Living at The Falls of Bellaire is frustrating for many tenants, not just because of the roaches and mold, but also because the rent is surprisingly high for what they’re getting. Residents say bugs crawl in their kitchens, bathrooms, and even through living room spaces making everyday tasks uncomfortable and gross. Mold spreads across ceilings and inside vents, making the air smell terrible and putting people’s health at risk. Despite repeated complaints, the maintenance team rarely steps in with any real solutions. Issues are either ignored or fixed in ways that don’t last, leaving tenants to handle infestations on their own. What makes it even worse is that the cost of living there doesn’t match the poor conditions. Rent continues to rise, yet the quality of the apartments stays the same or gets worse. Paying premium prices for a run-down space full of pests and mold makes many feel like they’re throwing money into a black hole instead of investing in a safe and comfortable home.

I visited the apts in mid july and was shown a rennovated apt. I went and spoke to the manager when I decided to move here and asked her about moving in late august, she told me that the apartment I was going to have would be ready by 7/31 and if moving on 8/15 was what I wanted then the apt would be ready. I came in on the 14th to sign my lease and get my keys, and the assist.manager was telling one of the workers to pull paint out of the apartment. When I went to look at the apartment, it appeared ok until I opened the fridge and saw an army of roaches crawling on the inside. The handle on the stove was broken, the air didn't work, the dishwasher didnt work, the counter tops had cracks in them, the cabinets looked like they were being demolished by termites. I went to the restroom and the faucet in the tub came out of the wall as I turned the shower on and the toilet was not secure on the floor. I went back to talk to the manager and she told me that it was suppose to be ready on the 15th and that they maintenance workers would fix whatever was wrong. The 15th showed up and the apt looked the exact same..nothing was done. In their office they had a dorm on the wall that said apt 502 (would have been my apt) was ready. She told me it was take a few more days to get completed, mind you I still haven't moved in. I explained to her I just wanted my money back because this was wrong. She told me I wasn't getting my money back. After arguing with the assist. manager, I told them I wanted to speak to the supervisor who is apparently never there. Still waiting to hear back. Don't move here. They are liars and are rude

This apartment is terrrible. RUNAWAY! Roaches everywhere. I would turn on my light and there would be approx 20 roaches scattering around. It was disgusting. I move to this apartment because i needed something quick. I realize they allowed felones to leave there. My apartment was broken into a total of 3 times. The only reason it stop because i purchased an alarm. Also, my ENTIRE apartment flooding twice!!!!!!! They tired to only shampoo the apartment, I had to threaten them with the fire department. Finally, they replace the entire carpet. At one point there was no maintence! It change from the Mint to the Mia to the falls of bellaire! Terrible management. DONT LEAVE HERE!!!!!!!!!!!!!!!! WORST APARTMENT COMPLEX IN HOUSTON, TEXAS.

Thus is the worst complex I have ever live in the staff is lazy excepted one of them they don't fix nothing in mg apartment I have no hot water no lights BC its a short in them I told the many times and they have not fixed anything!!! These are the worst apartments on the southwest period!!!

One poor white older gentleman with Parkinson's disease works some hours and comes late,...his apartment got broken into at 5am on our watch, we called police. They quickly came cornered the guys right in the partment. guns involved on our watch. Apartments are always leaking, filty sewage leaking outside with lots of litters from trees without cleaning, poor lighting, people hanging outside smoking noice, rough driving and full of cursing. Very insecure...omg my lease is 6months more....you can't sleep comfortable with your car outside...always worried.....gangs place....please be cautious when trying to lease here...hope the city will help us poor stuck tenants...you can be short anytime at this place.

The Mint at Dairy Ashford Apartments: Let s start with the property Management, The property management has changed over the past several month to become more diverse. It s more reflective to the community they serve. The leasing agents are kind and helpful, but some go out of their way to find a resolution to the issue on the first call or contact. The Assistant Manager who in my opinion has the hardest job, collecting rent, and troubleshooting tenant issues; however, the management team does operate as one cohesive unit. The maintenance team has a strong presence on the property; however, understaffed, but priority is giving in accordance to the problems. The unit I live in is a 2, 1 and is one of the smaller units, but it serves its purpose. My 2 kids and I enjoy it. The atmosphere provides a taste of all cultures, understanding that we are in the International District. I have never encountered a problem with safety in my 2 years as a resident. The people of age are pleasant, and so are most of the young children. My lease maybe up in a few months and I do plan on renewing for another year. The price of my unit is affordable and if I manage my utilities correctly my bills during the summer are average with some of the premiums apartments along the energy corridor. A home is what you make it to be, and The Mint is where I call home.

I have been a resident here for several years and I am glad to say that our previous manager Mr. Escamilla is back! The property looks much cleaner, the staff looks happier and it is just an overall positive vibe here. It is wonderful to have a staff that really cares and I am excited for the great things that Mr. Escamilla and his staff will have in store for the New year.

My name is N. Escobar, I have lived here for 7 years. I think that the property is nice and calm from how it was before. I have never had any problems here. I beleive the problems are caused by the own residents who invite or bring the type of issues that they have. I have friends that have lived here for 5 years and things have only gotten better. There was a period when it was practically full but for some reason it went down. Now that the old manager came back, the place looks and feels more under control. The prices are very accessible. They have a great special of $499 for a 1 X 1 with 2 months free, so I will be getting my friend to go and apply because they will discount $500 off my rent. The location is very good because it is near shopping centers, major Hwys, and schools for my kids. All in all the staff is very polite and attentive and maintenance will eventually get the work orders done.

I have been renting here for over 4 years. over the years there has been some changes, but when we got a new manager (Mr. Escamilla) the property started to improve. there is more protection for safety like police guarding the people and property throughout the day, the property is cleaner, and the administrators in the office are really helpful. There is also lots of events and games for the children and their families. there recently has been a playground built for the kids and families to enjoy about a year and a half ago. Mr. Escamilla will surely make the property better and I would recommend The Mint Apartments to anyone looking for an apartment.
