I love this apartment complex. When looking into moving in last year, reading these reviews was terrifying. However, now that we've lived here for almost a year, I am ready to say that this is one of the best complexes I've lived in. I love the small town feel. All the neighbors know one another, and everyone is very friendly! Also, the rent does not raise with each signed lease! This is really a great place for students to live, and the apartment across from ours has been occupied for the past 14 years by the same older couple. :) Definitely happy here.

A man below us died and the Oak Leaf management left his body there and told no one. They didn\t even offer to clean the ajoining apartments that had smelled so bad. Roaches everywhere and the repair guy knows nothing. All the good residents have left and the manager is trashy and lies about things all the time. Would absolutely NEVER recommend Carlto House to even a POLICE MAN.

You might as well leave your car unlocked, so the windows arent unessecarily smashed every month. My husband and I have each had our cars broken into, his twice. His 400 dollar BBQ was stolen in broad daylight. I can count a dozen cars who have been broken into since I moved her in Jan. Until they hire a security guard it will never stop. When you take into consideration the thousands of dollars in damage and stolen things we have had to deal with, it would have been cheaper to rent a highrise in River Oaks. The new maitenence guy is very nice and does a great job, but the tenants here are little better than animals and that is an insult to animals...so his job is made impossible. Did I mention someone vandalizes the laundry room frequently and half of the washers/dryers (which a tenant who has been here 12 years says have never been replaced) are broken. They increased the price of laundry but didn't fix anything in there. Maitenenece gets 5 stars ...everything else ZERO

Great location, easy access to downtown, galleria, med center etc, but the apartments are too old and filled with bugs. I am extremely clean and never leave dirty dishes or food out and yet I see at least a dozen bugs every day. Also the residents are low class trash who were raised in barns and never taught how to throw their trash in the trash can. Instead they throw beer cans, fast food containers, baby diapers...etc out in the parking lot. You get what you pay for is so true. New management is making good improvements but they still have a long way to go. The best thing would be to bulldoze the place and start from scratch. You simply can't spit shine a turd.

I'm leaving at end of current lease. Don't like rent increase and their stopping bills-paid feature. I met new out-of-state owner but he did not know I knew who he was and he said he "worked for the owner." New manager just hired who neighbors and I found unsavory, but owner said he likes him. Repairs take forever. Parking lot is a tricky place to drive in with poeple taking your place, kids running around, and adults standing around smoking and drinking. I go to a laundromat because the washers don't clean well here and we can't put in our own washers in our units. Laundry room here is kind of scary anyway given some of the people who hang out. This has gone down hill big time since I've been here. I regret this choice.

Fed up and leaving ASAP! Cannot recommend the place. Rent too high and just got much higher with new California-based owner. Was all bills paid but no longer. Neighbors noisy and swearing at all hours, alcohol and drug activity has gotten worse in recent years. Maintenance is awful, takes forever to get done and then it's done poorly. Pool has been green and unusable all year. Frequent scratches/dents/break ins to cars in parking lot. Constant litter. Big mistake. I guess owner is spending low waiting to sell the property to a luxury complex builder which is happening around us here.

I have been here nearly two years. Older and younger neighbors play their music too loud!<br>They come into the parking lot booming it and then they go into their apartment to jam it even louder and for long hours that can go into the next morning. <br>This place is right down the street from a water treatment plant. It stinks like raw sewage in some of the apartments during the evenings and at night...when the ac or heater units are on..or when the windows are open. <br>The complex parking is too small to accomodate more than one car per apartment. Rude guests will park in tenant's assigned parking. Other neighbors will park in other's assigned parking. <br>Laundry center stays busy, neighbors will often leave their clothes in the machines and not return for them in a timely manner.<br>The worse is the smoke that comes into the apartments because people are allowed to have bbq pits too close to the apartments. <br>There is a large bbq pit near the back two apartment buildings and when it releases smoke it the smoke actually clouds up in the apartments. I had to turn off my smoke detector several times because the ac drafted the smoke into the apartment. The doors have also been shaved down so smoke was coming under and above the door setting off the detectors again!<br>Parents leave their kids unattended and allow them to play in the landscaped areas. There is no playground. Currently there is an autistic kid who is left in all manner of weather to play outside even during school hours. He yells at the top of his lungs and leaves his wagon and scooter toys, day and night, on the sidewalks where people either trip on them or move them to the side. <br>kids tend to play soccer in the courtyard which wouldn't be such a problem except there is no room and the soccer balls and foot balls slam the fenced in miniyards and brick walls of the units they play imbetween. .. the biggest problem is the parents leave them unattended and there are no security gates to allow such a thing to happen safely. <br>I don't reccommend this place unless you have tolerance for the aforementioned.<br>This use to be a nice complex. The locality of stores, big spacious apartments, and the fact its near meyerland does not make up for nights of lost sleep due to noise and unbearable stench, illness caused from stress, and lack of consideration from what use to be a nice apartment complex.

They need to get new maintenance, like the other person said, he thinks he is over the manager, he will never do his job correctly, for he does not know what he is doing. The parking lots do need repair.

This isn't the newest complex around but it has lots of character, trees and caring neighbors. It's so close to everything - the Y, library, bus stop, Meyerland shopping. The apartments are quite large and you definitely get your money's worth with all bills being paid! (I have a 1146 sq foot two bedroom apartment. Try finding that anywhere else.) The management is really good about taking care of the residents. The many pros do have some cons though. There is limited parking and the parking lot does need repavement. It would be nice if the apartments could get cable instead of satellite. The train is nearby but I have lived here for so long, I don't really have any issues with it. Overall, this is a true gem that many people don't know about.

I had lived at carlton house for a year and half. The train tracks are right next to the apt. so you have to put up with noise of the trains passing by. Also walls a paper then. You can hear,your neighbors talking etc. And one of the maintance man is very rude,he thinks just because he is a longtime friend of the old owners,he can put his two cent in about everything,even acting as if he is above management. The other maintance man is very nice and polite. And if it rains,all the side walks are flooded,and if you walk toward the laundry room,and the walk way is flooded,you have to walk through the water,b/c you can slip and fall b/c there is no grass on the side,instead they have dirt(soil) there.The up keep on the ground is,poorly. The parking lot pavement is breaking up and uneven,you have to drive slowly,so you won't ruin your car.
