There is very little luxury about this apartment complex. Dog turds litter the hallways and stairwells. Hallways get mopped maybe once a week, so tenant spills just sit and stink up the community. A strong marijuana smell has greeted me in the stairwells on multiple occasions. There are three swimming pools which will be out of commission for weeks at a time. Outdoor grills have also been unusable for weeks at a time. Elevator outages are not uncommon and will take at least 48 hours to repair. Automatic garage doors are constantly breaking because tenants and visitors tailgate and the most that management will do is send nagging emails telling people not to do so. Likewise management constantly threatens to tow people who park in reserved spaces and handicapped spaces, but I have yet to see a tow truck in the property garage. From fall 2019 to the summer of 2020, the common areas underwent a major renovation project which hardly improved what was already a very nice space for hosting parties. However, while these common areas were unusable (about 9 months) no discount on amenity fees were made, despite this being part of the value of what the high rent is supposed to justify. Long story short, for the amount of rent tenants are charged, you are better off paying a mortgage or renting a house nearby.

This place just gives a superficial and false "luxury" appearance. They spent a lot of time and money fixing the leasing office area, but there is so much in the apt complex that needs to be fixed. Forced us to use a valet trash service who just threw all the trash in the main trash area on each floor and clogged it up. The trash ROOM is filled with trash for about a couple days every week. They also forced us to use an app on our phones that lets us in. But it is currently broken, and residents are continuously locked out of the apartment and forced to find other doors that work. There's many doors that are broken by the road, allowing anyone to come in. Pre-COVID, there were numerous car break ins that management never did anything about. They falsely claimed there were security in place but I saw a guard one time at like 6 pm [none ever at night] and they still no security cameras Only plus is the security - always get the work orders done within a day and very nice and professional. All in all, this place might falsely lure you in but it's all fake. Once you actually live here, management does not care about you.

Since the first day we came to the community we loved it, honestly it is super quiet and the staff is awesome and helpful, we love the 3 swimming pool options and the location is close to everything. They recently upgraded the coffee machine in the lounge and that's nice. The parking is convenient they do try to keep it safe with security guards so that is good.

I have listed at Archstone Toscano for about 10 months. I have really enjoyed everything about it. I'm sad to move out, but only because I'm moving to a house. From the 1st minute I walked into the leasing office to tour, until now - everything has been great. The office team knows me by name, always greats me and asks how I'm doing. I highly recommend this community to everyone.

I lived here for corporate housing and then moved to permenant housing in another apartment complex. Once my lease was up at another apartment complex I chose to move back to Archstone. Here are the reasons they are extremely helpful and accomodating. I work late hours and can call on the office team to leave packages in my apartment. I called maintenance once and it was after hours maintenance appeared in less than ten minutes. Here is what is amazing this is a pet friendly complex and I do not have pets. It is quiet considering I see pets daily. The office will work with you based on your specific preferences. I recommended without hesitation!

I love this complex. It is close to everything that one might need. 1 mile to Rice Village and Med center. Blocks from Kroger and Target. The staff is excellent and helpful. I would also like to praise the maintenance staff. I have only put in a few requests but every time that i have, it has been done the same day. Amazing for this large of a complex. Truly happy to live here.

Worst apartment complex I have ever lived in! It's noisy, dirty, and poorly constructed and built! On MULTIPLE occasions the apartment flooded from either the water heater or the plumbing! When the maintenance staff was confronted about it, it took a few days and unfortunately we had to stay in a hotel until we were relocated to a temporary apartment while they were "fixing" the problem. We were not reimbursed for the hotel stay. The elevators frequently break and the management staff is the worst we have dealt with!

A great community in a great location. It is a little disappointing that rent jumps quite a bit year-to-year, and the same apartment can be rented by a newcomer for less money -- a sign that they don't adequately value retention. But otherwise, it's a great place to live and I recommend it enthusiastically.

Overall a positive experience and I would chose it again. In fact we went on an apartment search after our first year was up and did not find anything remotely comparable to the experience at Archstone. Units are beautiful, spacious. Close to common places of work w/ complementary shuttle service, very safe pedestrian-friendly neighborhood. Espresso machine is 24-7 and heavily used. Lovely common spaces. Extremely receptive staff. Generally quite clean and pleasant neighbors. Areas of improvement would include optimizing the public computers to improve their usefulness for residents and improving the operation/reliability of the espresso machine. Overall, however, no significant complaints and very happy to be here. We think of it as home and will be sad to leave it when the time comes.

I moved in while the complex was still under construction and have been in 3 units since. All have been easy moves and just for the need of more space when it became available. The staff is extremely professional and friendly. I look forward to more years with Archstone Toscano!
