They didn’t come and fix my apartment even I call them a thousand times... The pipe is leaking and the water come out in carpet but they didn’t clean it . We have to live in the bad area and get very bad smell everyday. So horrible. I didn’t recommend this apartment for everyone.

Happy Village is a peaceful and quiet community. Victor, the manager is very community oriented and will help with any problems that arise, in timely fashion. It is a gated community with access cards being the only way to enter into the complex. Security is always on patrol and makes me feel very safe. Ofilia is bilingual an speaks Spanish, so there is always someone who can communicate with all of the residents.

there have been a number of thieves at the apartments. management hired several guards..now we do not even have a guard..the front gate remained broken and stayed open for several months..thieves and other non-residents could come and go as they wished..the water has been off numerous times for several days at a time..no hot water for baths for up to 4 days..dishwashers don't even work..air-conditioners and heating system constantly broken...had bedbug infestation for 3 months..roaches constant problem...

To start, I'm not living here because I want to. Due to personal reasons (AKA blood sucking in-laws) I live practically paycheck to paycheck, but I do like the convenience of Chinatown. I'm a pretty fair and reasonable person and after almost 4 years of living here and getting to know everyone who works here and lives here, these are my advantages and disadvantages. Advantages: 1) Office staff does their best to provide for security. When we had a lot of break-ins the office manager hired night time security guards and has changed from several different companies of security guards. Granted most of the guards aren't the most active and are just here to fulfill their time, at least this management office has done their best to provide for the security of it's residents. This also applies to providing free window locks and occasionally posting fliers to warn residents to be on the look out. 2) Most repairs are done somewhat well and quick. I say most because out of 10 requests that I've made only 6 of them were done and the others I had to do. I can't believe the office made me change my own lock when it broke! 3) The convenience of Chinatown. I can walk there! 4) Most of the neighbors are friendly and hard working families so it's nice that we are similar. 5) The rent. You can't beat the rent! 6) No carpet! I hate carpet! Disadvantages: 1) Pest control is non-existent. Sure, there is a man who comes out to do pest control if you sign up for it once a month but it's useless. He works off the clock with company material and I doubt there is much material he's working with. You are better off doing it yourself like most of us have. Pests include mice, rats, roaches, ants, beatles, worms, blow flies, and bedbugs. Yes, bedbugs! I don't know which is worse. 2 weeks ago a rat died in my bedroom wall and smelled the apt up pretty bad. Now, I have swarms of blow flies coming out of little corner of my room. I seal it up and now I deal with the sound of blow flies buzzing in the walls. This on top of the ongoing bedbug issue, roach issue, ant issue, and etc. 2) Hot water is an issue. Water is another issue but that is the City of Houston problem that can't be blamed on Happy Village. I never know when I will and will not have hot water when I come home from a long day at work. I guess it's not a problem if it didn't happen in the winter and when I have kids... Oh wait, it did. So, currently in 2013 I've not had hot water 10 days now, thankfully not consecutively. You have been warned! 3) Noise issue. Most of the time the neighbors are respectful, but you deal with parties, loud music, etc sometimes. And the noise from thin walls is another issue. I can hear my neighbors perfectly even when they are just talking with their normal tone. And unfortunately for me, the current people who live above me are elephants so every time they walk my windows feel like they are about to shatter. 4) Parking issues. Not really a problem with finding a spot but more with disrespectful, uncaring neighbors who ding and damage your car every time they get in and out of theirs. Don't expect to bring a new car here and not expect damages. Car dings from other cars, hit and runs in the parking lot (I've been hit TWICE and my roommate TWICE), my car has been keyed by neighborhood kids, etc. Not good! 5) The laundry room here sucks. Don't waste your money. I can't tell you how many times I've had them break on me and they don't wash very well. Dryer isn't much of a problem though. 6) MOLD! I have to wonder if my new allergy issue is due to the mold issue from the upstairs plumbing breaks that leak down into my apt. Maintenance will stop the break but not replace or repair any holes or wet drywall. I've had 2 floods from upstairs destroy my apt so far. 7) Sewer back up issue. I guess you can't really blame the office again because the residents cause the problem but in my 4 years here the sewer has backed up 8 times. Imagine going 2 days with the smell and site of raw sewage in your sink, smelling up the whole apt and pretty much not being able to use the water since nothing will drain. Neutral area: 1) I don't feel unsafe living here even though my apt has been broken into and my cousin was robbed in the parking lot one night. 2) The apts are old but the management does their best to keep the outside fresh looking. I can't say the same for the inside. 3) No pet policy. There is a strict no pet policy, but that doesn't stop people from having them and hiding them. I know a few residents who have them and the office knows they are here too. I want one but when you work so much and have young children, it's nice to know you aren't going to step into crap someone didn't pick up. A side note though, I've witnessed the children here abuse the strays that do wonder into this apt complex. It breaks my heart! 4) The gates don't always work properly. As a matter of fact, I've had the gate close on me while I was in the middle of driving thru it before and it never stopped closing. And I've had the gate trap me inside because it wouldn't open. And I've seen the gate left open due to malfunction many times. It's a nice, useless machine. I'm ready to move and I will ASAP when the finances become better.

We had little notice and moved here without much research. Within a couple weeks the coach roaches started to show. They have this guy that comes and sprays but with a problem this big its completely useless. SO we stopped cooking or eating at home all together to avoid the coach roaches. This didn't help. They are still everywhere. We even had to open our router because so many of them got inside of it. This is a huge problem for us. SO if you are ok with many (50 or so) coach roaches in the kitchen and bathroom then this place is ok. I HATE THIS PLACE. Honestly I woken up many times with roaches walking on my face. Nothing else is a problem.

yes! the buildings are old but take care not bad. fast maintenance and nice office stuff. i did not see any bed bug when i move out from apartment. I clear my apartment very good and get my deposit back after one month.

Nice stuff, very mean new manager lady. Blood sucking bed bugs, very very old building falling aparts, money sucking deposit system, super terrible security, old bad quality laundry machine, thousands of slashing rule to impose fines all day. super super "blood" sucking apartments. Just don't living there!

The staff is nice at the leasing office, but when comes to animals living with you...you have FREE Roaches, and bed bugs that come out at night to feed on your blood!!!!!!!!!! Please do not bring your kids here. No matter how clean you are, these place is plaged with horrible animals that are a health hazard.

I wouldn't recommend anyone living here. The buildings are very old and are falling apart little by little. Our balcony/porch (whichever you call it) is literally coming away from the wall and looks like it's about to fall down any minute (this is the only access to the apartment), it's been 6 months and they've still not done anything about it. The hurricane caused a roof to come off a whole apartment block and rain absolutely soaked the inside of both the upper and lower apartments. Now there is mold breeding into the wood. Instead of knocking the whole building down, they are just tearing out the inside of the building and just going to re-do the inside walls. Anyone who lives in those apartments next, are going to suffer with health problems. The maintenance men cannot help that they do such shoddy work. The manager does not pay out on new things, so if (for example) you have a leaking faucet, it will take a number of returned visits from a maintenance man who just screws it back on, before the manager will allow them to put a new one on. Overall, it is a very unsafe place to live. We are moving out very soon because we've just had enough of paying $700 per month on a place falling apart, when we know there is much better out there.

First off this apartment is one of the -------est apartment I've ever lived in. At first we moved on the 3rd floor and it seems quiet and we had a few roaches that come and go so i thought okay. Then later more people start moving in and you'll have these annoying little kids running and screaming around. So after I got pregnant and thought we can no longer live on the 3rd floor and since both of our schedule is busy we didn't have time to look for other apartments and so we moved down the 1st floor and boy, that was the biggest mistake of my life! After one month of living on the first floor there were tons of roaches everywhere. No matter how clean we kept our apartment there's still roaches coming from these dirty neighbors! And since our apartment is located near the pool area kids were constantly making noises and to make it worst the people whom lived above me always have water leaking down. The leaking never seem to stop until one day part of the ceiling fell down! Boy, I was lucky because what if I am to shower and suddenly that ceiling fell on me? I was PREGNANT at the time! If anything happend I would've sued that damn place! Oh, and the management really sucks! We make lots of complants and they really do nothing. Everytime they sent their maintanence people those guy never come until the next day!
