This is a public service announcement: I currently live at these apts and would not recommend anyone to live here. These apartments are owned by slumlords and they are not responsive to tennant's needs. It may be a bit cheaper then others and may not request much to approve you. But there's a reason why. Each picture posted are from different dates as we have had sewage overflow for months. Don't take it from me, reach out to Harris county pollution control at and ask if the complex is currently under investigation and how many times they've been cited in the last 6 months Cheaper is not better in this case.

I am a current resident of 4 in a half years I have no complaints of safety we have security . This property is kid friendly great ISD school at the next block .The property management staff really goes the extra mile for residents each holiday we have events at the office ,and resident giveaways. This property is very quiet we have 2 pools and a fitness area renovated. We are under new management which is awesome I want blast on last company it's the past new Casa Del Mar is great I can call this place home. Only bad thing I'll say is parking limited but you can reserve a spot so that's good nothing else guys

New Management & Owner WILL like to work with more decent ,responsible, and care minded that respects and accepts their financial,families,concerns of others safety and cleanliness responsibilities....Responsible ADULTS ....And Decent Parents who monitors and accepts the rules and policies about their children and pets *(inside and while they are outside)...KEEP ALL MUSIC AND NOISE TO A MINIMUM...WITHOUT DISTURBING OTHERS WILL SHARING THE PROPERTY RENTAL SPACE....

These are the WORST apartments i have ever lived in! there are ROACHES EVERYWHERE!! they have a serious ROACH problem!! Please NO NOT move here!! You may think that you can get rid of them or call an exterminator but the exterminator shows up when ever he feels like it and all he does is spray water in some corners of your apartment... we spent so much money on bombs and bug spray and roach traps and that didn't help the problem, there are holes in the parking lot that have been there for ever and all they do is place orange cones on top of them. Also, the ceilings are so noisy you can hear every single step and it squeeks! The office management was nice but that does not really matter when you're trying to find a good apartment to live in, there are kids running around in bikes at all hours of the day and hood rats screaming at night. DO NOT MOVE IN HERE!

Don't move hereeeee!! The spartan security guard doesn't do anything to prefect the apts, he pulled a gun on my friends for playing football outside right after they were robbed at gun point ( and he watched this). He treated the victims like the problem. Once he was told he was going to be reported and seen he was on video he wrote a fabricated report saying they were drug heads and drug dealers to get them kicked out...and it worked. Needless to say they're getting a lawyer and suing spartan as well as the apartments for deformation of character and will release the video of him pulling guns on residents and getting oral sex in the parking lot while he's supposed to be working!!! They don't pay attention to the REAL drug dealings or the REAL prostitues and the security guard who picks them up! They don't fix anything unless u charge them up a million times and they have a strong dislike for everyone and act like they're better than everyone because this is a second chance apartments. The news needs to be called on this and I hope the videos of him does reach the news so everyone can see how bad this place really is and condemn this place!

I lived here for a year and it was by far the worst place I have ever lived. The roaches were unbelievably disgusting. No matter how much I cleaned or sprayed they never left. Crawling on the ceiling, in the shower, the kitchen. It was nasty. On thanksgiving last year a pipe in the building backed up and leaked into my apartment. When I came home there was water on the kitchen floor, the living room and the bedroom and bedroom closet. I called the office and matienence several times and no one answered the phone. I went to the office the next morning as soon as it opened and was told that the manager was out of town and no decision could be made without her. Needless to say my problem did not get fixed until Monday morning and rhen the manager refused to replace the disgusting moldy carpet that sat wet for 3 days. The gas station next door is where all the addicts like to hang out. Plenty of times I saw guys carrying girls too messsed up to walk and then leaving them on the sidewalk inside the complex. I saw plenty pf fights go down in the parking lot. Guns pulled by the supposed security guard. This place is terrible. The manager is ridiculously ride. DO NOT MOVE HERE!!

Now called the Gallery at Champions DONT MOVE THERE KEEP LOOKING!!!!They entice potential rentals with the first month free rent ploy but Dont fall victim it should be free roaches!!!the roaches are bad and pest control is tacked on to your rent when their is no pest control company it's the onsite maintenance men that come....several drug houses with fights n drama into the middle of the night so much for the on site security that actually hang at the drug houses and smoke with them...a lot of domestic disturbances once seen a woman run outside her unit in T-shirt and panties trying to escape her abuser...they won't tell you but if your rent is ever late they will come in and take your valuables...the office staff is corrupt and rude the manager is the worst of all ...they Dont like to fix anything will keep telling you they will send some one so good luck with that and Dont bother calling the call service after hours they will call the manager and she will talk bad one of the reps told me...kids run free parents Dont watch them caught one standing on top of my vehicle.... Let my puppy out to potty some one stole him ....not worth the money for the crime ridden area I now live in the woodlands for like $200 less a month

I been living here since the end of February and have realized that these apartments has its pros and cons. First, I'll start with the cons....horrible roach infestation. Raid seems to work a little. Thin walls. I don't really interact with office staff, so I can't comment on that. No washer and dryer connections. The area on 1960 is horrible....the hotel and the corner store by the apartments has prostitutes. The pros are the unit that I live in...the area is quiet. And it seems safe. Friendly neighbors.

Omg!!! This has to be the worse experience that I have ever encountered. I haven't even been here a month and I'm already having issues after issues let's start off with the move in date I moved in on a Saturday morning went to get keys as soon as they opened at 10 am. First they couldn't find them for about an hour then when they finally did I drove my uhaul around to the back with my family walked upstairs to unlock the door.. Guess what was there!? Yep that's right a caved in roof that has been there for days a near by neighbor was like omg that's the loud loud thump I heard a couple days ago ( manager claimed she walked the unit the day before my move in date..lies all lies) so we drive back around to the office inform them of what we had just seen these mother ------- walk back to the unit in disbelief but why?? All the reviews you read and ---- you here are more then true. So at this point I'm like what are you guys gonna do? We need to obviously move these idiots weren't trying to move us they were trying to have maintenance fix it over the weekend and move us in the same exact unit that the roof was caved in on really? Who the ---- does and says ---- like that? I have children and I'm sorry but in my opinion stuff like that needs to be done professionally and in a timely manner. Get the ---- out of here with your expedited --- conversation!!!! So we move in a downstairs unit same day maintenance claimed it was a ready unit..its been terrible, nasty, roachy, moldy, leaks, walls are super thin you can hear people arguing, coughing, sneezing, even having sex..wtf?? Oh and I cannot, will not forget all the trash, glass and traffic all throughout the parking lot. Management sucks maintenance is even worse because they work for them ------- and can't fix ----.I'm not at all by any means racist but I hope you can speak Spanish because that's what language your gonna get out of maintenance if you even see them because they like to come when your not home maybe that's why I can't find my wallet and have to apply for a new life I'm not saying they for sure stole it I'm saying its possible smh. I could go on but I won't I'd be here all day and night moral of the story is if you have bad credit, broken leases, evictions, criminal backgrounds don't go here although this is all they except I know people need help and get desperate because this is why I rented here but(to clean up my credit but that ain't gonna happen although I signed a short term lease I'm gonna break it) don't its worse than being homeless. My advice to you would be go and live with family or a friend until you can get on your feet this place is not worth the anxiety, time or money. Run, run and run!!!!!!

CLEARLY THE GOOD REVIEWS ARE FROM THE OFFICE STAFF....THIS PLACE IS A ---- HOLE RENT IS WAY TOO HIGH FOR SLUM ------ AREA KNOW OF MUCH SAFER PLACES IN BETTER AREAS...CROOKS..BREAK INS..PEOPLE OUTSIDE HANGING OUT NO JOBS PREYING ON PEOPLE WHO WORK HARD FOR A LIVING..LOW LIFE THUGS AND BABYMAMA DRAMA. FIGHTS ...JUST DONT MOVE HERE VERY UNSAFE AND YOU WILL BECOME A VICTIM
