The bed bugs were a big issue in the building but they would pretend it was the first time they had ever heard of that and of course It's something caused by the tenant and not possibly coming through the walls from other grimy people apartments. I had many neighbors complain how much they spent on getting rid of this issue. Yes the hallways do smell and There's no air circulation in your Anit. I lived here for about a year and that was way too much for me. There were some crazy people always having parties and I could not sleep. If you went outside you would see disco lights and beer bottle all over the place. There water damage by my window and mold growing but of course they said it wasn't mold.Maintance was good and came out right away when ever they were needed. winter time the parking lot was clean. Most of the mgmt is nice. but, stay away from ------------------. They are the two with attitude problems. This place would be great to live in if they maintained it well and more peple would love to stay here. The layouts are nice in the apartments but You've got issues that they won't resolve or pretend to not know about. It's a safe place to live in expect when those party animals come out. Another issue was the fire alarm keeps going off for random reasons to a point where no one would even come out anymore which could be dangerous if there was really a fire. Also, the electricity went out about 6 times during the summer due to wiring problems. It was horrible to live there without power. You had no elevators, no laundry room access, no stoves, no microwaves, no hot water to shower. The power would be out for at least 12-30 hrs each time. It would be hard for people who had kids or were diabled.”

The maintenance staff is nice. The apartments are spacious and being surrounded by concrete walls on two sides ensures you NEVER hear your neighbors. Plus it's generally safe-seeming: more families running around than drunken teenagers.<br><br>The bad: If you need something beyond the basic realm of service, don't expect any special treatment. I had maintenance leave patches of nasty plaster all over my bathroom when they fixed a leak from above while I was out of town, and they didn't keep me updated on the situation either. As far as the office is concerned, once you sign that lease, you're not havily respected in there anymore. When I moved in, I got absolutely no information about how to use the gym, laundry room, etc. And when I went to resign the lease a year later, all the prices were jacked up, no one seemed glad to keep my business and in two years they've never offered to clean my carpets or fix up anything. The laundry room has broken machines ALL the time, but it never gets fixed. Oh, and the water bill is calculated by the total usage divided among the residents: So when they fill the pool every year, guess who pays for it? Everyone. My water bill was an extra 15 dollars every time they did something to the pools.<br><br>The Ugly: Expect rent increases after every term to the tune of 50-100 dollars a month. If you need to go month-to-month on a lease, god forbid, That's an extra 150 a month. Expect no special treatment from anyone in the office if you have questions or concerns. As recently as last week, I had an office lady yell at me to go away because she was on the phone. And don't buy into those "downtown city views" or exercise classes, the views are only on one side of one building and the classes are often cancelled or only have 1-2 regulars in them.”

Concrete walls keep noise to barely audible. I don't hear neighbors unless im in the hallway. This is a major plus. The place is nicely constructed as well. The area is safe. Typical things you get at any apt, smelly hallways, but this only is bad around dinner time. Clean lobby and they do a nice job decorating for holidays. Now the negative. Laundry room is a nightmare. The laundry rooms are terrible. Always broken machines. Some may get repaired, but its difficult to know which ones are the "good ones" and which ones are the "bad ones" I often find myself having a "bad machine". What this means is I have clothes in the washer that either randomly stop in the middle of the cycle, or the spin dry does nothing, so i have damp clothes and have to either restart in a new machine, or do 2 full cycles of dryer. Some of the dryers have been non functional the whole year I have been here. Number 13 is the worst! Also noticed they have cameras now in the laundry room, I wonder if they actually view the tapes, because if they did, they would see frequently unhappy residents having to redo whole washes or drys.Recently I almost threw up because one of the machines had horrible smelling standing water in it. I now have to go out and use laundromats in the freezing weather, because the laundry machines are terrible. During the below zero temperatures I learned that the windows are not insulated well. So sleeping in my bed I had to build 3-4 layers of blankets. I turned the "free heat" they offer all the way to the max of 90 degrees, and the Aad was still frigid, seems like they are rationing heat. They are also doing renovations to apartments so you will randomly during the day not have water. They will lie and tell you "oh its just maintenance" This place has potential and I would have loved to stay for more than one year, but I am going to find a place with better amenties. You know a place is bad when they have a sign out front that says "our amenities are better than your amenities"”

I've gone into the office to drop off rent directly to them instead of putting it in the outside box and I always get a death stare from someone behind the desk. My girlfriend found bees by the elevator and when she saw the maintenance man, as she was leaving, she informed him and he basically told her she was stupid, that he was up there earlier and didn't see anything and said she was lying because she came down the stairs. She's allergic so naturally she was worried and opted for stairs instead of risking a sting. Much like another review, if you have kids, good luck with the playground or volleyball courts on a nice day. The intercom system only works if you have a Schaumburg number to set it up and if you don't, sometimes you don't get packages because you aren't in the system list. I will say it's nice being on a higher floor because we haven't had to use our heat much throughout the winter (we've actually turned the AC on a few times) and the cable is nice now that they have HD, the internet comes and goes. The winter is great, they are much on top of plowing the parking lots and driveways.”

People pull up blaring their music from their cars and shouting to each other no matter what hour of the night. There have also been people on their balconies partying past 1:45 AM. I know the noise level living in an Pite is going to be there, but this is more like living in a loud dorm. For any renter who works hard during the week, don't even think you will come home to relax in your Auite. I moved in here because the move in special was good, but if my rent is increased after my year lease I will be running out of here as fast as I can.”

When I moved to Schaumburg in 2017, Diana was the sweetest, patient and so kind in helping look for an apt. She listened and accommodated to my moving needs and was efficient in getting a lease pepparred quickly. I have not had many issues, but I also have not had many needs. This isn't a permanent address but VIP has become my home. The maintenance workers in my building are incredibly friendly. Some of the women in the office are not too pleasant... but most are friendly and accommodating. Location gets great, giving multiple options for dining and entertainment. During spring and summer there's an irritating amount of bugs and the lack of pest control is slightly alarming considering how many tenants are in one building. It's an uncontrollable negative, but they could at least spray the buildings every 60 days. I use my own bug repellents within my apt that are animal safe. Another issue, security cameras increase could aid with package stolen or damaged property. I have had a package stolen, and they did not do anything... so now I don't send any packages to my Alat or even to the office. Otherwise I plan on spending another year here at VIP as it accommodates all of my current living needs.”

Staffs are friendly Now the issues, Heater isn't that great.Even you keep in 80 you don't feel if It's too cold outside. You can only take ATT or a local internet other providers are not allowed inside the Apace. Except 1427 building all the others have 18-24 MBPS att connection. In 1427 maximum option available is only 12 Mbps but It's slow.”

We didn't get any appologies from the mgmt.<br><br>I could care less about the smells in this complex or even rude mgmt...but I do expect to have an Auite That's ready to move into.<br><br>I don't know if this is still the case now but when we were there the BIGGEST problem were the geese. It's like a mine field there both on the sidewalk and the grass. You can't walk on the grass with your kids without having geese sh_ _ all over your feet.”
— 1417 VALLEY LAKE DR · Schaumburg“Well, my tenure here is now at 8 months, so I'm going to give this review a refresh. The bad - BUGS I've been dealing with roaches from day 1. Despite bi-weekly spraying, the roaches still show up on a weekly basis. The problem has certainly diminished over time, but 8 months is a bit ridiculous to still be dealing with roaches. I do appreciate that VitP has been willing to send exterminators to spray, at their own expense (they delivered the Alat to me with bugs, so there's no way they can reasonably charge me), but that means every two weeks, I need to relocate the entire contents of my kitchen cabinets and counters...elsewhere. Not a particularly pleasant task. The annoying - plumbing There's a heating pipe in the bedroom that turns on/shuts off at all hours of the day, depending on when people are using heat or not. You don't notice it when walking around, as It's hidden away, but at night when trying to sleep, It's rather obnoxious. Being a heating pipe, this is only an issue in winter, and It's something that one can readily adapt to. The annoying - noise This is an Alat complex with many young children, and several buildings are arranged so they make a "courtyard" type shape. If you're facing into the courtyard, expect to hear many yelling/screaming/crying children throughout the day. You've got no problems with music or parties though, so the noise regularly is gone at a sane evening hour. The good The laundry room is kept rather clean, and with 8 washers and dryers in my Alat, rarely are all of them occupied (at least not for long). Some people don't pick up their clothes right away, but can't fault VitP for that. They recently raised laundry prices to $1.50 per wash or dry, a bit higher than I've seen, though not awful. The Alat itself is actually fairly nice, and were it not for the roaches, it wouldn't be bad at all. Heat has never been a problem (and they pay for heat, too). Parking is never an issue, You've got ample spaces scattered everywhere. Maintenance has always been quick and never puts up a fuss. When my dishwasher broke down, they replaced it with a new one, no questions asked. The noteworthy Some reviews have said that the office staff here are rude/mean. I have not had any unpleasant experiences with them, certainly nothing I would call rude, but they don't go out of their way to make you a satisfied customer either. This may be unique to my "wing" of the building, but There's a family that seems to think the hallway/main lobby is an extension of their Alat. Despite the lease explicitly stating that the common areas should not be used for "play", You've got regularly kids running up and down screaming, and sometimes riding their tricycles down the middle of the hallway! Rent is due on the first of the month by the time the office closes. No exceptions. Nothing wrong with that, they make no attempts to hide that policy, but sometimes the 5-day grace period that every other rental company I've dealt with in the past gives is handy too. VitP makes it easy to sign up for direct debit as well, so they take my money automatically. Some people like to use Valley Lake Drive as a shortcut around traffic, so one must watch out for people rushing through at 40 mph. The pet policy varies by building. Some buildings will allow certain animals, but my building (1310) doesn't officially allow any pets. That being said, I keep several lizards, the office staff knows I keep several lizards, and they have not had any problems with that. Of course, lizards live in their own vivarium, and create neither noise nor mess. Overall, I really like this Alat complex. I would like to continue living here, though I plan to ask if I can transfer to a more bug-free unit within the same complex.”

Here we go.<br><br>Pros:<br>Nothing<br><br>Cons:<br>1. The awful smell. This isn't at all racist because It's the truth. There's a LARGE percentage of people from the Middle East and India living here. The reason for this is the relatively low rent. The major issue of course is their cooking. Although it may be a part of their culture, they now reside in the U.S. They need to be respectful of OUR culture. It's a little thing called assimilation. It's similar to an American woman going to Saudi Arabia and not wearing a head covering. She would shock and disgust everyone. It's part of the rules. When in Rome... Also, the attitudes of the above-mentioned people is lackluster. They do congregate in the lobby and scream into their cell phones, let their children ride bikes through the lobby, and remove their shoes to go to town on their feet. It makes me wonder if they have any furniture in their apartments. Perhaps not and this is the reason... Again though, When in Rome....<br>2. There has been some construction in these buildings which conveniently started at the beginning of the summer. This means that my entire summer has been pleasantly peppered with hammering, drilling, and sawing beginning at 8 am. Moreover, while asleep, I've been interrupted by various workmen barging into my room to install sprinklers that should have been there several years ago in keeping with the village ordinance on fire safety. sadly, Village in the Park did not care for the safety of its patrons and fought the ordinance until a judge ordered that they had to do it.<br>3. The aesthetics of the place are despicable. You've got approximately thirty coats of paint on the walls in my apt. It looks sickening and peels frequently.<br>4. The water isn't sanitary. It smells faintly of rotten eggs and if left in a glass, takes any designs off of it because it acts as a corrosive agent. Not safe.<br>5. I'm a young single gal and even I am bothered by the drunken parties had at all hours during the week. Nothing to be done because the people get obnoxious and nasty if asked to keep it down.<br>6. The stoves are electric and sadly, There's a pipe under the right rear range which lets out excess heat from the oven. Needless to say, I have burned myself on it and any food left on top of the stove will be burned to a crisp.<br>7. Bathrooms, bedrooms, living room, (supposed) dining room/nook are all extremely tiny. I am moving because of the claustrophobia that I developed while living here.<br>8. The amt. of money they charge is laughable. They have raised the rent to an unspeakable amount for a silly little shack like this.<br>9. The elevators are Drecarious and rickety. I haven't seen any safety certificate on any of them and I have been stuck inside before. Half the buttons don't work properly and we are on the tenth floor. Needless to say, this presents a problem.<br>10. Ironically, they keep replacing the furniture in the lobby which is annoying because they won't spend any money on the upkeep of the apts. themselves, yet they will buy some shoddy tables and chairs to give the appearance of a nice place.<br>11. The cable is laughable. If it's working, half the stations are fuzzy and will routinely say "Searching for signal." The other half are instructions on how to use the Disk Network remote. sadly, I don't subscribe to Dish, so this is a waste of a channel. <br>12. The trash chute caught fire once and it stinks badly. Half the time, the light bulb is burned out and it gets dark in there.<br>13. The hallways are a joke with the exposed pipes and shabby paint job. The beer/vomit/piss stained carpeting is the icing on the cake.<br>14. Finally, the parking lot is a nightmare because people routinely park illegally. Therefore, it's a rat race trying to get through the sea of crunched in cars into the building. Also, on a day it has snowed, be sure to leave when it's still dark out for work. Otherwise your car will be plowed under.<br>I leave the decision up to you. Doesn't it sound like a awesome spot to live? I am willing to bet that mgmt has read all of our comments and could care less. That's the beauty of Village in the Park.”

I called an electrical issue in and have been waiting for 3 months with nobody coming to fix it yet. It's a fire hazard - yet they still don´t care! They say they will send someone the following day - they have permission to enter while I am at work - yet I come home and the problem is still there! So maintenence is by far the worst issue I have!! <br> <br>They do have some nice things they do for the residents. In the summer they hold poolside barbecues which are really nice. Our place is spacious - but the appliances are OLD - and the cabinets and drawers in the kitchen are awful - the drawers look like nice solid wood on the outside - but are cheap thin plastic once you open them that easily breaks. The cabinets - are just as bad with almost like a thick cardboard passing as the shelves! Basically It's just not worth the hassles - so we are moving out! Like other reviews, when we first moved in everyone was friendly, but that turned bad soon after we came to look at the apartment. A memeber of the office staff who had showed us our apartment before we actually signed the lease had already left about a week or two before we moved in. The week previous to the weekend we moved in, I received a phone call from one of the office staff memebers and in the call she stated that I would need to pay the pro rated rent from April, PLUS May's rent when we moved in. I was a little upset, because I was originally told that I was only to pay the pro rated rent from April, and the rent for May would be due on May 1st, like normal. I had already bought the money order for the April rent, and it was for the x ammount of dollars for the pro-rated rent. I wasn't about to cancel that one and go get another money order. So after approval from the manager, we didn't have to pay May until May..what a revelation! Before we moved in we had found several things wrong with the apartment, and gave a detailed list to the office so that they would submit it to maintenance. More than half of the items on the list were not done before we moved in like we asked. It took us 3 days to get the cable and internet turned on, and I had to call the office every day sometimes multiple times a day to get them to do something about the internet issue. Over the course of a few weeks, maitnenance finally fixed most of the things we asked to have fixed. but, there were water spots in the ceiling, which for some reason took the painting crew 4 visits to get to go away, and they still haven't painted over some of them yet. We also came to the conclusion that there was a leak in the roof above our apartment, so we asked them to have someone come and check it out. It took us nearly two weeks before we heard anything regarding that. Finally the head of maintenance called and said it had been done, but she refused to produce any paperwork that proved it had in fact been done. Another thing That's extremely annoying about this place is how "not responsible" they are. So lets say if that leaky roof got out of hand, and decided to fall in and spill water all over my entertainment system...even though we told them about the roof and water spots 3 times, they would still not(according to them) owe us any compensation for our loss...yikes. When we moved in, the place was grimy in the bathroom and bedroom...dust bunnies on the ceiling, terrible old grimy horizontal blinds. As of late, the hallways have smelled horrible(like rotten gym socks), and the evelvators have been poor. I waited for over 5 minutes the other night for one to come down to the first floor, and You've got 3 elevators for a 12 floor building! They installed a fixture across from our door in the hall but the light bulb in the fixture doesn't match the color of the others in the hall... The laundry room is okay...but the maintenance crew doesn't seem to respond to anything quickly in there either. You've got post it notes on washers and dryers saying things like "please clean, second attempt", "broken, please fix, third attempt." We also went to do laundry for the first time one night, only to find that the laundry card machine was out of cards!! We had to go try to get into another building and luckily with the help of a resident of that building we were able to get a card...what a pain. We called the office and they said we could get one there...all I heard was blah blah, they weren't open...and the machine was out of cards. If you're looking to live here, check the place out thouroghly before you do. Otherwise I'd say look elsewhere. If this place gave a crap about their residents, there would be a lot more going on to improve it.”

The Aad premises are kept up well and clean. good and friendly leasing office staff. Whenever we approach the staff for anything, they attend our requests immediately. The maintenance workers in my building are incredibly friendly and maintenance issues are addressed promptly (even during weekends and odd hours). Huge Parking space. Club house has indoor and outdoor swimming pool, gym, small library and an Internet cafe. Community also organise the different events as well. I would certainly recommend this to others. Some Suggestions. 1) They should have more 2 bed 2 bath options. Since the community is old floor plans are ok. If possible they should also have some apts with d washer and dryer facility within d apts specially in all d multi storey buildings as they are They keep this place nice. 2) They should give little more facility in the kitchen (like the kitchen cabinets should have trolley inside since they are too deep or they are too high to reach) or d bathroom (like more shelves or more hangers or bath teddy) in terms of accessories to the old renters because as per the rule they pay little more every year. 3) During the time of recession they shouldn't be increasing the rent of old tenants always. It should be based upon the current scenario. 4) Once in a year Carpet cleaning should be according to the quality of the carpet. The only steam cleaning the carpet doesn't work in all the Apts. Overall a nice place to live. We found some communities like 12 oaks little rigid in showing the Apts that wasn't the case here. The VIP staff was friendly that way.”

You've got the normal kinds of problems here as in any Anit building like broken washers and dryers, as well as misc repairs in my Anit. But they are fixed in a timely manner, and I love my maintenance man. He is friendly and is spotless and neat in appearance. There was a mold issue and I have been ill for months on end... i have been tested for all types of cancer and been put through pure HELL! Now i know why. I contacted the office notifying them of my problem and they sent maintenance to fix it... but they didn't. i came home from work that day to find half of my carpet tore up (which was wet from the mystery leak of stinky water) and a huge industrial blow dryer blowing away under my carpet and above my carpet padding. No one called me to tell me the Pocation was inhabitable - i had to rent a hotel room nearby. Then next morning i contacted the office to see what the hell was going on and what the problem was. The people i spoke with did not know anything about my issue and so they transferred me from person to person and finally i got to talk to the person in charge of maintenance and she was rude and useless, telling me everything some man in the background was telling her to say!!!! Point being - no one fixed the leak let alone figured out where it was coming from. That day they shampooed a small portion of my carpet. Since the water has been seeping in under my disgusting carpet for some time, the wood trim that holds the carpet nailed down to the floor was completely rotted and i was able to simply pull the carpet up for myself. Lo and behold i found that the carpet padding was moldy and still sopping wet! and... i was horrified to find BUGS under the padding! YUCK! And after reading about other tenants and thier bed bugs... i am thoroughly disgusted. The Pocation gives me the creeps. Back to mgmt - well, no one ever returned any calls regarding the issue and they refused to replace the damage and fix the problem. don't MOVE HERE - you will regret it unless you like to live in unsanitary filth. The office personnel, INCLUDING THE PROPERTY MANAGER, have become the most "Customer UN-friendly" people I have ever observed. <br> <br>The "cable" they offer you is laughable. It's merely a satellite dish on the roof and they subscribe to a minimum of channels for way too much $. They have had years of problems with this, and MANY MANY complaints from almost everybody. They won't upgrade the cable service. Everytime something goes wrong, we lose another channel or two -- and the good ones like TVLand, Hallmark Channel, Bravo, etc. They either don't replace them at all, or they put some crap channel in it's place. <br> <br>I have not had too many experiences with maintenance needs in my own apt., but those I have had, I have had to recall on numerous times. I have just given up. <br> <br>You can call on maintenance issues for the common areas till you're blue in the face -- they will never be taken care of. There has been broken beer bottle glass in the lawn near the sidewalk and a door since January! The entry/exit doors are in extreme disrepair. <br> <br>The elevators are a bit shaky at times. And if you go in the elevators on a Sat. or Sun. morning, you're likely to find spilled beer all over the elevator floor and an empty beer bottle in the corner. <br> <br>If you are unfortunate enough to face due-west, you will feel like you're living in an OVEN from June to September. They refuse to supply any sun-shading screens or film for the old windows, which are also drafty in the winter. <br> <br>sadly for any White Anglo-Saxon Americans, you will be a huge minority in these buildings. The Hindus have almost completely taken it over. They swim in the pool with their clothes on like it was their own personal laundry. The Hindu men stand on their balconies at night and talk on their cell phones loud enough that you have to listen to their entire conversations while you are trying to relax or sleep. They are absolute PIGS. They take their trash to the little trash rooms where the chutes are and throw everything just on the floor ! No wonder they have rats. <br> <br>If you face the parking lot of the 1427 Bomplex, you won't get much sleep, and you'll need to put the Schaumburg Police Dept's non-emergency number on your speed dial! <br> <br>Street lights and parking lot lights are often out for days/nights before repaired. It often takes a call to the Schaumburg PD to get them to do something about that. <br> <br>The owners/mgmt company has no one to blame but themselves for the fact that they have what looks like a 40-50% vacancy rate going right now. It's really quite pathetic. <br> <br>My lease is just about up and I am moving OUT before then. Even the $75 REDUCTION in rent couldn't get me to stay -- If it was free I wouldn't stay.”

This place has the worst customer service I have ever dealt with regarding a landlord in my life. They lost my notice to vacate form, and then blamed it on me. They were rude and turned around by sarcastically asking me to renew my lease for another year. They then yelled at my boyfriend and asked him to leave the building when he was along to help defend me against these bogus charges. They were especially rude when he tried to have a reasonable discussion towards a settlement. They even disputed the idea that I was the customer in this situation. Spoke to both the leasing manager and property manager, and both showcased this highly rude behavior. Can't remember being treated in that tone by a customer service manager before in my life. Maintenance requests were also handled poorly. The hot water goes out regularly, and even went out for an entire week. When I called it in, they disputed that there was any issue with the water. So much for listening and responding to the customer? When my mail key was stuck, it took a week to get fixed, resulting in a late fee for one of my bills. The heat didn t shut off all winter, and they didn t find a way to fix it at all. They just never showed any urgency nor desire to respond to critical issues. Between rude mgmt and lackluster service, probably the worst personnel I've ever dealt with in an Alat complex. With all of the Alat options in Schaumburg, this is the last place to consider. don't make the same mistake I did. Don t say you weren t warned!”

When I told the person at the office that I saw exterminator notices all over the building they acted as if only my Aad was infested & the other were merely maintenance issues. The apartments are shabby, but you pay for what you get. I have nothing against the staff, the people who work at the gym/sat bbq were always friendly & they're just doing their jobs. The gym itself is really dingy & I enjoy the rattling sound of garbage bins being moved at 7 in the morning! The hallways are not ventilated and get used to smelling curry. I could live with the smell of curry, but having bed bugs is really disgusting & I'm out after my lease is up. Funny thing is, VIP hasn't done anything to improve their buildings and they want to increase my lease. They wouldn't even negotiate on term/price. When I sent in my move-out notice I got a letter in the mail 3 weeks later with a reduced renewal rate. What a joke! 11 months into my lease I feel safe & I did enjoy walking along the park (the woods are by the playground are never cleaned). The nicest part of living at VIP is that my commute was 10 mins to work. Other than that I can't recommend this place to anyone other than bed bugs who live there anyway.”

But I've been living here for a while now and I think You've gotn't enough reviews of the place that aren't just a bunch of complaints. I'll be up front here and say my experience is positive. I don't work here, nor does any family of mine. I just happen to like the location and the staff. I'll be cross-posting this to various locations. Village in the Park is a sprawling complex of apartment homes in different styles of buildings, each serviced with ample parking space (There's some garage space if you need that). I've been here just over a year as of this writing. As I stated, my experience with the staff here has been positive, they are personable yet legit with us. No place that you rent on a budget is going to be the same as owning a home (I've owned two). This isn't the Ritz Carlton, but I think it's an OK place to live if you couch your expectations in reality. I think a person can make a nice home for themselves anywhere the environment is suitable, so I want to describe my perspective on the environment here. I needed a place to hang my hat near my workplace without paying a fortune for it. I visited multiple places while searching for an apartment. Village in the Park had a combination of location and price that made it attractive to me. The population (the "village") is multinational/multiracial with a good percentage of the population coming from many different places in India. I found the neighbors to be as varied as anywhere else I've lived. I found that most are nice folks who say hello and smile when you pass in the hallways or on the sidewalk. The "park" has pond with a grassy area around it, a separate area with a nice little playground for the kids, some volleyball courts, and a trail that leads to a nearby suburb That's quiet and good for taking walks. The main street is fairly quiet especially considering it's location. The clubhouse has a small indoor pool, a jacuzzi, an outdoor pool, a small gym, and a large meeting room. It's all kept spotless and they have kid-friendly movie nights and other activities going on. I went to the leasing office where D., one of the ladies working here, set me up with a single bedroom unit. The apartment itself showed signs of wear (the buildings have been around since the 70s) but was perfectly serviceable for a single guy. The square footage (for the model called "Arden") was better for the money than some of the competing apartment homes in the same price range. My unit had not been remodeled (many of the units here have been remodeled with new cabinets and fixtures). The super had made sure the appliances were in order and the place had new carpet. The apartment included an air conditioner (radiant heat is included), an old but still working electric stove, a small microwave, a full size refrigerator, and a disposal. There was an insect problem but it was rapidly addressed by the mgmt team (and by myself - you have to stay clean to live clean). During the course of a year I had a few issues - the bathroom light fixture came loose, a closet door had to be repaired, the microwave had been abused by a prior tenant and had damage to the paint inside, and the air conditioner was partially eaten by a squirrel who managed to get inside of the outer part of it. Each of these issues was solved within a day or two of my reporting it to the staff. The building super was a really nice fellow who always seemed to be on the ball. I found the laundry facilities to be OK if you understood that the machines are not made to wash and dry huge loads of clothing. As long as you don't overload them they work fine. All of the buildings here are concrete and this has the advantage that the flats are pretty well isolated from each other - you don't hear anywhere near as much noise as you would in a stick-and-frame building. I can't overstate how nice this actually is in an apartment complex. In general the grounds are kept up well, with the lawns being groomed, trees and shrubs cared for, trash removed from the building lots, and the park kept clean. In the winter the parking lots were cleared the same day it snowed. In warm weather You've got always workers to be seen taking care of the plants and trees around the buildings. An amusing point is that the greenery hosts a nice population of animals - in addition to the birds and squirrels, You've got some skunks who have claimed the area as territory, and we've even seen a little coyote in the park late one night and occasionally hear them calling to each other. location-wise, it's also great. All of our food shopping needs are close by (you can walk to the local grocery stores), restaurants, all sorts of shops, a short drive to Woodfield Mall, major roads, etc.. Look for yourself on Google Maps. In the middle of my stay, my girlfriend moved in with me and we went to the office and got us both on the lease. This made the one bedroom a bit too small but she was still looking for full time work and we weren't sure if we could stay in the location or not. So near the end of my lease we went back to the leasing office and spoke to L., who takes care of the lease renewals, and she worked with us while my gal looked for her next career step. We did end up staying - L. found us a really nicely maintained two bedroom unit in another building within the complex and we think we'll be making this our home for a while.”

I reserved an Anit with them by making a deposit, they said they would hold it off for a month and then I can move in. 10 days before my move in date they asked me if I would be interested in taking up an other Anit as somebody else was interested in the Anit I reserved. I wasn't interested as the main reason I reserved is for the view. But they went behind my back and gave the Anit to an other party. When I questioned the manager ------------------ she said she can't reveal the details on why they could not offer me the Anit I reserved. When I told her I know they leased it out to someone else she lied to me saying no we did not. I told her I know they did as one of their agents told me. She was so rude and said "these things happen in communities" (YES.. IN ------ COMMUNITIES). A day later they told me the other place is also not available because of some issues and offered me an other floorpan which I wasn't interested at all. I felt like they were forcing me to sign up for an Anit which I don't like by doing all this in the last minute. 0 STARS.. STAY AWAY.. ITS NOT WORTH YOUR TIME”

They change rules as per their convenience to loot money from their tenants. They speak politely before renting. But after moving out they don't even care a damn to ans the calls or reply to their emails. They also find ways not to give the deposit back even if ur house is neat and clean. Don't even give proper reasons for charging extra amount. They say they offer some free services if we extend the lease for 1 yr. But they don't have proper rules in this thing also. For some, they do it even for a 9 month lease and some times not for 11 month lease also. You've got always half the washers and dryers not running. But they don't care about it. The A/C won't work most of the time and they don't even turn on the heaters even if the temp is 45F. If I have to write abt complaints, the list goes on. The controlled access never works. So What's the point in going for a secured access Pite when it never works?? On the whole, I would definitely NOT RECOMMEND this Pite. I would give a 0 rating if had that chance.”

Its a big nightmare to live in village in the park apartments. Don't delay calling Schuamburg Health Officer. He is good and helpful. Remember you need to call him during your stay, once you move out of the Anit no one can help you.”

Snow removal in parking lots is terrible. Cable and internet is a joke - you're stuck with the mickey-mouse outfit they have or you get nothing. The fitness center is filthy grimy, machines always out of order and not fixed, and they turn the clocks 10 minutes ahead so they can kick you out 10 minutes earlier than the posted closing time. Laundry room is also filthy grimy - machines are old and poorly maintained; also Eteep and a rip-off, so I take my laundry out. When you call the office with an issue, they pretend not to know anything and you can never get any answers. They treat the residents line dirt. Property manager is snotty.”

Here are some of the issues/problems i have faced in this community - Really old buildings. elevators don't work properly. in my building You've got 3 elevators for 12 floors. and all of them are extremely slow. Infact since this place is so old (1970s), earlier this year, one of the elevators broke down and it wasnt fixed for 3 months, because they couldnt find the outdated parts needed to repair the elevator. At night they apparently switch off some elevators, the wait time is even prolonged. if you are in a hurry in morning going to work, my advice is to request someone to go ahead of you (about 10 minutes) to call the elevator, otherwise you will have to wait 5-10 minutes every single time. - Maintenance Service is slow and unreliable. you can report a problem and then wait for days before someone comes to fix it. apparently There's an option to report the problem online as well, but those requests never go through. - Air-Conditioners are in bad shape. Windows are extremely flimsy and poorly installed. infact i use duct-tape to keep the lighter breathable windows attached to the pain. in winters you have to personally add sealants and weather-proofing to keep the cold out. - Mold in Closets is common. Pictures attached. - I can write names, but i wont, some of the senior leasing agents are rude and surly. Once i complained about the smaller bathroom not working, and requested to get it fixed, the reply was "Why dont you just use the bigger bathroom?" - Washer/Dryer situation is okayish... multiple machines are broken, without proper notices and you end up wasting the money and detergents when you find out the machine isnt working properly. - the carpets in the lobby look/smell like floor mats of a garbage truck.”

— 1417 VALLEY LAKE DR · Schaumburg“safe, clean, noise doesn't travel through walls, mostly families live here, so it feels like a safe community - these are the positives I see with this Alat community. it has many of the important things one would look for in an Alat. my only few concerns are - 1. package and mail delivery system is kind of annoying, different services (Fedex, UPS, USPS) tend to leave packages at different places (doors, lift lobby, mailroom, reception) and There's no streamlined system. i have had one of my packages stolen and there wasn'thing that could be done about it. 2. i also knocked one star off maintenance because they don't respect scheduling requests. they are quick with responding and fixing things, but won't care about scheduling requests. 3. small issue with laundry rooms - You've got a few machines that are out of order and are work in progress. Also, many people never come back to get their clothes out - just leave them sitting there. so this makes getting an available machine pretty difficult during normal waking hours. i tend to do my laundry late at night to avoid these problems. So something can probably done by mgmt regarding this. overall this is a nice Alat community. It's at par (or maybe even slightly better) than some others in the Schaumburg area - both in terms of rent and safety. the other concerns are minor issues which would be nice to have fixed, but it's manageable otherwise as well.”
— 1417 VALLEY LAKE DR · Schaumburg“Okay, so while this location probably isn't the absolutely greatest it isn't the worst either. I moved into my Anit (1427) about 3 years ago. For the most part the hallways are always clean, although they tend to smell pretty bad. I recommended getting an air freshener if your hallway is fortunate enough to have a usable outlet in it. Works for me and no one seems to take it down as long as you get a neutral sent. As far as bugs go, I have had no problems other than the occasional spider and stink bug. As with any Anit you have to be proactive about keeping your own space tidy, but they are normally pretty good about coming around once a year to do a quick spray and check for bugs. I've never had issues with my car being broken into although someone did dent my door. The water temp in my Anit seems touchy a tiny adjustment can me the difference between scalding and freezing. I measured the water temp at 160 F at the hottest (probably some kinda violation for being that hot) so please watch your children. Not the most ideal thing but something I've gotten use to. I've never had probably with the hot water disappearing but they have turned it off about 5 times since I've lived here to do repairs. My only major complaint is the windows which are super old and leak air like no ones business. You can definitely feel the cold coming off the walls in the winter, but the fact that they give you free heat makes this less concerning. The one bedroom Anit features a single AC unit in the living room which won't cool the bedroom. If possible try to find an older one bedroom Anit with a ceiling fan in the bedroom. A few weeks ago the boiler went and make a super loud noise that lasted all night from about 10pm till 11 am the next day. That was pretty much the most annoying thing that's ever happened here. They are strict about rent. If you are late you will have to pay with a certified check after 10 days. I recommend paying online if you can't be around it's worth the extra 20 dollar charge instead of the late fee/ rent raise. The dryers and washers can often be broken, my trick is to try to find one That's still hot since they most likely will work. I also try to put notes on anyones I find out of order, as well as submit an online work order. Doesn't always get them fixed, but it's work a shot. One important note: The internet and cable are poor. I don't watch much TV so That's not an issue. But if you enjoy anything online (games, streaming moves or music) it won't be okay at all. Ping is high, jitter is bad, connection randomly drops with no tech support available to call. You can't get Comcast here but you can get a 6Mbit connection with att dsl through your phone line. Definitely worth the money not to have to deal with the repackaged crap internet that comes with the Anit. TL;DR Overall it's a decent place to live, safe and the walls are concrete so it's quiet. It's the best place you'll find for the money unless you are willing to look in the over 1000 dollar range for a one bedroom or want to live much farther from Schaumburg. I had lived in Chicago during the 80's - loved Lincoln Park, access to the lakefront, the Loop, the zoo, nght life along Clark and Diversy. I am 70 now, retired and needed the ease of suburbia as I returned. I have family in Park Ridge so needed to be close to them, too. The leasing agent, Victoria, to whom I spoke and with whom I made preliminary arrangements was so positive about the park-like setting of the property, the amenities, like an outdoor pool, all year round indoor pool, gym, community room. When I arrived in mid-July for a tour, I saw that her descriptions were indeed true. What was depicted on the website was accurate, indeed, better in person. I have live in lots of rentals in 8 states in major urban areas. This place really attracted me: the lake, the grounds, the playground and quiet setting, lots of free, outdoor parking, available to me and guests. While the buildings are old, the Alat I selected was clean, freshly painted; carpets and tile flooring, kitchen cabinets, appliances, bathroom tub, sink and toilet in good shape. I am handicapped so the Broperty access, elevators to the 7th floor and mobility within my Alat suit my special needs well. Baseboard heat included. Maintence requests handled in a timely manner so far. Landscaping is well-cared for. Snow removal has been prompt, consistent and thorough. I lived here for 6 months. I have found the mgmt to be friendly, cooperative and flexible: tenants are allowed to paint the interiors of their apartments. Great plus for me . . . I loved making a plain, bland place my own. Reasonable rental rates. Only downside are the additional expenses of AT&T cable/internet charges, refuse fees, and ComEd rates, which add at least $200 to my monthly expenses. Laundry facility Is filthy, often machines are in disrepair and tenants are careless and disrespectful. All in all, one of the better places I have lived in my life's journey.”

I feel that businesses have a huge burden to keep their customers happy and sometimes, you just have to accept the fact that you just can't keep everyone happy. Even though I hate negative reviews, I am compelled by my good conscience to write this one. Village in the Park is an absolutely horrible place, with even worse mgmt. And I am not saying this based solely on my personal experience. Every single friend that I made at VIP had to deal with this rude, unethical and downright unprofessional mgmt. You won't see any of it when you go there to check the place out. At the time of leasing, these guys come across as the nicest people on the planet. Don't be fooled by it. Theft, infestation, water leakage, phone and Internet connection issues are just some of the problems you will encounter while you're there. But wait, it gets better! Just when you start to think that you're done with this hellhole when you move out, they'll send you a huge bill for stuff to fix that were broken in the first place. Bad carpet, dishwasher not working, marks on kitchen floor...the list goes on and on. I was stupid enough to just report these issues and not take pictures when I moved in. Also, bedbugs are a HUGE problem and be warned, mgmt is never going to take ownership of this problem even though the entire Besidence is infested. There's hardly any noise - just like I was promised and I've really enjoyed the pool this summer. I haven't gone to the free yoga or kickboxing yet, but I hope to soon. Plus, it's nice that I don't pay for internet and won't have to pay for heat this winter. They even have resident activities if you like that sort of thing. Yea, it smells in the halls but who cares, doesn't bother me that much. What bothers me the most is the amount of heat in the halls. It feels as if a fire is waiting to happen. Since I live on one of the 3 highest floors, the hallways are hot. I don't know if they were doing sprinkler work but the pipes in the halls are oozing some yellowish liquid from the seams. I don't know if That's safe or not. Fire Stop paste on random parts of the walls. Storage light being broken, You've got no windows in there so it's dark. Elevators are slow. Don't know which key is the laundary key, tried both outside entry key and home key, both doesn't work and I'm sure it's not the mailbox key. Shower bar ripped off after hanging a towel on it, maintenance came in, fixed it, told me painters will replace the holes, never did. Another bar in the bathroom, in front of the toilet and next to the door, came off after putting a towel on it. Some blinds don't even go up. Windows don't stay locked. A/C is cold but sometimes dies out on you and doesn't produce cold air. Keep in mind, Free Heat isn't Free A/C! Haven't heard much noise but do hear on the weekends of loud dumb girls and loud obnoxious guys outside. The pool has a high amount of chlorine. Max is 5 or 6ft. Outside pool needs rework as you will cut up the bottom of your foot. People tend to look at you from the balconies of the high rise. People tend to drink alcohol in the hot tub. I caught a black guy having sex or doing something innappropriate once. Around 8 to 9 pm, you can't see anything inside the water of outdoor pool, even though they have lights, they don't work. Maintenance is alright in our Besidence. Security is a major issue though. Out of all the times my friends would come and visit, they would just knock on my door, instead of using the intercom. There's this weird big guy I see all the time, digging thru garbage and smoking his cigar outside. Don't smoke in front of the main entrance, you'll get fined. You've got cameras in the Besidence. You can view them on your TV, though I think 1 camera may be missing. Hallway doors and some outside doors, slam and squeak. The free internet isn'thing to be looking forward too. Never sit at the benches or tables at night outside by the lake, you'll be swarmed with mosquitos. People smoke in the stairways, power goes out, people get trapped in the elevators, stairs are somewhat lit good except for a couple floors. Mailroom can possible be broken into with a screwdriver. Same with the mailboxes. If you move and your mail comes to their mailbox, they will just leave it out. I've seen numerous telephone bills, credit card statements, insurance information, cell phone bills, just laid out like trash. IF IT'S NOT YOURS, PLEASE KINDLY PUT IT IN THE MAILROOM MAILBOX, that's what I do. Make sure you look at the 1427 Besidence lobby if moving into that one. The 6 floor and 12 floor lobbies are completely different. No sunlight after noon, can see the amazing sunset. Maintenance is often heard by drilling and banging. People hanging out in the lobbies. Couple kids in wheelchairs mess around on random floors. Sometimes you hear blasting music or loud cars in the parking lot. Sometimes I see drug deals even and people having sex. All in all, it's an alright place. Office staff is okay, never had a problem with them. Although, the deposit was rather high. The pop machine needs to be refilled faster. I don't know who is doing it but stop filling one of the elevators with garbage and sending it down. Boxes of random crap. Although, thanks one time as I spotted a computer in there and grabbed me a 80GB hard drive. Expect a criminal background check and what not. Office staff probably shady but who knows. Some garbage around on the ground but usually goes away that day or the day after. The Daily Herald is delivered to your door but could be stolen. Doors and trim need rework. There's some white paint on the sidewalk for about a few weeks now, wonder how that will get removed.”

My husband and I had previously owned a condo unit in Evanston, but had to move and rent an apartment in Schaumburg to be near our place of work. We were pleasantly surprised to note that the apartment, though not our own, feels much more like a home. We love the cozy balcony from which we can experience romantic sunsets, rousing fireworks in July, and a relaxing view of soft, immaculate snow caressing the property grounds during winter. The balcony is also ideal for reading, writing, and quiet conversations. My husband, who taught himself to play the piano decades ago, can make music to his heart's content without disturbing the neighbors, because the thick concrete walls and ceiling diminish the volume of sounds intended for our private pleasure. And I, the recent retiree, can spend my "freedom time" in peace. If, by chance, I would tire of our unit's privacy, I could amble down to the lake on the property or visit the fitness center, where residents can go free of charge. Most importantly, in our own experience, we like living at the VIP because of the overall care and appreciation by the mgmt staff for the residents. We have availed ourselves of the cleaning services offered to those who renew their leases, as well as various seasonal treats. Residents' concerns, if any, are dealt with speedily and satisfactorily. All staff members are friendly and helpful. On the whole, life at the VIP isn't perfect; but the positives outweigh whatever negatives You've got. I am living in an upgraded apartment, but apparently some of the upgrades were not completed. One item was the countertops. Maintenance and the installer insisted on entering my apartment to measure the "defective" countertop for replacement. As I have only a short-term lease, I had no interest in putting up with the mess of a countertop change. As I believed tenants have rights, I contacted the Maintenance Supervisor stating I wouldn't allow him entry to my apartment for this work. He ignored my request and provided no notice on when the work would be done. When returning home after work, I found a huge mess: My things were lying everywhere, the old kitchen sink in the middle of my family room. I had no faucet installed in the sink, so no water in the kitchen. Maintenance left no note indicating why the work had not been completed or when it might be completed. My apartment door was left unlocked, for the convenience of the contractor and maintenance but they had already left. Once maintenance finally showed up to re-enable the door lock, they were extremely rude to me about the entire situation. I have never seen a more poorly run apartment complex in my life. The office people simply apologize but nothing ever changes. My advice is to avoid renting at Village in the Park or any property managed by Penobscot mgmt.”

The appliances are not updated, and you will have to deal with bugs, regardless of how clean your place is. Fortunately, as long as you avoid that particular Besidence You've got ways around the rest. For the price, you are getting a decent amount of space, and the incentives they offer for you to sign a new lease are quite nice. The workout room and pool are well kept, and I did feel safer knowing they had someone there watching. I do fell a bit neglected, like they know they have me and have to do no more to make me stay. <br>Maintenance man in my Bomplex is the sweetest guy ...but other are not so sweet, and a bit cranky. <br>Clientele has worsened though. While we lived at VIP, we did compare the rents our friends paid for 1 and 2 bed apartments. VIP almost always had a better rate for the same size Alat. The best part is its location -close to I90, close to the mall and other shopping, Shop & Save, Jewel Osco, Valli Produce, etc. The place is spotless and the remodeling they did in 2010 actually improved the lobby dramatically. We noticed that they had also serviced the air duct which got rid of the odor and stink. That was helpful. In the two years we lived there, we didn't have any bed bugs.. ofcourse, there were a few ladybugs. I always found parking space when i needed, but my preferred slots (Lot between the back of the Broperty and the leasing office), used to get filled by 6.30 pm and I would have to go to the front side if I was returning back from my evening workout. Hey, the front side parking slot is huge. There's no in unit laundry. I know this could be a big minus... but they have the laundry room on 2nd floor. Unless you go on a Sunday Afternoon, you should be able to find machines available. So, its not that bad. You do have a couple dryers down sometimes, but someone from maintenance would probably tag them as needing repair. Our experience with maintenance team was good. They were prompt (within 24 hrs if it wasn't an emergency). Our experience with the staff was also good. They were courteous and legit to us, although i had heard from one of the neighbors that they were rude and unprofessional. I guess, if you are courteous, pay rent on time and be legit, they are helpful. They also organize social events, movie nights during summers... but we never went for those. We never used the fitness center but I know they had some yoga classes, etc. Overall, a good package for the money you spend.”

She REFUSED to contact to verify that the paper work was received and she kept saying "if I send you an email it will verify that we received it." but, I called later to find out that she did not, and the problem was that they did not turn on the fax machine. By then it was the end of the day and I had to rush while I was at work to get her the rest of the paper work. I felt she was toying with me because she did not like that I was stressing to her that this was a time sensitive matter. but she claimed " Oh I did not know this was a time sensitive matter and you should have told me." I have obviously been on the phone with her all day and explained to her I don't want to delay this so I won't get charged extra days. Also, before I left I had my closet door serviced since it was coming off the hinges since the day I moved in. The service man assured me that I won't get charged for their carpet because it looks older than 6 years and that it needs to be replaced. There were two stains that I reported within the first week and I claimed them on a sheet that was given to me by the manager. But they still are charging me for the carpet replacement even though It's old, worn out, and the stains were already reported. They never want to give you the corporate office phone number or the real manager. I had written up that person (-------) twice and all the manager said to me was " Oh I'm sorry that you feel that you had a bad experience." But it's not that "i felt" I had a bad experience, but in fact "I did". Never go there, Twful staff, rude, shady, money hungry, liars. They have been reported to the better buisness bureau and that's what I intend to do tomorrow morning.”

I live in building 1427, haven't seen a bedbug yet. this place is clean, as is my Anit. My biggest qualms are unrelated to what can be helped in the Anit. The constant smell of Indian food is a big one. But as long as we keep our bathroom door closed, the smell remains in there and doesn't get into the rest of the Anit. But, mostly, for me It's the noise. When we moved in we asked if the cleaning and maintenance departments started work early, they assured us they did not. Don't plan on sleeping in past 8am, That's when the lawnmowers, weed-eaters, and vacuum cleaners start firing up. And they aren't using the equipment correctly, because it makes the most terrible noises (landscaping-wise). Lawnmowers shouldn't sound like they're about to die, they should make a steady working noise. Also, and I realize this has nothing to do with the staff, but VIP is goose/geese central. They start quacking and making noise around sun-up and they don't stop until sun-down. If you work a late shift, or like to sleep in a bit, this isn't the complex for you. Also, if you are hyper-sensitive to mold, you have to be careful which building entrance you use. The side entrances in our building collect moisture, and you can see the mold and mildew in the carpets. You can also SMELL it no matter how much citrus air freshener they use in there. I end up with a serious migraine if I use one of those entrances. I've had 0 complaints to make about the staff, other than the early morning noise. I just want to stress that a new renter should not be swayed by the offer of cheap or free internet. The internet here is unusable in the evenings. Also: they show apartments in the morning to late afternoon. Don't be fooled by the lack of cars in the lots. People in the complex get home around 6-6:30 it seems. If you get home later than that, or plan to go out after that, plan to park quite a ways from your building. I just wanted to give a basic run-down of the appliances that came with our Anit: The dishwasher is useless. The dishes never get clean. In fact, dishes that look clean when they go in come out with food fused to them. This makes me angry and I've basically stopped using it. Unless you wash the dishes before sanitizing them with the hot dishwasher, don't even bother. Our stove/oven is FANTASTIC. It boils water in 2 minutes, the oven is digital and bakes the best cookies and brownies. The fridge is mediocre, you can't fit anything taller than a can in there. Bottles of soda, or tall jars will have to be stored in the door, along with gallons of milk or juice. The fridge is just too small for anyone who likes to buy groceries in bulk and do their own cooking. Also, the laundry room always has 2-3 unlabeled out of order dryers. So plan to put your clothes in a dryer, pay the money, only to have to move your clothes and pay for it again. Also, for anyone considering building 1427, keep in mind that every Friday night someone on the 7th floor likes to have drunk people out on their balcony until 3-4am, and one of them laughs like a hyena loud enough to keep people on another floor, across the way from them, up all night. Other than the noise, internet connection, and mold...I actually really like this Anit. It's clean, the internal noise is non-existant, they are priced reasonably. The grounds are beautiful, the inside of the buildings look really nice. The extras are amazing, the gym, classes, volley ball court. And the views from the apartments are great...right now the fall leaves are turning and I love having all the blinds up to see them.”

I would strongly recommend keeping all conversations with the leasing office in written through email, because they are going to change it the next time you talk to them. *I had to break my lease due to unexpected circumstances and they charged at least twice the lease breakage amount specified in the lease(which is around $ 3000). In addition to that, they have not returned my security deposit (around $1000) and it has been more than 2 months since I vacated (45 days is the agreed upon time) - the leasing office asks for more time to process the security deposit whenever we call them. To sum it up, not worth the cost you pay for the Anit and you are going to lose a lot more money with them.”

This Anit has a nice location, kids play area, volleyball court, a pond and picnic areas. They are good especially when we have small kids. But I would like to state some other facts too. All the persons who write a review agree that the mgmt and staff are rude and unprofessional especially when it come to complaints and follow-up. They will outright lie to your face and isolate you. We had begbugs in our Anit in the second month we moved in and when we complained it, they told us we would have done that sooner. It took 4 applications in couple of months to rid of them and for that, they sent a bill of 350 dollars to us. When the law state that its the lessors duty to rid of the pests, nobody will help you legally saying this is a private contract and you have to oblige, even when the lease doesn't specifically say the tenant has to pay the amount in full. The mgmt won't tell you that you have to pay for the extermination nor will they give you a quote. They will send a person in their time and convenience and get the money from the tenant. Also, they will send a separate mail saying that our house is unsanitary and home-keeping needs improvement after their technician do the annual inspection. Especially for those who complained for pest if you know what I mean. They have this vendetta against those tenants who complain against the pest. They will tell you only have the pest issue which implies you are the one who introduced it. In reality, this is a 50 year old concrete Btructure which is just painted over and over having enough nukes and corners for plenty of bugs and roaches to live in. The problem worsen in the summer and reduce in the winter. Maintenance is another headache. I had a dishwasher not working and after 5 days somebody came and looked into it until which it was filled with dirty water. Common laundry is ok, with 3-4 machines not working all the time. So if you are ok living in a house with lots of bugs (after all they are entitled to live on earth right) and are ready to pay for them too; if you don't mind somebody telling you how to run your household in a daily basis, then this is the place for you. Only limited availability and welcome home.”

Finally, I have a cat and she doesn't have fleas and I have found them on her since we've moved in and we have found roaches in our apartment. I'm thinking that the bug problem is a reason for me to argue that I should be able to break my lease without paying a dime ($2000! give me a break). The neighbors smell - i just about throw up every time i step into the hallway. They leave garbage in the hallway and in the garbage room. We had our car backed into when we were signing our lease, my boyfriend's dad stopped the guy and he just took off saying he didn't do it. What else can I complain about. This place is a pile of crap and they are charging an outrageous amount to live here. The models look great, but the apartments leave something to be desired.”

You've got no rewards for being a continuing or loyal customer, plus they go back on their word. We were told that the rent increase would 3-5% but the actual increase MUCH more. Bottom line: they cheat - get everything in writing <br><br><br>- The Blace LOOKS TERRIBLE from the outside and the hallways are a dreary, grimy grey. The finish of the apartments is also terrible, the wood work in the kitchen is old and they refuse to paint or varnish it. <br><br><br>- BAD VENTILLATION AND UPKEEP : all the hallways stink of food and curry <br><br><br>- This place is UNHEALTHY: these guys have been having problems with RATS in apartments because the heating system is common and the rats come through the boiler room (which is filthy) on the ground floor. When the exterminator came to our place he told us that about 12-13 other residents had complained about the rat problem! <br><br><br>- AWFUL OFFICE STAFF these guys are the most inefficient people I have seen vis a vis their work and maintainence requests. I dont know of a single resident here who has not had problems with the office staff. They are rude, inconsiderate and tardy. There'sn'thing worse than being terrible in your work and putting on at attitude about it. I have been renting for over six years and have rented in several places in the Chicagoland area and this is my worst experience yet. <br><br><br>- NOT FOR FAMILIES: The low rent attracts people of all sorts. If you are returning late on Fridaysý or Saturdaysý you ll see a number of shady characters hanging around the lobby. At least on two occasions these guys were drunk and once I saw them passing comments on a couple of women who were returning about the same time. <br><br><br>- UNSAFE: Although the entry system is supposed to be through a key or intercom, on most occasions I find the side doors are open for anyone to walk in. <br><br><br>- The LIGHTING in the storage room and the parking lot is often bad. The light in our storage room went off over 3 months ago and despite reminders they have not changed the lights; I have given up hope and am now used to using a torch whenever I am in the locker room. <br><br><br>- They are INSENSITIVE to residents needs and not open to feedback. When I came here to rent I was told that they were planning to renovate the lobby and much of the common areas, it has been two years now and they are yet to do any of the renovation they said they would. <br><br><br>- I am DEF. LEAVING at the end of my second year because the low rents are JUST NOT WORTH IT. I didnt like the exteriors or the finish of the Auite but I was going through a bad financial patch and had little time to shop for apartments, and this place was referred to me because it has a reputation for being cheap. For starters....unless your used to Indian cuisine...the smell in the hallways is horrible. After about 3-6 months you will then become immune to the smell after you get used to it. Although...There'sn'thing Village in the Park can do about this unless they don't allow the renters to cook food. It would be impossible to get rid of the smell since the population at VIP is 4 Indian families to 1 Caucasian cooking 2-3 times a day. On the bright side, the smell seems to stay in the hallway. I've yet to smell anything in my apartment unless I cooked the food. The other really bad thing about VIP is that There's no Grace period on being late with the rent. I get paid biweekly and sometimes my pay comes a day or two after the first. They have no grace period and charge you 55 dollars on the second. After 5 days being late you will be issued a five day notice of eviction so make sure your financial situation is under control cause if you have issues you will be out on your ---. Other than that.....Village in the Park is a awesome spot to live. It's definitely the quietest place you will ever find. I live on the 4th floor and have never heard a sound in the apartment. No bed bugs...these people need to wash their sheets and clean their houses more than once a month. I have seen 1 spider and 1 centipede in 6 months. That's pretty darn good. Huge balconies, nice amenities (Pools/Indoor and out/ workout facility/ Yoga classes/). I worth checking out VIP to anyone that can hold their breath for longer than 20 sec to get from the elevator to their apartment. Oh yeah....heat and cable included with the rent. Internet provided for 40 dollars a month through VIP. Its plenty fast enough and worth the 40 dollars.”

When I moved the stove I found literally hundreds of roaches running all over the place. It's November now and I just sent my 4th (or 5th - I've lost count by now) request to have the roach problem taken care of. Every time they're slower to respond and all they do is send some guy with a syringe of brown goo - he squirts it 3 times and says we're "all set" but the roaches are still here and mgmt doesn't seem to care. The cable and "free" internet are a joke. We somehow got a $40 bill for 4 months of unpaid "internet upgrades" and the internet is always disconnecting randomly - we didn't request any upgrades and it's certainly not anything worth paying for. The apartment looks scummy. All the corners of the walls have chips and dents but they just keep painting over it without fixing it. One wall is so badly bowed out that we can't put furniture up against it. You've got a million little things that we didn't notice when the apartment was empty that have now become major eyesores. Other people complain about the smells, which are present in our apartment but so far they're the least disgusting thing I've dealt with. Just this weekend I went to take out the trash and the trash chute room had grocery bags of rotting raw meat piled up in the corner. The smell was unbearable. This morning my roommate went to throw something out and there was a bag of rotting fruit. People leave their trash stacked up on the floor because they apparently can't be bothered to open a door and put it in a hole. No wonder You've got bugs. We're paying over $1000 a month to live in this filthy roach motel, and I'm fed up.”

On a daily basis you will sample the following odors in freshness ranging from recently excreted to 5-days stale: body odor, feces, curry, cigar and body odor (yes, twice). I have lived here for about a year and will move out as soon as my lease is up. I would have voided my lease and left long ago if the lease breakage deal wasn't so harsh. The 1427 building is vile - the elevators have a thick layer of grease over every surface, all of the carpet is stained, and I have seen human feces on 3 separate occasions. One instance in particular is when a tenant decided to wash re-usable diapers in the communal washing machine and clogged it, leaving it with feces-rich standing water for about a month. 80% of tenants have small children ages 0-5 so the playground is overcrowded and the noise levels are high. 95% of tenants are international and won't talk to you if you are not from their country. Maintenance is prompt but ineffectual - they failed to fix my heater on 3 separate occasions in a 1 month period (It's still broken). Water is disconnected for a 4 hour period (midweek, midday) once a week, I hear that this is so they can upgrade water fixtures in vacant apartments, but I don't know that for sure. Air conditioners often don't cool the apartments at all. That's all the bad stuff - here is the good. The rent includes heat, so (assuming your heater isn't broken) your power bill can be as low as 20 bucks in the winter, making the $945 rent pretty reasonable for the area. The walls are made of cement - sound only comes in from the hallway and windows, which is good because There's a lot of it to go around. Crime is low - like ridiculously low, people don't cause trouble here. Trash chutes make it easy to dispose of waste even from upper floors. mgmt has been pretty pleasant to me so far, though I have had few interactions with them.”

The complex looks ok from outside.. but once you sign the contract you are into a year long trauma and disatisfaction. i) The buildings are old and corridors ALWAYS stink ( no ventilation) ii) Office staff is charming when you sign the lease, but after that they are just ... ridiculous ( no word can summarize the incompetencies) iii) If you have any problems they assure you it will be fixed in 48 hours. When you follow up after 5 days, they say that they will TRY to fix it withen 48 hours but emergencies take precedence. If the buildings are having emergencies for 5-6 days, you can imagine for yourself the condition of the buildings iv) Cable service - Comcast, AT&T and others don't provide cable service here, so if you are in a place which does recive sattelite, you have to watch TV in analog signals ( AWESOME #@#@#@^&&)which the apartment complex provides v) Half of the washers & dryers don't work vi) Talking to the people around, the only people who write positive feedback on this complex are the employees. Maintenance needs to communicate better with the tenants as far as the repairs. Also, when repairs are done multiple times other options should be taken into consideration. I don't like people in my Anit when I'm not home and when they return multiple times for the same repair is frustrating. All sidewalks to the parking lot should be cleared. Tenants prop the doors open often, I can't stand the smell of smoke and wish tenants wouldn't smoke in front of any entrance doors, front or back or side doors). — 1417 VALLEY LAKE DR · Schaumburg“Worst Place to Stay and worst property mgmt I have stayed in VIP apartment for 5 years and finally when I moved out of the apartment, unacceptable charges were imposed on me for no reason for carpet damage. There was no damage or even stains to the carpet as we were using external carpet throughout the apartment. I had taken picture before I moved out and provided all those photos to the property mgmt but to no avail. When I reached out to the property mgmt, no proper justification was provided by them. When I asked to provide the evidence for the carpet damage, they said that they don't have any evidence and they can impose those charges for carpet replacement per policy, which doesn't exist in the rent agreement. The other issues which I faced during my stay was and which is also a common issue in most of the apartment are mice and cockroaches. In my apartment there were more than 35 mice caught which had caused damaged worth thousands as most of my clothing and food items were destroyed. When I reached out to the property mgmt to compensate for my loss, they said it's a natural factor and they are not liable for any damages. They had provided the exterminator team when I have seen the first mice in my apartment and their team could not resolve this issue till next 3 months and finally after 3 months during winter issue was resolved its own, may be because of the severe cold. Cockroaches are the common issue and are present throughout their apartments and most of the residents had requested for the exterminator team most often. There was another issue with the security in the apartment. I remember one girl has met with an accident in the main lobby of building 1427 when 4 of her fingers was cut due to broken furniture in the lobby and she got hospitalized. I remember holding her 4 fingers in my hand and kept it till the 911 team arrived on the spot, when her mother was in deep shock and pain. Other issues are with the clubhouse which isn't given to the Indian residents. You've got always some birthday parties and other events are being celebrated in the clubhouse, but when I asked and complained the same to the property mgmt, they said that the club house is being used by their employees as per the policy. But this wasn't true because I have seen it being rented to non-Indian residents in the property. Now if someone ask why I stayed there for 5 years, my answer is time. It's difficult for a traveling consultant who travel from Mon-Thu to change accommodation and move to a different location. I think the other reason for most of the residents who doesn't want to move is the cost associated with the move out and social gathering which develops soon when we stay here, as You've got more than 850 apartments and people feel comfortable to stay here with all the other issue which I mentioned above. The property mgmt understand this reason and That's why they don't want to improve their services and impose unethical charges on the resident who decide to move out. The property mgmt has even asked its resident to give 5 ratings if they don't want their renewal rent to increase.”

This place is safe with well-lit walkaways & corridors even at the oddest hour of the day. The location adds value to it - between Roselle & Golf Rd, groceries within a mile, IKEA, BestBuy, Walmart, Costco, Jewel Osco etc within 1-2 mile radius. It's easy to commute with a couple of Metra stations at 15 mins ride and Northwest Transportation Center at 5mins ride. Though You've gotn't assigned car parks, You've got ample slots so finding parking shouldn't be difficult at all. The community itself gets friendly and my daughter has so many friends to mingle with within the Broperty.”

I found the bedbugs to be one of the most offensive, disgusting, and quite honestly, traumatic events I've ever endured in my entire life. I had only a minor infestation June through September and it appears to have been taken care of. I lost my bed, box spring, sheets etc., books, and all my furniture. I see the vandalized cars, luckily I park in the back. That review below about the middle-spot-vandal is hilarious and true. 90% of the tenants are obnoxious immigrants - any way you shake it. Call it racist, a just plain ---- thing to say, whatever you want, it's true. It's not "unsafe" here, but I don't feel right having my girlfriend coming and going alone after 11 or so. The Apace itself is alright. I wonder if I'm inhaling lead paint or mold (my windows are open 24/7). I love the fact that you're surrounded by concrete walls - this helps with keeping your noise in and other peoples' noise out. The curry is and always will be a problem - not just in the hallways. You may get lucky and not have it waft in through the windows but odds are, you will. The laundry facilities are a farce. Half the machines are broken and the place is a wreck. Every time I do my laundry, I feel like I'm going to end up getting into a fight with someone. I wonder - is this where the bedbugs came from? It's OK for a single male who works locally. If you're looking to stay for 3 or more years, look elsewhere and spend an extra buck. I can see this place really getting to a specific type of person.”

While the units are a bit dated, they're kept in great condition. I'm impressed by how the mgmt team handles maintenance calls - they're responsive. The turnaround time can be a bit lengthy occasionally, likely because You've got so many units to manage, but the maintenance crew is genuinely dedicated and tackles every job with real enthusiasm. Plus, the neighborhood has fantastic schools and easy access to all the essentials, along with some wonderful spots to spend time with friends. The PACE bus service in this area is Pxcellent too!”

For a household of two our water bill runs roughly $20 monthly. Electric ranges anywhere from as little as $25 (during winter) to $75 (running the a/c nonstop in July). This applies to a single-bedroom unit with typical power consumption (computer, television, etc). <br> Cable service comes through Village in the Park and provides standard analog cable - roughly $50 per month. Upon arrival, I discovered that even with a $20 set of rabbit ears that picture quality is virtually impossible....this might be different now with newer broadcast technology though. <br><br>Odors in hallways.<br> The corridors have bad air circulation so strong odors tend to stick around. If you're on a floor with South Asian residents, prepare for spice aromas. If a neighbor down the hall enjoys fried foods, steamed vegetables, microwave snacks, or smoke, your hallway will smell that way. <br><br>Resident base<br> There's a nice mix of different age groups and cultural backgrounds here. Schaumburg has a substantial South Asian community and you see that reflected at this property. Just in my corridor there's a senior citizen, a South Asian household, an international student, a young married couple, and a -------- woman. If you're seeking a predominantly "white" community, this won't suit you. I've never felt at risk.<br><br>Neighboring tenants<br> Difficult people show up anywhere, that's just reality. Occasionally residents dump their bags *beside* the trash chute rather than putting them inside. Should you encounter pests, those lazy residents are probably responsible. My own neighbors have been quite nice - truthfully the only "problematic" neighbor I encountered was an older man originally from England.<br><br>Pests<br> I maintain my Anit in good condition and I have never dealt with any pest issues. When I leave my windows up, the occasional insect comes through. You could purchase a brand new six-figure home that's been exterminated and renovated, and a few weeks later you'll spot some insects. Throughout my residency, I have never spotted or heard mention of cockroaches. <br><br>Security<br> I've not witnessed graffiti or anything comparable but I do see vehicles parked with occupants hanging around at strange times. I have never encountered any muggings or related incidents. sadly, vehicle break-ins do happen in open parking areas. Keep items of value hidden or take them with you, and things will be fine.<br><br>mgmt office<br> It really hinges on the specific person you're talking with...certain staff members are pleasant, others not so much, you rarely run into anyone truly disrespectful.<br> I had to deal with one particularly nasty woman in the billing department - I can't remember her name, though I wish I could publish it. After visiting several prospects for my new place, that's when I realized that Village in the Park really was better than I'd thought. Of course, the smell is bad in the hallways, that's something you won'tice right away. Luckily we are on a ground floor Auite and we really only ever use our sliding door to enter and exit the place. But even if we didn't have that luxury, I wouldn't disregard this location on that fact. The smell has never bothered me in my apt. It has just been more or less of an ongoing joke any time the three of us need to go through the hallways. Our apt is next to the boiler room which was a plus for us in deciding to take it because we knew we wouldn't have to worry about disturbing neighbors on one side of our apt at least. My boyfriend makes music and I feared that he might become a nuisance at times but this situation proved to be perfect. They warned us of the sound of the boiler sounding similar to your refrigerator running. Which is true. It happens every so often. No big deal. What they FORGOT to mention was the generator right outside of our window which goes on every night and basically sounds like a JET ENGINE. When I first heard it, I asked my boyfriend why he turned the AC on and then i realized the noise was coming from outside. If you actually go outside, it's so loud that you literally can't hear the person next to you talking. But, honestly, it really isn't that bad. Just a slight disturbance every so often that I wish i would have been informed of. Still wouldn't change my decision to stay here though. I was a tad upset that the things i listed as problems during out walkthrough were never fixed. Our sliding door blinds don't work properly and no one came to fix them. Our sink doesn't drain properly and when someone DID come to look at that he said it was because of the rubber top but that isn't true because it actually drains when i turn the disposal on. Our fridge went out a few weeks ago and they put in for emergency maintenance but no one showed up for about 4 hours. Our food had already gone bad though because I didn't notice it was out for about 2 days >.< He was, but, nice and offered to even open up another apt so we could use that fridge since he wouldn't be able to bring us a new one until the next day. The club house gets decent. They offer free kickboxing and yoga classes, the gym is decent at best. It does the job. Nothing terrible. I've encountered WAY worse. I constantly see fliers up for movie nights but have never attended one. It really looks like a fun time, though, if you're into that. The pools are GREAT. The indoor pool was a real bonus point for us when choosing to move in. It's really never too crowded in either pool so that was a plus. For families with children, please note, if the day is nice, the playground will be OVERRUN. The day we moved in, no joke, there had to have been at least, AT LEAST 30 kids on that play ground (plus parents standing near). It was bordering on scary. I have never encountered any problems with safety. I feel perfectly safe coming in late. My bf did say that he noticed a broken window on a car in our lot but in front of the building next to ours. He, but, said that it looked as if it had been broken from the inside so, I don't know what that means but it didn't change how I felt about the place. The laundry rooms are a sauna so if you feel like going to one, just do your laundry and pop a squat nearby for 30 minutes lol. The window is ALWAYS open, even in the winter so be prepared in the summer for mosquito bites while you do it because at some point the screen disappeared from it. Overall, I really do like this place. The rent is great, heat is included, they offer great incentives if you renew your lease, the hallways look great, repainted, recarpeted, the 2 bedroom we are in is HUGE. Really this is THE best place I've ever seen but sadly I have to move. I'm sorry to say goodbye despite the small issues I've had over the past 10 months. And to the person who complained about no ventilation in their master bath, those fans drive me nuts so I'd rather smell my own business than have to listen to that.”

This property isn't even appropriate for pets. also, the mgmt is incredibly unprofessional. They're courteous during lease signing, but once that's done, residents are completely forgotten.”

I feel like I'm going to get robbed because my door looks like someone took a crowbar to it. It doesn't even latch right and the wood is practically missing off of the frame. It seems like someone kicked in the door. My car has been broken into, people have vandalized a handicapped man's car because he parked in the front where the yellow lines are. I've seen drug dealers in the parking lot, seen gang bangers smoke pot, crack, or whatever the hell it was smoking in the parking lot. 2. Not Nice. People who live in this building are rude. Got a good amount of laundry, groceries, or whatever? 90% of the time, don't expect to find someone who is nearby to lend you a helping hand or even hold the elevator door open for you when you are like 5 feet away. At night, around 5 to 6pm, almost everyday, you'll notice a family gathering in the lobby that just makes it smell like ----. After around 9pm or so, people just hang out there like it's a Clubhouse, it's a lobby for christ sakes. Their children tear up the wallpaper in the lobby, some of them even move and/or unplug the security cameras. I parked my car outside near the door and came out for a smoke, 4 people were around my car and 2 were even sitting on it. I asked them if it was their car, knowing it was mine, even said YES! I told them yea? I got the keys to it right here? Want to get off now? So rude! 3. Theft. If the mailman puts the wrong mail in the wrong mailbox, people just leave it out. I've seen countless number of times with mail just shredded open and thrown about. Terrible. Also, plan on doing your laundry elsewhere. Just expect some theft. 4. Smokers. I sometimes see these guys smoking in different sections of the stairwells, even if it's the summertime. I had to constantly walk into the stairwell area and tell them to take their --- outside or we're going to have a problem. When I smoke, I try to head towards the parking lot to smoke but You've got others that decide it's cool to smoke right in front of the door and blow the smoke in other people's faces. 5. Trash. It's amazing on how some of these people can't throw a milk carton into a garbage chute. It just boggles the mind how people can't even disassemble a box and throw it down the chute or outside. 6. Renovation. Make it look like a hotel but it still smells like --- and carpeting will only lead to stains which I have seen already. Expect to be woken up at 8am from loud drilling noises. The maintenance people say they will fix things but they never do. 7. Privacy. I look outside my window and see countless things. The blinds don't even protect you in your own home. To prove my point, I've seen this TV in this apartment playing porn. You twist your blinds to face up, everyone can see in from the bottom, twist it downwards, everyone can see it from up top. 8. Smells. You know, I respect every race but when you smell curry or whatever It's that the Middle Eastern people cook, it just stinks. Almost every single floor smells like a dogs testicles.”

Other companies including Comcast/xfinity, WOW, and similar providers are contractually prohibited from operating here. - All units have been converted to a key fob access system instead of conventional keys and locks. I spent one year here, and practically from the moment I walked in, I regretted signing the lease. Let me start with this: the display unit they showed me had multiple electrical outlets throughout the kitchen. Mine? Just ONE outlet for the whole kitchen, with one of the two plugs already occupied by the refrigerator! I reached out to mgmt to voice my frustration about this bait-and-switch, and their response was that since I'd already signed the agreement, they were powerless to help. Strike one. When the leasing agent gave me the initial tour of the property, she repeatedly emphasized how soundproof the apartments are thanks to 12 inches of concrete surrounding each unit, claiming I'd have complete privacy from neighboring residents. Total fabrication. I can't hear the neighbors directly beside me, but the unit above me? Constant noise! There's a young child living there who has screaming episodes lasting 20 minutes or more throughout the day! (The intensity of her screaming leads me to wonder if there's an underlying condition, but regardless, I should absolutely not be hearing her so vividly—it's like she's in the same room!) Strike two. A nasty smell has been drifting into my bedroom, and it's definitely not coming from the hallway since it doesn't exist anywhere else in the Anit. I can't pinpoint the source. One evening it got so bad that I abandoned my bedroom and crashed on the living room couch! Strike three! I'm in building 1310, and maintenance work happens ALL the time!! Notices appear at the elevators and entryways nearly every week—sometimes three or four times monthly!!! Water gets shut off for the whole building during business hours. You can't use any water (taps, toilets, etc.) in your unit, and the laundry facilities become unusable. Strike four! Beginning last summer, I dealt with a persistent fruit fly infestation, so I contacted the leasing office. When I'd return from vacation or work trips lasting several days or longer, I'd find dozens of deceased fruit flies (plus a handful still alive) in my bathtub. I was certain they weren't breeding in my kitchen since there was no food there! Plus, they only showed up in the tub. I called the leasing office demanding answers about what "need to emergency" maintenance they were constantly performing, suspecting it was causing the fruit fly issue. The agent finally admitted they were upgrading units throughout the building—replacing fixtures, sinks, and vanities—which is why they kept cutting the water, NOT due to "emergency" work as the notices claimed. She mentioned that if I didn't use my bathtub regularly, the fruit flies would keep coming back. Fantastic! Nothing says "glad you're home" after an exhausting business trip like discovering a bathtub full of dead fruit flies. It would be bad enough just dumping out the dead ones, but I'd spend the next several days killing the living ones while getting ready in the mornings! Strike five! My building overlooks the rear of a car dealership on Golf Rd. With windows open, I can't hear my television because it's incredibly loud! The noise combines traffic from Golf with PA system announcements from the dealership! They're paging staff over the loudspeaker every 5-10 minutes. Even with windows shut, sound travels easily when kids are playing outside in the courtyard. Strike six! The sole bright spot here is the fitness center, though it's not entirely positive—it's cramped, so you often need to wait for equipment during busy times. Plus it closes at 9:30pm! I previously lived in a Bloomingdale Anit complex with a 24-hour fitness facility accessible by key card, so being forced to leave at 9:30pm is frustrating! Beyond my unit's issues, there's a particular woman at the leasing desk who is incredibly unprofessional! Whenever I encounter her or hear her voice on calls, I immediately request someone else. She interrupts mid-conversation, consistently makes you feel like a nuisance. She has this perpetual expression of complete apathy. She makes zero effort to hide her disdain for the position. Her tone alone tells you she's not interested in what you're about to say. The other staff members aren't as bad. They might be somewhat disorganized, but at least they're not hostile like her. For instance, I had to call several times regarding my building's electronic key fob needing repair, a callback about my fruit fly situation, and getting my Notice to Vacate signed before the deadline (otherwise they levy a charge, obviously). I apologize for the lengthy rant, but please take the reviews seriously—this property 's Torrendous, and so 's the mgmt. They're pleasant during lease signing and rent collection. It's hard to put any stock in the positive reviews given what I've witnessed (and what countless others are reporting about this complex). Simply put, it doesn't add up. Despite those glowing reviews, VITP sits at a measly 2.9 star average on Google. Yikes! I wish I'd spent more time reading reviews before signing the lease. In just four weeks, we've dealt with more problems than we experienced during YEARS at previous apartments. The biggest and most troubling concern: Don't expect privacy when "maintenance" and "pest control" decide to show up unannounced for routine "inspections." We were sound asleep when our front door suddenly swung open and a COMPLETE STRANGER from "pest control" was inside our Alat. WITHOUT. OUR. CONSENT. I was in my bra and panties and my boyfriend was in boxers - we got jolted awake! To make matters worse, mgmt couldn't care less! When my boyfriend brought this up to Lindsey, she claimed he'd received an email Saturday about it and that counted as notice. Who reads their inbox on Saturday??? They should CALL to give proper warning before letting some random guy walk into your home. This is a TOTAL violation of privacy and has poisoned our relationship with mgmt. Any reasonable person would be startled, worried, and furious, yet they were dismissive and unhelpful when we complained. Let me be direct: this is the SECOND TIME IN A MONTH someone has entered our unit without warning. We've already called the main office at least THREE TIMES about this, and they claimed they "updated our preferences" to prevent entry without permission. That turned out to be complete nonsense because it happened again today. Second problem: stink bugs - tons of them. See the photo I'm including. Absolutely repulsive, and despite the "pest control" crew they've got on staff, nothing has improved. Third problem: the smell of Indian cuisine permeates everything 24/7, and this is coming from someone who actually enjoys Indian food. Why should anyone endure one overpowering smell constantly? This needs to change immediately. Fourth problem: Parents letting their young children (5 and under) run wild throughout the complex. There's a playground directly across the street. I can't figure out why this is even happening. Fifth problem: DON'T fool yourself into believing mgmt or the leasing office will be compassionate or work to resolve problems after you've signed. When we were considering leasing, they were accommodating and friendly, showing us pristine model units that looked nothing like what we actually got. But the moment we raised concerns, these people either disappeared or simply refused to address anything. They're dismissive and unprofessional. Keep this in mind: random people WILL access your Alat and VITP mgmt won't lose sleep over it. I'm still in shock about this. If you ignore all the negative feedback and move here anyway, you're on your own.”

You'd assume 3 elevators across 12 floors would be enough, but when they break down too, it can take 10+ minutes just to reach your unit. One elevator was out of commission for more than 2 weeks without repairs. On top of that, they impose over $30 late fees for being just 1 day behind on rent! Adding to the problems, someone experiencing homelessness was occupying the storage area on my floor and had a master key to access the entire building for well over a year—something the mgmt never disclosed to me during lease signing. You've got additional grievances I could mention, but these issues alone should be enough reason to avoid signing a lease at Village in the Park.”
