Hiline Heights used to be luxurious and well-managed. Unfortunately, that's not the case anymore. Ever since Asset Living replaced Greystar as the property manager at the start of the year, things have spiraled. The communication from the office has been frustratingly poor, and dealing with basic issues feels like pulling teeth. Take the elevator, for example. It broke during a storm in April and wasn’t fixed for months, forcing me to shell out extra cash for movers because they had to use the stairs. Then there’s the valet trash service they axed, which has only made keeping the complex clean even more of a challenge. The garden-style hallways help a bit with the smell, but that's about it—they only bother to clean the elevator and the first floor. We consistently would lose power and water for extended periods of time. At one point, we were told to get water from the pool to flush our toilets. Security is another big issue. The fobs rarely work, which means no gym access and a clubhouse that feels more like a sauna. Doors left wide open invite trouble, and despite there being a security car parked for show, the leasing office just shrugs off any concerns about break-ins. Fire alarms galore. They contract with the shadiest providers who would ring the fire alarms all day long. My poor dog. At first, I enjoyed visiting the leasing office because the staff were sweet to my dog and seemed friendly. But I learned the hard way that this charm doesn't extend to professional responsibilities. When I needed to break my lease due to personal reasons, getting in touch with them became an ordeal. They ignored my realtor and new apartment’s calls and emails for weeks. Yet, when it came to collecting my early termination fee, they were quick to reach out. On my move-out day, no one told me where to leave my keys since I had to leave before the office opened. I ended up just leaving them in my apartment. Trying to get any response from them now that I'm not a tenant anymore? Forget about it. The final straw was how they handled my security deposit. They promised I'd get it back within 60 days, but then they deducted $300 for normal wear and tear damages already there when I moved in. Over 3 months later, I still have not received a penny of my security deposit. And they had the nerve to ask for a 5-star review to help their ratings. So, if you're considering Hiline Heights, think twice. They’re clearly not what they used to be, and from my experience, they don’t seem to care much about their residents once they have your money. And if you are reading this and have not received your security deposit back, remember—Texas law says they should return it within 30 days. You might need a lawyer to remind them of that like I did.

It all depends on what you want from an apartment building. This is in a nice area and close to lots of stuff. It’s also a nice building. Has hallways connected to outside so good if you like that bad if you don’t. Not a lot of younger people and the community get togethers aren’t high in attendance if you want to meet new people.

Hiline Apartments has been a good choice so far. The facilities are clean. The staff is friendly. Floor plans are thoughtfully designed for maximum efficiency. The gym is rather small with limited equipment, but it has the basics.

Young crowd living here, fun place to be at, friendly staff and friendly tenants. The only thing I would say is that the outside pool BBQ area needs a bit more of care. Other than that I recommend this place

Nice place, great location, friendly staff that is there to help you, community is good, no noise issues, reliable valet trash pick ups, good amenities, good maintenance staff. I would recommend this place to friends

I LOVE living here. It’s affordable, always CLEAN, great office personnel, security car in parking garage every night so we never have theft of wheels and rims, beautiful landscape. I’m happy to live here!

Living at Hiline Heights has been relaxing. I use that word because it is. I do not hear loud groups, even at the courtyard outside my balcony. Everyone that lives here is polite and, well, relaxed. I have friends that live in other communities around town, and most of them wind up back at my place at Hiline because they can come here and relax. That is the best compliment I could give any community after a long week of work.

HiLine Heights is a great place to live! Management is responsive and easy to work with. The amenities are great, clean, and easy to use. The location is perfect - near multiple grocery stores, and quick access to the highway

Just disappointed with the overall lack of security features for a complex that is as expensive as it is. The cleanliness is what you should expect when you pay this amount but just an overall disappointing experience tbh

Bullism, Harassment Towards my Handicap & Disability an noisy an fully disrespectful towards me of the Neighbors. Some one Maintenance Staff glares at me like i dix something wrong. He's very tall. Brown hair. I one time was coming out of my apartment he just stands there with like disbelief like about me like i did something. An did not. He wasn't rude or anything. Jst glares at me. The Neighbors seriously hate me. I forgive them. Why's this happenings with me! An they make fun of me out by the poolside each night. They don't like me one bit. An I'm staying here until all of this ends. There also not cooperative ither of me whatsoever.
