My husband signed our lease at The Meritage and was scheduled to move in on July 19th, 2024. But when he arrived to collect the keys that morning, the leasing staff informed him that the apartment wasn’t ready until the 20th July. After discussing the situation with the leasing officer, he was told to keep all receipts and that we could receive compensation for the additional moving costs. As a result, my husband had to find a place to stay for the night and rent a storage unit for our belongings. He also had to pay the movers for an extra day, since they couldn’t complete their work on July 19th. On Monday, July 22nd, he dropped off all receipts to the leasing office, only to be told to email them to the accounting team instead — which he did that same day. Despite four follow-up attempts, all we’ve ever been told is that they’re “working on it.� As of November 2025, we still haven’t received any compensation. Fast forward to September 2024 — I moved in with my husband and submitted an application to be added to the lease. I dropped off the paperwork and paid the application fee in early September. After a few days with no update, I stopped by the office to check on it and was told it was still “being processed.� A week later, still nothing. When I went back again, I was informed they couldn’t find my application and that I’d need to redo it. So I resubmitted it online, only to be told shortly after that they’d “found� my original paper application and would use that one instead. The level of disorganization was astounding. Fast forward again to July 2025, when we decided to move out. I completed the security deposit refund paperwork two weeks before our move-out date to give them plenty of time to process it. On move-out day, my husband personally handed the keys to the leasing officer and asked if there was anything else he needed to do. She said no. Then came the waiting game. August came and went with no update about our deposit. I called repeatedly — the voicemail box was full (of course), so I kept trying until someone answered. I finally reached someone, who said the refund was “still being processed.� Two weeks later, she said she’d follow up with the manager. In mid-September, I finally received a call from the manager, who told me our refund was only $46. Considering we paid a $500 deposit, I was extremely confused. When I asked for a breakdown, she said we were charged $150 for keys (which my husband had handed directly to the leasing officer) and $150 for painting. The paint charge was never mentioned in the lease, but apparently, if you stay for one year or less, you’re charged $150 for a paint job. The problem? We lived there from July 18th, 2024, to July 30th, 2025 — that’s more than 12 months. So if they prorated our July rent for the extra days, how are we somehow under a year for paint fees? The math only ever seems to work in their favor. I met with the manager in person because I couldn’t believe they were claiming the keys weren’t returned — or that we owed for paint. She said she’d review the camera footage to confirm the key drop-off and check photos of the apartment. Two weeks passed with no update. Then I began my weekly follow up and I got an email from the manager saying their phones weren’t working, but she was “looking into it.� Finally, on November 6th at 4:54 PM, I received a call saying the refund check was ready for pickup (because at this point, I absolutely didn’t trust them to mail it). I drove down the next day and finally collected the check.

RUN!! The apartment offers zero security whatsoever. My car was broken into and the catalytic converter was stolen (image attached). The apartment staff seemed unsurprised about this as if this was a usual scene. They were like it happens all the time in Houston and they can’t offer protection against theft happens inside their two storied gated garage. What a shame! If you care your personal property this is not the place for you! Due to this issue, I wanted an early termination but the regional office still wanted me to pay re-letting fees in-spite of extenuating circumstances.

Great Apartment’s interior and exterior are very clean. Great staffing, the manger’s are almost always available to assist you with your needs Very quiet neighborhood. I like it here so far! def recommend

The Meritage is an amazing place to live. Management is really nice and helpful, Also it is located in a great area with lots of different places to eat and have fun. They have a great outdoor area for entertainment.

It is very nice and organized community. Move-in process was amazingly smooth and all stuff was waiting prior my arrival. The best move-in experience ever!! The staff employees in the leasing office are very friendly and efficient with any service requests. In addition, they like to give you guidance around a complex and they are available any time.

I have enjoyed my time here at the Meritage. All of my service requests are completed expeditiously. The property holds cute events for resident engagement. I also enjoy food truck Wednesdays. Very nice community.

The management team is personable, professional, and extremely helpful. Work orders are actually processed and completed quickly, and if there are additional issues, they are addressed and resolved as well. Great maintenance team, who also strive to get necessary repairs done quickly, and done very well. And, they clean up after themselves!

Very nice and safe community. Disappointed first night staying in the apartment discovered microwave didn't work. Worked hard all day came to apartment first night to find out I could not warm up food. Problems like this should not happen on move in.

Nice have enjoyed living here last two years some residents who do not respect property and security needs to be beefed up always problematic during summer at pool too many in pool when nonresidents use updates on amenities have been nice but ridiculous fees for trash service that no one asked for and is mandatory when there are plenty of trash chutes per floor additional 25$ per month is ridiculoys

Great complex! Has awesome amenities really close to everything the only downfall is moving in with big furniture is a hassle. Had to pay extra time for the movers because we had to figure out how to get it into the building
