Came to visi a friend and i was happy to see such a well kept community and friendly maintenance that said hello to me as i walked to her apartment. I called the following day to get pricing and i spoke to a Norma Gonzales and she was super helpful and professional. Norma gave me all the information that was needed and i cant wait to make Wyndam Oaks my next home!

I've been living here for 5yrs. Gone through 6 different managements, it's getting worst per management. I've been through lots and lots of bs with this property, I'm only still here because of how busy I am with work and school. Had to deal with one of their most unprofessional maintenance employee yesterday, (a heavy set Spanish speaking). I normally have issues with my AC at least once every 2 to 3 months. They just come in and out, touch something on the outside unit and it start working. This fool came into my unit twice in 3days for the same problem and that's after calling the emergency line like 10 times, no kidding. He came in with this very bright headlight, I told him to turn it off or down cuz it wasn't dark in my unit, he refuses and the light was right in my face. He was very angry and agitated, the reason, I don't know. He didn't do anything, he was just making up stories in very bad and broken English, saying that's normal in Houston, when the outside temperature is at 90, the least inside temperature even with AC on is around 75. I tried to let him know that it's not true, cuz I've been here for 5yrs and I only have this issue whenever the AC is broken. I set the temp at 45 on the thermostat for over 5hrs, and it was 85 in the unit. He said he's not gona anything till Monday let his supervisor deal with it and it was on a Saturday evening. I told him, at least look at it and see what you can do cuz this issue is a frequent one and all the other maintenance techs normally do stuff to fix the problem, he said he really doesn't care, he'll have his supervisor deal with it on Monday. I said dude, you have to at least check it, I can't live in a unit of 85 degrees for two or more nights, he walked off, I asked for his name, he said I can go to hell and said other stuff in Spanish. Thank you Wyndham Oaks for the treatment. I'm currently making arrangements to move out.

I have lived here for 3 years now and give this place a 8+ rating. Staff is easy to work with (if needed) Grounds and pool are well kept and the complex is great for animals. Neighbors are friendly and courteous to your needs.

IF THERE WAS AN OPTION TO GIVE NO STARS I WOULD CHOOSE THAT!!!! WHERE DO I START??? HMMMMMM I MOVED IN 6/6/17 AND STILL DO NOT HAVE MAILBOX KEYS. 6/8/17, I REPORTED MANY ISSUES THAT NEEDED TO BE FIXED AND THEY GOT FIXED 6/27/17!!! PATRICIA IS VERY RUDE AND UNPROFESSIONAL. SHE WAS ON FACEBOOK THE WHOLE TIME WHILE DOING A WALK TROUGH WITH ME. WHEN WE GOT BACK TO HER OFFICE SHE PROCEEDED TO GET ON FACEBOOK ON HER COMPUTER WHILE I WAS SIGNING PAPERWORK. I CALLED ABOUT A WEEK AFTER I MOVED IN AND INFORMED PATRICIA THE ISSUES WAS NOT FIXED. SHE INTERRUPTED ME AND SAID "YOU DID NO REPORT ANYTHING, BECAUSE I DO NOT SEE IT" I CONTINUED TO SPEAK ABOUT THE ISSUES. SHE INTERRUPTED ME AGAIN AND STATED "IF YOU BE QUEIT AND LISTEN, THEN YOU WILL HEAR WHAT I AM SAYING." THE NEXT TIME I CALLED PATRICIA ASKED "MAY I ASK WHO IS SPEAKING?" I ANSWERED AND SHE CONTINUED TO ASK THREE TIMES WHO IS SHE SPEAKING TO. I THEN SAID "MA'AM LOOK AT THE CALLER IDENTIFICATION" SHE HUNG UP IN MY FACE THE WATER IN MY TUB WAS OFF 6/14/17-6/23/17, I CONTACTED THE OFFICE AND CORPORATE SEVERAL TIMES. I WAS NOT CONTACTED UNTIL 6/19/17 FROM THE PROPERTY MANAGER. WHEN MAINTENANCE FINALLY FIXED THE TUB, THEY LEFT THE RESTROOM COMPLETELY TRASHED AND LEFT MY SHOWER CURTAIN IN THE LIVING ROOM. I WILL NEVER DO BUSINESS WITH EXCEL RESIDENTIAL AGAIN!!!

I have lived in Wyndham Oaks apartment for about 4 years now. Ayesha who is now the apartment manager is doing such a Great job compare to the previous managers. I needed somethings to be fixed in my apartment, I spoke to her and the problems were fixed in a timely manner. Ayesha is very kind, understanding, and professional. She is a really good manager and she gets the job done!

Read most of the reviews on here and they are all correct. I just moved into this terrible complex a week ago. Tried to move in jan. but apparently everyone in the office lies and only tells you what you want to hear. A few of the ladies are extremely rude and they are too busy and understaffed to keep up with anything. Specifically asked about roaches and the noise factor from the second floor of you're in a first floor apt. I was lied to multiple times. Absolutely no sound barrier. Every time the people upstairs walk or sneeze I can hear it. It spunds like the floor is going to cave in. This isn't because it's an old apt. I've lived in older. It's because the management is cheap and lazy. I can smell whatever is being cooked and the a/c , heater, and garbage disposal didn't work upon move in. The checklist looks like a teacher correcting an f paper. The a/c unit sounds like its.exploding every time it kicks on which scares me awake as I'm sleeping. It's right next to my bedroom wall. I asked the office to fix small things before i.moved in. They didnt. The walls are nothing but an array of terrible patchwork and cracked paint. Some units are upgraded but you pay way more for them and it's really only the color of the cabinets that changes. The dumpster has constantly been overflowing since I moved in and sooo many stray cats. I love cats but this is a bit ridiculous. The grounds are nasty and stink. The apartment was only swept and vacuumed before moving in. There was still child's writing on the outside storage unit. I'm afraid to leave anything on my porch with the fear of someone stealing it. Such a ------ apartment complex and I've lived in a place called the punk house before so I can assure you I've seen it all. This by far takes the cake. Don't let the size to price ratio fool you. It IS NOT worth it. If you want to feel safe or even get some sleep at night go anywhere else. Westheimer terrice was terrible (I lived there Years ago) but, it's nice compared to this place. Even with the homeless guy sleeping on the washers in the laundry mat I still think I'd rate this.place worst. Also, no idea who the corporate office is. This place has no website or number for the corporate office. Just DON'T DO IT. Will provide photos as well. I wish I could put negative stars. As an update....my apartment was broken into a week after i moved in. Ayesha, the apt. Manager completely dismissed it and blamed it on nosey kids instead of taking it seriously. Didn't even send out a notice until a month later. Someone also stole my door mat. Who does that? I have all the voice recordings to back up what I'm saying. They agreed to let me out of my lease but refused to provide paperwork upon move out. Didn't get a copy of my lease until move out. It was altered in pen and initialed by the manager. This is ILLEGAL. You can't alter legal documents. Especially without the tenants knowledge or signature. Pretty sure you have to reprint the page. Tried to contact the management company EXCEL RESIDENTIAL. their website is misleading and doesn't show the real photos of the "luxury apartments" they claim to own and rent to unsuspecting people. They refused to talk after the mention of an attorney. They are trying to collect a balance for 4 days of rent and water service.....personally, if I was the Manager, I would have called it even and just taken the loss. Once she has to take accountability for forging a document she will most likely change her tune. Talking to attorneys now to find out the best way to go about this. It won't let me post the photo of the lease deposit she changed.

Management lies, all they care about is money. Maintenance sucks and has no respect for people or there stuff. Property to old there is mole and they don't care.

I've been living here for about a year and a half. Management has always been an issue for me, but it's an even bigger issue now. Nevermind I SPECIFICALLY asked about roaches before moving and was LIED to by the manager her self by old management, but this new group acts as if work orders don't exist. I have put in the same work order request multiple times. They have taken over a month to even come look at the issue. When they do get to it they tinker with it, act like it's fixed only for you to find out the issue isn't repaired at all. I have an electrical issue in my apt bc I have a certain light that continues to go out. They continue to change the bulk as if that is solving it. They refuse to PROPERLY fixed the problem. I could go on, but I'm afraid none of us have that kind of time. In addition, they continue to raise the rent. Raising the rent, but not fulfilling their duties. The only postive about these apts is the noise level. Rarely any noise. I suppose that could be due to everyone being busy killing these roaches. NOT COME HERE.

Worst place to live in Houston. Management is not good. If something is wrong in youre apartment you have to fix it yourself cause they dont care about the tenants. Those two ladys in office are not professionals. Aysia is the only one that help you sometimes but shes never there i guess shes the manager. Dont you ever try to rent here!!! its a bad choice. Besides these apartments stinks everywhere.

I moved into this complex three months ago, absolutely like my apartment. The apartments are big enough and it's quite quiet around here. But the surroundings are horrible! The grass is always overgrown, disgusting dog poop everywhere, and the number of potholes in the complex are unbelievable! This indicates that management doesn't care about the way this place looks!! If they did, they will have enforced stricter rules for pet owners to clean up after their dogs. It's just rude and disgusting to leave dog feces all over. Plus, management would have fixed up all those ridiculous potholes to help tenants avoid bumpy rides, if they care.. I hope they start doing a better upkeep of the community, if not once my lease is up, I'm out of here.
