Dont rent here if you can find ANY other place to live! Aside from the unbelievable roach infestation that has persisted for more than three years, there are EPIC potholes that keep getting larger and larger which will destroy your transmission throughout the property. The mgmt continuously changes rules regarding car towing and makes money in kick backs from towing company for tows... Total scam. They will enter your unit without notice and go through your things, items go missing especially tools. Walls are paper thin, you can literally hear neighbor conversations. Pool is green and almost never opens, if it does total nightmare with nothing but dozens of rude unsupervised children (any adults present are aloof and ambivalent to the chaos). Kiss your deposit goodbye no matter how clean you are. Leave so much as a spatula behind and dont hire professional cleaners when you move they will refuse to refund deposit. Worst place ive ever lived at, glad i finally got away, horrible nightmare staff. Be warned, last resort only. Disabled US Navy Veteran , previous tenant (6\2019 - 8\2022), happily moved and glad to answer any/all questions to help people avoid this place.

I have been living here for a little over 3 months and I absolutely LOVE my townhome not to mention that all utilities are included in my rent which is a BIG Plus since I am a single mother with 2 kids. The parking is a little tight but when you weigh all the pros and cons I can gaurantee you that you will not find any where in this area will you will get a nice place to live, right near the Beltway & I-10 at such an affordable price. I am not sure how it was before but the maintenance picks up the grounds every morning and has come to fix whatever I need fixed the same day or the very next day. Honestly I really dont have anything to complain about. I'm just happy that I found a nice place that I can actually afford for my kids and I.

First off, this is a low income property. It doesn't mean that people don't have class, dignity or pride about themselves or the way that they conduct themselves just because they don't have a lot of money but in THIS case- RENTER BEWARE! They renovated the apartments to make them look more presentable due to the high end homes and condos that were buiilt on the other end of Sherwood Forest St. The hardwoods are nice, and the maintenance person cleans up all the trash every morning but that's where the good things end. The people act like they were raised in barns or the woods. "Neighborly" is not a term they understand. I would say the apartments are 90% populated by -------- people and many do not speak english. They BLAST loud music night and day, sit outside all night drinking on the steps or in the parking lots on top of their cars. They did add lighting to the building but when you have to walk past groups of drunk men to get to your building or unit the lights are not helpful. I am adding just a few videos of the loud parties/music and maybe 1 or 2 of the police calls to my youtube page. Just search for Villa Oaks Townhomes on youtube as I'm not sure what I will name them, but this will help you get an idea of what the property is like. They have access gates and they give you a card(and charge you if you lose it) but the gates are ALWAYS open. I literally have not seen the entrance gate closed in about 4 months. When they fix that one, the exit gate will be left wide open for months so there really is no point. The office staff is very friendly when you look for an apartment but once you move in you are a nuisance and a bother and they will not return your phone calls. When they do answer they have one of the new people screen the calls and you can't speak to a manager or assistant manager even if they're right there. I've been renting apartments for over 20 years and I have NEVER in my life experienced roaches like the ones here!!! I refused to cook or even turn on the oven for the first 3 months I was there because the roaches were so bad and it gave me the creeps. I would spray the kitchen and trahs every night even though I hadn't cooked or eaten there and there would still be roaches as though they were immune to the spray. It was so nasty and disgusting! The office would send people to spray and that never helped. It took me almost 7 months to completely rid my unit of roaches and that has never happened to me before. They have TERRRIBLE plumbing and water problems. I lived there over a year and they never completely resolved them. When I moved in there was only hot water once a day for a very short time and by the time the other residents turned their hot water on you were lucky to get a very luke warm bath or shower. Plus sometimes the water would just come out dark brown as though there was sewage in it. Every other week you get a notice on your dorr saying that the water will be off the next day and it didn't give you time to prepare for the fact that you would not be able to bathe or wash dishes, or flush the toilet for an entire day- AWFUL and INFURIATING. By the time I left it was happening so often that they didn't eve put the notices on your door they just posted ONE sign by the mailbox so if you didn't check your mail that day you would have no idead what was coming. I will say that by the time I moved out the water was VERY hot, but at least once or twice a week you would turn on the tub leave the bathroom and come back to brown water. The parking is absolutely ridiculous- they give you a sticker and tell you you get first dibs on parking but there are cars everywhere and people will block you in and double park without a second thought. The police are FREQUENTLY waking you up outside arresting someone or just looking for someone which is scary because you don't know which of the neighbors are criminals. I came in from a family gathering a few weeks ago and there were drunk women all over my patio and one of them looked to be unconscious. They were making a huge racket and after I'd been inside about 30 minutes one of them started throwing up all over the patios and doorsteps- typical villa oaks. When you move in they promise you that they have a "Courtesy Officer" on duty in case you have any issues- LIES! When you call the leasing office you can press option 4 and leave a message for the so-called "Courtesy Officer," but I'll eat my hat if anyone ever shows up, calls you, or responds. I've lived at other properties that had REAL live verifiable human Patrol Officers and I never had to call more than once or twice the entire time I lived there. At villa oaks I had to call weekly or sometimes multiple times a week and then I'd still have to end up calling the non-emergency police or 911 depending on what was happening on that particular night. I'm sooo grateful to be able to come home to peace and quiet and sleep through the night these days.. something I definitely could not do while at the Villa Oaks Townhomes . Before even considering moving here I would do a drive through(you can get in the gates are open)late at night and check out the parking, the partying and the loud music. Also, look at the very shady characters who hang out at the convenience store parking lot across the street-they start as early as 5pm.

My friends call this Mexico City when they visit. There is always loud spanish music playing nights weekends and mornings. Say you are off on a saturday or sunday morning and you want to rest or just open your window to get some fresh air- FORGET IT even with your windows closed all you will hear is spanish music blaring even as early as 7am. I have videos of this but couldn't figure out how to add them so I added them to my Google Plus Page both videos are of the loud music. Also don't be fooled by the pictures on their website, from the street there is fresh neat yellow paint but as you can see from the videos the inner units are an ugly brown and red combo. I agree in some unitys there are 2 or 3 families living there so there are way too many cars and its hard to park. Some idiots park on the grass or on the sidewalks. Some residents have awnings up over their patios like the ones you use to tailgate and on the weekends they sit outside all night and party keeping everyone else's kids awake!! These are very cheap compared to the other properties on Sherwood but if you have a choice SKIP these and the apartments directly across the street. You DEF get what you pay for!!!!!! Lesson Learned!

The other reviewer is right about the chiller system and another thing they DON'T tell you is that since it is all bills paid they have control over your thermostat. You can either have HEAT or AC but not both. For example if the office turns on A/C for everyone because it is hot during the day and then the temperature drops to 40 degrees over night you will FREEZE or vice versa if you happen to get hot in your apartment during the winter like if you're cleaning or working out to bad so sad you better have your own fans and space heaters for the whole apartment. Most of the time they forget to change the temperature so there were times in the winter where we were all freezing and complaining for days with no heat and a whole weekend last summer when it was almost 100 degrees and there was no a/c. When you call the people in the office tell you that the temperature is not considered emergency maintenance and that's why the maintenance person would not adjust your thermostat the night before when your children were freezing in 30 degree weather while all you had was AC! The girls in the office don't answer the phones they let it go to voice mail even when they're all sitting right there and they take weeks to return calls if they call you back at all. Once I waited 5 days for a call and then the manager said "oh yes I was gonna call you back"...UMM WHEN??" The walls are PAPER thin I can hear my disgusting neighbors having sex that's the ONLY time you are thankful for the extra loud humming noise the chiller system makes. There are also bad roaches and sometimes they give you a flyer about how to avoid them by not leaving food out etc but they are already here! Parking is horrible. Most of the tenants have extra friends and relatives living with them especially on the weekends and they all park along the fence on every side of the complex which means no matter where you park someone will be double parked behind you and you have to do a 3 point turn to get out and go to work in the morning. The tenants don't watch their kids and they run wild all over the place even late at night. More than once I've had to bring my dog in because it's 11'0 clock at night and there are screaming children running all through the complex and jumping off the stairwells. also they take government housing so they have to do inspections on ALL of the units even if you work and pay for your own rent. This means that you will come home at night and there is a sign on your door saying that there is a mandatory inspection and that the Manager,leasing agent, and inspector will be walking through your apartment. YOU FEEL SO VIOLATED AND THERE IS NOTHING YOU CAN DO!!! I will be saying good riddance to this place in about 4 months and I am so happy about that!

I would not move here. The management is awful, the apartments are okay overall, maintenence on anything takes forever. The ac is not an ac, it's a chiller system, in which they do not tell you when you sign the lease. AC went out for almost a week in the middle of the summer, they weren't even trying to help anyone, they said whatever we bought was not going to be taken out of the rent, no window units are allowed. The laundry rooms half of the time do not work and they claim they do not do anything to them we have to call the provider to have them fixed. It was nice at first because it is all bills paid, but I wouldn't sign another month with this place. I am just waiting on the lease to run out so I can find a new place to go. Most horrible place I have ever lived. It sounds nice but once you get in everything goes down hill.
