I've lived at Oxford (Del Mar) Apartments for just under 6 years. There were a few issues, but I understood it because of the age of the complex. Either during or just before the summer of 2022, a new company took over the complex. It was obvious and quick that things went down. They so called tried to update each apartment but basically, they were just painting over all the problems. During a conversation with HPD and hired security, I discovered that the complex became a second chance housing facility. Everyone deserves a second chance but basically the complex was allowing ANYONE to move in. This increased crime and made it very unsafe for everyone, especially during the night. Frequently there are issues with the hot water not being available, cars are frequently burglarized, the security gates have never worked more than 5 days in a row, I frequently hear gunshots in the immediate area. Staff can care less about its tenants. On November 14, 2022, a vehicle came off of 45 and ran into Bldg. 2, immediately displacing the tenants in that building. Four of those tenants weren’t able to get any of their personal belongings. On the 15th, I was shown another apartment which was smaller than the apartment I was in, and it would cost an additional $200 due to renovations. I told the leasing manager that I needed 24 hours to think about it. Keep in mind, I had just lost everything and although I had insurance, it wasn't going to pay immediately because they needed to investigate, so I need to think about what I was going to do. On the 16th I returned to speak with the leasing manager, and she informed me that they had given the apartment to a new tenant. You would think that your current tenants who just lost everything would get first pick. So, this lets me know that they DON'T CARE about their tenants. Just collecting rent. Management would send out messages regarding tenants violating policies and I would see staff who live on the property violating the same policies and more. In my life, I've lived at 5 different apartment complexes and worked at one and by far, this is the worst I've ever seen.

Low income housing! You have drug dealing baby daddies/ boyfriends living here. They're not on the lease. I have reported to Houston Housing authorities and they do nothing! The parking is terrible. I don't feel safe!!

Don't move here these apartments are sorry they nasty they can't fix both in my Ac still not working and been asking for 2weeks they always turn the water off the on call maintenance never comes I'm so happy to b moving out in 2weeks roach infested

Do not move here. From the time I moved here I have an plumbing issues not to mention.that.they may.turn the water off without giving any notice and you may not have the water back on until 10pm at night. Sometimes the water to take a bath in is golden yellow. My car and my neighbors cars have been broken into. The management is rude and does not care about the welfare of the renter only their money. The pest control is horrible. Never move here they are slumlords

Hell NO!!! DEL MAR is the new name, same funky --------! First off, maintenance sucks Every since I moved here I've been in and out the hospital. There is a hole in my roof they NEVER fixed, My kitchen sink leaks and the cabinet has rotted. When I told them I keep getting sick, other than the months I am gone away with my job, they told me it was my dogs. I've had my dog for 7 years, never got sick because of him. When I told them to have the maintenance issues fixed before I return from on the road, They want to charge me additional fees for my pet. I paid the deposit then a week later they told me to get rid of my dog. $300 down the drain. Well I moved out on them and they are still charging me a $20 fee for a pet (2months in a row) that has not been there in 6 weeks. The dumb asses haven't even noticed I was gone!!! Well now I am getting deployed have not been there and they are telling me I still have to pay rent. NOT! Do they not understand DEPLOYED/ out of country/ MILITARY! They are money hungry and don't do ----. Do yourself a favor stay far far far away! What a way to treat a 3 time veteran!

WHY WON'T THEY FIX THIS ----.MY COMMODE IS BACKED UP,THE TUB IS STOPPED UP,WATER IS LEAKING AND MY BATHROOM AND HALL FLOORS ARE WET AND THE CARPET IN THE MASTER BEDROOM IS WET,PIPES UNDERNEATH THE SINK ARE LEAKING,MY CEILING HAS NOT BEEN COMPLETED A WHOLE YEAR LATER,FROM A LEAK IN THE UPSTAIRS APARTMENT.SEWAGE IS ALSO A PROBLEM YOU WOULD THINK IT RAINED AND FLOODED OUTSIDE.I'VE BEEN HERE TWO YEARS AND ALL THE APARTMENTS FACE MINE HAS BEEN EMPTY NO TENANTS ,THEY ARE FALLING APART,WINDOWS BROKEN,THE DOORS WOULD BE OPEN.GRAFFITI ON THE WALLS INSIDE.I WOULD SEE MAINTENACE GO IN THEM AND GET APPLIANCES TO REPAIR APTS.THAT PEOPLE ARE LIVING IN.RIGHT NOW I'M SITTING IN A HOT --- APT. WITH NO A.C. THEY CAME SATURDAY TO ATTEMP THE REPAIR BUT FAILED MISERBLY.I'VE CALLED SO MANY TIMES BUT NO ANSWER.I'VE CALLED PEOPLE,THOSE PEOPLE REFERED OTHER PEOPLE,AND STILL I SIT IN THIS HOT --- APARTMENT WITH MY THREE CHILDREN AGES 15,9,&13 MONTHS.YOU KNOW ITS A LOW DOWN DIRTY DAMN SHAME ON LANDLORDS & APARTMENT OWNERS WHEN THEY NEGLECT THEIR PROPERTY AND LET DOWN THIER CUSTOMERS.I PAY MY RENT EVERY MONTH I MAY NOT BE ON TIME BUT I PAY IT.I WORK SO DAMN HARD FOR MY MONEY,JUST TOO LET TRICKSTERS AND THEIVES TAKE IT AND NOT HOLDING UP THEIR END OF THE AGREEMENT,BUT WHEN I'M THREE DAYS LATE ON RENT THEY WANT TO CHARGE LATE FEES AND SEND EVICTION NOTICES.TO THE OWNER(S) AND MANAGEMENT WHO WALK AROUND NOT GIVING A DAMN ABOUT NOTHING BUT YOUR OWN,GOD IS WATCHING,SO BE CAREFUL, YOU ARE SETTING UP A DIM & SAD FUTURE FOR YOUR CHILDREN AND THEIR CHILDREN. This management is rude, they were over at the Bristol when i lived there. Now they followed me over to Oxford and I am leaving again. Save yourself the time and research the company.

This just in as of NOVEMBER 30,2009, Mngr of Oxford Apts, Menerva has been collecting money from tenants, rent is dued by 4th of every month. Apartments are in foreclosure & expect to close by or before Christmas, tenants have no idea of foreclosure and the apartment are suppose to be condemned by Jan 2010. There are red notices on the window next to the door of Office Area' When ask of the red tags, it is said someone tried to break in Office, now what is somebody going to do with money orders? Right! At rental window, you don't see any broken glass, wants tenants to pay rent no later than the 9th or you'll get 3 day notices even if you say when you're going to pay, then you'll receive multiple notices 2 days prior to promisary. So when you do pay your rent for December, you'll be out on your butt w/o nowhere to live and rent is non-refundable even if its a foreclosure. Who you paid your rent to don't have the money to pay you, that's why the bank is owner but thses apartments are so ragedy so what the use of foxing them up. Maintenance does all the work from delivery notices,locking people out & very little maintenance work. Menerva locks people out of their apartments and take their stuff and sell it to other tenants even if you pay your rent late. When u notice stuff is gone, ask Menerva where it went cause she sold your stuff and pocketed it. She overcharges on apartments rented and pocket the rest of the money. Corporate are trusting their apartments to a thief, might as well let a crackhead run it... Its going to be a riot @ the apartment manager's expense..she better pack her bags the week before! Oxford Apartments are still accepting leases that won't hold up if CONDEMNED!

I lived here for almost 3 years without any major problems. The place became increasingly rundown and unsafe but I liked my unit well enough. Then, one day, I come home and my entire ceiling has collapsed because the people upstairs left the water running when they were evicted. Took over 3 hours for "emergency" maintenance to show up just to tell me I couldn't stay in the unit. The next day the manager put me in another unit that had clearly not been made ready. Then they threatened eviction because I refused to sign a new lease on the new unit. They also threatened to sue me for damages to the previous unit. An absolute nightmare! The office staff has absolutely no concern for any of the tenants, whether you've been there for a month or a year. The place is a trap. The roofs haven't even been repaired since Ike.

lived here 3 months and moving soon. maintenance never fixes anything, office staff is highly unprofessional. they won't send someone out to fix the leak in my bathroom ceiling (that i've reported 3 times in the last 2 months) but they'll gladly put a lock on my door then demand i pay before they remove it. City law states the following : What the landlord may not do 1. The landlord may not KEEP YOU OUT OF YOUR HOME for any reason. If you are locked out by your landlord, he or she must leave a note saying where the key is. You are not required to pay back rent to receive the key. (if he or she will not give it to you, call a lawyer. You might also call the police.) I had to print this out one time for them to take it off my door then they casually forget when you've paid. STAY AWAY FROM THIS HELLHOLE
