I would not suggest to anyone to live here. They are infested with roaches and very questionable tenants. Over the complex is small and offers a relief from overly populated complexes. Its quite most of the time other than than the children who run carelessly and unsupervised throughout the courtyard. This property manager, Pat, tends to favor some of the tenants more than others. The tenants with all the children who run loose are defiantly one of them. She also allows them to scatter BBQ pits and toys all over the place. Secondly, we finally got a maintenance worker, Miguel, who is great but even his hands are tied by Pat's poor management abilities. She single handedly has allowed this property to become a dump, infested with roaches, unpaired and outdated cabinets, flooring and fixtures. She only cares about parking and rent but that's about it!!!! Do not live here!

I will start by saying that I'm not happy with this place, but I'm going to be fair in this review. You're spending your time reading this because you honestly want to know as much about the place you're thinking about living as possible. - This is a small complex: it's nice to know who's around you. To not be overwhelmed by units and tenants everywhere. But it's also like living in a small town. Everyone knows your business. - Some of the tenants click well but if you don't want to be messed with, it's pretty easy to keep to yourself. with the exception of a couple of tenants who can be a bit clingy. - Management isnt all that great. They'll stay out of your way most of the time, but they're unprofessional and it can be hard to get anything done. - it's an old complex - the air condition in my apt sucks. It takes forever to get cold and my bill in the summer reaches over $300/mo (more than a full size house) - they do repaint, recarpet, and clean nicely when you move in, but it's all for looks and goes away after a while. But it's not horrible. - size of the apartments are great for the price (except for a very small kitchen w/ no dish washer) - very convenient location on the edge of a very nice neighborhood - parking isnt ideal but it's horrible either. Each unit gets one spot inside the gate. everyone else has to park across the street in the Family Dollar parking lot, off to the side. there are some fears of the vacant business site being occupied, thus possibly disallowing the parking there. My car has been broken into over there. - it is a gated community. you cannot drive into or out of the complex without a clicker, but the walk in gates do not lock - you can most likely get a good rate for your monthly rent but be prepared for it to get jacked up when it's time to sign a new lease. - there are alot of very young kids that live here and they run around a lot and make all kinds of noise. It's not so bad most of the time because it happens during the day time. But sometimes their parents like to keep them out late. The single court yard is always full of toys. they arent usually in the way but can be a bit of an eye sore if you're not a kid person. - small laundry room but usually open when you need it. and there's a washateria right down the road. I wont tell you to live here or not to live here. It's up to you and what you can live with. It's not a bad place to live. I just know when I read the reviews on here for this place, they were old and not helpful. I hope this helped you

I have lived here for more than 6 months. I find that the new management is doing a great job and i find the only people who don't like the management were the trouble makers who didn't want to follow the rules. personalty i find the community to be quiet and clean. the property is small but the people are nice. i feel that the negative reviews of this place are just evicted ex-residence who just want to put this place down. the only thing is be careful were you park, the parking rules are very strict and your car can be towed if in the wrong spot. my unit had new carpet and wood floors in the kitchen and bathroom, for the price i love this complex.

This is a small complex (28 units) and ALL but 3 face each other. Which means in this "courtyard" if you are outside talking or doing anything, EVERYONE else can SEE & HEAR you. I agree alot with the other reviews, there are many things that are not right around here, brown "HOT" water, City of Houston says it's the boiler here and the owner needs to replace it because of the rust. Take showers not baths and don't wash lite colored clothes in hot water here they will be VERY DINGY when done. (by experience) There is 1 parking spot per apartment and you MUST have sticker now to be in this parking lot or will be towed. This is a new rule as well as several others that have been put in effect by the new on site manager. Tenants are allowed to have others towed, no call to office needed. We are not allowed a trash can in the laundry room because she doesn't want it there, so lint and trash are always on floor now. She had a large sign on her door that she wrote "DO NOT KNOCK ON THIS DOOR, CALL THE OFFICE #". She has yelled at several tenants for telling people where the "Manager" lives. We have been told not to park too close to the "parking curb" so that people can walk by with their trash. "Don't park on the lines or you will be towed". I have asked her personally for lights to be fixed and or replaced several times, they are not done as of this very minute STILL.....She told me to ask maintenance if I see them cause she forgets, they do to apparently...Since the coming of the new manager this place is a hostile living environment. She is throwing her weight around like she has never been in charge before. She lies and has started many a quarrel between tenants. She holds nothing confidential, if she has to say something to you, you can bet she is telling the other tenants as well. She is most unprofessional and is in the wrong business. There is rumor that we have a child molester and a felon living in the same apt and not on the lease, after several times of telling the new manager, she denies they are there, and several tenants have seen them in and out,(small complex) yet she does nothing. We have 1 lady that picks up on the single men around here when she doesn't have one, so goes her reputation for that since she moved here.(ie; smallcomplex) Kids play in the laundry room and parking lot by vehicles and are loud & destuctive, no place for kids here, its too small. The New Manager has written more lease violations in the last 90 days than in this places history!!! She has evicted 3 or more tenants, some for no other reason than they don't like her and how she does things and have called her on it. I knew the old owners and they were nice individuals that came out and tried to keep a close relationship with the tenants here. They kept the yards colorful and well kept. Since Creative Property Management took over the property it has gone down to "Skylane" standards. I saw the damage that Hurricane Ike did here shortly after the new owners took over and all they did was kilz and paint over the mold everywhere. They said they could not afford too fix properly. The new manager discussed the mold problems with other tenants and how getto it was around here...go figure.. The motor to the security gate was stolen and the new manager wouldn't call the police to make a report...odd right? So now no security that we pay for..... I used to like it when I first moved in, it was quiet and serene with nice management and no favoritism. I have since found a new place and looking forward to clean water, garbage disposals, real maintenance and management and a new found peace. I've been living here since March of '09. At first i thought this place was nice but could use a little maintenance, but now that it's under new management it's been unbearable. first off anything that wasn't damaged in hurricane ike was reused just painted over. i know that my bedroom door doesn't close properly due to ike and that's coming from the former manager. since i moved into my apartment i have been trying to get a new door since there is a gap at the top where it doesn't meet the door frame. it lets in all the winter air so whats the use in trying to use the heater. not only that is we can't lock our door at night which really makes me unsafe considering i have a new born baby. plus the door is seriously falling apart at the bottom. i can pull apart my front door. still no new door has been brought to me. there is always drama and gossip here. what's really sad is that the new manager gets into the drama and gossip and then acts innocent when she is confronted. they have tenants here that are former gang members that have threatened to burn this place down. they also have a child molester that lives here that just because he did not do time is allowed to live here. so it's NOT a FAMILY ORIENTED LIVING AREA. they have one tenant that gets drunk every night and likes to go wake people up at 2 in the morning to cry and talk about her problems. if you are barbecueing outside one woman has her kid come downstairs to beg you for food. as far as gossip and drama it's all started by one woman who doesn't have anything better to do with her time but spy on you and twist everything you say. the new apartment manager has no idea what her priorities are. she has two kids one which stays with her while the other stays with her husband. her daughter consumes all of her time and when there is business to be held she doesn't listen. her apartment is the office yet she won't conduct any business there and she won't let tenants know where she lives or knock on her door. a health inspector needs to come to this area because this place has roaches and mold. we have had an exterminator come out here more than twice and yet we still have extended friends and family (roaches) living here. if you would like your laundry to come out clean do it somewhere else. the water used for the washer is brown and it stains your clothes. not only that is if they break down it wouldn't come as a surprise since i've caught kids climbing in and out of the washers and dryers. i have had a problem with leaks from the above apartments because the pipes and floors are not repaired. it's seriously a dingy place that not even the manager wants to live here. she's always complaining about her apartment and how this place is ------ and unsafe. if her or her child becomes sick she blames everyone in the complex. the owner of the complex is never here and when he is he pays no attention to the problems at hand. i have been stolen from and brought this to his attention and he doesn't care. he never listens when there's an issue. he lets one tenant stay here that has harrassed my family and has been very rude and made perverted comments towards me. pets are allowed but you have to pay a deposit. if you decide to move in make sure to take note of everything wrong in the apartment before hand or you will be charged for it later. all in all just DON'T MOVE INTO THIS COMPLEX.

I have been living here since January of 2009. Up until the new onsite manager took over things were ok. There were problems but things werent terrible like they are now. The property owner is useless and he doesnt care what the tenants have to say, if the manager says it happened or didnt happen thats who he believes. Theres a tenant here who thinks he runs this place and will make your life hell if you come in contact with him. There is a child molester here too but because he didnt do jail or prison time they said he was ok to be here. So if you have children DO NOT MOVE HERE. There is a lady who has lived here for years and she is FULL of gossip and talks about everybody. The new manager is VERY BAD about getting into the gossip ring and she uses it against the tenants at her discretion. She herself said she thought these apartments were bad and ------. Shes so afraid of this place that she wont let prospective tenants know where she lives and said NO ONE IS ALLOWED TO KNOCK ON HER DOOR. Even thought the office is her apartment. She goes into vacant apartments to deal with new tenants. I've seen her yell at a tenant for telling someone where she lives. She also has two children. One is a very very sweet boy who does most of her work when hes there and she has a young girl who is always around so if you come to look at an apartment or try to carry on a conversation with her is next to impossible because usually shes not listening. When they redid the apartments after hurricane Ike they did a coverup job. We were told by the previous onsite manager that they didnt have enough funds to properly repair the damages so they were going to have to work with what they had. THERE IS MOLD IN EVERY APARTMENT. THE MANAGER DOESNT EVEN WANT TO LIVE HERE BECAUSE OF THE MOLD BUT WONT TELL TENANTS ITS THERE EVEN THOUGH ITS A HEALTH HAZARD, AND WE ALL KNOW ITS THERE ITS IN ALL OUR APARMENTS. THE ROACHES ARE HORRIBLE. THEY ARE EVERYWHERE AND ARENT GOING ANYWHERE ANYTIME SOON. THEY WILL BECOME YOUR EXTENDED FAMILY AND FRIENDS. UNLESS THEY CHANGE PEST CONTROL COMPANIES. If you want your moneys worth do not even think about trying to rent a place you will regret it in the end and feel trapped. They make it seem like the perfect place to live but really its a horrible place to live. The maintenance here is aweful been waiting since last year to get a new door yet I still have the same door that wont close properly and is falling. Also the maintenance guys dont speak english very well so you cant communicate properly your issue without drawing a map to get on the right page. As for pets you can have them but they charge you and if they feel like they will charge you a monthly fee for your pet as well. Good luck with the laundry room as well. They have three washers two dryers and they dont work properly. The water here as well is brown and yellow and only has hot hotter hottest and cold. If you live on the side by the church you never have hot water and when they turn the water off you never get a warning they just do it. Also if you dont want your business out you better not tell the manager or the store across the street is gonna know. Thats how we found ut they were gonna try and evict us because the manager told them before us. This place is a joke its not kid friendly and is worse than Peytons Place. Nothing is good about this place nothing!!!

I concure with the other review though the child molester guy, I think, is gone! But the new manager is a spineless coward who will not talk to you, she will just write you up and accuse you for things that didn't even happen. There is no warning or anything. I have witnessed her yell at a tenent over a parking spot WHILE a new tenent was MOVING IN ~ that is VERY UNprofessional!! And what a way to give a first impression! The manager has stated she would be moving from her apartment b/c she is allergic to her apartment. She stated she is allergic to mold, etc. This place looks trashy!!! When I first moved in, it was nice and I'd even pick up any trash I saw but since things have gone down hill, I'd even bother. The manager ever yelled at an older woman over the phone when she had called to complain. HOW RUDE! It was also stated in my write up that I am not allowed to knock on her door after hours which is rediculous. Then why is there an "onsite" manager in the first place?!? NOW, they have enforced parking. One tenent had his car towed for not having the sticker on his car (this just started the 1st of March) and instead of a warning, he had to pay almost $200 to get his car back. There is no visitor parking except across the street where your car could get broken into and you can't have a friend park in your parking spot b/c they don't have a sticker. It's ridiculous!!! It feels like JAIL!! THERE IS NO FREEDOM!! I asked around to see if was only me who is getting written up and ask if "other's have been complaining" about me "being loud" were true and so far no one has complained about me, it's only her words. Others have told me they have been written up as well or yelled at or both. This new manager needs to be replaced and bring our small, quaint apartments back to how it was when I first moved in. So many people are sick of it, I think it's time we signed a petition!!! It is soooo not worth moving here!! What's sad. The lady who sometimes yells and causes a scene does that only on a blue moon but normally she's drunk! The new manager does it more and she's sober ~ SAD!! Parking sux! Noise is worse now b/c she's yelling or people are pissed at her, grounds have not been done since BEFORE she got here and still hasn't been done and it's more trashy, safety ~ the gate has been OPEN for about a week now so WHAT SAFETY!!! This place needs to upgraded BAD, and not with cheap stuff either, maintenence ~ I gave up on that months ago and yes the water comes out yellow to brown due to rusty pipes, STAFF SUCKS BIGTIME!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Overall something has got to change!!!!!!!!!!!!!!! Or else Oak Forest Place Apts will loose ALL it's tenents!!!!!!! I'm looking for another place...
