So I have lived here 3 years TOO long. PLEASE do not be fooled by the "only people who are mad come here to vent". DUH!!! I came on here because I am leaving this place FINALLY and I want to let people know it is horrible. First, the management. ----- tries to be cool and friendly but she is far from it!!! My first year and a half we had other management and everyone loved -------!! Then this group came along and it has gone to crap. Do not fall for the promos that they give. They are struggling and need renters. Crime is terrible, noise ALL the time and they don't do anything about it. I had people doing and selling drugs upstairs and it took me 3 TIMES to complain and guess what? They still did not do anything about it. People have tried to break into my car several times; this place is not safe. I will not walk outside at dark. Maintenance is terrible. They take forever and just don't care. They will let anyone move in, they do not check your work history. I heard them tell someone that as long as they had a letter from your work they could accept that. REALLY? Please people...do yourself a favor and walk away now. All the reviews below that are saying the same thing, are true!! I have never been late on my rent and I get treated like CRAP! DO NOT MOVE HERE!!!!!!!!!!

I'm gonna make this as short as possible. I recommend NEVER moving here. My family and I lived here for a year and it was HORRIBLE. Allow me to make a list: #1. Music almost constantly, ESPECIALLY on weekends when you are trying to relax. I found myself making excuses to stay out of my apartment because I could not relax. #2. Dogs barking constantly and dog sh** EVERYWHERE. it's so bad that when you go outside, the "lovely" aroma of dog sh** hits your nostrils every time you open your door or window. I highly suggest watching your step. #3. The management and the maintenance. The maintenance wont fix your issues and like to just hang out outside. The management, namely Angela, the manager. Angela and her staff REFUSED to help us with any of our problems with noise and neighbors. In the beginning we tried to politely ask 3 of our neighbors to turn down their loud, rumbling music, but refused and started playing their music almost everyday out of spite. one neighbor even had the NERVE to tell US to get earplugs. Management would just say, "Well what do you want us to do about it?" and would say that they did something, but were obviously lying. They will also tell ALL of your business to the neighbors and flirt with all the men. #4. The washrooms.... words cannot describe how smelly, dirty, trashy, and utterly sickening they were. The washing machines were always broken and even when they were working, your clothes will still stink. I cannot believe they charged $1.50 to wash and dry.They were once even tagged with graffiti. #5. the gates to the community are ALWAYS broken and anyone can walk in. they serve no purpose. #6. People always hang around outside smoking, and sit on the stairs in front of apartments that aren't theirs. #7. The water system. The water is often brown when you run it. What an awful surprise it is when you're taking a shower or running a bath and find yourself in brown water! #8. The dumpster is always overflowing and people leave their trash on their front doors. #9. the apartments are in a word; disgusting. They say "renovated", but PLEASE. Awful. The ONLY reason we stayed is because we got a brand new apartment that no one ever lived in before us, so it was very clean and had nice upgrades. Unless for some reason you actually like all these terrible things, STAY AWAY! You WILL regret it.

We moved here at the end of April 2014. ------ (who seems to not work there anymore) showed us two apartments. The first one was an older apartment. This one was in bad shape and had been painted way too much to hide the things that were really wrong with it. I could not get out of that one fast enough. The second one she showed us was new construction because (what I heard from another tenant) that building had been in a fire. That one we took because it was new. First two months or so it was really quiet. Then the trouble began. A downstairs neighbor would play his music very loud -turning up his bass- often in the mornings. We called the office and ------ went to have him turn it down mentioning that this particular neighbor often did that. But you would think it would have stopped there. It did not, this guy continued to play his music anyway and told us we should put in ear plugs if we needed to "block out the sound" after my son went and personally asked him to keep it down. It was not just him though. We had another upstairs neighbor who would do the same thing except his would start at around midnight and continue for hours. We called the Harris County Sheriff Dept. numerous times and we have incident reports to prove it. I had to consult with an attorney on this matter and was given legal advice on terminating the lease BEFORE it expired because of the apartment complex refusal to remedy the situation ( stating that we were the only ones who have complained against these tenants) pursuant to the peaceful enjoyment clause every apartment resident has a right to (look up Texas law on this). It is called constructive eviction if they do not comply. The complex was sent certified letters at the advice of my attorney. They, particularly ------ who is the property manager, still had done nothing but give me lip service as to what was already done. We also have video evidence that shows we were and are not exaggerating these complaints. We took these for a specific reason. We finally had to move which was not easy as I work from home (both my son and I) which the music was interruptive of our work days and evening. Having to coordinate the move so we did not miss work time was an added inconvenience. I can tell you we plan on not letting this go at that. There are more legal remedies we can take against this place. This kind of piss off attitude of management cannot be allowed to go unchecked. The last review states that people are "just mad". Hell yeah we are especially if we pay rent and have a reasonable expectation that we will be treated like our money matters! If you have any complaints that are not answered, start a paper trail and send certified letters showing you have given them ample notice to take care of the things in your complaint. By the way, the last 5 star review was from someone in the office. Before you decide to lease here, ask a LOT of questions ( lesson learned for me). If they do not do what they are supposed to, here are a few places you can go to assist you with that. ----------------------------------------------------- --------------------------------------------- ----------------------------------------------------------

WOW I cant believe all the bad reviews... I have lived here for almost three years and I love it here. The staff is so nice and the property is so clean and pretty. I love the dog park, well my fur babies love the dog park. I have recommened Reserve to a lot of my friends/co-workers and they live here now as well. Just remember only mad people get on this thing. I wasnt even going to leave any messages on here. till my friend to me about it and was shocked that I lived here with all these bad reviews so I just had to leave something positive because it is a very nice place. My neighbor has lived here almost 20 years and he loves it here too. So what does that say....

Oh my, I should've read the reviews before we signed the lease. So I want to remain unbiased as much as possible but the facts are facts. Boyfriend and I lived there for 7ish months before breaking our lease and moving elsewhere. Now I know that everyone is bashing this apartment complex and every neighbor I've ran into only had negative things to say about the place but at the time....I didn't understand what was so terrible about the place (it was our first time renting). Fast forwarding to where I'm living now and yes, the Reserves was and IS a --------. What I'm about to list aren't complaints but FACTS and personal experiences. You take what you will from it. I'm not from Texas and I've never come face to face with a roach before, that is until I lived here. When I first moved in I realized their were alot of DEAD pillbugs EVERYWHERE. Also, tiny little black spiders that jumped when I'd try to whack them. And then the roaches... they would just pop out of nowhere...dead and on their backs. The exterminator said it's because they are "tree" roaches and that they die within 48 hours of being in the AC. But oh my, the roaches out on my porch and front steps were terrifying. Also, the my laundry room had a big --- hole chewed into the wall (rats). Because of this I was too scared to use it and always used the community laundry room (which on a regular ate my coins). And when they finally patched up the hole it was such an eyesore. Oh and there was mold on the ceiling! Hm what else...the leasing office were some rude -------. A handful of times I'd call the office and they would answer by saying "hello." Like it was their personal phone or some ----. It would make me so awkward and I would say "Hi, uh...is this the reserves office?" Like ----- why am I greeting you?? And sososo many times I'd ask a question and they'd flat out tell me "I uh Don't Know". Water would randomly be turned off without notice which would piss me off because I'd have soap on my hands and then realize I'd just have to go to work that way >< There are SO many stray cats in this apartment complex. If a cat was in heat all you would hear is the cat yowling all night long. And lucky me, the cats decided to use the little bit of grass on my front steps as their personal litter box. I let the office know about this and they said they'll let the porter know about it but that they can't do anything about the stray cats for this reason or that. Well there was always cat ---- in front of my townhouse and I was afraid that my neighbors would think it was my dog's or something. Which by the way, I pick up my dog's ----...idk about the rest of the dogowners living there... AAAANNNDDDD lastly, the worst thing of all. For weeks I kept hearing...noises. I thought it was just the neighbors since we're all living in close proximity. And then one night while I was downstairs on my couch I heard distinct feet scurrying above in my ceiling. It was so loud and so clear that my dog woke up and began growling. Even still I didn't think much of it...my bf thought I was crazy...untill he heard it too 2 weeks later. The exterminator came out while I was at work. I called the office to see what came out of the visit and the exterminator said there was NOTHING HE CAN DO BESIDES TEAR UP THE WALLS WHICH HE WASN'T GOING TO DO. Mind you we had an ATTIC he could've investigated into!!! The office lady said that the ext. claimed that the rats (Boyfriend is convinced it was something bigger) were attracted to the way we were living. By that she meant the fruit we had on our table and dishes in our sink. She was PASSIVELY TELLING US THAT WE WERE DIRTY!!! What the hell? It was ludicrous. The rodents were in our WALLS! I've never witnessed anything that would claim that they were INSIDE my apartment. So how dare she say that!! By then we had already put in our 60 day notice so I didn't fuss too much about it because it was clear they weren't going to do jack squat about it. So I just lived in fear until it was time to move out. I'm not going to tell you what to do but please do your research. I live at the Winchester Place now in almost the exact floor plan except bigger and oh so much nicer for $40 LESS that Reserves. AND the Fitness room is part of the amenites here!!! At the Reserves you have to pay $30~ FOR A KEY and when I wanted to purchase one the office told me there weren't anymore available to purchase and she wasn't sure when she'd get another shipment of keys! WTF! So yeah don't be fooled.
