Worst apartments, roach infested, thin walls, racist staff! And the visitor parking is horrible only the people in the front and back gets the spots. Oh and even if you’re grown you can’t have visitors everyday. I do not recommend!

My son and I just moved almost a couple weeks ago...So far, the leasing office has been extremely helpful and patient with my move. The grounds are pretty well kept. My son loves the playground. We haven't had a chance to swim in the pool, but my unit is pretty close to one and it looks clean. Maintenence has come out twice to my unit. And each time, they were prompt and the service was completed quickly. I will say that the only issue for me is the parking. I'm still unclear how to have visitors without fear of their vehicles being towed away. There aren't very many spaces allocated for visitors and if you don't live close to those spaces, your guest could end up walking across the complex. Definitely not ideal at night. But they're currently working on a solution to this problem. The price is great and commute to downtown is pretty decent, especially if you want to avoid the highways and construction. I think this is a great place for a great price. I'd definitely recommend it.

I moved here a couple of years ago cause ,I metthe manager at the local store and she was telling me about how well the property is,Plus the apt i was at was terrible ,light bill and ac not maintained at my old property,biil there $250.00,I moved to kingswood village , light bill down to $50.00,plus quite,and the management keeps it that way,Maintenance, is great that is important to me QUITE,NO LOUD MUSIC,Grounds are kept well,they put in new grass,and new parking lot, and gate system which made the property that much better,THATS Very important,to me that means the owners,and the management care about there property,plus they also keep the pest control down as well ,other properties dont do any of that at all,No loud partying at all,allows me to take naps during the day as well that is a huge plus,Quite,quite, quite,Great place to stay good rents,great maintenance,and good people and a clean and quite enviroment..........Maintenance in very important cause other properties i lived at, they acted like they were doing me a favor,Plus I Thank the managers for doing a great job and CARING About the residents and there property, I do rocommend it to other people because of the great people in the Office,Makes my life so much easier..Thanks for a great Team of people....

Building with a big BED BUGS infestation in almost all THE apartments, the manager still renting apartments full of BED BUGS

I have been here 2 years, the grounds are kept clean. The trash containers are maintained. No roaches or bed bugs. The parking was a little annoying at first, but management has corrected that with resident parking stickers and violator towing. If you like peace and quiet, .....Its quiet and secure. If there is a maintenance issue, the repairs are done immediately. Laundry rooms are clean and the washers & dryers are new. The patios are kept free of clutter and cleaning supplies (mops). Parking lot is free of pot holes...... nicely paved. The manager is very professional, as well as the other leasing staff. And the Maintenance staff are professional and neat too!!!

I moved here last year with high hopes for this being my resident for a long time. However, things has changed due to noise from the neighbors that don't speak English when spoken to about the problem they are creating. The parking is worst then downtown Houston on a weekday in 5 o'clock traffic. The maintaince staff only speak to the head office staff due to they only speak Spanish. It is just horrible here and now they have parking marked Resident Only or Resident/Visitor where if you have a visitor they have to park in front of the office or in the back by the dumpster and God only knows how far one would have to walk. The visitor have no access through the front gate due to it is locked when they park in the front...if they find a parking space due to the Resident has the option to park in the visitor space as well. I think this is their way of keeping Resident from having visitors on the property.

I moved here since august 2012 everything was good so far but recently there's lots of roaches in my apartment it's horrible nasty I can't wait to move out of here

I moved here because of the ratings were so high and the staff in the beginning seem so supportive. Now that I've moved in the staff is not supportive and the work orders take forever to be completed. Parking sucks around here so horrible..you have to find somewhere to park everyday and I guarantee it will not be near your resident. If you live in building 2 you are subject to have to park by building 4. This place has the worst parking in any apartment complex I have ever seen in my life. I feel a property this large need to have assigned parking for the tenants if it is just one spot due to some residents have 2 or more vehicles.
