The place is really falling apart at the seems. Pipe leaks, fires, windows breaking, constant noise. I've had several problems, absolutely none of which have been addressed. Broken stove, leaking fridge, pipe leaks, everything. I wouldn't be surprised if this place was condemned soon. Be sure not to get home too late, or you'll end up having to park on the street where there is almost 100% certainty your car will get broken into. To say nothing of the fact that about a year ago every single license plate in the parking lot was stolen by who knows. They also seem to have a big stray cat problem, which is pretty inconvenient as well. Yeah, I'm super psyched to have random cats bringing fleas into my back yard.

This place may seem pretty cool, but trust me, it's not. I lived there for little over one year and my apartment flooded 4 times from the shoddy pipes. The management people are terrible, they never answer the phones, they're never at the office, and they never once helped me in any way during the FOUR floods. Yes, I obviously should've moved sooner, but that's on me. The fact of the matter is, the building is falling apart and they simply will not fix it. The guy who lived in my unit before me told me himself that reason he was leaving was because of the floods and damages. Please look elsewhere for a place to live, unless you enjoy constant trouble with your own home!!

These apartments are small and tucked away on a dead end street near Shepherd and Alabama. Unfortunately, one side faces a linen laundry factory that is extremely noisy and starts making a huge racket at 5 in the emorning. If you are thinking of moving here, watch out, the management is prone to lying and harassing the tenants into using less power by way of constant postings on the doors of the apartment. Also, they love to bait and switch -- they will show you a nice unit and get you to sign a lease and then tell you you are not getting that unit -- you will end up with something far short of what you expected. When i lived there, i got one of the only apartments with only one window unit, it was not possible to live in that apartment in the summer without the second unit. They gave me the runaround and never, ever considered putting in an AC for the living room. Cost me 300 to put one in and they accused me of stealing it when i left - no way i was going to leave it for them to keep. Management was annoying, cost was awesome, parking was tight, and they do an incredibly bad job of painting the apartment for move in -- plan on spending hours removing sprayed on paint that was seemingly applied by a simpleton. Also, they needlessly paint the sinks and tub which invariably end up peeling off the paint in chips and strips. Two grocery stores within 3 blocks and lots of bus access ... location is the best feature of these apartments.

Essentially, its a great price for an all bills paid in an excellent location. The map of the property is incorrect, it is actually in the Upper Kirby district right off South Shepherd and West Alabama. The area is actually the highlight of the apartment, as it is within walking distance of all the Richmond/Westheimer/Shepherd/Alabama destinations. Cafe Adobe, W. Alabama Ice House, Ruchies, etc. Old building with normal old building problems, and the grounds aren't pretty. But, all the tenants are very friendly and management expects/gives little. Just a reasonably quiet place to not be bothered by ridiculous management or any sort of thug neighbors. As with anything inside the loop, parking is a nightmare and there are normally going to be random people shuffling around all hours of the night. But, police patrols are regular and friendly and I walk to bars at night and feel completely safe.
