Estos apartamentos hasta el momento han sido uno de los mejores en todos los aspectos como Mantenimiento la persona que está en la oficina limpieza y otras cosas más por eso mismo recomendaría ampliamente este lugar hogar muy cómodo para rentar como familia.

I picked this place for the reason that it was a small quiet community, one way in, one way out. When the new management took over it became a nightmare to live there. Once remodel started on the apartment, rent went up from $910 to $1150 within a year. Understandable due to area becoming gentrified. What finally drew the straw for me to move was the NEW property manager. Frannie, never at the office, never available and when you left a message for an appointment she would come banging at your door asking you to step outside because she didn't like you tone of voice on the answering machine. Ridiculous, unprofessional woman!! I pay more rent today down the street but at least I'm at peace with the new land lord.

Lived at this property for more than 15 years. Watched what was a lush safe and well managed complex trashed by the mgr in the last seven years. Police constantly called for a variety of issues. Current renters brought bed bugs. Pool seldom open and looks like a public pool when open, On evenings and weekends no supervision and anything goes..Maintenance is a joke and you will be charged for items that they would never repair when a resident there. Parking lot is a playground for unsupervised children. Grounds now resemble a east end ------. Loud music blasting from cars at all hours. Tenants partying and smoking dope on patios and out by the "lake".

Have been a resident here for 4 yrs. Never experienced any problems with break ins or with other residents. I as well as other residents have many complaints towards maintenance. They never do their job so if something's broken, good luck. All the really do is get paid to lurk around being nosy and chit chatting in residents homes. Manager doesn't seem to care that the job isn't getting done on their part.

I have lived here for 4 years and I love it. For the area I find it very quite and peaceful. Most evenings you see people walking their dogs and kids riding their bikes in the parking lot. Never see anyone drinking beer and having their car steros blaring. My apartment is spacious and well taken care of. No I do not have all new appliances, in fact the stove is most likely 20 years old but it works just fine. My A/C went out 2 years ago over a weekend and maintenance replaced it within a few hours. He said that he just pulled one from a vacant unit so that I did not have to go all weekend without A/C. Yes maintenance can be slow but with only one maintenance person I would expect that and it seems that the owner does not want to have more than one after talking to the manager about it. They have put in some new plants in the pool area and at the entrance and the manager tells me that they are about to redo the creek area. The parking lot was just recently restriped so that is better. The only thing that I wish was that those tenants with pets would pick up after their pets. In the summer time it can really smell. Management has sent out several notices asking residents to do this but most just ignore it. I plan on not moving from here because I am very happy here and considering the area i would not live any place else. From reading some of the comments below I guess some people can just never be happy with where they live and I for one love the ducks and not sure what could be done to control them since they are wild animals.

I have lived at Spring Lake Homes 9 months. I was under the impression that it was a very nice place to live at first...What a surprise!!First of all every single appliance needs to be replaced..the burners on the stove works at will. The refrigerator doesn't keep your food cold unless its turned up to the max temp, the dishwasher never has worked and more than likely hasn't for years although when the tennant signs the lease they are told all appliances are in working order. All of the wall sockets are loose bugs are also a real problem. You can page maintenance until you are blue in the face and NEVER get a response.The Airconditioner/Heater outside of the house sounds as if its going to blow up at times, and the manager is another story all together. Its very sad because they could be very nice townhomes and could be a very good investment. I love the space and floorplans the patio is very nice and i feel secure with the wrought iron gate and railing, i would really like to see some changes because i wouldn't mind staying here but i am getting really tired of asking the manager for help with different issues only to be ignored...

This is by far the worst place I have ever lived we were told all these rules about keeping your outside unit clean and you can walk buy a good bit of them and see them filled with trash, the duck have over taken the complex and it is a mess. The area is not safe i have heard shots being fired all up and down Hollister. When we moved in there were bugs and to this day they still aren't taken care of our a/c unit doesn't work correct.The gate to the complex doesn't work half the time. Can't wait till our lease is up.

The below writing is a response to the apartment rating 'dangerous, barely maintained, over priced, broken broken broken' post but I felt it would be good to use as a review of what Springlake Condos is like today. Hmm, I'm trying to figure out if we are living in the same place. I've been living here four years now and though you do make a point about the need to get more maintenance personnel on staff to make timely repairs, the existence of the level of crime you've outlined here within the premise is totally bogus. I will admit that one should be concerned about the apartment complex on Hammerly and Hollister (about a block away from Springlake Condos) as there seems to be ongoing issues there with the police but this kind of thing does not take place within the Springlake community. You've greatly exaggerated the circumstances, there isn't abundant prostitution and drugs here if there are any at all. Had these nefarious activities occurred to the extent you describe it would not have escaped my notice and I've seen no such occurrences. This place is quiet most days and there are homes being built next door that are purchased as soon as they are completed. This area is making a lot of improvements which will increase property value. Sadly, your point about management is well taken. There doesn't seem to be any real effort on her part to ensure that the community is healthy, happy, and thriving positively. I like CS but it would be for the betterment of the Springlake if she was replaced with someone who is professionally qualified in managing residential communities. I imagine that should this reassignment take place Springlake will show signs of improvement visually and in its kinship among its tenants. In sum, this place isn't the "------" as our poster for the 'dangerous, barely maintained, over priced, broken broken broken' review seemed to suggest but it isn't the Ritz either. I recommended Springlake because the positives of living here outweighed my reasons not to recommend it. I will not say that the place doesn't need work to improve the buildings and landscape because it does. I believe that if the time is taken to do this and there are management changes the community will return to being a great place to live.

I've been a tenant at Spring Lake Lakehomes for almost 2 years now, and I have been pretty happy here. It's not perfect, but compared to the other Houston apartment complexes I've lived at, Spring Lake Lakehomes is by far the best. The only problems I have had are the noise, and the fact that it can occasionally be difficult to get a hold of the maintenance crew after hours. And the noise tends to be more during the day time, the loud car radios, car alarms, neighbors bickering, dogs barking, etc... normal apartment noises. Occasionally it's at night also, but for the most part these are much quieter apartments than others. I think the pet deposit and fees are rather high, but when I think about the square footage and everything else I'm getting for low rent, it evens out. I have had good experiences with the manager, she has been very helpful and supportive. As far as safety, I have never had any problems. But I don't go out a lot in the evenings, and I keep to myself for the most part. I haven't had any problems with my vehicle being vandalized/broken into. I am very happy with my apartment as well, I love the fireplace, the open layout, and the cathedral ceilings (although it does make for higher electric bills). And the lake is beautiful, especially at sunset. The landscaping is beautiful also, I love all the plants and the wooden boardwalk. I think the price is very reasonable for everything I am getting.

do not move in, when manager is available it doesnt do much good, nothing will be maintained while living there. for the price there are good apartments in houston maybe insignificantly smaller but not in the ------, terrible schools, break-ins, abundant prostitution and drugs inside and around complex, just dont move there, a million times youd regret not taking this advice unless there are at least 2 more maintenance, 3 rather than 1, and more than 1 incompetent and deceiving person managing the small complex helping residents rather than battling them, other residents were nice enough some even quite pleasant, but it is not worth it whatsoever, this is my first apartment review not because i was unaware of online reviews but because id never been in such a terrible place to live.
