Had a roach problem that would not go away until I took matter into my own hands. The office people wouldn't really lift a finger to help at all and I think they just got Orkin to come and leave a message that they did spray when they really didn't or they just left it themselves, hard to tell but it was not very helpful in solving the problem at all. Neighbors below me put a false noise complaint against me and the office just threw me a notice without talking to me about it or asking any questions either. They truly do not care about residents at all and I am glad I got out when I did. Became friends with my neighbor next door to me and he showed me the state of his apartment. It felt gross being anywhere inside as the roaches were everywhere. I even go to see where they were all posted up and he was telling me the office was still not taking care of the problem. That is just all hearsay but the roach problem not being taken care of is for certain still. The utilities available like the washer and dryer are so remarkably inconvenient I spent the whole time going somewhere else to do my laundry since the unit itself could not hold a proper one. The company they even have to rent a washer and dryer is not very good either. They have the most inconvenient system as you cannot get a time slot to receive the rentals so they will get there when they get there. I wanted it to arrive at a certain time since I work and was put to be last but since they had 2 cancels I was called and told they were gonna be there within the hour while my job had me working over an hour away and I was still 2 hours before I was able to clock out so I had to call and cancel the delivery. The stove and oven are another thing. Had to turn the burner on to max just to cook anything and even the vent above the stove was useless. I submitted a ticket and told the guy it was not working properly since the kitchen could still get filled with smoke. He placed a piece of paper, pretty much right on the damn thing, to show it was sucking up air and that nothing was wrong. He then told me they were primarily just for show and not ment to function. This place is an absolute joke. Was glad to leave

DO NO MOVE HERE!!! I was going to wait to post this but it is imperative that people know. I have been here a very short time and decided to leave immediately. Pro: Cheap, close to shopping Con: Everything else. Noisy neighbors that absolutely do not care about anyone around them. I lost count to as how many calls, notes and emails I have left. Though management is nice, they don't live here and do not know how to handle tenants. They can't even uphold the agreement or community policies. Noise was from extreme talking in front of bedroom window and music shaking the apartment from ignorant neighbors. Texas has a "peace and quiet' ordinance that must be enforces along with the curfew. Parking: Good luck! Unless you pay for a reserved spot, you will not have a place close to your apartment. Also, management refuses to tow away broken down cars, to this day, there are still 5 just taking up spots. A moving truck that never moves and a trailer that never moves. That is a total of 7 spots that people could use. Potholes: Management will not repair them. Crime: There have been 6 break-ins since I have been here for 5 months. However, the public safety people are a joke and will only show up when they want to. Hopefully this will help the next person.

Stove does not work properly, the burners have a short and you have to wiggle it in order for it to start working. Also you have to cook on high heat in order to cook. I've put in multiple repair tickets and they won't replace it not fix it. Maintenance will turn on stovetop looks at lights and says its working. I have complained about neighbors dog who barks all day/night, sounds like the lives in the apartment by itself at times. Parking is absolutely horrible, parking spaces too small, and broke down cars in lots. Mold in apartment. Seems like property owner will not fix up property, cracks in interior walls, foundation is shifting and my bathroom floor is sinking.

Y’all.. these apartments are a absolute joke! SCAM artist at its BEST! These apartments will ask you for a security deposit even before approval & if you get denied they’ll keep everything!! DONT. DO. IT. They have no idea what they’re doing in the office they’ve told many lies and just want to keep your hard earned money. T-Rash

I am not a story teller, so I'm just going to list things about the property. I live in a studio, but if you want a separator wall between the living room and the bedroom, it's about $10 more a month. The Apartment: There is a huge roach problem, no matter how often Orkin comes. All they do is squirt a little bit of goo in the kitchen by the dishwasher. I find roaches 4/7 times a week even after I spray raid everywhere. The appliances are old. The exhaust fan above the stove and half the outlets have never worked. The ice machine in the freezer leaves a yellow powder. The stove is touchy because the wires are somewhat loose, so I have to make sure they're connected every now and then. The ventilation system has to be connected to the other apartments, because my bathroom always smells of marijuana. So, if you have inquisitive kids, they'll ask, "What's that smell?" The Property: There are about 18 buildings on this property, but only 1 entrance/exit. The other gates are chained. It builds up and sometimes you're left out on the street until someone finally answers their phone or you walk out of your car, along the road, and open it for the person blocking the gate. The property was flooded in once. It didn't reach my building, but I can't say it didn't happen to another. The parking lot near the traffic circle was in at least 2 feet of water. The only parts that do not flood are the parking by the back fence toward Westheimer and toward the adjacent apartment on Meadow glen. If you're really concerned, Target across the street allowed people to park their cars in their elevated parking lot. However, Walnut Bend floods. Good luck getting over there at the last minute. Like I briefly mentioned before, there is a traffic circle. No one else seems to know that except me and Google, so I typically play chicken with everyone after a long days work. It's always fun to risk my vehicle to those with hoopties. Also, it will take about 2 minutes to get out of the complex. There are many speed bumps in your path to the one exit gate. If you're not careful, your suspension will forever squeak. The People: Lots of families and some questionable others. I have had to call the cops once because one guy was banging on the door and threatening to kill his girlfriend. Most experiences one-on-one with people have been fine. When you walk out at night, you can smell marijuana. So if you have a legit job that drug tests, I wouldn't suggest nightly strolls. The apartment claims to have security, but I've honestly seen them maybe 4 times during my lease. There is a tenant who leads outdoor fitness in the "tennis court". I'm sure for a fee, he will train you. The Management : Management claims to ticket you $25 every time you don't pick up your animals fecal matter. It isn't enforced. Frankly, there are so many gifts buried in the grass, if you were to pick up your own dogs blessings, you would step in another dogs remnants. The property manager had outdoor inspections once during my lease. They saw one blind on my front window bent and said I would be billed online for $25 which they gladly posted to my front door. Speaking of posting things to the front door, the management team seems to think it's their right to place reminders of rent and notifications of social activities on your door. If you're out of town or just not at home, the whole complex knows about it after they see this bright paper fluttering at your door. Why don't they just mail it or stick it in the mailbox like every other complex? Do not move in on a Saturday. You cannot get the keys after 5pm Friday without paying the full pro-rated rent for Friday, but you can at 10am on Saturday, when the office opens. So you're basically losing half a day just waiting on management. They could make up for it by giving the keys to you the day before, but they don't. Water is $25 for a studio and about $40 for a 2 bedroom. It's everywhere in Westchase. Go to the Corridor, Galleria, or Spring Branch if you don't like it. It's stupid that you have to pay for the 10 kids next door to use the washer/dryer, dish washer, and take long baths when you can barely afford your own internet, but that's life in Westchase. Lastly, the management was upfront with their strict rules for residents. I appreciated their honesty. I haven't had any problems with maintenance stealing anything when they work. They typically respond if not immediately, then within the next day to requests. Sadly, this is one of the cheapest yet best apartments Westchase has to offer. I have lived in much worse at Kirkwood and Briar Forest. I would not recommend to a friend simply because all of my friends are more upper scale than me. Ha!

A special kind of contractual horror. Rent used to be cheap, so we're just vigilant in doing our own pest control. Because honestly, moving is a hassle and my credit isn't that great. However, things have gotten significantly worse in recent years. For example, today they're painting my building. No big deal, except the office didnt give us any sort of notice. So as soon as my husband stepped outside, his outfit was ruined. I asked the office why they didn't give us some sort of warning that they'd be painting so we could plan accordingly, and instead of apologizing, the people working decided to argue with me and say they put notices on our door yesterday and if we didn't them, it wasn't their fault... Classy, right? When rent was under $500, this crap was understandable. But, now that they're trying to raise the rent, the slumlord crap has got to quit. Gotta provide something for the increased cost: either customer service, working appliances, speedy maintenance responses, or quality pest control. But, with none of those services being provided, there's honestly no motivation to renew a lease.

Absolutely TERRRIBLE. The pool was shut down by the health department last summer. The employees in the office are absolutely horrible, they'll lie to your face, and cop an attitude if you call them out on it. The apartments themselves are run down, and as far as the equipment goes, they are absolutely horrendous at maintaining their appliances. They've been telling us for the last two weeks that they ordered a new appliance for us, since ours hasn't been working at all, and we're just waiting on it to be delivered. Now, two weeks after the office started assuring us it was ordered, we find out they're "likely ordering it his week".... If you want to live in a roach infested slum, where you're constantly lied to over ridiculous things, this is the spot for you. If you like being treated with respect, stay the bleep away!! One star is too generous.

I moved here about 4months ago the first night it was roaches everywhere when we turned on the my downstairs neighbor has the same problem and we are both clean they send some people to spray it's a joke doesn't do anything smh my neighbor and I spray once a week along with using raid everyday we both moved in about the same time and together has spent over 1500.00 on bug spray I hate it here because of the roaches it could potentially be a nice place to live but the roaches are Unbearable, also my car got broke into as well this was the worse move ever you are a visitor in the roaches home.
