it's got an awesome pool, had plenty of parties there and nobody has ever complained when my friends and I get loud like we do in H-Town when we do it BIG!... I am a musician and I make music. Never had any complaint about that, never had to complain about the neighbhors being too loud. It really is a great place to live. I have lived in two other Houston high rises, the Atrium Regency and Houston House downtown. The Conquistador has been a much better place than both previous. So I wouldn't rely on what you read in these reviews, I say check it out for yourself. I did and like I said I love this place... I did have a problem with roaches for a brief stint. ( I dont do roaches.. hell no) but I complained to the office. Within a week they bombed my apt with what had to have been a hydrogen bomb for roaches cause I never saw another roach in my apt. killed em like Hiroshima...real talk. Sooo take this for what you will, but the Conquistador is straight chill... really it's ------ Fabulous....

I HAVE BEEN HERE NOW FOR 8 MO NOW WHEN I MOVED IN I TOOK THEM A LIST OF THINGS THAT NEEDED TO BE FIXED. FIRST OF ALL IN NOVEMBER - JANUARY MY LIGHT BILL WAS OVER 400 A MO. SO I GOT MY OWN MONEY BECAUSE THEY NEVER CAME TO DO IT AND FIXED THE WINDOWS AND CRACKS IN THE WALLS THAT HELP OUT WITH THE LEAKS WITH THE COLD AIR COMING IN THE AC UNITS/HEAT UNITS DO NOT HAVE PROPER WEATHER THEY DID NOT PUT THEM IN RIGHT AND HAVE WEATHER STRIPING AROUND THE OUTSIDE OF THE UNITS LOOKS REALLY BAD BUT THEY WANT TO CHARGE MARKET RENT LOL YA RIGHT THAT IS WHY THE BUILDING IS NOT FULL. I DO NOT HAVE OIL BACE PAINT IN MY KITCHEN OR BATHROOM AND TOLD JANA ABOUT THAT IT NEVER GOT FIXED. THE ROACHES ARE SO BAD THAT U USE A CAN OF ROACH SPRAY IN 2 DAYS AND YOU TELL THE NEW MANAGER NOW PERRY AND EVERYTHING U TELL HIM IS THAT YES I HAD THAT I MY PLACE 2 WELL U SEE THERE IS A ISSUE FIX IT AND THE I OVER HEAR HIM SAY THAT THE PEOPLE THAT LIVE HERE EXPECT TO MUCH WHAT YOU DON'T PAY RENT HERE WE PAY YOUR RENT FOR YOUR JOB THEY WILL PROB GET YOU OUT IN 2-6 MO THAT THEY DO EVERY OTHER MANAGER 2 I WAS TOLD BY OTHER PEOPLE IN THE PLACE THAT THE HEALTH DEPARTMENT WAS CALL ABOUT THE ROACH PROB AND THE MOLD SMELL ON THE GROUND AND FIRST FLOOR. OTHER PROBS THE ELEVATORS DO NOT WORK 1/2 THE TIME AND THE FAN IN ONE DOES NOT WORK HE BUILDING DOES NOT HAVE A/C IN THE HALL WAYS LIKE MOST HIGH RISES DO BUT LOOK WHO WE HAVE RUNNING IT GUESS THAT'S TO MUCH TO ASK FOR PERRY RIGHT? THEY PUT SLATE TILE THAT WAS PUT AROUND THE BUILDING STOPS AT THE BACK AND LOOKS REALLY BAD IT IS THE END OF MAY AND THE POOL IS NOT EVEN OPEN THE WORK OUT ROOM 1/2 OF THE EQUIPMENT DOES NOT WORK BUT THAT IS ONE OF THERE BIG THINGS TO GET PEOPLE TO MOVE IN. THE A/C DOES NOT WORK IN THE WORK OUT ROOM OR PARTY ROOM TRY WORKING OUT WITH NO AIR WOW NOT FUN THEY HAVE THE DOORS LOCK IN THERE SO U CAN NOT OPEN THEM WHY HAVE THIS ROOM OR THE POOL? THE PARKING LOT IS ALL MESS UP AND O THE TRASH ROOM WOW IT SMELLS ALL THE TIME THEY MAKE DEODORIZERS GUESS THAT CAN'T BE DONE AS WELL AND AS WELL FOR THE ELEVATORS 2. THE WASHERS AND DRYS SUCK THEY TAKE YOUR MONEY AND DON'T WASH OR DRY RIGHT. THIS PLACE COULD BE GOOD JUST QUIT PATCHING UP THINGS AND TELLING US THAT WE WILL GET IT FIXED HOW CAN U FIX THINGS WHEN U TELL THE MAINTENANCE MEN DO NOT SPEAK ENGLISH? THEY JUST PATCH UP THINGS STOP IT AND FIX IT RIGHT? AND PERRY PLEASE START TREATING US LIKE WE ARE SOMETHING WE ARE WILLING TO WORK WITH U BUT NOT WITH YOU TELLING US THAT I WILL GET IT FIXED AND NEVER GETS DONE YOU SHOULD ONLY HAVE TO COME TO YOU ONE TIME AND WHEN WE COME HOME WITH IN 24 HOURS TIME IT SHOULD BE FIXED. WHEN RENT IS DUE ON THE 1ST YOU WANT IT WHATS GOING TO HAPPEN IF WE DON'T PAY THE RENT AND WE KEEP TELLING U THAT WE WILL PAY IT PUT THE SHOE ON YOU FOOT..

Well on move in day nothing was ready. The manager that leased to me had been fired and nothing was completed. Once the A/C had been installed, I thought ok I will give them a chance. Well I had no hot water. I called the office. The assured me it would be fixed. When I got in from work I stopped by the office. Agaian I was assured it was fixed. It was not! So another cold shower for me! Finnally it was fixed the next day. My second day there I noticed a roach problem. I went to the office. The next day, while complaining about no hot water I was told that my unit had been sprayed. It had not! I went back downstairs and asked why lie! Remember I'm trying to stay positive! But there was a new manager in place. He said not only would they spray the next day he would place some roach baits down. They sprayed but some how he forgot the bait trays. I ended up buying them and they have sprayed weekly. I haven't seen a roach in a while now! Now here is my latest issue. PARKING! In the lease it clearly staes that all cars must be maintained. All regrestration and validation my be current. I went to the office and mentioned all the old, tires on a flat, tag expired, etc.... I had seen in the complex parking lot. The new manager, -----, said he would call the tow service. A week passed and no towing! I took out my camera and snapped pictures of all the cars in violation. I printed them and faxed them to the manager. Upon returning home that evening the cars were still there! Only now the parking violation stickers had been removed and simplly tossed on the ground. I went BACK to the office. I was told only ----- the manager would decided what to do. NOW I'm having an even harder time remaining positive. Moving is such a hard job. But it things do9n't change I can stay positive so I will be moving!!!!!!!!!!! My intent was not to rat you out. But why should you not have to follow Texas vehicle law? It is my belief that is you don't care to keep your car up, and maintain your's, you won't give a damn about dinging mine. So Man up and meet you responsibilties! ************************************************************************************* And as for threatening to shot me, I plan to report this review to the webmaster so they can research and she who you are. Cause if anything happens to me or mine you are the first person they should talk to! To threanten to shot me is no joke!

I am a resident here at the conquistador and have been for a month and a few days. I can make the statement that the apartment building is old and needs much work. That is the only disadvantage of staying in this apartment. Management is working hard to change the appearance of the building. Considering the area, this apartment is a diamond the rough. Advantages: Diverse residents (Many different backgrounds) Great view Active cameras throughout Concierge (Great asset to the building)He does his job very well Parking Disadvantages: Slow elevators OLD APPLIANCES Everyone can hear you Most of the disadvantages are miniscule other than the fact that everone can hear you. Overall, this is perfect for me and Im enjoying every minute of it. I'll keep you posted in another 3 months for future residents.

The office staff here is unreliable and incompetent. They promise one thing and deliver another. Don't count on anything these people tell you because you will have to fight them tooth and nail to get what they promised you just to get you in the door. They no longer offer customizable apartments and when things go wrong they will not compensate you for your troubles. This place is below market price at 700 a month and there are reasons for that. Anything extra that you do get in the apartment from them you are much better supplying yourself because you pay through the nose for it as they add it to your rent.

My family and I recently moved in because we needed somewhere close in town, and cheap because we are still paying mortgage, while our house sells. This place is (currently) disgusting, old, falling apart and completely full of roaches - two different types at that! However, new managment just took over at the beginning of this week and has big plans to renovate the building. Already, rent has skyrocketed for a 2bed/2bath from $750 to $1000 a month. No way would I pay that much for it right now, but if it becomes what she wants it to, then hopefully it'll be worth the money. Regardless, the building is old (1964) and has its structural problems which need attention and will take much more than just new wood/tile floors, paint and appliances to keep the tenants from thinking about it. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ So its 3 months later and the new manager has come in and kicked butt! She has quickly gotten rid of some of the less savory tenants and has quick turn-a-round on renovation to get new tenants in at the $1150 a month rental price. The building is looking nicer; however there are still major structural issues. She has exterminated twice since she started. I haven't seen a single roach lately! The apt we are in has absolutely no insulation so our electricity bills are super high. When the wind blows, it blows through the electrical outlets and makes a horrendous sound, like you are about to be zapped at a very high wattage. All in all, she s done a good job in the 3 months that she has had. Still looking forward to the many more changes she has planned. Oh, and I still don t think it s worth $1150 a month when you can live in a much safer neighborhood for the same price or cheaper.

Only two elevators which worked inconsistently, individual a/c units in each room of the apartment - some didn't work and when they did work, the electrical bill would "Hi-Rise" as well. Kitchen appliances outdated, oven is estimated to be over 20 years old-not kidding. View is nice, parking is reserved, staff is nice, fitness center has inexpensive equipment and VERY HOT - no air circulating in "fitness center". Would and have not recommended.

The Conquistador is Houston's 1st hi-rise apartments, built with the opening of Sharpstown. For the money, you can't beat it. The same type of building inside the loop is double the rent. Just know that it is an older property, so if you are looking for all of the modern conveniences, you will get it circa 1962. Most of the people in the building feel as I do. I am glad this building hasn't gone the way of many Houston's older properties.<br>-Mlocke
