“I have lived at 55 West Chestnut sine 1974. It is a well-run building. It is very clean and any service request that I have is taken care of immediately. The office staff in pleasant and very helpful. My apartment looks towards Michigan Avenue and has a spectacular view. Public transportation is very close and has many bus lines to choose from. The CTA Chicago Avenue red line stop is two blocks away. Upon entering the building, there are beautiful flowers. There are two levels of parking under the building. The large sun deck is very popular. Although I am retired, I enjoy being surrounded by so many young professional residents. The neighborhood is one of the best in the city of Chicago. Lake Michigan is a short walk away. There are stores, restaurants, churches, and clubs nearby. The Loop is a twenty minute walk.”

She is rude, condescending, and dismissive of tenants. I cannot fathom why PPM continues to employ such a difficult and rude individual. I will be moving out when my lease ends because of her.”
“This is an exceptionally friendly building. Along with a wonderful maintenance staff, pleasant doorman, and a great management staff, the other tenants are so nice too! We all greet each other as well as respect each other privacy. The building is very quiet at night. The sundeck is a wonderful place to gather and catch up. I also like having friends over to enjoy the view and use some of the grills in the summer. It seemed impossible to find a place in the middle of the Gold Coast and River North that would offer such a fun, friendly atmosphere. When I'm not enjoying the deck or working out in the excellent fitness facility, I am enjoying my one bedroom apartment. It is large and beautiful. With plank flooring and a fresh coat of paint on the wall, the place looks great. The centerpiece is certainly the big bay window in the living room. I love the light that filters in in the morning and the way it looks at night with the buildings all lit up. Good kitchen, bathroom, and closet space too! The neighborhood is also really fun. Yes, I think fun is the best way to describe it. We're lucky to live on a relatively peaceful street that opens up on the bustling downtown. Everything I need is minutes away including public transportation. I take the Red Line to work and it takes no time at all.”

It makes this unit feel extra special. It also helped me arrange my living space in an interesting and comfortable manner. The size of the living space also helped as well as the closets. This is the first studio I've lived in with a full kitchen and it makes such a big difference! The kitchen also has granite countertops! I was impressed with how the space looked prior to move-in and enjoyed the nice plank floors, clean walls, and stainless steel appliances. I love the neighborhood as well. At first I was a little apprehensive about looking so close to the Magnificent Mile because I thought it wouldn't feel much like a neighborhood but I've been pleasantly surprised. Our street is very quiet and beautiful and there are so many wonderful things to do close by. Lots of neighborhood establishments as well as chains. It is also so nice living close to the lakefront. I enjoy jogging along it to Navy Pier, which is also super close. Whenever I need to get around the city, there is a bus or metro close by.”

Along with a fast application process, friendly staff, and plenty of building options, I also enjoy the amazing list of amenities my new apartment building comes with. I moved in right after they upgraded the gym, which was the first pleasant surprise. I prefer to work out here because it is easy, saves time, and the facility includes really good machines. Always clean too thanks to the maintenance staff and respectful fellow tenants. I also like the laundry room which is always in perfect working order, the sundeck, and parking. When guests visit they can park here too which really prevents the headache of searching for parking in one of the busiest neighborhoods in town. We're about a block from State Street and a few blocks from Michigan. This means I have a ton of options at my fingertips when it comes to restaurants. Everything I could possibly want is up here, from fine dining, to diners, ramen, sushi, you name it! Good bar scene too. I am also very happy with my apartment size. Again, for the price, I get a good amount of square footage. Gorgeous big window opens up the space even more.”

We are right in the middle of everything! Close to the Magnificent Mile, the Loop, the lake, everything! I like how peaceful and beautiful Chestnut Street is even though it is in the midst of all that excitement. Our building is on a tree-lined streets with other beautiful buildings. I enjoy walking to work or walking over to the lake on weekends. Chicago is a beautiful city and this part of the city is one of the most beautiful. Lots of delicious restaurants, amazing bars, and fun museums and shops are everywhere I look! 55 W Chestnut features a lot of great amenities that making living in the middle of the city a breeze. We have a great laundry room, recently upgraded gym, and parking, including parking for guests! While I usually take the subway, I love having a parking space when I come home late at night. The attention of the doormen also makes this building feel very safe. My studio apartment is cozy and spacious at the same time! Thanks to a beautiful bay window, I enjoy amazing views of the city. All in all, an amazing place to live!”

The amenities offered to us social residents are great. There are resident appreciation events out on the sundeck during the summer or in the party room when it's cold out. I like knowing my neighbors and these events really help! It makes the entire building feel warm and inviting. I've also hosted my own events here and my friends had a great time. It is easy to get to from all parts of Chicago so I never have to convince anyone to make the trip. There are also a range of things to do minutes from my door. I can always pick up something I need at the last minute for a get together or go out on the town on the weekends. It is a really fun part of Chicago. I am also really close to work which saves me time and definitely cuts out the stress of commuting. I think my apartment is the absolute perfect size for me. The size of the living room coupled with the bay window is great. Nice wood floors too. Cozy bedroom and nice kitchen. I love the granite countertops.”

I also wanted to be centrally located and close to my job, another tall order, or so it would seem. I decided to move into 55 W Chestnut because I loved the apartments themselves. With beautiful floors and massive windows, I was immediately able to picture my dream apartment. I was able to move in very quickly thanks to their streamlined process and have absolutely no regrets! The apartment includes so much closet space and really nice kitchen and bath. The kitchen has granite countertops which I absolutely love! The building is super nice as well including the entire staff. This is the first time I've lived in a building with a staff and I love it! The doorman is so nice and I feel safer knowing he is there. Anything that comes up, either something in my unit or in the building, is fixed right away. Whenever I have questions, the management office is right there.”

The living room is open and includes a big bay window. The bedroom is cozy with a large closet. The kitchen, with the granite countertops, is recently updated, clean, and has a good amount of closet space. I feel right at home here. Planned Property Management also recently updated the gym. With such a nice facility on site, I save on money and time. Hike to work out before heading into the office. It is just a quick elevator ride away. The maintenance staff also does a great job of keeping it clean. It never gets that funky smell other small gyms have All in all, the entire property is kept up and everything is always spotless. I really appreciate the extra mile the door staff and management office go to making me feel at home and safe. From the staff to the residents, everyone is very nice. The outside deck is awesome in the summer. We all love the resident appreciation events they throw. I don't plan on moving anytime soon. I'm sure I'll stay here until I buy my own place!”

I still don't know when is the exact date I can move in. The engineer never picked up my phone. I cannot reach the agent successfully because she is at vocation, without telling me. I went to the office and apartment, and when they called the engineer, it worked everytime. But he refused to pick up my phone. In this case, I cannot book elevator with my apartment, I cannot schedule with RCN and ComEd. I feel disappointed and anxious now. No one really trys to help here.”

I knew moving in that the building was old and that I would not be living in the luxury of some of the other buildings. In exchange for this, I had a much lower rent. That, unfortunately, has changed. The rent has gone up since Planned Property has taken over. I am fine with rent rising as long as there are improvements. I have not seen any improvements for residents. The improvements have all been for staff (the lobby has been renovated in ways that make the staff have more comfortable offices). I have not had many issues with staff. Occasionally, I have a maintenance request that is lost. The engineers eventually get to what I need done, though. I am not a fan of any of the door staff, excluding Jack. Jack is fantastic and should be the building's manager. After seeing some other options now that the rent has gone up, I will not live here again. Nor would I recommend prospective tenants to live here.”

I understand that companies want to make money but the rent was raised so much this past year. Manaagement did nothing to improve this building. The elevators break down almost weekly. The water is randomly turned off with little warning. I have gone to the office to complain and request repairs, but nothing is done. Laura scoffs at me each time and has not submitted maintenance requests that I asked her to.”

The rent has gone up very much and for no reason. Nothing new is happening. The building is very old and I haven't seen any renovations. But the worst part is Laura. She is always very rude to me and my friends living in the building. She speaks to us as if we are small children. I ask her to put in repair requests and she does not. She has even gone as far as to yell at me. I will not renew my lease because of her. And I will probably complain to the corporate office because of hwo she treats me! Two positives are the location and Jack (the doorman). Everything is super close to where I live. And Jack is always friendly and has my packages promptly ready.”

The new management company has raised monthly rent. From the people in the building who I've spoken to, most people's rent went up $100 a month for new leases. The management company has not actually done anything to improve the building for its current residents; instead, improvements are made to lure unknowing prospective tenants into signing a lease (including A/C in the entry way, a new canopy). The office management staff is horrible. Laura is a very nasty woman. She yells at tenants when they go to her (but is courteous when her boss, the building manager, is in the office). She does not respond promptly to communications. She should be fired.”
