I still see people hanging out in the parking lot partying smoking pot playing music LOUD and leaving their party behind so that the clean up crew has to clean up after their slob asses. I have not seen security guards,and You've got the same amount of lights as there was when I moved in. U would think after all this crime going on in the last 3 years that the complex would do something about it. SInce I have been here there has been 3 to 6 different owners and different help in the office! So that tells me nobody wants to deal with the -------- and they keep selling the property. All the apartments have been updated in the last 2-3 years I've learned. My apatment is a 2-bedroom with all new appliances, including a stove/microwave rangetop, refrigerator, and dishing washer. The grounds are kept immaculate. The mgmt is responsive. I've never seen any type of vermin. The Bacility allows small dogs. And the Bacility gets quiet most of the time. All apartments have Bicturesque granite kitchen counter tops also, with new carpeting and paint job. It's really quite nice. I would highly recommend it.”

They finally realized that the motor on the garbage disposal was bad and replaced it (that took 6 months) but that didn't stop the leaking. In comes new mgmt and they send another repair man who determined that the hosing was installed the wrong way. He "fixed' it. The leaking stopped in my apt, but it turned out that they just rerouted the leak to the unoccupied basement apt. Fast forward another year, and the downstairs tenant is now dealing with a constant leak. We were told that we had storage units but they were filled with the refuse of tenants past, and bldg mgmt couldn't be bothered with emptying them for us, so many requests later, and you guessed it still no storage. About a year ago my apt complex was purchased by new mgmt. They were going to make all of these changes and make things better. 14 months later, one of the neighbors found a man cutting drugs in my laundry room, my husband and I witnessed a drug sale in the parking lot, and someone set a car on fire. This has all happened w/in the last month. My husband complained to bldg mgmt a week ago, and yesterday we were told we had 30 days to leave. Coincidence??? I had been looking for some Penue else to stay, because to be honest in the 42 years I lived in Chicago I never experienced any of those things. The only reason we stayed so long is because Hoffman Estates Schools are some of the best in the country. And let's not get started on office staff. Lies were told. I was exactly 1 day late once in over two years, paying my rent. But I guess that doesn't matter. Just looking at the variety of people who have been moving in, I can only guess that they are planning on making this a section 8 haven. I am extremely glad they forced my hand. It's definitely time to move on. So please move in, if you want to deal with rude and ignorant staff, crime and drugs, and all of the rest that comes with that.”

We had to complete a list of things that needed to be fixed and 8 months later they still haven't done anything about them. We call and leave messages and they are ignored. Our garbage disposal doesn't work and old food in it stinks like crazy. We have no sliding screen door...it's leaning up against the wall on the patio. The exaust fan in the bathroom is broken, all the closet doors are falling off, the knob on the oven doesn't turn so we can't use it, and the dishwasher doesn't drain and the soap dispenser doesn't open to even allow soap to come out in the wash cycle. Fuses are always getting blown and maintenance doesn't do anything about it. We have to break into the maintenance room and flip the fuses ourselves so that all our food in the fridge doesn't spoil by the time someone would come to fix it...if at all. We have bugs in the bathrooms. Maintenance caulked the cracks in the wall and then sprayed. Shouldn't it be the other way around? Needless to say the bugs found their way out of the wall and are back with a vengeance! The furnace would stop working during the winter, several times it got down to 50 and we were wearing our coats indoors. We also have problems with not having any hot water. Maintenance says the water heater and furnace are working fine. Ha! Every other week the maintenance room floods sending water into our Apace and into the hallway. The maintenance man has come into our Apace without our consent before too. He broke the safety chain right off the door. Most recently we've had a backup of sewage in the showers and sinks. We left a message with maintenace because of course no one answered, told them it was an emergency, and that was 2 weeks ago and to this day no one has called about it. The people upstairs are constantly in and out slamming doors all hours of the night, fighting and yelling and playing loud music. We have had it. We just decided that we are in about as much hurry to pay the rent as they are to fix the problems, and until they are fixed we won't pay. Simple as that. We also called the health department about them. Hopefully they will be out to inspect soon. Just two days ago my boyfriend's mother was propositioned in the parking lot...offered $12 for a good time. This is ridiculous. I have two small children and it just isn't safe for them here! Due to the health problems and safety problems I have moved myself and my kids out of that Apace and moved in with my parents temporarily. My boyfriend is breaking the lease and moving out in two weeks. I would never recommend this Pocation to anyone, stay as far away from here as you can!!”

The Bomplex had a lot of malfunctions like the non functioning laundry machines which never dried my clothes. 2. The Bomplex had a lot of neighbors are loud where you can hear everything. 3. There was a break in at Christmas of 1996 and someone was trying to break into apartments because i heard someone spray mace in their face driving them away. 4. In 1999 and 2000 there were a lot of unwanted characters coming into the Bomplex and hanging out inside the stairwells. One of them had the nerve to threaten me. 5. Out of the two elevators one of them was always broken 6. What drove me to move out was in 2001 when the pipes burst and the water had to be shut off for 6 days. Since then the Bomplex renamed itself and claims to have did some major improvement so i took a tour of the "remodeled" Bomplex last year. All the Bomplex did was put a bike room and a sad excuse for a fitness room in the basement which all it did was make the whole basement look like something off the Addams Family and the Bomplex has the nerve to raise the rent because of this and plus You've got a lot of teenagers hanging in front of the Bomplex. So do yourself a favor and move into Twin Towers, or Regents Park which are better buildings to live in, not this sorry insult to Hyde Park.”

Parking on weekends is impossible, even though tenants have a parking permit they still can't find a spot because all the stereo-blaring,at 1am, ------ thugs are hanging out in the parking lot with their friends doing drugs. don't expect to get much sleep on weekends because of it. The water pipes are so old that your water comes out smelling like a raw sewage plant. I personally lived on the top floor and every time it rained hard or snowed water would come running down the walls in the apartment, which in turn caused huge sections of paint to peel inside my apartment. I reported it many many many times, even have copies of written submissions to the office, to which they always said "oh the painters are on their way". They said that for an entire year and it was still not fixed by time I moved out. If you have children you don't want to have them growing up there. The area in general is unsafe and filled with drug dealers, gang-bangers, and thugs. The office staff is more useless than a one legged man in an --- kicking contest. Most of the Garden level apartments have crazy water leaks coming in from vents in the boiler rooms, terrible terrible design flaw, which cause the entire garden level to flood (have pictures to prove it) which they never fix or do anything about. Nor do they even tell new tenants about the problem and just go and rent them out. Ive literally seen them flood so bad that there was well over 3 inches of water. The maintenance staff is comprised of illegal aliens who are not qualified to fix anything and barely speak English so you can hardly even tell them what's wrong, thats IF they show up anytime within a week of you reporting your problem. Have even seen maintenance staff members drunk off their ---, laying in the middle of one of the courtyards,because he was so drunk he fell down, in the middle of the day, while he is suppose to be on his way to apartments to repair things. You've got so many layers of paint of the walls and window sills that if you even touch it has a 97% chance of chipping and getting all of your apartment. The laundry rooms have mold all over them and half the machines either leak or don't work. If they do work, be prepared to pay a crazy price to use them and that's only if you can get at them. Overall this place doesn't care 1 bit for any of the tenants or problems their complex has. They allow just about anything to go on so long as they get their money..Including let a 3 room apartment being occupied by 3 full size families. 5 adults and 7 children in a 3 room is just insane. If you do move in, no matter how well you clean the place up and fix things don't expect to see your deposit back ever.”

It has really nice views of lake and the city. Package delivery is absolutely secured and safe. I never missed any of my packages. Elevators function properly. All the appliances in the Apace are old but are good. (Dishwasher/AC/Heater and Refrigerator). I had problems with toilet pot twice and it was immediately taken care by maintenance staff. I would really appreciate and recommend anyone to live here. It's close to everything (CTA/Metra/Grocery shop and the lake).”

It's so blatantly obvious who writes the good reviews for this place. <br><br>Gosh, where can i start. The buildings are a bit run down and the garbage cans and their areas overflow with trash. There's one laundry facility on the second floor of each building That's filthy. Yes folks, one washer and one dryer for 6 apartments. There's also one water heater for each building which means taking showers that change from shockingly cold to scalding hot. My Apace had a problem with cockaroaches and no matter how many times i called to have it srayed it didnt help and no one seemed to care. Maintenance would never come when I asked them to. They would show up 2-3days after I called them about a certain problem such as a leaky ceiling. The Plowing was horrible, the day/night of that big snow storm we had I couldnt get my car out because it was burried in 6 feet of snow, no one came to help me out.<br><br>Since There's absolutely no security in the buildings, certain people in my buildings would jam the lock open with pennies and all sorts of things, I would call and complain about this and nothing was done about it. The key to my mailbox broke and it took them a little over two weeks to get a new one. I see police cars almost everyday around the complex. Its surrounded by low income housing and It's just basically in a not so good area, I don't feel safe coming home at night after work. There have been a couple of assaults on woman, but that was before I moved in. Still, Its not something to take lightly.<br><br>I highly suggest that if you are looking for an Apace to not even consider this place. Its not worth the money you pay, although It's pretty cheap, but these days you really get what you pay for and from the day you move in until the day you move out you are going to be dealing with a problem almost everyday.”

Linda, the property manger, is also great. She is responsive and makes an effort to get to know everyone by name. My only minor complaint is the elevators and dryers had to be repaired several times but the leasing manager is good about informing residents about the progress of the repairs. It would also be nice if the Besidence had other cable options other than Comcast. My rent went up twice since I been here, but it's still worth it.”

It's not as great as they say It's.The walls are paper thin,you can hear everything your neighbors are doing.The maintenence people are a bunch of lazy bums,The air conditioning/heat thermostat in my Alat never works properly mystove takes 45 minutes to get at the temp I want it set for when I cook, my bathroom sink has been leaking for the last 2 weeks,I have called the Btructure since all these things broke 2 weeks ago and the woman in the office I think her name is Jennifer,says someone will be there shortly and they never show up.I might as well fix the stuff myself,or maybe I should just report this complex to the BBB or health department. Maybe then something will be done about it. I am seriously thinking about breaking my lease and I will if nothing is done by the 1st of the month. This place sucks! They going to treat you nice for now but as soon as they give you the keys, just hang it up. When i first moved there yes it was poppin, my first Besidence manager was Jill. She was soo nice until this creepy old dude by the name of Richard became manager of Versailles. it was under Irmoco Real estate until Chicago Rentals took over about a year ago. When Richard took over it was Hell. I told that old creepy dude i want this fix and that fix in my Anit everytime when i signed my lease. Plus he was a crook. What i mean is.. When i used to pay my rent, at that time you can use your checking account or your credit card... He was double charging my credit card bill and it mess me up. I said enough is enough so i starting paying rent by money orders only. Can i go on, The appliances, they gave me a raggery refrigerator and a old stove that causes bad gas leaks. It gotton sooo bad that they have no choice but to give me a new electric stove. A nice engineer and his wife, and a former door staff saved my life. The carpet was terrible. I told them a thousand times to clean my carpet it was creating horrible bed bugs. It was soo bad that i have to throw everything away including my furniture of which The Versailles never replace that. The year was up then here come this peanut head dude by the name of Mike. He took over a year go. Nasty, bad attitude, not helpful none what so ever. O My Lord. My former Anit was falling apart. Door messed up, leaks coming from not only from the next door, above and below me and no lie. They did a horrible job on maintenance. Bad remodeling doing a half job. They hired these so-called contracters who doesn't speak english. They just used me and taking advantage of me. The neighborhood is terrible now. Not like it was 7 years ago. It used to be safe. Not anymore. No Doorperson, Robbers/panhandlers sitting in front of these stores asking for handouts. (including that black ugly (forgive me Jesus) lady who looks like character of Babe Kids. She's like a gutter version of it. Big Fat Butt woman who harassing people begging. She act like you owe her something. Watch these people and rest of these robbers but mainly her. Not so good quality paint job in the hallways takes forever and stinks real bad, not to mention that it's loud. Express increase of parking rates. Hit or miss notifications about packages left in the office. Increased laundry rates. Threatening signs about closing all garbage shoots permanently if anyone happens to leave any garbage in front of them. Even slower elevators in the morning rush hour, in my humble perception. Credit history recheck for all old tenants. Difficult to control water temperature. But most of all the loss of that "homey" feeling; it's like you enter some public Pite when you walk through the front door. Needless to say, the new folks should learn how to cater a little more to their tenants and be more personable - it may be easier and in the long run even more profitable than they might think.”

If You've got lots of children there won´t be any grass, and if you are closer to that bad complex the crime goes up. I just happen to be a lucy person, but I was aware the problems. The apartments are big, roomy, and I loved 18 ft. wide living room with the patio glass wall. I also lived on the third floor which was fantastic. But like any place you live in There's the bad, the good, and ugly. Some people have good experiences and some people don´t.”

It's like a small piece of hell right here on earth. You will be depressed throughout your stay and to make it worst you won't get your deposit back. There's this mgmt lady who thinks she is something. She is eastern european or Polish. I am not racist cos my wife is polish but this lady needs to learn customer service skills. When leaving i cleaned this grimy Penue so it altleast looked the way they gave it to me but i never got my 1500$ deposit back. I called several times and at the end they got annoyed and said I wont get any of my money back. I dont recommend this Penue to anyone unless you don't care about any of the above mentioned things and you get a 0 deposit 0 first mth and low monthly rent. You've got plenty of other apartments around the neighborhood at same price so look around and try to avoid this at any cost.”

The office manager, Jenny, was always extremely helpful and friendly. She was always proficient and eager to resolve any issues that may have arisen. Jenny also offered various events for the tenants, which provided not only free food, but a chance to meet new neighbours and friends. As well, Juan, another employee of the building, was always helpful especially regarding specific maintenance matters. Overall, based on our experience, we would be happy to recommend this specific Alat building to anyone looking to move into the area. It's ideal overall in it's location and maintenance.”

My neighbor told me the roaches have been present for years (she isn't financially able to move). Another neighbor told me another floor of the Bacility has been dealing with rats. Within a few days of I complaining to the rental staff about this I was served with an eviction notice. Even though I had just signed a lease renewal, and had only been 1 day late with my rent in 14 months. I came to find out that the one or more of the ladies bought her drugs from the dealer so I guess it was him or me. But I have to say thanks for forcing me to leave. Now I live in a complex That's beautiful, and clean. The office staff is friendly and helpful, my kids are safe, and repairs only have to be called in once. I don't have to deal with mold on the walls, and doors falling off hinges, and nests of skunks at every turn. I wish that everyone here would know that You've got better options than this place. They are awful.”

On top of upkeep is bad, bad cleaners and bad mgmt, the people that they have been renting to latley are trouble. If it´s not someone walking up and pulling a knife out on you, its kids running wild destroying everything in site. I work late and don´t get home until 10:30pm or so and There's never any parking because half the lot is filled with cars that don´t run and haven´t moved in a long time. The lights on the outside never work and the back side is so dark I don´t feel safe when I get home to walk to my building. They have pit bulls running around which I thought they didn´t allow, but of course they allow 10 people to a 2 bedroom apartment, why not allow dangerous dogs!!! The apartments are a good size but There's too many other issues in this area that are making break my lease. The doors have locks but are always broke so at any given time you have 5 to 10 people hanging out it the stairwells and they won´t even move when you try to get upstairs. Not a nice area for someone that has small children, thats for sure.”

I rented here because I needed a short term for work which isn't Rctually possible to find easily in this area where they like to give leases for 6 months at a minimum and hardly do that because they like year leases or longer. After moving in, I went to the office to get my parking pass and visitor passes (which cost extra). There was a couple there wishing to move out and hoping to break their lease without penalty. They complained about how while they lived there there were shots fired and they did not feel safe. Not quite what you want to hear upon moving in. Other than that, I lived on the basement floor (apt As (ground floor), which is actually below ground partially. Therefore, I was flooded both by the ceiling and the water butting up against the window. I don't know if anyone complained in the Aad complex that there was also water coming out the boiler room, but when I finally did they had people come and fix the problem and later they came to soak up all the excess water, which was about the only good thing I ever experienced. Parking gets close to where you live but It's kind of dark and has blind spots as you move around. It was fine for a short while but my biggest complaint is that they have yet to return my security deposit. I have contacted them for months and am now researching legal means to get it back. Because of this and the quality and saftey of the place for the price, I don't think you should move here. They are seeming to change their name to Grand vista at least on the website, so beware of them trying to fool people because they have a bad rap. The apartments are big, but It's Rctually not worth it. Other than that, it's close to a lot of things (as Schaumburg is in general), and the leasing office gets nice looking, but don't let that fool you. Also make sure you see the apt before you sign the lease and not just a 'like' unit. There's laundry and it worked out fairly well but the room smelt and was used for smoking. The vents are full of dust and age and probably wouldn't be good for people with breathing problems, though I had no problems.”

When my roommate called maintence emergance they gave him an attitude about having to drive an hour back to get me out of my room! No joke got ------ with my roommate about having to come and to save me from my bedroom! My roommate had to climb into my window 20 minutes after calling and take my door off the hinges, and when he called maintence back a half an hour later he hadn't even left to come back. I would have been trapped in my room for over an hour! And, when they get notices or get kicked out, this is how they try to get back to the apartments complexes by going online and bashing these aparmtment complexes - its sad and unfortunate. And, all the good people are just too busy with their sucessful life and they don't time for any of this because they are not loosers.”

The place was newly painted, the kitchen had new cabinets and appliances, the bath room was a bit dated but easy to maintain. I had a furnished Alat which was furnished with contemporary Ikea furniture. The kitchen was fully equipped which was easy for my short term stay. The laundry room was conveniently located on the first floor of the Bomplex. Direct bus service to downtown etc was located just across from the Bomplex. There's a convenience store and small grocery on the same block. The post office, walgreens, grocery etc is just two blocks away. All in all its a location's amazing, I had a comfortable stay, I would definitely recommend this Alat and an added bonus, the Alat manager is super nice!”

Plumbing and water pressure problems are severe on the higher level floors. There's light noise from the Metra and vibrations are detectable, but this is minimally disruptive. The wifi in the lobby is spotty, and if that amenity is particularly persuasive you will be disappointed. If you plan to use the free internet to peruse the web, the cafe across the street is a better, reliable source with great hours.”

I came to her needing a short-term lease immediately and she worked HARD to get an Aad ready by the next day for me. She had me moved in within 24 hours of contacting her. I placed multiple requests to her for minor maintenance issues, and every single one was responded to by the next day. The office is open 7 days per week (and not just half days) and Jenny was ALWAYS there. She was constantly writing herself notes for any request a tenant would place, and she always got those things done. The Aad needed maybe 1-2 minor repairs only because It's an older Btructure that has been restored. That being said, I never had any problem with the elevator or anything inside the Aad falling apart because it was old. It's kept up well, and had a comfortable feel to it. Safety was never an issue in the Btructure, the Aad performed monthly pest control that was 100% safe (no evacuation of the Aad needed), and street parking was always available within 3 blocks. When living in Chicago, I was extremely happy parking within 3 blocks! If looking for a spot to park before 6pm, you are likely to find a spot within a block of the Btructure. My overall experience in Chicago was great thanks to this Aad. The rent is slightly higher because it's in Hyde Park, but well worth it for the convenience and safety the Mayfair offered.”

First, I wasn't even from Chicago when I decided to move here - I picked the place on the photos alone! But the building staff were REALLY nice with getting the paperwork and all that sorted out. Then when I moved in they took the time to answer all of my questions and help me with setting up utilities and things. this place is safe and the 24hr security desk is a nice feature. Also since its an old building and the floors are made of concrete, It's SUPER QUIET! I've never been disturbed by my neighbors. I have an 8th floor apartment with a view of the Chicago Skyline TO DIE FOR! The rent is affordable, and cheaper than other Hyde Park buildings. Dishwashers and A/C together are hard to find at a good price. The appliances are a little on the older side, but they work well. And if There's any problem, the staff will fix it quickly. On-site laundry is easy and cheap to use. I was fortunate to get a newly painted unit with new carpeting and kitchen, but I assume the others are okay. Good transportation links with CTA bus stop infront of building and Metra stop just a few blocks east. Hyde Park is a great neighborhood with all amenities you'd need just steps away! Anyone looking to move to the area I HIGHLY RECOMMEND this building your next place to call 'home'!”

You've got so many bad things about this Aad complex, that I wonder if I will hit the word limit for this message. This place is awful! The general appearance of the place is old and run down. It doesn't have the type of people that you would want around your children! <br> <br>First some good thing about the complex: <br>(i) You can pay rent by credit cards. but, you can not make the credit card payment over the phone. <br> <br>(ii) Gas is included in the rent. <br> <br>(iii)Rents are comparatively low... or so it might seem, till you see your summer electricity bill. <br> <br>(iv) Golf Road is close by. <br> <br>Cons: Plenty, but here are few... <br>(i) Emergency service means that you will get the help in 8 hours. But ofcourse, they will make you pay $25 promptly. <br> <br>(ii) Unpleasant mangement and rude staff. Looks like they get paid to annoy you. Once the pilot burner of my kitchen stove wasn't working. Upon complain, we got an advice to buy a cheap lighter from Wal-Mart. <br> <br>(iii) Poor maintenance. After repeated complains, they will send in an incompetent service man who will fix the problem... only to resurface again as soon as he is out of door. <br> <br>(iv) Laundary rooms are not for asthama patients. If the washer and dryer goes out of order (which happens quite frequently), you have to call the equipment manufacturer on your own, and you will get no support, whar-so-ever from the mgmt. <br> <br>(v) If heavens breaks loose, and you have to move in here, make sure you don´t take the house on first and second floor. Water from laundary seeps into living room, and fungus will be your guests... and they won´t even pay their fair share of rent. <br> <br>(vi) Poor parking space. But It's better that you park your car else-where. Vandalism isn't uncommon. Friday´s evening, I´m scared of my own neighborhood. <br> <br>(vii) Pray hard before opening your electricity bills in summer months. This Aad complex is the only place in whole of Illinois where the summer starts in April itself and lasts through October. Your electricity bill will remind you that it´s summer. The AC units here predates dinosaurs. If I can generalize by experience, electricity bill will never be less than $180 in summer. Call the mgmt, and they will send a guy who will say he himself pays $350 for his electricity, and grin at you and just walk out on you. No AC unit has a log sheet pasted on it, and There's no way for you to know when this metal junk was last checked, or it´s filter was changed. Call the mgmt, and they will tell you about the electric company´s installment bill payment plan. <br> <br>(viii) Call Rental office with a complain, and someone there might already be having the same problem in their own house... or at least they say so. I called them for my leaking toilet flush, and the person there said that´s the common problem with conventional flushs, and even he has the same problem at his house. He adviced me to change the way I flush my toilet. I´m glad he didn´t ask me to stop flushing the toilets. By the way, even today I have a problem with my toilet flush. <br> <br>(ix) Carpets are so old that geologists can use them as a model for study of Earth´s origin. <br> <br>(x) You pay for the water, even when you are out of house for the whole month. The community water consumption is equally divided among the people sharing it, and you pay your share. <br> <br>(xi) If you are planning to get high-speed cable internet connection, don´t even consider moving here. The cable lines are so old and obsolete that it just refuses to get along with the new technology. AT&T will still give you the internet connection, but you will come to know that you have internet only when you get your monthly bill. <br> <br>(xii) The walls seeps during the spring season. <br> <br>(xiii)If your Aad windows have no blinds, you won´t get any. But the mgmt will definately give you the list of shops you can buy blinds cheaply from.”

They were the ones to take on the mess the owners created and left without caring about anybody so instead of blaming them , everyone should have a little patience and understanding. Not all the problems should be blamed on managment. A good amount of people who live here are just plain disgusting. So unless you are going to agree to let managment come in and see how you take care of your Anit and they see you like to live in your own nastiness and tell you to get out because some things are just wrong, I say give them the time to get things done. This is a good place to live and will be even better once things can get done like they should be. I really like the new managment and have faith in them to get this place really going how a Grand Vista should be. The apartments are spacious ,have good ammenities, and alot of potential. All the blame goes to the crook of the owner that took all the money and let the place almost go to ----. Would I have recommended this place a few months ago hell no, but now I would without a second thought. Oh and its safe thanks to the security that drives around all day and night.”

I took pictures of it all . when I went into the office to talk to dennis one of the residents that works in the office for a price taken off his rent whos been calling daily now asking for the rent but yet has the nerve to tell me carmen never told me they couldnt afford to fix my air let alone wouldnt fix my air till my rent was paid I said im not paying because you wont fix anything thats broke in the winter i barely have heat so they said as of tomorrow they are placing me under eviction what a joke they want money but wont fix nothing the lights outside dont work they have latin kings living on the property gangs spray painting the buildings and trucks and cars . the buildings are painted half green half maroon , the cops have told me they have been called by contractors they NEW owner hired but refused to pay the money he was supposed to pay the grounds are crappy never cleaned right our building has no front door lock , I had someone pull my screen off my bedroom window at night trying to get in the screens need to be replaced OMG my list of problems is endless . ONE of the Maintance men told me they owe the russian air man 5000 yes they havent paid him and he wont do anymore work the other guy wont work unless hes paid and if they dont pay him he goes home early or sick and flat out told me they have more people with air problems and other serious problems but arent getting it fixed people here are mad are fed up and tired of it we all need to get a petition against the new owner hes a bigger slum lord then inland realestate was and the former owner who they claim stole everyones secuirty depoists when he sold and didnt pay the gas bill the property was shut off for over 3 days in my building because he didnt pay the bill and then the gas company wouldnt restore the gas unless it was paid and everyone was home to restore it when it was . they rent to illegal aliens in my building there are 8 people in one Auite and upstairs on the 3rd floor there are about 7-8 as well , the parking lots tear up your cars he wont even fix the lot right . the cops are always here making drug busts and for gangsters and shootings . its worse then a city project and they want rent WHAT A JOKE DONT MOVE HERE and NO im not writing this because they threatened eviction had I known about this site i would have posted a long time ago im writing this because there are serious issues here and no one to get help or problems solved by ... They never come to clean the floors and windows in the entrance to the Besidence, they also don't clean or empty the trash in the laundry room.”

I needed a place fast, and I moved in a few days later. I was pleasently surprised about their move-in package, which was either a microwave and other appliances, or furniture. I picked the furniture, and I got BRAND NEW futon, coffee table, side table, book case, and dishes to keep!!!! They also have occasional events for residents, when they bring food, offer contests, etc. I hate using public washing machines, but their laundry room is big and clean, with chairs and magazines to read. There's also a machine that takes bills and you get a card to do laundry, so you dont have to worry about getting quarters. The gym isn't fancy, but has everything I needed. It's in the basement though, and the hallway is kind of dark, and the plumbing closets, and such are there, so I was kind of scared to walk there alone. I lived in a studio, and I had a nice view of the city. The train tracks were also right outside the window, and I tried to not let it bother me, but the trains were LOUD. At night, I would wake up terrified and startled because There's a train that would go by really fast, using its horn. Other trains also go by regularly throughout the entire day, so I didn't like that. I also didn't like how I could hear a way too loud noise everytime my neighbor took a shower or flushed the toilet. The maintenence guy is great and so nice. The refrigerator was leaking one time, and he brought a new one in 2 days. And another time, there was water leaking in the bathroom, and he came to fix it right away. The last thing I really hated about the Aad were the elevators. 1 elevator is a really old style, where you have to push it open, and It's really heavy, especially if you are a girl, or are holding bags. Also, the other elevator seems normal at first, but when you get in, There's a 2nd set of sliding doors that come shooting out, so if a person is standing too close to the door and doesn't know that another door is coming out, you can get STUCK in between!!! It's right near the lake and is where Hyde Park begins, on the U of C campus, so it's a safe neighborhood still. It's only 2 blocks away from Lake Shore Drive and the parks there, so that was really nice to go to for running. Right across the street is the bus, and next door is the train, so That's really easy because it takes you right to downtown. Many restaurants, stores, groceries are in walking distance. If you have a car, you shouldn't live here, because There's only street parking, and It's always full, especially at night. You will spend a really long time looking for parking, and you have to read all the parking signs carefully because they are all different, so you may get a ticket if you don't move it before 7 am. I worth checking out this Aad if you really want to save money, and can deal with the train, and don't have a car.”

The onsite mgmt was HORRIBLE for a good while - extremely rude. They were eventually replaced by nice Maja Savic and (I think) her brother - thank goodness. Two or three of the door people were almost always asleep or *nodding* for whatever reason. They let absolutely anyone upstairs. People would be knocking on my door without a phonecall. The laundry room once flooded and rats came up from the sewer. I found a rat turd in my sink one morning. ...The elevators were graffittied and often broken. ...The carpet in the Auite was really cheap - like walking on a lobby mat over concrete. ...The kitchen and appliances were run down and shabby. ...The fixtures and cabinets were falling apart. ...When I washed my white clothes in the washing machines, they came out dingy and dirtier than when they went in! When I began to notice this, I started going to the laundromat, and what can you know - they were white again! My first Auite in the building was unbelievably small at almost $800 per month - and it was the one with the rat turd in the sink. I moved down the hall to a two bedroom two bath. When I was shown the Auite, they had all of the windows opened. It was summer, so I didn't think anything of it. I moved in. I closed the windows that night, and when I left and came back to the Auite the next day, I walked in, and the place REEKED of CAT PEE!!!!!!!! Not smelled, REEKED - like a lion's den. It was strong. I walked around trying to locate the source of the odor. I walked into the second bedroom, and it didn't reek of cat pee - it smelled like stinky armpits! So now, I have two foul odors to deal with. I had mgmt shampoo the carpet 3 different times. Each time, the odor was a little less intense, but it didn't go away. I finally traced it to the hall closet. (I wonder if the former tennant actually peed in the closet out of spite?) Anyway, I tried everything - 3 cans of pet odor eliminator, a box of baking soda, that carpet powder stuff you sprinkle and vaccuum. Nothing worked. I just kept the windows open and prayed that my clothes didn't smell like cat pee when I left the house. Then, they remodeled the lobby - HA!. The lobby has this inviting hotel-like feel to it with gold trim and new leather furniture, but the apartments were complete crap!! It's like they put a bow on a turd!! (Please forgive the constant poop references - I guess thinking about this place induces that type of imagery.) Needless to say, I moved out of the building and found a cleaner, better place. I don't understand all of the great reviews and the 100% rating. They had to have changed DRASTICALLY in the last couple of years for these ratings to be accurate. 50% or 60% is more likely... 75% understandable... but 100%? I find it really difficult to believe that EVERYONE is so happy with everything about this building. I lived in two separate units in this building, so it's not like it was just a fluke. I just don't get it. I wouldn't recommend it.”

The maintence take forever to respond That's if they respond at all. I don't believe they actually know what they are doing when they try to fix things. They worked on the sink in my bathroom once and soaked the rugs and stained one of them with rust. "Grand" Vista isn't a safe place, the door to my building doesn't lock, You've got bushes by the walkways where someone could easily hide and attack. The lighting outside at night is insufficient. This place is just run down, grimy, old, and the people that run is don't seem to care. As long as you pay your rent That's all they care about. They seem to have no desire to make the people paying their hard earned money to live here happy in any way whatsoever. Nor do they seem to care how this place looks to and fits in the community, the police are ALWAYS here and I think this place muct look gross and horrible to the community. Officials like ------------- play phone games and push their work off to someone even less-competent. I lived in the Mayfair Apartments in Hyde Park at 5496 S. Hyde Park Blvd. Right after signing the lease and moving in, several issues came up that made it appear as though the unit wasn't ready for a tenant to move into such as a leaking toilet and gas smell. Both elevators were constantly going out, as was my electricity whenever someone vacuumed in my hallway. They had construction workers outside of my bathroom window, which was in the shower. The construction went on for months (until I moved) and workers would begin drilling at 8 in the morning. The leasing Agent, -----------, would argue on the phone in the office with her --------- during work hours and once he came up there and ---------------------. Yes, THE LEASING AGENT, -----------'S --------- BROUGHT ----- INTO OUR Alat BUILDING-which has an intercom system so she obviously let him in. -------------, another leasing agent was also rude when I attempted to get helped and she lied as well. Whoever the ----- person is their reviewing below, is no longer there, ----- is there now.”

I just don't think this Prea gives a hoot about anything as long as they get their money. The owners are aparently cheap beyond cheap. Nothing around here gets fixed. I mean they can't even pay the gas bill for the Prea. They can't clear they snow properly in winter, they plow the immediate walkway and the drive but leave all the snow to pile up inbetween the cars and turn into thick ice. Everything is ------ rigged, not fixed so if you every do make the mistake of moving here know that when everything goes to ---- in your Apace they'll come and ------ rig it and with in a few days or weeks it will be broke again. The appliances are old and nasty, my stove didn't even have a dial on it with temp. for the oven, so they just bring in the knob from another oven and didn't even calibrate it to make sure the temp matched up so now baking is a guessing game. The burners on the left sides of my stove don't stay lit so half the time I can't cook on that side. Oh, and when the pool was open they only had one person to work the pool from 11-7 every day, which isn't enough, some days the pool wouldn't open till 2 or 3 and I'm not blaming the girl who worked the pool cause I know they weren't paying her enough for her to make being there a priority. They are just that cheap. They list air conditioning as an amenity which was part of they reason I chose to live here and I've been here for over a year and called multiple time and the air still doesn't work. The keyed entry is a joke too they've ------ rigged it a few times but the door to my buliding just opens to anyone who would like to come in. Safety is a big issue here, the police are always here for whatever reason and to me they shouldn't always be some where where everything is safe. Sometimes I have to park 2 or 3 buildings down from mine because the parking is that bad. It's loud here, inside the buildings and out. The laundry room is dingy and poorly maintained. They don't keep the grounds clean from litter and garbage. The garbage isn't picked up on a daily basis like it should be therefore the dumpsters overflow onto the ground for animals to ravage through at night, which also adds to the noise problem.”

— 1010 KNOLLWOOD DRIVE · Schaumburg“I love my Anit--I have archways, a real kitchen, and a terrific skyline view, all for the price of a closet-sized studio across the street. The building was rennovated several years ago and won some kind of award, which I'll easily believe because the unit looked neat and well taken care of when I moved in.<br><br>The building, while charming and vintage, leaves much to be desired. Most charming and vintage buildings do by modern standards, but you would expect, for example, elevators that function reliably. There's no real freight elevator, just another passenger elevator with wall coverings and a manual gate. Let me just say that the residents generally have futons instead of real couches. People get into the front door all the time, people are always smoking in the little entry area (even before the city smoking ordinace, there was an explicit rule in the renters' handbook about it), and the manager won't sign for packages for some unknown reason. The bike room is in the basement, which wouldn't be a problem, but in order to get your bike into the basement you either have to cram it and yourself into the freight elevator or drag it down the steep, winding stairwell. I didn't have a bike when I moved in, so I didn't notice this when I did, but now it annoys me to no end. <br><br>Oh, and You've got half a dozen sets of railroad tracks right next to the building. It's nice living so close to the Metra station, but it's also quite loud. For some reason it doesn't really bother me, but my friends complain all the time when they visit. I can't imagine what it would be like living on the second floor at the track level.<br><br>As for the mgmt, well, who doesn't gripe about their Anit mgmt, but I think I'm putting up with an amazing amount of bull for having a nice view and a kitchen. A few months after I moved in the property manager left, and even just a few weeks after the new one arrived the residents who had lived here longer were pointing out all the ways the building was rapidly going downhill. I hadn't much basis for comparison, but I can say that the common areas seem a lot dirtier than they used to be and the elevators break down much more frequently (though not so much in recent months). The mgmt company is also next to impossible to deal with.<br><br>All in all, I suppose you get what you pay for. If you feel compelled to live in Hyde Park and can afford a nicer building, you might just want to go for it. If you can't, don't kid yourself with all the "luxury" amenities. If you want more space for your money or something a step up from a smelly old flat, I guess I can recommend this building, but be prepared to gripe a lot about it.”

The parking options are nice: $60 for private street parking and $80 for the lot. this place gets quiet especially if you live on the park side of the Btructure. Each unit's got carpet, dishwasher, phone system to let people in the front door. There's always someone at the front desk and packages are always signed for. this place is safe with at least 3 security cameras on each floor. It's within walking distance of a three grocery stores, walgreens, CVS, and various restaurants. It's not the most glamorous place in Hyde Park, but it's pretty nice for the price. The units are fundamentally bad and fall short of what this community should offer. The property appears to have persistent flooding issues in the ground-level units and significant mold concerns. The complex seems incongruous with the otherwise upscale nature of Schaumburg. also, I learned about safety concerns in the neighborhood—there was a drive-by shooting incident at the 7-11 located a few blocks away. There's substantial deferred maintenance throughout the property. My neighbors have also mentioned that due to litigation involving the property(???), security deposits are not being returned to residents. The Brilliant spot has been the personnel, who have been genuinely supportive and made efforts to help me navigate a difficult situation. The property manager and the front desk attendant have consistently been knowledgeable and quick to address my concerns. The leasing team has always been courteous as well. sadly, I recently learned that none of these individuals still work at the property. There was one staff member whom I reported for making inappropriate advances toward my boyfriend during a rent payment visit. I was appalled and my boyfriend was furious. I was informed this person holds some regional mgmt position with authority over the on-site team. A neighbor later mentioned he was assaulted on the premises (likely for similar behavior). My interactions with the maintenance crew have been disappointing. One technician has been reliable, but another who was subsequently terminated rarely accomplished anything. Most problematic is the maintenance supervisor, who carries a negative demeanor and acts petulantly whenever I encounter him. He also seemed resentful about preparing my unit and actually disputed with the leasing agent about approving my lease when I initially applied. I can't recommend Schaumburg Villas to anyone. Superior housing options exist elsewhere in Schaumburg at comparable or lower rates. This complex represents the Werrible of Schaumburg. I regret not researching this beforehand.”

My heart goes out to the residents there now because their complaints mirror exactly what I experienced. During my entire stay, my air conditioning was broken—two full years without it—and despite countless calls and visits to mgmt, nothing changed. The heating system was unreliable at best, forcing me to dangerously use my gas stove to stay warm. Tenants upstairs had a leaking tub that flooded my unit multiple times, destroying clothes and ruining my wooden dresser while also soaking my bathroom. mgmt claimed several times they'd resolved it, so I'd wash everything and clean thoroughly, only for the exact same problem to happen again. Clearly they still don't actually fix problems. The noise level was constant and overwhelming. Police visited frequently, which made me feel unsafe. They eventually hired security who patrolled, and that provided some comfort. We dealt with marijuana-smoking neighbors who threw parties virtually every single night. People constantly entered and exited one Aad—I'm almost certain it was a drug operation. I could list countless other nightmares about this disgraceful complex, and it's heartbreaking that current residents are experiencing the identical issues I did. Oh, and when I found roaches, mgmt blamed me for bringing them in with groceries!!!! Unbelievable!?! If you ignore your instincts and the warnings here like I foolishly did, stock up on boric acid powder (highly effective for roaches). PLEASE trust your gut and stay away, you WILL be sorry. When I checked before moving in, this place had a 22% approval rating yet I took the risk to save money. Now it's down to 3%... 3%!!!!!!! Don't do it! also, I've never received my $200 security deposit. They approved my move-out but claimed the property's legal issues prevented them from returning it. I still call regularly and get the same pathetic excuse. It's been nearly 4 years now!!!!!”

During my initial 6 months as a resident, I witnessed flashing police vehicle lights no fewer than 3 times per week upon arriving home! The property lacks okay illumination, so unless you secure a spot near your unit entrance, you should probably carry protection. One evening I returned to discover a Solemn fire burning inside the dumpster. These represent only a sampling of my residence experience. Regarding the unit itself, first impressions are misleading. I acknowledge signing my lease despite visible wall fissures, carpet discoloration, and outdated flooring. That said, the entire space reeked of mildew and contained malfunctioning plumbing, bad window insulation, and nonfunctional cooling systems. Adding insult to injury, the maintenance crew never resolves anything. Consequently, I repeatedly requested repairs for my dripping toilet, constantly running shower fixtures, and a stove that appeared to have a gas leak. These problems alone justify moving elsewhere. The owner, Raj, is unpredictable and unreliable. He fabricates stories constantly, makes false promises about repairs or tenant claims, and even intimidates residents. Skeptical? That's your choice, but I've actually recorded several of our conversations for legal documentation. Have a family? This isn't the place to raise children. Overall, it's a rundown neighborhood and arguably Schaumburg's worst area. There's far too much negative to mention comprehensively. I'm generally an upbeat person and since I don't live here myself, I'll say upfront that things could definitely be worse. I'm not entirely sure how, but I'm confident they could be. The rent is quite affordable. And the initial impression is fairly good. The units appear spacious and well-maintained when you first move in. In terms of community atmosphere, there really isn't much of one. Parking is incredibly frustrating. Particularly when it snows. It's nearly impossible to locate a decent parking space and my girlfriend has even needed help from neighbors to get her car unstuck after the snow plow went through. The appliances are mediocre at best, and maintenance takes forever to address issues, though on the rare occasions I've encountered a maintenance worker in the Auite, he seemed personable and cordial overall. That said, their slow response time is inexcusable. The water heater isn't individual to each unit so hot water becomes unpredictable throughout a single shower—going from comfortable to frigid to dangerously hot. We've also experienced complete loss of hot water for over a day at a time. You've got six 3-bedroom units in our building sharing one front entrance, so you hear clearly whenever residents come and go plus any guests they have over, even from the third floor (we're on the first). It's definitely not the quietest environment, but in fairness, it could be considerably worse. Finally, and probably most concerning, security is terrible in this building. When she first moved in, someone kept jamming the front door lock with coins or sliding the mat under it to prop it open. They didn't replace the lock until about 4 or 5 months later when it completely stopped functioning. Residents still use the mat trick, though at least it works now. The Auite door knob is also extremely loose and feels like it might snap off anytime. Overall, I wouldn't suggest this place. My girlfriend and I are relocating to a nicer Auite in naperville within the next month or two, and during our search we've discovered plenty of better options for only slightly more rent. If budget is your only priority, this might suffice. Otherwise, I'd keep searching.”

Someone attempted to enter our Ppot, and he tried to block the door with his body, but they kept pushing against him. It turned out to be upkeep, and they never once identified themselves. Last month, my husband spotted someone in upkeep gear at our door, and when he called out, they bolted down the stairs. I said enough is enough so i starting paying rent by money orders only. Can i go on, The appliances, they gave me a raggery refrigerator and a old stove that causes bad gas leaks. It gotton sooo bad that they have no choice but to give me a new electric stove. A nice engineer and his wife, and a former door staff saved my life. The carpet was terrible. I told them a thousand times to clean my carpet it was creating horrible bed bugs. Door messed up, leaks coming from not only from the next door, above and below me and no lie. They did a horrible job on maintenance. Bad remodeling doing a half job. They hired these so-called contracters who doesn't speak english. They just used me and taking advantage of me. The neighborhood is terrible now. Not like it was 7 years ago. It used to be safe. Not anymore. No Doorperson, Robbers/panhandlers sitting in front of these stores asking for handouts. (including that black ugly (forgive me Jesus) lady who looks like character of Babe Kids. The construction went on for months (until I moved) and workers would begin drilling at 8 in the morning. The leasing Agent, -----------, would argue on the phone in the office with her --------- during work hours and once he came up there and ---------------------. Yes, THE LEASING AGENT, -----------'S --------- BROUGHT ----- INTO OUR APARTMENT BUILDING-which has an intercom system so she obviously let him in. -------------, another leasing agent was also very rude when I attempted to get helped and she lied as well. Not so good quality paint job in the hallways takes forever and stinks real bad, not to mention that it's loud. Express increase of parking rates. Threatening signs about closing all garbage shoots permanently if anyone happens to leave any garbage in front of them. Even slower elevators in the morning rush hour, in my humble perception. Credit history recheck for all old tenants. Difficult to control water temperature. But most of all the loss of that "homey" feeling; it's like you enter some public place when you walk through the front door. I needed a place fast, and I moved in a few days later. I was pleasently surprised about their move-in package, which was either a microwave and other appliances, or furniture. I picked the furniture, and I got BRAND NEW futon, coffee table, side table, book case, and dishes to keep!!!! They also have occasional events for residents, when they bring food, offer contests, etc. I hate using public washing machines, but their laundry room is big and clean, with chairs and magazines to read. There is also a machine that takes bills and you get a card to do laundry, so you dont have to worry about getting quarters. The gym is not fancy, but has everything I needed. It is in the basement though, and the hallway is kind of dark, and the plumbing closets, and such are there, so I was kind of scared to walk there alone. I lived in a studio, and I had a nice view of the city. The train tracks were also right outside the window, and I tried to not let it bother me, but the trains were LOUD. At night, I would wake up terrified and startled because there is a train that would go by really fast, using its horn. Other trains also go by regularly throughout the entire day, so I didn't like that. I also didn't like how I could hear a very loud noise everytime my neighbor took a shower or flushed the toilet. The maintenence guy is EXCELLENT and so nice. The refrigerator was leaking one time, and he brought a new one in 2 days. And another time, there was water leaking in the bathroom, and he came to fix it right away. The last thing I really hated about the apartment were the elevators. 1 elevator is a really old style, where you have to push it open, and it is really heavy, especially if you are a girl, or are holding bags. Also, the other elevator seems normal at first, but when you get in, there is a 2nd set of sliding doors that come shooting out, so if a person is standing too close to the door and doesn't know that another door is coming out, you can get STUCK in between!!! It is right near the lake and is where Hyde Park begins, on the U of C campus, so it's a safe neighborhood still. It is only 2 blocks away from Lake Shore Drive and the parks there, so that was really nice to go to for running. Right across the street is the bus, and next door is the train, so that is really convenient because it takes you right to downtown. Many restaurants, stores, groceries are in walking distance. If you have a car, you shouldn't live here, because there is only street parking, and it is always full, especially at night. You will spend a really long time looking for parking, and you have to read all the parking signs carefully because they are all different, so you may get a ticket if you don't move it before 7 am. I would recommend this apartment if you really want to save money, and can deal with the train, and do not have a car.”

She was constantly writing herself notes for any request a tenant would place, and she always got those things done. The apartment needed maybe 1-2 minor repairs only because it is an older building that has been restored. That being said, I never had any problem with the elevator or anything inside the apartment falling apart because it was old. It is very well maintained, and had a very comfortable feel to it. Safety was never an issue in the building, the apartment performed monthly pest control that was 100% safe (no evacuation of the apartment needed), and street parking was always available within 3 blocks. When living in Chicago, I was extremely happy parking within 3 blocks! If looking for a spot to park before 6pm, you are very likely to find a spot within a block of the building. My overall experience in Chicago was excellent thanks to this apartment. The rent is slightly higher because it's in Hyde Park, but well worth it for the convenience and safety the Mayfair offered.”

First, I wasn't even from Chicago when I decided to move here - I picked the place on the photos alone! But the building staff were REALLY nice with getting the paperwork and all that sorted out. Then when I moved in they took the time to answer all of my questions and help me with setting up utilities and things. The building is VERY safe and the 24hr security desk is a very nice feature. Also since its an old building and the floors are made of concrete, it is SUPER QUIET! I've never been disturbed by my neighbors. I have an 8th floor apartment with a view of the Chicago Skyline TO DIE FOR! The rent is very affordable, and cheaper than other Hyde Park buildings. Dishwashers and A/C together are hard to find at a good price. The appliances are a little on the older side, but they work well. And if there is any problem, the staff will fix it quickly. On-site laundry is convenient and cheap to use. I was fortunate to get a newly painted unit with new carpeting and kitchen, but I assume the others are okay. Good transportation links with CTA bus stop infront of building and Metra stop just a few blocks east. Hyde Park is a great neighborhood with all amenities you'd need just steps away! Anyone looking to move to the area I HIGHLY RECOMMEND this building your next place to call 'home'!”

While some reviews here trash the place keep in mind these reviews are from 2007 and earlier. I've never had any problems, the rent is an incredible deal considering the gym and bike room. I was at a friend's studio which was a lot smaller than mine (since the kitchen at my place is another room entirely) and was shocked to find out she pays nearly $300 more in the same area! Another nice aspect of living here is the fact that the management office buys lunch every so often in appreciation of the tenants. The bus picks me up right in front of the building to downtown and everyone in this neighborhood is super friendly. Overall I highly recommend this place to live in!!!”

First we had mice, then the water valve would not shut off, then we had a possible break-in, then we got locked IN the apartment (could not get the main door to open), then we got locked OUT (we had our keys!) It seems like the problems never end, and the manager just puts it on the backburner. On one occaision, it was dicovered that she never even wrote the maintenance report after I personally told her of the problem. I have also tried to call the corporate office to complain. There is also CONSTANT banging on the radiators overnight when most people are trying to sleep. I complained to the manager about this, and she mentioned that overnight was the only time maintenance could be done on the radiators. As far as what the other reviewer wrote about maintenance entering whenever they want, its 100% true. There was an incident one day when my husband was off of work. He noticed that someone was trying to enter the apartment. He used his body to try and block the door from opening but the person continued to struggle with him. Surprise, it was maintenance. Not once, during the incident did they try to identify themselves. Last month, my husband was arriving at our apt and saw someone in a maintenance uniform at our door, when he called out to the person, they ran down the stairwell. As far as the resident, its touch and go, some of the residents are okay, while others are not. We have a neighbor who appears to be involved in some sketchy activity, judging by the frequent actvity in the hall after 10 pm and also the strong smell of marijuana that takes over the hallway. My husband becomes scared whenever he goes out of town because the building does not feel safe. So happy to be getting out of this place.”

First off the rent is a little steep but then again all the decent apartments in the area are, and these are pretty good size for what youre getting. I am currently paying almost $1000 for a 1 bedroom on the seventh floor, which has a nice view of the lake and of the Chicago downtown buildings. The elevator has some problems now and again, sometimes you have to press the button several times for it to come, but it does come. If you absolutely must have a parking lot spot, you will find yourself on the waiting list for some time most likely. however, it has never taken me more than a few minutes to find street parking within 2 blocks. Usually i find it very very close to the apartment and in very little time. All in all, there is a great view, the receptionist is extremely helpful, the walls are thick and quiet, the neighbors are nice and the area is beautiful. I would not hesitate to recommend the Mayfair, though it has some weak points, they are outweighed by the bright ones. The apartment management, maintenance staff, security staff all are very nice and helpful. I never think of any complaints during my tenure here. Only complaint I could make out of all is, Washers and dryers and the area are not very clean. I had problems with dryers couple of times and all are coin operated machines and we need to have quarters with us always. Very safe and I felt secured in this apartment and I did not have any problems in inviting my friends to come via security gate. It has very nice views of lake and the city. Package delivery is absolutely secured and safe. I never missed any of my packages. Elevators function properly. All the appliances in the apartment are old but are very good. (Dishwasher/AC/Heater and Refrigerator). I had problems with toilet pot twice and it was immediately taken care by maintenance staff. I would really appreciate and recommend anyone to live here. It is very close to everything (CTA/Metra/Grocery shop and the lake).”

The building is well maintained and in a great area of Hyde Park. The parking options are nice: $60 for private street parking and $80 for the lot. The building is pretty quiet especially if you live on the park side of the building. Each apartment has carpet, dishwasher, phone system to let people in the front door. There is always someone at the front desk and packages are always signed for. The building is very safe with at least 3 security cameras on each floor. It's within walking distance of a three grocery stores, walgreens, CVS, and various restaurants. It's not the most glamorous place in Hyde Park, but it's pretty nice for the price. The onsite management was HORRIBLE for a good while - extremely rude. They were eventually replaced by very nice Maja Savic and (I think) her brother - thank goodness. Two or three of the door people were almost always asleep or *nodding* for whatever reason. They let absolutely anyone upstairs. People would be knocking on my door without a phonecall. The laundry room once flooded and rats came up from the sewer. I found a rat turd in my sink one morning. ...The elevators were graffittied and often broken. ...The carpet in the apartment was really cheap - like walking on a lobby mat over concrete. ...The kitchen and appliances were run down and shabby. ...The fixtures and cabinets were falling apart. ...When I washed my white clothes in the washing machines, they came out dingy and dirtier than when they went in! When I began to notice this, I started going to the laundromat, and what do you know - they were white again! My first apartment in the building was unbelievably small at almost $800 per month - and it was the one with the rat turd in the sink. I moved down the hall to a two bedroom two bath. When I was shown the apartment, they had all of the windows opened. It was summer, so I didn't think anything of it. I moved in. I closed the windows that night, and when I left and came back to the apartment the next day, I walked in, and the place REEKED of CAT PEE!!!!!!!! Not smelled, REEKED - like a lion's den. It was strong. I walked around trying to locate the source of the odor. I walked into the second bedroom, and it didn't reek of cat pee - it smelled like stinky armpits! So now, I have two foul odors to deal with. I had management shampoo the carpet 3 different times. Each time, the odor was a little less intense, but it didn't go away. I finally traced it to the hall closet. (I wonder if the former tennant actually peed in the closet out of spite?) Anyway, I tried everything - 3 cans of pet odor eliminator, a box of baking soda, that carpet powder stuff you sprinkle and vaccuum. Nothing worked. I just kept the windows open and prayed that my clothes didn't smell like cat pee when I left the house. Then, they remodeled the lobby - HA!. The lobby has this inviting hotel-like feel to it with gold trim and new leather furniture, but the apartments were complete crap!! It's like they put a bow on a turd!! (Please forgive the constant poop references - I guess thinking about this place induces that type of imagery.) Needless to say, I moved out of the building and found a cleaner, better place. I don't understand all of the great reviews and the 100% rating. They had to have changed DRASTICALLY in the last couple of years for these ratings to be accurate. 50% or 60% is more likely... 75% understandable... but 100%? I find it really difficult to believe that EVERYONE is so happy with everything about this building. I lived in two separate units in this building, so it's not like it was just a fluke. I just don't get it. I wouldn't recommend it.”

This is the first apartment that I have ever had that I regret every second of the lease signing. My apartment was not ready on my move in date (paint, carpet, stove not plugged in, missing window screens, cabinet broke, closet doors off track, and worst of all, the nozzle to the bathtub was completed disassembled and I couldn't take a shower in my NEW apartment for 3 days. The maintenance staff is completely nonexistent. Then on top of everything, I pay rent every month on time and I woke up to receive a 5 day notice...after this I found out that they had the wrong rent amount on my account and were charging me this fee. Parking is horrible and then they had the nerve to start construction which limited the amount of parking available even more. Basically, stay away by all means necessary. The building had a lot of malfunctions like the non functioning laundry machines which never dried my clothes. 2. The building had a lot of noisy neighbors where you can hear everything. 3. There was a break in at Christmas of 1996 and someone was trying to break into apartments because i heard someone spray mace in their face driving them away. 4. In 1999 and 2000 there were a lot of unwanted characters coming into the building and hanging out inside the stairwells. One of them had the nerve to threaten me. 5. Out of the two elevators one of them was always broken 6. What drove me to move out was in 2001 when the pipes burst and the water had to be shut off for 6 days. Since then the building renamed itself and claims to have did some major improvement so i took a tour of the "remodeled" building last year. All the building did was put a bike room and a sad excuse for a fitness room in the basement which all it did was make the whole basement look like something off the Addams Family and the building has the nerve to raise the rent because of this and plus there are a lot of teenagers hanging in front of the building. So do yourself a favor and move into Twin Towers, or Regents Park which are better buildings to live in, not this sorry insult to Hyde Park.”

The building was rennovated several years ago and won some kind of award, which I'll easily believe because the unit looked neat and well taken care of when I moved in.<br><br>The building, while charming and vintage, leaves much to be desired. Most charming and vintage buildings do by modern standards, but you would expect, for example, elevators that function reliably. There is no real freight elevator, just another passenger elevator with wall coverings and a manual gate. Let me just say that the residents generally have futons instead of real couches. People get into the front door all the time, people are always smoking in the little entry area (even before the city smoking ordinace, there was an explicit rule in the renters' handbook about it), and the manager won't sign for packages for some unknown reason. The bike room is in the basement, which wouldn't be a problem, but in order to get your bike into the basement you either have to cram it and yourself into the freight elevator or drag it down the steep, winding stairwell. I didn't have a bike when I moved in, so I didn't notice this when I did, but now it annoys me to no end. <br><br>Oh, and there are half a dozen sets of railroad tracks right next to the building. It's nice living so close to the Metra station, but it's also quite loud. For some reason it doesn't really bother me, but my friends complain all the time when they visit. I can't imagine what it would be like living on the second floor at the track level.<br><br>As for the management, well, who doesn't gripe about their apartment management, but I think I'm putting up with an exceptional amount of bull for having a nice view and a kitchen. A few months after I moved in the property manager left, and even just a few weeks after the new one arrived the residents who had lived here longer were pointing out all the ways the building was rapidly going downhill. I hadn't much basis for comparison, but I can say that the common areas seem a lot dirtier than they used to be and the elevators break down much more frequently (though not so much in recent months). The management company is also next to impossible to deal with.<br><br>All in all, I suppose you get what you pay for. If you feel compelled to live in Hyde Park and can afford a nicer building, you might just want to go for it. If you can't, don't kid yourself with all the "luxury" amenities. If you want more space for your money or something a step up from a smelly old flat, I guess I can recommend this building, but be prepared to gripe a lot about it.”

I enjoyed my time there. The Bldg is very clean & affordable. Parking is available for a fee. In the summer you can park on the street which is great. I never paid for parking because I was usually able to find space.The staff. 2 fire scares during that time. Among those 2, 1 was an actual fire. The park is nearby, I would take my niece when she visited or go running. The beach and Metra is extremely close. Madison park is nice place to reside, made my Hyde Park Living Experience very good for a renter. The Apts are a bit snug, but it's Hyde Park.”
