Roaches in vents, showers fluctuate in temperature between scalding and cold every 3 seconds, the landlord will walk into your apartment without warning at whim, the apartment manager lies about repairs, and is rude. Every time you request a repair (like for the toilet) the landlord explains that since its an old building, theres nothing he can do. Check your paperwork before you sign anything because theyre prone to MISTAKES that end up costing you more money.

Cute & tidy apartment, wonderful property manager (Mary), gorgeous patio, until... They enter your home WHENEVER, WITHOUT notice & leave it unlocked. You need to do laundry and the machines are broken or take your money a 1/3 of the time or are broken into the other 1/3 (1/3 of time they work fine) Parking has a wait list, but you'll never get off because they'll give your spot to the random guy that just moved in and not tell you till after the fact. I was there for a year, and someone pranced in, saying he would take the place, but only if they gave him parking. So to secure the deal, they promised it to him, knocking him to the top. But I did not find this out till after they did so. Also, the amount of cockroaches in there is wild. I used to live down the street, in a home from the 1920s and I never ever saw a roach there once. So do not think it is the norm. Yes, they do have pest control who come and spray the place every quarter. But, they do not tell you till the evening before. I am upset to write the review, but there are so many pitfalls and lack of courtesy that I feel any resident show know before they go through what I have.

I had to break my lease because they could not get rid of the tiny roaches that were comming out from the vents! it was due to another old tenant whoe had tons of birds on the first floor and the apartments over! yuck! supposidly i was the only one dealing with this. I doubt it! The exterminator came out twice or more, but no luck! =/ I had to leave. I loved the place otherwise!

I have been living here for two years. The rent is low comparatively speaking to other properties inside the loop. Really low. Like less than $900 for a two bedroom apartment. But, you should beware. Caveat Emptor. Beware the buyer. Since, I moved here, my problems have been several. First, there is new management. The new landlord doesnt care about his tenants. Period. Although some units have been "updated", all that has really been done is fresh paint over water stains and laminate flooring. There is a huge insect (roach) problem at this complex. You will need your own exterminator. If you dont have a new A/C unit, you're in trouble. Hot summers, and the AC will not work properly in the older units. I had to have mine replaced. It was only replaced after I threatened to leave. During the winters, there will be no hot water. Get used to it. I dont mean slightly hot water, I mean COLD water. The new landlord will hire someone to repair it, but as the guy is not a licensed plumber, he will come back 14 times before you get consistent hot water. Prepare yourself for cold showers. Remember, landlord only cares about his rent. So it will a long time to get simple problems handled. There is no permanent maintenance man. There is no 24 hour maintenance. My roomate and I have decided to just spend the extra $300-$400 per month, and live in a nice highrise. Some place with hot water. Parking here is ok. When someone is not in your spot. Its only happened a couple of times, and you have to deal with this at every property. This property sustained damage in Hurricane Ike. So at least one unit (ours) has water stains that were simply painted over. The stains are now showing through the paint. Aesthetically, it looks like a shanty, but inside they only "look" better. There have been reports of rats in other apartments being found. All in all, its just not worth it to live here. Management doesnt care, will respond to complaints by having incompetent people handle maintenance work. Dont live here.

Wow it so cool to find this site to review apartments. The apartments at 1717 Park are very good. Donna (past owner) and Mary are outstanding people and exceptional landlords. I lived there 12, yes 12 years, they were always on time with repairs, maintance and cared for there residents. They were alway accomadating during rough economic periods and treated me and many other on the property like there children. My first apartment was one of the one bedrooms, it was perfect for just me. When I moved in it was clean, updated and really cool with its' own private patio. As soon as(about five years) one of the more detached two bedroom became available, I moved right in. Wow space, privacy and covered parking. Some of the best things when I lived there were, free fat cable (even playboy), covered parking and onsite laundry. The location next to River Oaks shopping center was great for shopping and dining. Plus the big bonus a 24 hour Walgreens and 24 hour Krogers, not to mention the bar and night life of Montrose (be still my little leather heart). I had the pleasure of visiting the property on a visit from College Station and everything looked great and still running well. If or when I move back I would start my apartment search there again, it would be great to live there again. Thankyou so much Apt.12 & 14 Drastic rent increase with new landlord.......

Maybe she was just having a bad day or something. I lived in one of Dona Gaver's properties for 5 years. For a single girl working and going to school, her apartments were perfect. I had an outstanding relationship with the management (Mary Cabrera, the woman you spoke to) and the owner(Done Gaver). If I was ever late on rent they were very understanding. Her properties are well kept and maintained. From the outside, 1717 Park doesn't look like much, but the inside of the apartments are pretty decent for the price. My friend Amy lived in the 2-bdr there (the so called 'studio') and she loved it. I lived at the 2023 Huldy property and everyone I knew loved my little apartment, perfect size and location for 'single in the city'. Dona has done an amazing job updating those little apartments. I practically lived there for a while. My boyfriend lives there and being that I've nothing to compare the complex to, I'd say it's ok. <br><br>He insistst he management is superb, which I cant disagree with. The actual apartment smells terrible, with terrible lighting, roaches everywhere, rodents in the walls, and the actual 700 sq. ft. apartment seemed microscopic. <br><br>Perhaps the 2 bedrooms upstairs are better.<br><br>Ps. the smell is the carpet. If my boyfriend ever thought to put baking soda on it, I'm sure the smell would be resolved.
