I’m a current resident at Broadstone Oliver, and I want to share my experience so far for anyone considering moving in. Below is an honest breakdown of the pros and cons. Pros * Friendly and Accommodating Staff with Quick Response Time * Maintenance Team that usually resolves requests within 24 - 48 hours * On-Site courtesy security patrol at night * Community events and a general social environment * EV Charging Stations available * Amenities are clean, accessible, and well-maintained Cons * Significant Train Noise (the property is between two train lines) * Faulty Elevators / Security Doors with long down times before being fixed * Package theft inside building hallways * Greystar Hidden Fees that increase monthly cost * Occasional Book lice, Ants, Spiders, and Moisture issues within the building Full Experience Broadstone Oliver initially caught my attention back in April 2025. They offered a $1,000 move-in special and a competitive rate in the area of $1,600/month for a 15-month lease. At the time of move-in, the building capacity was about 30% and the move-in process was smooth. This is my first experience living in an apartment complex. The staff gave a very thorough tour and made for a welcoming atmosphere leaving behind a wonderful first impression. The community events were a huge highlight in the beginning with being able to meet a few neighbors and always having an active pool area. The gym is a little on the smaller side but high in functionality with a decent mix of equipment. The location is another big plus. You’re walking distance from Target, Kroger, Home Depot, Panda Express, several coffee shops, and more. It’s a very convenient location. The Biggest Downsides 1. Train Noise You WILL hear trains frequently—day and night. Vibrations and horns can be disruptive, depending on your sensitivity. Some conductors are courteous; others are not. If you’re a light sleeper, this may impact you. 2. Broken Equipment Elevators and secure-access doors go down more often than they should for a new building. There was even an incident where an elevator malfunctioned and triggered a fire alarm, causing an evacuation until the fire department cleared it. 3. Hidden Fees Greystar properties often have multiple add-on fees. Expect additional monthly charges such as: • $25 trash • $65 internet • $20 Fetch package service • $16.75 boiler services • $5 pest control *Plus water/electricity and a $300/pet deposit. Your actual monthly total may be $125–$300 above base rent. Package Theft ~My Personal Experience This is the part that concerned me most. On October 11th at 3:14 PM, UPS delivered a package directly to my door. There is a delivery photo clearly showing the package inside a controlled-access hallway. Between October 11th and October 15th, the package was stolen. I filed a report with Houston PD and contacted management asking what the building’s security procedures were for theft happening inside the building. Management’s response is: “Broadstone Oliver is not responsible for missing packages.” I was advised to rely on Fetch for deliveries, a third party vendor to set up times for package delivery. On my party, this delivery was not using the Fetch delivery system. I also learned that there are no security cameras in the hallways. There is nighttime courtesy patrol, but not daytime monitoring to my knowledge. It was disappointing that a $500 package went missing with no available leads. Ultimately, residents should be aware that they are responsible for their own packages regardless of whether Fetch is used or not. I recommend exercising caution and considering secure pickup options for valuable items. Final Thoughts Thank you for taking the time to read my review. Overall, Broadstone Oliver has its strengths of a great location, friendly staff, clean amenities, and fast maintenance. Do be wary of some of the drawbacks that prospective renters should be aware of. It’s a generally good experience with room for improvement, and I hope management and corporate continue addressing the building’s growing pains, particularly around security and communication.

If I could give this apartment complex zero stars, I would. I was approved, signed a lease, set up utilities and renter’s insurance, scheduled movers, and even paid for them to pack and move my furniture. I received multiple emails confirming my lease and move-in process. On the actual day of my move-in, I was suddenly told by Chandler Wells, that my application had been denied. No prior notice, no email, no voicemail — nothing. When I asked why I wasn’t contacted about such an important matter, they claimed they had called, but “my phone went to voicemail.” Yet, they never bothered to leave a voicemail or send an email (despite sending plenty of other automated emails during the process). When I showed them the confirmation email of my signed lease, they tried to lie and say I must have signed “something else.” This is completely unprofessional and dishonest. Because of their negligence, I wasted time, energy, and money on movers and packing, only to be left without a place to live at the very last minute. Future renters — be very careful. If this can happen after being “approved” and signing a lease, it can happen to anyone. Their lack of communication, accountability, and integrity is shocking.
