I would like give a thumbs ?? up to Ms.Valene Price for her acceptionanl work she is currently doing at Cullen Park Aparrtments. Ms.Valend Price is very professional and Cocerned about the well being of the tenants. She always listens and addresses any and my concerns and maintenance issues in my unit. I would to say she is really working hard to get yhd community in good and safe conditions in Cullen Park Thanks Nina Lucas

First of all there is trash literally everywhere. People would dump their trash at my front door and when I reported it maintenance never came to clean it up, I had to do it myself. I would come home at night to no lights due to a default main breaker that they refused to replace. I had to use the breaker box to use my a/c and had no heat. It took them 3 weeks to fix my hot water. And on top of that my apartment was broken into twice in one month. All this happened in a matter of 4 months. And the whole time I was there the 4 security lights for the parking lot did not work. After the third person was shot and killed I said it was time to go. I paid my reletting fee and the manager still didn't want to let me out of my lease. Nobody should have to live in those conditions.

These are the worst apartments. I've lived here for almost 2 years and have seen the changes in management. They don't come out to fix on the apartment when you ask, they are rude in the office, and there's trash and flies all over the complex. There's always shooting in some part and the so called security does nothing. They look like young kids just having fun. I have 3 kids and I don't feel safe at all. To make matters worse, I contracted bed bugs recently from a neighboring apartment and not only did they make me pay for the extermination, but they changed the dates twice, and felt like it was ok. I wasn't able to stay home for more than 2 weeks. I wouldn't send my worst enemy to these apartments.

Upon first approach the staff seems friendly and helpful, then you move in. The staff describes Cullen Park Apartments as a gated family community, with luxurious apartments. There are certainly a lot of families here, and drug dealers, rapists, pedophiles, and violent criminals. I have to call the cops AT LEAST once a week. I constantly have people knocking on my door looking for drugs late at night. The courtesy patrol is a joke. They literally showed up one week late to a call about domestic abuse at 11:00pm and then came to my door because I called rather than the neighbors. The grounds are atrocious. People litter everywhere and will often leave broken glass in the street where their children play barefoot. People steal shopping carts from the local grocery store so often, the store hires someone to drive around the community to reacquire them each morning. It is not uncommon to see carts bike chained to stair wells. The amount of homeless animals around here is heartbreaking. Because the apartments do not allow pets, people hide them until they get caught and then just release them outside. The craftsmanship of the apartments is unskilled and often rushed. We've had to have several repairs done to our apartment from conditions that existed before we even moved in. The community itself is in a word, depressing. The staff seems poorly trained and unable to handle the needs of this community.

WHAT A HORRIBLE PALCE TO LIVE THE YEAR WHEN HAD THIER WITH OUR NEW CHILDREN WERE TERRIBLE, THE OFFIE STAFF MANAGERS R NICE WOMEN BUT IT WAY TO MUCH GOING ON IN THOSE APTS FOR THEM TO HANDLE. SOOOOOOO HAPPY TO BE GONE FROM THERE IT WAS KSOMETHING EVERYDAY THERE FROM FIGHTS, FROM BREAK-INS, DAILY SHOOTING, KIDS GETTING KILLED, AND WACK SECURITY, THIS IS NO PLACE FOR ANYONE TO STAY AND LETTING NOT EVEN TALK ABOUT THE RAT PROBLEM THAT THEY HAVE AND PRETTY SURE AWAYS OF DONT BELIEVE THE HYPE-----STAY WAY----

cullen park look nice in the day time cuz kids at school and dope dealers on the street huslening...rats come out at night and the hpd patrol hard...i seen guys shot or a debate card game..------- over here need to be 24 hour lock down in prison...the female over here hard core and ------ too...lil kids have babies..no one really work cuz this apt except housing and unemplyment....the staff dont give a ---- and cleanning cut cornors to make ---- look nice but look close and u see the dirt....lol real talk, the apt not even older build apt and ---- look like hood apt....shoot workmenship and i dont want anyone with kids to move here...if u do dont let yo kids play outside....the lake black and staff dont give a ----...it real lake with fish and turtles and the bird dont like the nasty water... my first day here rats and roaches in my apt heavy....staff dont cartch them..pest control cam and said nothg they can do but sit sticky pads down and as long as they out side dont worry..too many kids live here to put rat posion out...keep ur door and window closed...

im from galleria so after being laid off i came to cullen park thinking i still could live a nice high end life for lower rent..hell hell hell no...the truth of cullen park is the staff is low class with no standards and unable to understand what the proper way to treat ppl is and how to manage the property.. this apts need to be restaff, new management, new hpd patrol, new house keeping, and licenced workers. this is the worst nice lookn apt i have lived in. the rats roaches are commom and its as if they are home...too much volience to be a family style property. trash is always nasty and smell and the lake is black water not blue... leasing office's jena and rita are poor at they job and i will not be getting my 250 deposit back cuz they lied and said it was used as rent payment.. i saw a boy get shoot infront my window and too many kids fighting in gangs. the cops here where no where to be found when i called them either. i will be breaking my lease and moving...---- this ----!!!

I am a tenant here and just waiting out the end of my lease..the crime rate here is at a record high..i have been here for only a year and has been at lease 4 shootings that have left two dead and the other two wounded. There is no security on the premises. There are some tenants who party until 5 a.m and drug activity..robberies and when it's bought to managment she closes her eyes to whats going on..they dont carefully screen their move ins..If you have children..I certainly wouldnt advise you to chose this property..I regret it..daily..

Rats the size of cats are sure to pass your way if you stay near the dumpster area, mainly due to one trash bin assigned to the complex, and the lack of concern from the residents and lack of home training given to the kids responsible for taking the trash out and leaving it on the ground or dragging the bags so the trash litters the hallways. Cars speed through the parking lot despite the speed bumps. The office staff is okay but not concerned at all about any issues especially safety. There is no security so every night you feel like your being held a hostage in your own apartment because you have gang members, thugs, and dont forget about the resident cable hook up guy, who randomly knocks on the door to see if you need cable hooked up.Ugghhhh, I cant wait until my lease is up, I will never recommend this complex to any one..and might I add the increase in the rent, makes this apartment overpriced for the lack of service offered, lack of professionalism from the office staff, lack of security, lack of cleanliness, and rowdy neighbors....

Security is never in the right place at the right time. Rapes, Murder,@ thefts have taken place their stay away.This is coming from a good tenant.
