This place is nice. It's quieter than our last complex and has nicer details. There is crown molding and ceiling fans in every room. It's big and spacious. The layout of the apartment leaves something to be desired, with things in strange places, but it works. The laundry room is definitely an improvement over our last complex, clean and air-conditioned. There is a small workout room, which is nice if I can't get to the gym. The maintenance team is wonderful and things get fixed in a timely manner. The drawback is that it is going to be sold and torn down to build a YMCA as soon as Houston gives the Y a grant to buy the property. Not only is that a downside, but because they're tearing it down, the management won't do any updating in the apartments. There's nothing that is terrible about them, but they could use a little TLC here and there. Also, it seems we have some trashy neighbors. I thought we were moving into a nicer complex, but I've been appalled at some of the neighbors' behavior. However, I never hear them when I'm in my apartment, so it's really less of a problem than it could be. Overall, a really nice place. I hope they don't tear it down soon!

This place has totally gone down the toilet now that a new company has bought it out. There is NO managment in the front office except for two half days a week and she is a freaking idiot. Kathy Gonzalez is by far the worst manager I have ever had the misfortune of dealing with. Not to mention she is completely ugly and rude. DO NOT MOVE HERE!!!! This used to be a great place but now the new owners do not give a crap about residents. The company deals with comercial properties and they should stick to that because they don't know ---- about how to run residential properties.

These apartments are in a great location in upper Kirby and there is a really cute, completely secluded park right in back. I've always felt very safe there, HOWEVER: Management is not the best. Their maintenance men are the kings of quick, cheap fixes when something really major is wrong. THe heating/ cooling system is completely inadequate and my roof leaks even after constant "repairs". They are planning on tearing the whole place down within the next few years, so I guess they just decided to stop maintaining it. There were things that were broken before we moved in that we asked to get fixed and never were for 8 months. Rent was reasonable for a 2/2 though. Just don't get too settled.

o.k. first the complainsts: to be honest, $1000/months is a bit steep for a 2 br in an older apartment complex--especially after you discoer the your so-callled hardwoods are actually painte vinyl") you can get something much newer and much trendier and with a much nicer fitness center and pool in the same neighborhood for the money . Nonw of that would bother me too much except for my major pever--no w/d or even connections in the apartments--you have to drag you laudry to the common laudry room and even then half of the time the machine dispensing cards that you need to get the mashines working are out of order. grrr... no the major up side, which for me make it workwhile--there is an of- leash dog park literary 10 yeards from my dorstep, whic is a life saver when it comes to exercising my two little monsters withoug a backyard at my disposal. so for now that outweigth the other minor inconveniences and who knows what will happen in 7 months when my lease it up

We've been here for 7 months now, and really have no big complaints. Our move in was easy, the office folks were friendly, and when we moved in, it was CLEAN, fresh painted, with new carpet. There is crown molding and ceiling fans, and I have 4 closets in my apt, which makes up for the lack of pantry IMO. Icemaker, lots of outlets, and clean appliances. The microwave vent hood is nice, we got a new one when we moved in, they work a lot better than conventional hoods.<br><br>The little things: They've shut of water for maintenance once i think, but we got a notice 24 hours in advance. We didn t have cold water another time, but that was because the gas line blew at the end of the street at the feeder (there was a lot of construction, and it really was out of their control). We've had a few things needed to be repaired here and there, but Jennifer and Carla have always been good about responding, and if for some reason something can't be taken care of right away, they call and let you know. We've been able to actually schedule some maintenance, which was nice, cause the place I was at 2 apartments ago, sometimes the guy would just come in, and I wouldn't know till later. There is also a haunted house at Halloween time, but that was only annoying the night there was traffic when a radio station was there. Those folks pretty much stayed out of our hair.<br><br>The only real issue I have is parking. They assign you ONE spot per bedroom. This would be wonderful EXCEPT when people come to visit their friends they park in the INTERNAL lot instead of visitor parking. I am a student, and I do come home from studio at 1 am or later quite a few times a month. There is never parking then. If I m home before 8 or 9, I m ok, but that does kinda suck. I spend a few nights parked in either the fire lane or someone else's spot because I don t want to park outside the gate and walk because I get home so late, and leave for work before the sun rises. I wish they would enforce parking with permits or something, but honestly, it doesn t matter too much.<br><br>Electric is good, not the very most efficient, but then the place was built in the 60's, and it heats and cools fine, even with our big sliding window. I'd say for our 1 bedroom it's about 40-140 a month (and I DO cook a lot), but then I m biased that it's high because my last apt was sub-metered.<br><br>I was a little disappointed that there is no high speed internet. TV Max (the cable company) doesn't offer high speed at this complex, and all I could get was the basic DSL. It works, but it makes it a tad annoying in our home wireless network. Supposedly, they are working to be able to up our speeds. But then, I m also a little spoiled because I sit on a T1 line all day.<br><br>Some people in previous posts complained about the dogs. Really, there is no poo anywhere (there are baggies dispenser things all around), and I've only heard a dog bark a few times. Never all night, never kept me up, and my bed IS right by the window. The place is very dog friendly, and if I owned a dog, I would probably love that. My cat loves the balcony though, and she s never had flea issues.<br><br>Wednesdays and Saturdays there is a farmer's market within 4 minutes walking distance. There is also a small club close by, lots of places to eat, and you could walk to the Velvet Melvin. It s about 10 min drive in the am to the med center, 5 min drive to rice village, and 10 minutes to U of H (about 20 in 6 pm traffic), so the location is super nice.<br><br>Overall, it's a nice place. Not the newest, but a good value compared to a lot of the places we looked at, and definitely bigger. All the people I ve met are friendly, everything we've asked to get done has been done, and being next to the park is nice. All the quirks are definitely outweighed by the total good experience we ve had.

I like Wakeforest but will probably have to move when my lease is up since I cannot think of spending another winter with no heat! The heating system is set up so that when the temperature goes way down, all we get is cold air blowing instead of warm. Management won't do anything about this situation.

I've lived here 6 years and am moving to another state. Otherwise, I would continue living here. You can't beat the price for the location. It's a great value. It's a spacious apartment, the closets are enormous. I have covered parking a few feet from my door. It's quiet and right next door to Levy Park. It's an older complex but maintenance is very responsive so things are fixed quickly. I read a few of the other posts about the last manager. Our current manager, Carla, is very friendly and makes a real effort to get to know residents. She's very responsive. All in all, it's been a great place to live for the last 6 years!

This was a great place to live a few months ago. I nad no complaints, the management and maintenance was great. Now they fired everyone and moved in a bunch of rude people. I hate it here now. Can't wait to move. Idiots leave there enormous dogs, that shouldn't not live in apartments, outside in their 4x4 foot patio so they can bark all morning. Every other week it seems that maintanance needs to come in and have a look around for no apparent reason, other than for "bugetary reasons". STAY AWAY.<br>

I have lived here for 12 years and find the current mangagment intolerable!!!!!!!!!!<br>Basic maint. takes 3-4 weeks lights are out everyweere. I'm told res. MUST reoprt lights out---"we don't walk the complex"!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!<br><br>Dogs barking all day and night long.<br><br>Motercycles being gunned a t 11:30 P.M. at night!<br><br>Screw it!!
