(1 out of 5 stars) ## WARNING TO POTENTIAL TENANTS I am writing this review to warn prospective tenants about the serious habitability issues and unethical management practices at Falls of Edgebrook apartments. My experience as a tenant has been nothing short of a nightmare, and I feel obligated to share this information to protect others from similar treatment. ## MY EXPERIENCE I lived at Falls of Edgebrook from 2019 until being forced to move out in January of 2025. Despite renewing my lease as recently as October 31, 2024, management terminated my lease on June 10, 2025, in what I believe was clear retaliation for my complaints about ongoing habitability issues. ## MAJOR PROBLEMS WITH THIS PROPERTY ### Six Years Without Reliable Hot Water The most persistent issue has been the complete lack of adequate hot water throughout the property. This problem has existed for approximately six years, affecting all 8 units containing 64 apartments. The entire complex relies on a single, inadequate boiler system that management refuses to properly repair or replace. Even worse, maintenance staff allegedly turn down the water heater temperature when the office closes, leaving tenants without hot water during evenings and weekends. ### Sewage Backup and Health Hazards The most disturbing incident occurred when maintenance staff in the vacant apartment below mine allegedly triggered a sewage backup that caused raw sewage to flow out the front and back doors of that unit. The foul odors seeped up into my apartment, creating unsanitary and potentially dangerous living conditions. Multiple apartments have experienced similar sewage backups through their floors, leading to persistent foul odors and dangerous mold growth throughout the property. ### Management's Response: Raise Rent Instead of Repairs Instead of addressing these serious habitability issues, management's solution was to raise rent for all affected tenants. When I complained about these conditions, they terminated my lease, removed my sister from the lease without authorization, and blocked my access to the online payment portal - making it impossible to pay rent even though they continued billing me after forcing me to move out. ## DOCUMENTED EVIDENCE This isn't just my opinion - these conditions are well-documented: - I have certified mail correspondence with management about these issues - Written documentation from the office acknowledging the hot water problems - Email correspondence detailing my complaints - Most importantly, **KPRC Channel 2 News investigated these conditions and aired a story about the problems at this property** ## LEGAL VIOLATIONS These conditions violate multiple Texas Property Code requirements: - Hot water is classified as an essential service under Texas law - The sewage issues violate health and safety standards - Management's retaliation against me for complaining is prohibited under Texas Property Code Section 92.331-335 - The mold and sewage conditions violate Houston health ordinances ## SAFETY CONCERNS Living here poses serious health risks: - **Sewage exposure** can cause gastrointestinal illness and infections - **Mold growth** from water damage can cause respiratory problems - **Lack of hot water** prevents proper sanitation and hygiene - Structural damage from repeated sewage backups may compromise building safety ## MANAGEMENT'S UNETHICAL PRACTICES The management team (Landlord Gunalupe and Property Manager Ruby Rios) has demonstrated a pattern of: - Ignoring tenant complaints about serious habitability issues - Retaliating against tenants who exercise their legal rights - Raising rents instead of making necessary repairs - Manipulating building systems (turning down water heater) to save money at tenants' expense - Blocking tenant access to payment systems while continuing to charge rent ## MY RECOMMENDATION **DO NOT RENT HERE.** The conditions at Falls of Edgebrook are unsafe, unsanitary, and potentially dangerous to your health. Management shows complete disregard for tenant rights and safety. The fact that a major local news station (KPRC Channel 2) investigated and reported on these conditions should tell you everything you need to know about how serious these problems are. ## WHAT I'M DOING ABOUT IT I am currently pursuing legal action against this property for: - Illegal lease termination - Retaliation against protected tenant activities - Violation of habitability standards - Emotional distress and damages I have also filed complaints with the Houston Health Department, Houston Code Enforcement, and the Texas Attorney General's Office. I believe these conditions are severe enough that the property should be condemned and management should face serious consequences for their actions. ## TO OTHER AFFECTED TENANTS If you are currently living at Falls of Edgebrook and experiencing similar issues, please know that you have rights under Texas law. I encourage you to: - Document all problems with photos and written complaints - Contact the Houston Health Department about sewage and mold issues - Report violations to Houston Code Enforcement - Seek legal assistance from organizations like Lone Star Legal Aid ) - Consider joining together with other tenants for collective action ## FINAL THOUGHTS In my decades of renting, I have never experienced such blatant disregard for tenant safety and rights. The conditions at Falls of Edgebrook are not just inconvenient - they are dangerous and potentially life-threatening. The management's response to legitimate complaints is to punish and retaliate against tenants rather than fix the problems. Save yourself the health risks, stress, and legal troubles. Find somewhere else to live. There are many other rental properties in Houston that actually care about providing safe, habitable housing for their tenants. **This review is based on my personal experience as a tenant and is supported by documented evidence, including local news coverage.
