I lived here for 18 months. Never caused any issues, even fixed small things in the unit out of my own pocket when they broke. Unfortunately, I regret ever moving in. Electric bill: The insulation is terrible, and the windows don’t work properly. It was unbearably hot in the summer and freezing in the winter. My average bill was $300+ a month. Neighbors: The new tenants moving in are loud, with kids and dogs running all over the place. “Renovated� unit: Everything was old—the fridge, stove, microwave, even the chipped toilet. The only thing remotely new was the flooring, and that was installed poorly with glue everywhere. Carpet: Started coming up within two weeks. Whoever “cleaned� it before I moved in did a terrible job; stains started appearing by week three. Pool: Closed almost the entire time I lived there due to “maintenance� or code issues. Gates: The back gate is always broken after it rains, and the front gate is just as bad. For a “gated community,� there were plenty of times I came home late at night to find both gates wide open. A/C: My A/C went out in June. After waiting 24 hours with no action, I had to physically go to the office to get help. It was finally fixed the next day. Office staff: The young woman in the front office (Laney, I believe) is extremely rude. Move-out fees: They lure you in with a low security deposit but tack on extra charges when you leave. I’ve lived in some pretty bad places before, but this one takes the cake. ?? Final verdict: Not worth the outrageous rent they charge. Do yourself a favor— DO NOT MOVE HERE.

The manager at this location is a crook, her name is Jessica. She will charge you whatever she wants at the end!!! Be aware!!!! Now let’s talk about this living situation at this apartment!!! Unsafe!!!!! So many people can get in from the exit gate at any point it’s not guarded they have also had so much theft happen with cars breaking in because it’s a joke living here!!! The fob they charge you $35 is also a joke you don’t get your money back at the end they said it was a rental fee!!! Hey guess what you don’t even need it!! The gate is always open!!! Don’t go here and don’t choose here as your living place!!!! Save your life and go to a nicer place a newer one!!! Let me start by saying this apartment complex does not care about their residents. It’s full of roaches, is unsanitary has so many unnecessary fees they’ll tag on to your contracts it’s unbelievable. The manage Jessica is unfair, once you give them the notice you want to move out she’ll attach wrongful fees to your name that if you don’t pay goes on your credit. She is not an honest person. It wasn’t a pleasant living situation always something wrong. It’s also old and smell really bad. The walls are very thin it’s just an old apartment complex. Mind you I had to pay over $600 after I paid my monthly rent because of stupid reasons, there were no damages. If you want to deal with a crook manager who’ll treat you very bad at the end of your contract and will reap you off. Go here and be their resident. Would I recommend anyone living there?! Oh heck no! I’ll tell all my friends and I’ll make sure the reviews get out there. Do yourself a favor and run away go to a nicer place a newer one with more transparent and honest manager. Do not and I mean do not deal with this manager, her name is Jessica. stay away!!!!!

I am a longtime resident of Raveneaux. During that time, we have had several managers, but not like the one we have now. Our new manager of just a few short months is doing a wonderful job of getting our complex back into shape. And, best of all, she is approachable! Instead of being out of sight in a back office, she has moved her office to just inside the front doors where she keeps track of what is going on, and is more than willing to take time to talk with you. And she will not give you the runaround to any question or comment you may have. She will tell you the truth. How refreshing! When the new manager arrived, she faced many issues that had not been previously addressed. There was, and still is, a lot of deferred maintenance. But she is working on all of them, one by one. Best is of all is that she is proactive, not reactive. Resident requests for maintenance are handled promptly and based on the seriousness of the situation. We had an abundance of dead trees, starting with the most serious that could cause structural damage or be a danger to pedestrians. There are still dead trees to be removed, but these are not as detrimental to buildings or people as the ones already removed. They will eventually be taken down. Another issue was the lack of adequate outside safety lighting and also of bulbs not being promptly replaced. Not only are new lights being installed, but if a resident sees an outside light that is not working, if they will put in a maintenance request through the portal, it will be taken care of. There are more issues still to be addressed but remember that they had previously been deferred without action. I have confidence they will be resolved as quickly as possible. No longer should we face problem issues being put on the back burner until a later date, which used to seem to take forever or never. Nor should we expect to be given a response without a resolution designed to just get us out of the office. So, if you have heard negative feedback or reviews about Raveneaux during the past few years, I think you will be surprised at how the new manager is tackling the deferred maintenance issues and other problems as professionally and effectively as we would expect them to be addressed! Come and see for yourself. It is getting better!

Management has no autonomy. All decisions come from corporate headquarters in Utah. Most tenant complaints are answered with excuses, not resolutions. Tenants are being nickeled & dimed to death with monthly increases in ancillary charges like garbage pickup, valet trash pickup, and other “fees” over which tenants have no control. The property cannot keep a real on-site Manager for any length of time so there is no continuity. Most Assistant Managers, when there is no Manager on staff, are incompetent and difficult to deal with. And when a strong, competent Manager is hired, it isn’t long before they’ve moved on to greener pastures. The complex is over 20 years old and it’s showing. Raveneaux used to be a luxury complex, one in which it was desirable to live. Not any longer. Ownership has changed several times, but not for the better. Raveneaux is no longer a desirable property and it continues to go downhill. The only thing going uphill is the rent and monthly add-on fees. On-site management is sub-par and does not represent the tenants, but seems to only be concerned about corporate accolades. I plan to relocate soon as I can no longer continue to live in such a poorly managed complex.

Lived here a couple years and I was miserable. Upon moving in our apt was infested with centipedes. The fire alarm in the dining rooms are so sensitive they go off if I use the toaster, especially when I used the oven. I could hear all the neighbors-upstairs, adjoining and especially when they were outside talking at 3am or sitting in their cars with the music and bass loud. The complex is next to a few areas that people go and light fireworks. There's no parking rules and the lines are so narrow trucks don't park in normal spaces. The fencing on the property are being jumped constantly. The dog rules are very loose, I've known a couple people that were attacked and nothing was done about it. The security is a joke within the complex but the local police are very nice and responsive. There's a house next to the complex that children scream and play outside, even after hours. They took away the recycling because people were not using it responsibly. Trash is left outside all the time. We had an renovated floor plan and it was okay, the flooring was nice. The front office was usually nice and tried what they could for being short staffed for so long. That's all I can think of off the top of my head. I would not live here again or suggest anyone I loved live here.

It has gone downhill since the company/management change. People don't bring in their trash cans or pick up after their dogs. There is a dog park but dogs are constantly fighting, it's really upsetting to hear and see. There have been an increasing number of break ins and cars up on blocks from stolen tires. The apartments don't inform the residents of anything -so unless it happened to your neighbor or you saw the cars yourself you wouldn't even know to take extra precautions. Also if someone sends you a present in the mail and it doesn't have your name on it they send it back- even though it's addressed to your apartment. No call no questions, they just send your mail back. Management is really unprofessional to the point I've heard them talking about other residents.

Beautiful older community with lots of wooded area that makes you feel more like living in the country than just outside of Houston. Very nice gym and main office amenities. Pool area is nice and pretty. Super friendly and helpful staff. They have put on some awesome resident events for adults and kids alike.

This community uses parts from appliances they kept from 2017 Harvey flooded units. It's disgusting (see photos of stored items from 2017 flood). The maintenance manager is proud that approximately $75,000 that has been saved to date by using parts from flooded apartment appliances. They don't disclose this and we wonder if this is legal. One of the two front gates have always been open 24/7 until July 26, 2018. Suddenly they are closing the gates after hours. Makes us wonder why. Also...READ THE LEASE AND THE MANY addendums BEFORE SIGNING anything electronically. READ THE LEASE! They state items in the lease that they won't actually do. They are sneaky in the leasing office. Oh yeah...we can hear our neighbors talking, going to the bathroom, flush the toilet, being intimate and their TV. We have to wonder if they hear us. Please notice: the complex is across from a train track and the trains are loud when they come through. Look beyond the surface when considering this place and don't be 'oversold' by the leasing office. Just saying!

Mixed feedback. Excellent point (a thank you note): - On July 14, 2018, Raveneaux's employee, Ronaldo, helped me a lot by pumping my flat tire. Great guy, he even refused to accept a modest tip. At the same, both leasing specialists (do you need two?) told me that they have no compressor and cannot help me. Probably they don't care. At least, they don't care if guest WiFi is working or not, or there is soap in men's restroom inside the office building. Good points: - 24x7 open gym, but lack of Bench press - fair pool size, but not always clean - free Starbucks type coffee when the office is open - the overall green neighborhood, walkable park, but on the opposite side of the road without a safe way to cross Required management attention: - pest control is not adequate, I asked for extra treatment three weeks after moving in. - A neighbor in June complained about broken A/C without repair for five days (at T=88F) in the apartment she just moved in. - The pool can be at the maintenance for four days. Can you do that in 1-2 days during Mo-Fri? - For the whole neighborhood, you have only one dumpster for recycling. It's always full. Please consider the second one, so people will be motivated to recycle their trash. Let's keep Texas clean and neat.
