we felt safe always never a reason not to be someone was always on the lookout 24/7 the upkeep of the lawn/grounds clean excellent. the staff~Mr Lee, Mrs. Erica from the office they always had time to listen to the residents' needs .the maintenance staff the best always there to help and fix whenever they were needed to do were very happy there. if I ever return to Houston tx this will be the first place I will seek a place to live.

During Harvey I experienced no problems at this complex: no leaks, no flooding, no damage of any kind, no outages or interruptions in utilities. I was completely safe. I feel spoiled here: garage, laundry connections, elevators, hallways, oversized bathroom, reasonable rent.

I recently moved in these apartments expecting a safe and quite inviroment. My first week in my new apartment there was a stabbing on my floor and hallway by two of the residents. That same weekend an new resident moved in on my floor who evidently has a major issue I can hear her screaming and swearing at someone and threatening to kill someone. I am disapointed that there are people that are evidently living here that are much younger than the limit of 55 years old. There are no outdoor covered areas for the residents to gather and enjoy visiting, so people have been gathering around the front entrance bringing chairs out to sit under the covered drop off and pick up, they smoke and drink alcohol and make it very unpleasent for the other tenants and visitors. This is very sad and disapointing. There is a coutyard area with a bbq pit that is never used because there is no shade, no tables or seating, it would be the perfect place to put up a covered area and seating for the residents that like to gather and enjoy the outdoors. I have heard rumors from other residents that the management does not screen the tenants for criminal backgrounds and that there are several ex-cons living in Lovett Manor, a very huge concern for the elderly tenants. The maintenace of the property is poor, I believe they just do not have enough staff to keep up with all that needs to be done. The hall ways need painting, most of the apartment doors need painting. The halls, stairwells and elevators leave a lot to be desired for cleanliness. The maintenace staff consit of 2 men and as hard as the try they are not able to keep up with all that needs to be done to keep this property in the condition the tenants deserve. If I had not just started a years lease here I would move somewhere else there are other over 55 communites where the rent is the same and they are in much nicer condition and the are a safer place to live. It is a shame that the management can not see that appearance, safety and comfort of their tenants is what will keep their tenants here and make the property more attractive for future tenants.

I am 71 years old and was considering moving here with my wife. I talked with some friends who have lived here for 3 to 5 years and they are really concerned that in the past year things have really become bad. The apartments are great; the location great; but the management is REALLY POOR. Security seems lax, the security gate is broken most of the time. The complex is alleged for "over 55" but the times we have visited we have seen young children in the swimming pool and much younger adults in the halls who seem to live in the facility. I dont think tenants are screened for criminal backgrounds. Recently two alleged non-resident men gained entry into an apartment of an older woman and took money from her. Our friends who live there believe there is an increasing drug presence which has been reported to management, but they seem to no care or be unable to do anything about this. We are disapointed because it is in a good location and seems to be a very good facility as far as apartments, it is just that I don't know if we would feel safe there as senior adults.

I have lived there 4 years and lie it. I have a 1000 sq ft apartment. One of the two bedrooms I use as a library. I am confined to a wheelchair but the wide doors etc. make it easy to get around. I still drive and getting to and from the car is no problem. I do not go in for any of the planned events, so have no opinion. Coming from a 13 room house makes a real adjustment but I have done it.

Obviously I am a senior citizen and member of this communit and I have to say this not the place for me. I am still very close to my children and my grandchildren and this place seems to be the type of community for people who like to remain in their apartments all day and never see their families. You can't take your grandchildren to the pool, they aren't really allowed anywhere except for in your own apartment on the property since there are signs everywhere making sure you know it! The gates are always broken and the computer and television were stolen recently from the community room due to it. The parking is beyond full and the "trips" the community takes are few and far between. Please think twice before moving in here. Management couldn't be worse and really isn't interested in making the community more of a community by putting forth any effort. I plan to move as soon as possible!

I've just moved to Lovett Manor and greatly appreciate how quiet it is. I'm also very grateful that it's new and clean. It is a community, for sure, and I like the numerous features of the property: outside storage, outside garages, on-site movie theater, on-site library, large community room for many kinds of free entertainment (pool tables, pianos, big screen TVs). The rooms are not as spacious as I'd like but the sprinkler system and laundry room in each unit get high marks from me!

My 89 year old grandmother was contacted by the manager of this property - Nancy (the former manager of her current complex). She was trying to recruit the tenants of the property she used to manage by telling them how wonderful this new property was. She told my grandmother how much rent would be (based on my grandmothers income) and that there would not be a securty deposit for the electricity, even though the last apartment complex my grandmother lived in paid the electricity. <br><br>Then when my grandmother went to sign the papers for her new apartment, less than one week from her move date, she was told her rent would be more than $100 higher than she was quoted, stating that all of the apartments that they had for the rent amount my grandmother was quoted were all rented out and she only had apartments left for $531, not the $417 she was quoted and that she would also have to put down a $150 deposit with the electricity company.<br><br>Nancy, shame on you for taking adavantage of the elderly!!!!! Shame on you for using the Bait and Switch!!!!!!!1

Can't say that I live there, but I know the property owners are heavily subsidized and that they own a house at 3739 Olympia. He's over 65, so... makes me wonder if his complex is sooooo good, why he's not there instead of RIver Oaks.<br>His money is going somewhere, but not back into the complex.
