Jose has attended to all of our maintenance requests in a time-efficient manner and did such a great job!!! I consider him one of the greatest maintenance workers I've witnessed at our complex as well as beig very cooperative and diligent doing his work. Super friendly as well!

These apartments and the people working at the leasing office are absolutely Terrible! Do Not move here!!. The place smells funky. They allowed us to move into an apartment that had mold in it and just dirty. they also refused to clean it. We had to pay a cleaning company to clean it for us and the leasing office wouldn't reimburse us for cleaning there dirty apartment after they lied and said it was clean. The leasing office is unresponsive and very rude, they do not care about you and just want to collect your money. They do absolutely nothing to help or to make you feel at home. Terrible customer service and can not wait to move out.

ZERO STARS. If you desire even the bare minimum of peace and quiet do not move here. Get woken up every single night by noise in the pool area hours ranging between 12am-7am. Meaning people will stay out there until morning making noise. Save yourself sleep deprivation and live literally anywhere else. Take this advice from a current resident who is from New Orleans and is used to noise. Once again, ZERO STARS.

My gf was robbed at gun point in the parking lot in front of her apartment. No cameras, no security. 3 black guys were waiting for her in the parking lot and held her up at gun point. When we tried to move out, in fear for her safety, the apartment complex raked her over the coals and charged her for things that weren't even wrong with the apartment "$200 for pet odors" She lived there by herself for 4 weeks and is a OR pediatrics Nurse. They duped her into accepting a deal stating that if they could find someone to take over her lease, they would let her leave with just paying first and last months rent. Not telling her that she had 2 weeks to find someone to take over the lease. They than charged her lease break fees and the two weeks ($700) even after she gave them the keys and no longer lived in the unit. When we first moved in, it smelled like pesticide and was so humid to the point they gave her a dehumidifier to solve the problem. The apartment was so filthy, (during covid) , that they offered to re clean the unit and give her 50 bucks in cleaning credit. There were large dead water roaches in the hallways for weeks. Its located near a bayou, so it constantly smells like a fart. And there was a serial arsonists blowing up cars with maltov cocktails in the neighborhood next door. The front desk girl claimed "she will stand by her manager and her property" no matter how bad they F*cked over innocent tenants. So that's my review. Oh and the unit is a dingy brown color.. its dark and depressing. Thank god we got out of there. Every property manager and realtor we spoke to after the incident said they never heard of a property locking tenants in after an aggravated assault.

-It's right next to a sewer so that explains the roach issues. SEVERAL other residents had the same experience - It took them 4 months to finally eradicate my unit and by the first month I moved out. Yes, it was THAT BAD. I had to hound management to get anything done. For future residents this is all apartments on the 4th floor (that I and several others know of). -There is a constant humidity/temperature issue and there's nothing maintenance can do to fix it. -You can expect an even more fraudulent list of fees after you move out. Many of these fees were not applicable nor realistic in price (See attached fraudulent move out bill) -If the above does nothing for you, prepare to expect noise from drunk 24 year olds who still think it's cool to get drunk on Wednesday. The apartment does not care, take ownership, provide any apologies or concessions. Go somewhere else. Cheers

Loved this place! Only left because I moved out of town. Their staff is super friendly, they're super pet friendly, and anything that ever needed fixed gets done in a prompt fashion. I highly recommend! ;)

The reason I chose this complex was the price, location walking distance form the bayou, and the driving distance to job. Also the previous company that owned this complex was incredible, honest, ad quick to respond to problems. this review is for the new management "Hilltop" that has recently taken over. So far the only person I've talked to from this management is Lauren Fisher. If you are a person that enjoys living in apartments due to the ease of having a maintenance team and a staff that is always on top of tending to every problem such as electricity malfunction, broken dryer/washing machine, leaks etc, then this is not the apartment for you. I'm going to break this review up to really give a detailed list of issues this place has, because believe me there is A LOT that needs to be called out. First off, I moved into these apartments last summer and it was recently brought to my attention that these apartments have been SEVERAL different businesses prior to Heights West 11th taking over. As I vented to a friend about the issues I was having on and off about electricity turning off randomly for several days at a time at this apartment, her boyfriend brought up that he had lived in this neighborhood for several years, noticed it had been renamed numerous times and found out that the electrical build in the foundation was faulty and had never been fixed. That being said, my roommate and I had several electrical problems such as no electricity for more than an entire weekend during the bitter parts of winter. Freezing our asses off, no hot water, no lights...for 3 days at a time. We called an "emergency maintenance" to come fix the problem and it would always go to voice mail. so we basically would have to wait friday to monday to get any kind of response. Another problem we had and STILL have is the clothes dryer. I have several emails to prove that I consistently asked for our dryer to be fixed. The issue was that a normal size load would take 5-6 cycles to fully dry. each cycle was 70 minutes long so you can imagine that one load of laundry took TWO days to complete. in a house hold of two this is so inconvenient. my roommate until now still has to do her laundry at her boyfriends house, And my laundry until now still takes two days to do. sometimes 3. I've emailed the property manager 5 times about the issue. By the fourth try she FINALLY agreed to buy us a new dryer. guess what? this dryer is worse than the previous dryer. at this point I complain but tell her that i have grown apathetic about the issue and that I would just drive to a washateria to do my laundry because I was tired of consistently being let down not top of days and days of doing damp laundry. No response. No apology. Nothing. Basically I have to ride this thing through till my lease is up...Come on August 30th! Also the lint catcher is extremely hard to clean and is definitely a fire hazard.. Important facts about parking, the bayou, and WASTE: I do love how close we are to the Bayou, however, This complex ALWAYS wreaks of rotten eggs and trash. I always say "God it smells like farts" each time I walk up from my car. Parking is severely inconvenient. I was one of the lucky ones that purchased a parking space. There is absolutely NO guest parking whatsoever. There aren't even enough parking spaces for tenants. I've read on other reviews on Google jokingly calling it the "Hunger Games for parking spaces" We receive emails almost daily about towing. its sad. theres barely enough space for the tenants alone, and they haven't expressed interest in building a second level. oh, and this parking lot floods so make sure you have flood insurance! Surprise Fees: with the new management apparently you have to pay a deposit for internet... wut? Safety: There have been 3 deaths on our street. Shootings specifically. This complex is literally on the border line of Bougie and Sketch City! I've attached three photos of what seems to be the aftermath of a "power wash" in our hallway that leaked into our door and flooded our desk area that has tons of wires and electrical sockets. that desk is located right next to our piece of ---- of a dryer that leaks water as well. yet another fire hazard! Cleanliness: If you love that frat house vibe, Heights west 11th is for you! Theres always overflowing trash cans by the stairs that hardly gets taken out as well as broken glass in the dog walking area from what I'm assuming is broken bottles. unsafe for the doggies, and extremely embarrassing when having people over! Packages: Good luck! Lauren loves to turn away packages. We have had several packages mysteriously missing due to her turning away deliveries. She always claims that she "tried calling" but I haven't received a missed call. Thank you Fed Ex for the updates or else we'd never find them. Lauren is so unapologetic its enraging. I jut send packages to my job now because I seriously don't trust that girl. The pictures that advertise this place are IM-PECC-ABLE. but believe me when I say this place sucks and there are way better options around the area that don't smell bad, have better parking and maintenance, have better pricing, better lighting and hopefully a better staff!

They really take care of you. When you bring a concern to their attention they take care of it. The Staff and Management are extreme friendly and make sure that we live in a clean, safe, environment. 5 Stars across the board for us!!!!

I recently visited this location in order to get pricing and floor plans. I was very impressed with the beauty of this location and how well kept it is. The staff was amazing, very professional, kind and knowledgeable. I can tell the staff cares about this location and cares for the residents and that is very important when considering a place to call home.

Since I have moved in I have had issues with the apartment, mostly maintenance. I am glad I thought ahead on a reserved parking space because the parking is limited. There is hardly a dog area, if you consider the front lawn of the apartment complex it. Drainage around the apartment isnt so good, most of the time there are puddles and mud.
