I love this community because it's small, quiet,clean and my upgraded appliances with white quartz counter tops sold me. Karla & Katherine have always been very attentive to every request. Thank you!!

As a current resident who just renewed his lease for another eighteen months, I completely disagree with the negative ratings of Marquis on Memorial. I've had nothing but an extremely pleasant experience here. It is a small community of residents nestled in a very safe area with onsite security 24/7. Staff is extremely hospitable and professional. I would definitely recommend any of my friends to live here.

My husband and I went to visit this property and was gracefully greeted by the manage Lindsey, it was a pleasure talking with her, great personality she also took us on a tour and explained all we needed to know in a very polite manner the grounds are nice and clean, there is no noise, love the apartments, so recommended one of our friends and they loved the property, they ended up living there.

DO NOT MOVE IN HERE if you love yourself, your family, your reputation and character, your hard working money, peace and safety... We've lived at this community since 2010, and enjoyed living here! We never had any issues with any of the previous managers. They all had been very professional & helpful. It used to be 5 stars... The new manager (since 07/2015) is rude, unprofessional, and has no integrity. Nothing will get done correctly through her. She never apologizes for her shortcomings, and will harass and abuse you verbally. She lives on property, and does everything against the policy, such as informing her family member about the vacant covered parking spaces on the property so they don't have to park in the front/back of the complex like everybody else, or they park in the "NO PARKING AT ANYTIME" spot if there's not a second covered parking available close by, but other residents' vehicles will be towed ("towing enforced policy"). She has continuously and intentionally made numerous false and defamatory statements to her supervisor that questioned my reputation and character, and has accused me of criminal acts that terminated our lease contract. And our recent maintenance/contractor request had been declined and directed to their lawyer... No, I'm not joking! She has intentionally caused and harmed me and my unborn child with extreme emotional distress and mental anguish with her defamatory statements. I'm puzzled as to how these allegations were published without any investigations by her superiors? How can someone accuse an innocent person of committing crimes? My lawyer had notified their lawyer as well as the regional and apartment managers of the situation; however my simple request for an apology was ignored. I requested the corporate personnel (including the VP), to investigate this situation, but they directed me to their lawyer without providing proofs or explanations for the apartment manager's statements... DO NOT MOVE IN HERE!!!

This place advertises itself as "luxury" apartments when in fact the units are old and in poor condition. Just walk the complex and look at the age (and noise!) of the old A/C units (that you will be spending a fortune to run in the Houston heat), notice all the window-screens that are falling apart, and that is just a quick look at the outside. You get int your apartment and find that the appliances are mostly original, inefficient, and/or failing (20 yrs old for many); the windows leak heat and cold like a sieve; and bathrooms have bad tile jobs and other issues. Their "upgraded" apartments are nothing but a cheap kitchen remodel that looks very incomplete (e.g., orig sinks with a new piece of granite around them, and black appliances vs. white). Then comes the annual renewal where they whack you for a double-digit percentage increase! OUCH! Bottom line: you should look around a bit more, as this place is no where near "luxury" even as the rent-prices fall in that zone.

I'd stay away from these apartments as this property has been bought by CWS recently and the management is horrible. If you want to pay random charges of few hundred dollars when you move out, these apartments are highly recommended, otherwise stay away

I leased from The Fleetwood for a year and left only because of a relocation. My experience was awesome! The staff was friendly and helpful when necessary. If I end up in Houston again, I'll look into residency there again. Location is also great for those who need to be in west Houston.

I am a one year resident and have had a very good experience with the Marquis on Memorial (formerly Fleetwood). I have only had a couple maintanence issues and both have been resolved quickly. The complex is very quiet at night (traffic on Memorial fairly light) and no crime that I've heard of. The gates have been broken periodicly, but not to an time extent that made me think the managers were neglectful. The groundkeepers do a good job of keeping the place nice looking and are friendly when you talk to them. I believe rent will be going up shortly, but for $900 (what I paid), it is a very good deal)

I'm a new resident at The Marquis on Memorial and my experience with this community has been more than awesome. I quickly built a relationship with the office staff and they do a great job at following up. The property is well maintain and my home had everything I want in it. Coming from a home, the attached garages in my 1 bedroom and study spacious and has a home-like feel. Off course part of this is the customer service provided by the maintenance. These people really have a genuine care of your needs and actively listens to what you need. I would recommend this property to anyone who's looking for a comfortable home living and outstanding customer service.

Have been living here almost 2 years, really loves the community and the neighborhood. However, when the apartment was sold, the transition period is quite a disconnect and very unpleasant. The new management is not as friendly and renter-oriented as the old one. They have changed the apartment's name into "Marquis on Memorial" and began some major maintenance like changing the roofs recently. However, the whole thing was not quite well organized, the gates was out of order quite often and there was even a power break recently. You can't expect to get a notice for your package from the management even though they may sign for you. When our AC broke down, we could find the management even during the office hours. The maintenance staff are good though.
