WARNING | PLEASE READ | Do not live here | No vives aquí Summary points: * Lease Termination: Expect the Morgan Group and The Circle to try to impose false or additional charges after you move out. * Rent/Fees: While base rent is fair, mandatory fees can add up to $300 extra per month. * Fire Alarms: Alarms are painfully loud and activate so frequently that the fire department ignores them, and residents can't tell if there is a real fire. * Management: Management is unhelpful, deceptive (downplaying emergencies), and takes advantage of residents unfamiliar with their lease. * Safety/Security: Security is poor. There are frequent car and apartment break-ins because parking gates are often broken or left open. * Packages: The communal package room is a mess, resulting in frequent package theft. * Shuttle Service: The non-included shuttle is unreliable, poorly managed, and dangerously overcrowded.

UPDATE (March 21, 2024): 27 hours and counting without any water in the apartment on a work weekday and they have closed their leasing office so that people cannot reach out. MONSTERS!! They did not even offer me a bottle of water when I told them that I do not even have drinking water at my apartment. Every now and then they will shut down water for the entire apartment complex and the water will not be back and you still need to get ready for the day. UPDATE: False, loud fire alarms can make you deaf and cause panic attacks. For the last one year, the fire alarm system (the loudest one you can find) went off at least 15 times and every time between 12 to 4 am at night without a fail. And every time, it was a FALSE ALARM. Imagine waking up from your deep sleep after a tiring day to the loudest sound which will go on for at least 10 to 15 mins. And the management is basically making fun of the residents saying that (a) water sprinkler in the garage went off, (b) the summer heat made the fire alarm to go off. WHAT A NONSENSE!! The management thinks the residents are stupid and they can go on neglecting the issue. I fear that if one day, there is a real fire, no one is going to get out of their apartment because everyone is so used to their false alarms. Do not talk to DAVID and JEFF (who told me he will have me removed from the leasing office because I went to ask him when they are going to fix my water issue), while coming to the leasing office and spare yourself the disrespect. One of the most rude, unprofessional and uncooperative employees; does not even have the minimum courtesy to listen to your maintenance problems. I wish I can give it a zero star. This is not anywhere close to a luxury apartment as they advertise on their website and make you pay 2 times more than its actual value. Every other week (or sometimes every week), there will be a water shut off notice and you will be without water the entire day; very convenient when you are working form home (pls understand the pun). And sometimes, there will not be any notice, they will just shut off the water. Most of the amenities (for which they charge a lump sum amount each month) are either broken or not offered at all. Those are only listed to lure you while you are coming here looking to lease the place, don't be fooled. The appliances within the apartment units are antique pieces and can be broken anytime. When you complain, they will be replaced by another piece of antique appliance. I have rust stains on all my dishes, cups, and bowls after using their dishwasher. The insulation of the building is not good at all, either it is too cold or too warm (based on the season) which means all your money is going to pay the electricity bills. I have stayed in this complex for more than 4 years but it is not livable anymore, especially after Morgan group has taken over (I wish they only kept to their banking business). DO NOT MOVE HERE if you want to keep your sanity. Or move here and loose your sanity by complaining about every broken things. If you still do not believe me, read all the recent reviews and you will be convinced.

The manager Jeff is extremely rude and has no intention to fix any problems, even if they are an emergency like contaminated water supply that we are facing for nearly 3 months now. I wouldn't ask my worst enemy to sign a lease here. The management is indifferent and apathetic towards the problems of residents. There is a person called David in the office who lacks basic decency and courtesy. Not only is he extremely rude and condescending, but also be ready for him to hang up on you abruptly and rudely if you have the misfortune of him picking up the phone. I have a feeling that they want people staying for a few years to leave because they cannot charge them as high a rent as they charge new renters. We have repeatedly complained about a resident's dog barking at all times of the night, sometimes as late as 1.30am. But the management just doesn't care. They have not only done nothing to take care of the issue, but they have also stopped resoponding to my emails. Look for another apartment rather than renting here. The management does not value you if you have stayed here for a few years.

The complex is not bad overall and move in was pretty smooth. Day 1 our dryer did not work which, while resolved quickly, was the first of many problems. We filed multiple maintenance tickets for issues including mold/mildew in the AC vents, and a kitchen AC vent that ended up literally being fake. We did not get traction with multiple tickets for those issues for over a month. All this while many of the security features (key fob gates and doors) were frequently simply unlocked and non-functioning for significant lengths of time. After 2.5 months we'd had enough and filed a complaint asking to be released from our lease. The violations of housing codes we referenced in our letter were enough to get them to release us. There was a management company change just a week or two after we moved in in June and ever since things declined significantly according to other residents as well. Our last night there-- over a dozen vehicles broken into in the parking garage and 2 were stolen. We will not be returning nor do we recommend that anyone else go there.

Since they are now using FETCH get ready for lost and delayed packages. I have had to file complaints with fetch for every other package so far or else my package just DISAPPEARS. What's even better is when a package is being delivered there's a 50-75% chance that it will be canceled mid-delivery (ex. 7 pm during a 6-8 pm delivery window). The fact that I have to pay for a headache is absurd and if this doesn't go then I surely am.

Fair. Would not necessarily recommend due to price for the quality of product. Safety is an issue, The security team could be better. I have been out early in the morning and both times the security guard was asleep in his car. The doors are always broken. Recently there has been an overwhelming smell of cigarette smoke in the hallway. I moved here strictly cause I was familiar and needed to move quickly. If I had more time I would Likely have not moved in here

Amenities are not well maintained. New shuttle schedule is terrible and inefficient - only comes by the hour and upon returning, waits at random location for 20 minutes in order to reach back at the hour again instead of being continuous. Neighborhood is great with Hermann Park nearby. Management (specifically one person) can be slightly rude and pushy at times, but the rest of the staff is really nice. Overall an average living experience. It is a good location and a reasonable price for what you are getting. Maintenance team is always pretty quick with resolving any issues in the apartment.

The Circle is a great apartment complex with amazing amenities. I have toured many apartment complexes in Houston but this one is definitely the best one considering the location, amenities and the way the apartments look. Residents have access to 3 pools, gyms, awesome cyber cafes and other features. It is also very secured. I am very happy I moved in here.

Its a nice community in a convenient location. HEB is really close, Hermann Park is right across the street, the metro rail station is a 10 minute walk away. Staff is great and responsive, and gotta love that Amazon Hub

I have been living in the Circle for almost 1.5 years now. I have no complaint about my living situation. As long as the rent is reasonable, I would LOVE to continue living in the Circle. All my neighbors have been living in the Circle for a long time because they also like their living conditions.
