Cannot believe management here. There are numerous issues which go unresolved, threatening the health and safety of the people living here. SEWAGE backs up into the bathtubs and sidewalks. The laundry appliances are broken. The roofs leak, leading to MOLD. There are frequent break-ins and thefts. And lots more. The cherry on top? The rent here is actually INCREASING by $200! Yet none of this money is going into fixing any of these issues. Management is fully aware of all of these issues, they just choose to ignore it. Do yourself a favor and rent elsewhere. Not worth your money or health. Unless you want to breathe in mold, get sewage backups, and constantly get your car broken into.

The good: Decent access to public transportation, especially for people working in the med center. Nice proximity to the bayou, just a short walk down Brompton. The bad: Nothing personal against the staff or the maintenance team who work at Terraces but I cannot recommend living here, especially since Fat Property bought the property. It flooded during Harvey and will flood again. At any given time, there is at most one functioning elevator on the property. One building is has no functioning elevators at all. Among other accessibility issues, there are seniors/disabled people/people with bikes trudging up stairs. The windows are all single ply, so the noise/environmental insulation is terrible. There are a plethora of infrastructural problems that include sewage (like, literal poop and toilet paper) backing up onto the sidewalks and into the bathtubs of some of my first floor neighbors' apartments. The laundry machines break often and we have to wait for a third party to service them. The office staff that everyone was familiar with has been almost completely phased out over the last six months. The maintenance staff was completely replaced upon change of ownership and, as of now, there are four maintenance staff spread thin across approximately 350 units. The parking lot is poorly illuminated and is subject to increasing break-ins and thefts. Despite all these issues, Fat Property has drastically increased rent across all renewals and new leases (some neighbors reporting as high as 20% increase). When the increase was discussed in the community chatroom, staff threatened to shut the whole chat down. We've explicitly told the company about our issues and our demand that the rent not be raised but they have only responded to the press, not the tenants here.

The new management under Fat Property is really lacking. They are hiking rents up like $200 per month but refuse to address long standing maintenance issues. None of the elevators work, so disabled, elderly, and injured neighbors are left in the dust. Laundry is also a constant issue with machines busted all the time. Water goes out every couple of months. Over a hundred tenants signed a letter to management demanding they address these issues but they still do nothing.

I leave in A building and the elevator don’t work for long time mi dad comes every other weekend and he’s handicapped and I need to pick up mi dad all the way to the 3 floor and leave the wheel chair chain up please can you corporate can fix this issue i will aprecieted if y’all do to fix the elevator thanks

The neighborhood is very safe. Prices are reasonable and student friendly. I would love to see better service when it comes to laundry rooms and pet waste but the overall experience is excellent compared to many other complexes in the area.

I deeply regret moving to this place and I would like to WARN others who are thinking of moving here. People have been burgled and the management did nothing except make things difficult for residents. There is constant maintenance going around and you would not like to live with the constant hammering around you. The management does not pay heed to any of the problems and you might be told to just shut up and adjust to BS. This place is only worth living if it provides a 50% discount over nearby properties, trust me you would still be better off not choosing them.

Great community in a quiet Neighborhood. Very close to grocery stores and other amenities. Unit was spotless when I arrived and the small issues were quickly resolved by the maintenance staff. I recommend this place for anyone looking for an apartment.

I'm a current resident here and I have only one piece of advice: STAY AWAY from that place. It is the worst place, with the worst management I have ever seen. My toilet has been clogged since 8:30 am. I have only one bathroom in the apartment.This is an emergency situation, right??Not for them... the rude answer I heard from the management was to use the Gym bathroom, because he can't tell me how long it will take someone to fix my toilet.In addition to the rude and sarcastic service, I still have no access to the bathroom. This has happened before, I had the kitchen sink clogged several times. The last time was at Christmas, with my family here and unable to cook. They only sent someone when I went the fourth time to complain. I also had a problem with mold on the ceiling after the Tropical Storm Imelda. They only came to fix it when I complained a third time. My roof was all moldy, a horrible smell. They are terrible. All the service here is terrible.

There are a lot of great things about this community, and a few crummy things as well. Pros: - the new office staff are really friendly and helpful - my floor plan (Maple) was a really efficient use of the square footage - community is quiet - the free apartment shuttle is a really sweet deal. 15 minutes to the med center! Cons: - A/C will NOT cool the apartment in the summer. The electricity bill suggests that it's trying... but the apartment temperature will easily stay in the mid 80's all day from June through September even when I'm trying to set it at a lower temperature. Maintenance staff have repeatedly taken a look at it, added freon, etc. but will not change the A/C itself. So I've been left with "well, we tried?" repeatedly, with ridiculously high indoor temperature remaining inside the apartment. This is the main reason I'm moving out. - the building itself is old, which shows when you look at the finishes. When you visit, look carefully at the windows, open the dishwasher, look inside the bathtub, etc. A lot needs to be renovated. Overall, if the A/C issue wasn't an issue, I'd say this is a nice place to stay for the price. The community is friendly and I haven't had to worry about any safety issues since moving in. With the appropriate renovations and replacement of old appliances, I would recommend the community.

I really enjoy living at Terraces on Brompton. The apartment is affordable, quiet, and clean. Also, it has a great location and I am only 5 minutes away from Super Target and 2 minutes away from Randalls, Panera Bread, and Barnes & Noble. Terraces on Brompton also offers a free apartment shuttle that takes me to and from MD Anderson every day, which has allowed me to save a lot of money on transportation. Furthermore, the management is super helpful and friendly. I'd like to give a special shoutout to Ethan who helped me settle into my first apartment and also helped me find my next apartment (all within Terraces). Courtney has also been really helpful with general questions and with updating my lease. I highly recommend this complex and I plan to continue living here for the next few years.
