Have lived at 3333 since January of 2005. Had little problems (mostly minor automobile break-ins). By the way, you can avoid being target by simply parking your car in the garage (which is more safe). The location is hands down unbeatable for the price! The complex is well maintained and looks up to date for the most part. Not to happy with management because I do sense a bit of an attitude from the employees from time to time. The maintenance guy is hardworking and respected by the home owners. The HOA seems to be doing a good job so far. I just hope the homeowners screen their tenants and keep a good flow of decent people coming in and out. So far so good! Keeping fingers crossed.

I would agree with the honest reviews (I think most of you can tell which were written by the staff of the building). Here's what I have experienced in the almost four years I have lived at the Royalton (as it is now called): I never hear my neighbor's stereo or television but I can hear them (upstairs neighbors) walking on the wood floors and when they are taking a piss. Construction noise (from remodeling) was very bad during the day but things have quieted down (last year I worked mostly from home but at times I would have to leave because of the noise - I could not even sit in on conference calls because of the noise). The management staff is a joke and not very service oriented until you start getting nasty with them (this why I am only giving this place one star under for "Staff"). The service staff (concierge, runners, valets - in other words, the grunts) are very friendly and helpful and always remember your name (I can't say the same for the management staff). The valet service is scary but I don't use it ... those guys are too crazy when they are driving and are rough with the cars (I have also had too many close calls with them in the garage). I love the floor plan of my apartment but I agree that it was cheaply put together. My apartment faces the east side and, as someone else suggested, I do have to pull the blinds down in the morning else the apartment will get too hot. I do prefer the decor of the building's open areas like the lobby. In other hi-rises, I feel like I am visiting my grandparents because of their decor. Parking can sometimes be a pain but that is because of poor management: they once assigned my spot to a new resident. Fortunately, the new resident was pretty cool about it and took it up with management. I know two other residents for whom this is an on-going problem. As far as the residents, for the most part, they are friendly (much more so then the people at the last place I lived at). Although, I have to admit that the place does look a little ------ with some of the crowd at the building (and the bright red Hummer parked at the front or the other cars with big ------ wheels). Yes, we do have some local celebrities but they are friendly, too. I can't say the same for the gold diggers that are always lounging around. The apartments have been converted to condos and the things other people have written here about having to move out because of a new owner are true. But, this can sometimes work to your benefit: I know of people moving in that are paying several hundred dollars less than what the mortgage is because the new owner is desperate to rent! Home Owner Association fees keep going up (HOA is something you keep hearing complaints about) but the services provided are either being done away with or scaled back (no more driver service, less bottled water) or charges for other services are being increased. (One announcement placed in the first floor kitchen was recently marked up by an angry resident who complained about the services being taken away: "First you get rid of the shuttle service and now you are doing away with the water. People are paying big bucks to live here and part of that is based on the services promised and now you are taking them away!!"). This place is supposed to be sophisticated but then they put up "Condos for sale" signs on the top floor: the last time I saw those sorts of sign was when I was driving past a trailer park. Someone mentioned the security and front desk people knowing about you coming and going (and who with) but it does not bother me. As a single person, I like it: keeps the ex's from showing up unannounced!! We did have some car break-in some time ago but it has been a while since I have heard of anything else happening. A couple of years ago they hired someone to patrol the garage at night. That made a big difference (but we still did see break-ins). Elevators were a problem late 2006/early 2007. It was getting pretty common to see the fire trucks at the back door (I guess the elevator repair guys were taking too long to respond). I am one of many people that can thank firemen for getting me out of a stuck elevator. I love my apartment. As long as I don't have to deal with the management staff or the sometimes------- residents/guests, I am pretty happy.

BEWARE! I definitely do not recommend renting here. This building has been converted from rental units into condos. This is what happened to me. While I was renting, my unit was sold to an investment company, and my lease was transferred (along with other units). Apparently, the investment company immediately re-sold or "flipped" it to a person who may or may not have existed. I kept writing checks to the investment company for my monthly rent and they cashed them. But the investment company was not making the payments to the mortgage company. Instead, the mortgage company kept sending past-due and foreclosure notices to my address in someone's name that no one knew who he was! Eventually, the unit was foreclosed and is now supposedly owned my Fannie Mae. When a property goes into foreclosure, this terminates the lease and you are forced to move out. After talking with various legal and mortgage professionals, this type of scheme appears to be more common than one would think. BEWARE! or at least be ready to move at a moments notice. Other than that, it was OK. BEWARE!

When we leased the place, we asked about noise levels (could you hear the neighbors, etc.). We were told that the building was very quiet, with lots of concrete between floors etc. After living in the apartment for a week, it became painfully clear that the building was misrepresented. Noise is over the top. Between the constant hammering, sawing and other noises from unit buildouts, you can hear everything from the neighbors above (every step, bathroom noises, voices, etc.). Thank GOD we didn't buy here!!!! In addition, the kitchen cabinets and fixtures are very poor quality. Other than the friendly staff, I can't wait to move.<br><br><br><br>

I lived at 3333 for almost 2 years. Its a long way to your car. The chairs at the pool are ridiculous and cost 40,000. What was wrong with the old ones any way. Sound quality between units is very good. Its concrete. Dont know between floors. The staff is superficial except Natalie. They walk around like they walk higher than most.<br><br>If you like stuffy people and superficial material crap that makes you feel like you are better than others. This might be for you.<br><br>I liked my view. Which is why I stayed for that long.<br><br>Good luck....

I have lived here for about a year and love the view from my apartment. It is very expensive when you compare it to other apartment communities. If my work did not give me an allowance then I would not be spending this much in rent. I do love all the services offered and the staff in the management office is great. My only real complaint is the hallway carpet. Mine needs replaced.

I've been a resident for almost a year, and have honestly enjoyed my time here. For the price, that's what you'd expect at the least. I know the building's owners have been disappointed with the number of units sold to date, and I wouldn't call the sales department entirely trustworthy. Some-to-most-to-all of the units need work, and there is merit to the unit quality issues described in other reviews. However, if you believe in the management team (most here do), you can handle highrise living, and you got some money to spend upgrading your place -- for condo people... then it's tough to argue against the upside. <br><br>To start, it's a great view of the city. Allen Prkwy is a fun and convenient street to live on. Lots of activity. The pool area is well above average, and the hot tub is almost hot. I've read complaints about the lobby staff, and I'm not sure where those come from. Most of them know me by name (as I know theirs) and seem to take pride in what they do. I get calls when a package arrives. I think that's pretty cool. I'm not a big fan of valet, but having your car waiting out front every morning is a nice luxury. The parties are high class, if not interesting. Pickup dry cleaning is surprisingly more convenient than it is just plain lazy. Celebrities and celebrity posers frequent the lobby and weight room. Some noisy dogs. Few children. Some snobby older folk, but at least they're polite and demanding of the building's services. Escalade's a perk if you have a night life. And it's stupid, but people recognizing your address is kind of nice and can be useful.<br><br>I pay a good twice as much here as I did renting in the mediocre (to above average) places, and for me it's been worth it. For others it won't be. <br><br>I thought I needed to contribute this not so much to defend this place --if you're reading this, then you're probably spending your cash on more important things -- but because I've enjoyed the posts on this website. I'm sure FOX will eventually make a show about disgruntled tennents. I'm glad I'm no longer one of them. Good luck to you all.<br><br>

I BOUGHT ONE AND NOW I HAVE TO BITE THE BULLET. DONT MAKE THE SAME MISTAKE I DID BY GETTING INVOLVED INTO THIS GET RICH QUICK SCAM. REMEBER IF IT'S TO GOOD TO BE TRUE IT ALWAYS IS!!!!

This is a great place to live. I love all of the extra amenities that come with it. There is an Escalade shuttle that will take you anywhere within a 5 mile radius. The security and concierge are great and friendly, always willing to go the extra step for YOU, the resident, and your guests as well, if you have any. The grounds and the building itself have astounding looks to them. I would recommend to anyone w/ the deep pockets that are necessary to live here, to go ahead and sign a lease! They're great!

3333 is a poorly-built, very overpriced complex, with arrogant and unresponsive management. DON'T BE FOOLED - it is all surface glitz - once you live there you will realize that the building is a very, very, overpriced pile of crap. I can't wait for my lease to end - I'm so tired of hearing the neighbors above me thump around, drop things on the floor, flush their toilet...all this and they have carpet, not the hardwood floors that are more common! <br><br>Also, I forgot to mention the wonderful sewage smells every night, the incessant hammering and drilling, music at 3AM,... And they are now selling these things as luxury condos...at least my lease eventually comes to an end
