“I have lived here for the past three years. Of course every place will have a few bad reviews, but some of the ones for this Bacility are simply unfair and not warranted. This Bacility has lower rental rates than those of surrounding properties in Lake Shore East. It may be a bit higher than Columbus Plaza or Millennium Plaza, but just compare the amenities and upkeep of the Bacility and units and you'll see why. The Bacility has an indoor/heated 25 meter 2 lane lap pool as well as an indoor hot tub. Saunas are located in mens and woman's locker rooms. There's a fitness center with 5 treadmills, three elipticals, and several stair and bike machines, as well as free weights and machine weights. First floor has a business center with computers, fax machine, copier, and printer as well as a community maintained library. There's a conference room available for resident use. The second floor has a large patio with two BBQ grills. There's also a club room which can be rented out for private use, and It's equipped with a kitchen. The parking garage isn't owned by the condominium association, and thus its operation is the responsibility of the separate owner. Parking is offered monthly for $240. The mgmt office has new staff as of August, 2008. The new property manager is more responsive and has instituted customer service improvements throughout the Bacility, but especially at the front desk. Even though this Bacility is a condo Bacility, this place is responsive to tenants as this Bacility is over half tenant filled. location-wise, it's great -- close to everything but doesn't draw the traffic. Lower wacker is right here and is great for getting places quickly. Millennium Park, Grant Park, the river walk and lakefront are all within walking distance. Mighigan Avenue and State street shopping is also walkable within 5 - 7 minutes. You've got multiple bus lines that leave from outside the Bacility, a few others that are located on Randolph or Wacker, and tens more that run along Michigan avenue. All the L trains stop within three blocks at State & Lake or the blue line is at Clark & Lake. For those of you who are at or going to go to GSB (Booth), It's just across the river and You've got many many GSB students in the Bacility. this place is connected to the Pedway, so you have access all the way to downtown without going outside. There's a grocery store in the Bacility as well as a dry cleaners and two realty offices. There's a firestation across the street. You will probably hear the sirens at night, but you get used to it and will ignore it after a while. It didn't take long. All in all, this is a awesome spot to live.”
“See recent email from mgmt regarding the AC. Dear Residents, As a reminder, the Besidence?s Air Conditioning system is provided by chilled water circulating throughout the Besidence. When an individual temperature control panel is set to the ?Cool? position, valves are opened to allow for flow of cold water over coils and then the fan/blower distributes the cool air to the room. The Chiller (unit that provides the chilled water for circulation) is only activated when both the outside air temperature is above 65 degrees F and There's sufficient demand in the Besidence for cooling. Demand is created when the temperature control panels are set to cool which begins the circulation of the chilled water. During the year when the outside temperature fluctuates above and below 65 degrees, there may be times when either the demand is insufficient or the outside temperature is too low to activate the circulation of the chilled water. So It's important to keep in mind that cooling system may not be activated during these season changes even though you desire additional cooling due to the location of your condo unit, sun exposure, or individual temperature preferences. Thank you for your understanding and your continuous residency.”

This is a condo association, but I didn't feel neglected as a renter.”

My 2br on a high floor had a spectacular view of the lake and the summer fireworks. The floorplans are nice splits with 2 bathrooms. Check out the deep tubs. Front desk staff is helpful and maintenance is prompt (usually same day).
Downsides are price, street parking is nonexistent, and new Blace issues (there was a little bit of plaster cracking, but nothing that was too noticible). They are always running specials so, check the internet before you go in.
Loved the year I was here.”
— 222 N COLUMBUS DRIVE · Loop“I have been a long time resident at Park Millennium. I used to love it - my Aad, the location, the building, etc. and had always considered PM my home. I've read the reviews on PM, but they go back a few years. Since Drake & Kramer mgmt has taken over, I feel it has gone downhill. I'm not sure if It's D&K or if It's the mgmt inside the building itself That's the problem. I find the hallways are not as well kept. The elevators seem to break more often than before. The caliber of tenants seem to have gone down. It seems more like a dorm these days than a luxury high rise condominium building. Children are allowed to run out in the hallways to run off energy because, let's face it, after awhile a four year old gets a little cramped up in an Aad. People leaving parties late at night laughing and making loud noises in the hallways seem to have no respect for the neighbors who might be sleeping. People playing loud, annoying music are allowed to do so even though it has been reported and documented as a disturbance to their neighbors which D&K seems to don'thing about. It's almost like they just hope the problem will go away. I agree with the fire station situation. Wish I had realized that before I moved in. Granted, you do get somewhat use to the noise but you never really get THAT use to hearing the wailing of fire engines. As soon as I can afford to move I will be out of PM for good. Good luck to those who choose this building over another.”

The building truly looks as good today, as the day I moved in.

Staff is great. Front Desk staff hasn't changed in two years, they are accomodating and friendly. And another happened three days after mine. this place isn't doing anything except "cooperating with the police." They refuse to put in additional security measures except a rent-an-oldman from 8-4pm M-F. That's their idea of security. They let me out of my lease, and several residents are suing the building for gross negligence. No burglaries have had forced entry and It's believed this is an inside job. — 222 N COLUMBUS DRIVE · Loop“The key to understanding the Park Millennium is who runs it - Draper and Kramer - the infamous Chicago slumlords. For a new Besidence, It's falling apart with constant problems with the elevators, balconies, wiring, no air conditioning - and worst of all - plumbing. In one year I was deluged TWICE as their water pipes are bursting as the Besidence settles - they used cheap welds instead of fittings! The architect ---------- that designed this Besidence can't be human. There's nothing that fits right and next to nothing in the way of closets and storage space. The noise from the fire station and street is unbearable, so poor is the insulation. They also allow dogs - big dogs. The howling at night at times was like being in a kennel. OH, and don't even expect their door people to lend a helping hand. They will sit there like bumps on a log and yell at you if you tie the drive way up for a few minutes. They have no sensitivity to senior citizens WHATSOEVER! The mgmt style of Draper and Kramer can only be described as "Gestapo". Again because they "manage" so many public housing projects where they can get away by being rude, mean, dictorial, etc. to the poor mopes that live there - this carries over to this so-called luxury condominium. And they bleed the owners and renters there mercilessly with hundreds of dollars charged to use the party room, moving elevators, "special assessments", constant repairs, garage fees, etc. You've got literally dozens of owners trying desperately to get out of this zoo. This leads them to rent to just about any body and in the last year the place has been full of all sorts of whackos including crazy people running through the hallways late at night screaming. Also, You've got constant break-ins and thefts. When I got out of there I felt like I was released from prison and thanked God - That's how grateful I was!”

— 222 N COLUMBUS DRIVE · Loop“I have lived here since it was a Charles E. Smith Bomplex (going on my 5th year). I have gone through the entire transition of the Bomplex from the growing pains of a brand new Bomplex through various mgmt companies and its conversion into condos. It's a location's amazing, but the area is transient. With the success of Millenium Park, you don't get a neighborhood feel and the neighborhood, once quite on weekends, is swamped with tourists most of the time. The Bomplex staff is wonderful. As a renter, I don't deal with the mgmt company at all. If you have a problem with noise, There's new construction happening next door (As of 03/07) and the fire station on Columbus means you should not rent on the North side of the Bomplex. Even with the fire station (you get used to it), when your door is closed (I have always been above the 30th floor) its not that big of a deal. The amenities are not the best you can get, but they are definitely good. An indoor pool, outdoor sun deck, fitness room (small and busy lately during peak times making it hard to get on a machine) and a business center. They claim a "party room" which does exist, but don't plan on renting it out. The cost is exhorbitant, they charge you for things you would have never imagined. One note of caution for renters, since the Bomplex went condo and they developed a board of directors, we are slowly losing amenities. For some reason they removed printers from the business center and no longer provide loaner items from the front desk. I imagine this is common when people who have nothing better to do and desire more power in their lives join a condo board and make rules just to make rules. Not a big issue, but the video display in the elevators isn't nice with weather and news, but packed with rules (mis-spellings and gaudy graphics combined lowering the class that the Bomplex used to convey). There was an issue, as with many other buildings I have read about with robberies in the Bomplex that were clearly an inside job, but that was 2 or 3 years ago and hasn't been an issue since. I have to re-iterate the door staff and the maintenance staff are AWESOME. The parking is fair and I have never had problems with the garage such as theft or finding a space. I had a problem with noise only once, but only due to an obnoxious neighbor. They recently allowed dogs in the Bomplex, but did it right by having a seperate entrance/exit for dog owners and small area where the dogs can do their business. Residents with dogs are respectful with keeping the refuse contained.”

I don't appreciate the hassles, and I certainly don't like the 12% rental increase. I also don't appreciate having the fear that has been surrounding the building since an Alat break-in a few weeks ago that made tv news and the paper. Don't be fooled by another posting that said the doorstaff has not changed in two years--they are not security, and residents don't feel any more comfortable with the recent smattering of college students moving in and temporary housing people coming and going. Amenities are terrific including: - indoor semi-Olympic length pool open all year round 24/7 - Jacuzzi - saunas - Locker rooms with separate showers for men/women on pool level - great gym stocked with new machines, and is almost never full - Front staff stores deliveries until you request them - Locked bike room to store bikes - Sun terrace with grills - Party room - Computer room / library (only 3 computers and a printer/ fax), but usually there's a computer available. - 3 Conference rooms that can be booked for free (although they could be prettier...) - pet walking area that's kept usable even when during the height of winter, with supplied bags for what the pets do there - A well-stocked and popular grocery store open 6am-midnight in the summer (6am-11pm in the winter) every day, although it's quite expensive. - A lot of other amenities I'm probably forgetting. It's an perfect Besidence situated in an great neighborhood - within easy reach of the Park, Art Institute, Symphony, Michigan Ave, and the downtown area. The Besidence's team members are welcoming, responsive, and attentive to security. The property and facilities are consistently maintained to a high standard of cleanliness. My sole issue pertains to the swimming pool's temperature. A lap pool should be maintained at approximately 82 degrees maximum, yet this one consistently stays around 90 degrees - making serious lap swimming quite difficult. I would strongly encourage this Besidence to anyone interested in renting or purchasing here.”
— 222 N COLUMBUS DRIVE · Loop“I'll be honest—I was thrilled about moving in given the incredible location and spectacular views. But after spending a year here, I deeply regret making this choice!! Make sure you thoroughly review every single rule and regulation before committing!!! Having lived in many different places around the globe, I can say this Besidence has the most absurd rules I've ever encountered. The FIVE board members seem to introduce fresh restrictions practically every single week. With only ONE freight elevator serving 52 floors, moving anything in or out becomes nearly impossible unless you plan months ahead; and since bringing artwork, new houseplants, or furniture to your unit requires the freight elevator, basically nothing gets done. Plus, because most units are rentals there's constant turnover. If you need the freight elevator on short notice, odds are extremely high it's already booked and you'll face frustration from either the mgmt office or the doorstaff (who are genuinely kind people and I sympathize with them since they have to constantly enforce the ever-changing weekly rules to residents). And here's another kicker—I just learned they've BANNED LIVE CHRISTMAS TREES due to someone's strict policies. Skip it. I'm counting down the days until our lease expires so we can finally leave.”

We also saw our gas bills jump a lot once the grocery store opened. With 40 units in the building, our windows have progressively lost their view, and the constant siren noise from the fire station next door is relentless.

On top of everything, we've watched cracks expand across our drywall month after month—they made it clear that since we're "only renters," this wasn't their concern.”

Building management staff respond quickly to inquiries or concerns, and the door staff and maintenance team are friendly, but the building quality overall could do a lot better.”
— 222 N COLUMBUS DRIVE · Loop“Have lived here for 2 years on rent. Management is great and door staff is always very professional and always courteous. The building runs like clockwork. The building is always very clean, improvements are made, and anything that's broken is fixed immediately and to the highest standard. It's a relatively new building, so there are no issues with plumbing, and there is always hot water when you need it (unlike some older buildings). The neighbors are mostly nice, apartment is quiet, and unless someone is speaking loudly in the hallway, you can't really hear them inside the apartment. The neighbors are pretty nice on my floor and I've never encountered any problem with any of the other neighbors in the building. I really love living here. Just make sure you avoid apartments facing the north who 'enjoy' a view of the Hyatt hotel (below floor 34 or something like that), or you'll feel like you're living in a jail.”
— 222 N COLUMBUS DRIVE · Loop“I have to say I was beyond excited to move in here as the location and views were amazing for me. However after living here for a year now I regret this decision COMPLETELY!! Read all of the rules and reg's before making a purchase!!!! Having lived all over the world this building is by far the most ridiculous building when it comes to the rules. Every week it seems they (the FIVE board members) come up with some new goodies. They have ONE freight elevator for 52 floors, making any moving in/out virtually impossible unless you have a month's notice; which when bringing a painting or a new plant or a new chair up to one's apartment you are required to use the freight.... so NOTHING get's accomplished. Also because majority of this building seems to be leased there are ALWAYS people moving. So If you need it for that last minute purchase there is a 99% chance it will be taken and you will face a wrath from either management or the door women (who are really nice and I feel sorry for as they have to constantly yell at residents who can't seem to keep up with the weekly changes in the rules). ALSO as I just found out, for those in love with the Holiday's THEY BANNED LIVE CHRISTMAS TREES b/c Scrooge lives here. Don't do it. I am counting the days until our lease is up and we can move out of her.”
— 222 N COLUMBUS DRIVE · Loop“I have been a long time resident at Park Millennium. I used to love it - my apartment, the location, the building, etc. and had always considered PM my home. I've read the reviews on PM, however they go back a few years. Since Drake & Kramer Management has taken over, I feel it has gone downhill. I'm not sure if it is D&K or if it is the management inside the building itself that is the problem. I find the hallways are not as well kept. The elevators seem to break more often than before. The caliber of tenants seem to have gone down. It seems more like a dorm these days than a luxury high rise condominium building. Children are allowed to run out in the hallways to run off energy because, let's face it, after awhile a four year old gets a little cramped up in an apartment. People leaving parties late at night laughing and making loud noises in the hallways seem to have no respect for the neighbors who might be sleeping. People playing loud, annoying music are allowed to do so even though it has been reported and documented as a disturbance to their neighbors which D&K seems to do nothing about. It is almost like they just hope the problem will go away. I agree with the fire station situation. Wish I had realized that before I moved in. Granted, you do get somewhat use to the noise but you never really get THAT use to hearing the wailing of fire engines. As soon as I can afford to move I will be out of PM for good. Good luck to those who choose this building over another.”
— 222 N COLUMBUS DRIVE · Loop“I have lived here for the past three years. Of course every place will have a few bad reviews, but some of the ones for this building are simply unfair and not warranted. This building has lower rental rates than those of surrounding properties in Lake Shore East. It may be a bit higher than Columbus Plaza or Millennium Plaza, but just compare the amenities and upkeep of the building and units and you'll see why. The building has an indoor/heated 25 meter 2 lane lap pool as well as an indoor hot tub. Saunas are located in mens and woman's locker rooms. There is a fitness center with 5 treadmills, three elipticals, and several stair and bike machines, as well as free weights and machine weights. First floor has a business center with computers, fax machine, copier, and printer as well as a community maintained library. There is a conference room available for resident use. The second floor has a large patio with two BBQ grills. There is also a club room which can be rented out for private use, and it is equipped with a kitchen. The parking garage is not owned by the condominium association, and thus its operation is the responsibility of the separate owner. Parking is offered monthly for $240. The management office has new staff as of August, 2008. The new property manager is more responsive and has instituted customer service improvements throughout the building, but especially at the front desk. Even though this building is a condo building, the building is very responsive to tenants as this building is over half tenant filled. The location is great -- close to everything but doesn't draw the traffic. Lower wacker is right here and is great for getting places quickly. Millennium Park, Grant Park, the river walk and lakefront are all within walking distance. Mighigan Avenue and State street shopping is also walkable within 5 - 7 minutes. There are multiple bus lines that leave from outside the building, a few others that are located on Randolph or Wacker, and tens more that run along Michigan avenue. All the L trains stop within three blocks at State & Lake or the blue line is at Clark & Lake. For those of you who are at or going to go to GSB (Booth), it is just across the river and there are many many GSB students in the building. The building is connected to the Pedway, so you have access all the way to downtown without going outside. There is a grocery store in the building as well as a dry cleaners and two realty offices. There is a firestation across the street. You will probably hear the sirens at night, but you get used to it and will ignore it after a while. It didn't take long. All in all, this is a great place to live.”
— 222 N COLUMBUS DRIVE · Loop“My family has an apartment in this building which we use for weekends and fun. It's a great building in a terrific location - close to the Park, Art Institute, Symphony, Michigan Ave, and downtown. The building staff is friendly, helpful, and vigilant. The grounds and building are kept clean and tidy. My only complaint is with the pool temperature. A lap pool should be kept at no more than 82 degrees, and this one hovers around 90 degrees - impossible for a true workout. I highly recommend this building for prospective renters or buyers.”
— 222 N COLUMBUS DRIVE · Loop“See recent email from mgmt regarding the AC. Dear Residents, As a reminder, the Building?s Air Conditioning system is provided by chilled water circulating throughout the building. When an individual temperature control panel is set to the ?Cool? position, valves are opened to allow for flow of cold water over coils and then the fan/blower distributes the cool air to the room. The Chiller (unit that provides the chilled water for circulation) is only activated when both the outside air temperature is above 65 degrees F and there is sufficient demand in the building for cooling. Demand is created when the temperature control panels are set to cool which begins the circulation of the chilled water. During the year when the outside temperature fluctuates above and below 65 degrees, there may be times when either the demand is insufficient or the outside temperature is too low to activate the circulation of the chilled water. So it is important to keep in mind that cooling system may not be activated during these season changes even though you desire additional cooling due to the location of your condo unit, sun exposure, or individual temperature preferences. Thank you for your understanding and your continuous residency.”

This is a condo association, but I didn't feel neglected as a renter.”
— 222 N COLUMBUS DRIVE · Loop“The key to understanding the Park Millennium is who runs it - Draper and Kramer - the infamous Chicago slumlords. For a new building, it is falling apart with constant problems with the elevators, balconies, wiring, no air conditioning - and worst of all - plumbing. In one year I was deluged TWICE as their water pipes are bursting as the building settles - they used cheap welds instead of fittings! The architect ---------- that designed this building can't be human. There is nothing that fits right and next to nothing in the way of closets and storage space. The management style of Draper and Kramer can only be described as "Gestapo". There are literally dozens of owners trying desperately to get out of this zoo. This leads them to rent to just about any body and in the last year the place has been full of all sorts of whackos including crazy people running through the hallways late at night screaming. Also, there are constant break-ins and thefts. When I got out of there I felt like I was released from prison and thanked God - that is how grateful I was!”

— 222 N COLUMBUS DRIVE · Loop“I have lived here since it was a Charles E. Smith building (going on my 5th year). I have gone through the entire transition of the building from the growing pains of a brand new building through various management companies and its conversion into condos. It is a great location, but the area is very transient. With the success of Millenium Park, you don't get a neighborhood feel and the neighborhood, once quite on weekends, is swamped with tourists most of the time. The building staff is wonderful. As a renter, I don't deal with the management company at all. If you have a problem with noise, there is new construction happening next door (As of 03/07) and the fire station on Columbus means you should not rent on the North side of the building. Even with the fire station (you get used to it), when your door is closed (I have always been above the 30th floor) its not that big of a deal. The amenities are not the best you can get, but they are definitely good. An indoor pool, outdoor sun deck, fitness room (small and very busy lately during peak times making it hard to get on a machine) and a business center. They claim a "party room" which does exist, but don't plan on renting it out. The cost is exhorbitant, they charge you for things you would have never imagined. One note of caution for renters, since the building went condo and they developed a board of directors, we are slowly losing amenities. For some reason they removed printers from the business center and no longer provide loaner items from the front desk. I imagine this is common when people who have nothing better to do and desire more power in their lives join a condo board and make rules just to make rules. Not a big issue, but the video display in the elevators isn't nice with weather and news, but packed with rules (mis-spellings and gaudy graphics combined lowering the class that the building used to convey). There was an issue, as with many other buildings I have read about with robberies in the building that were clearly an inside job, but that was 2 or 3 years ago and hasn't been an issue since. I have to re-iterate the door staff and the maintenance staff are AWESOME. The parking is fair and I have never had problems with the garage such as theft or finding a space. I had a problem with noise only once, but only due to an obnoxious neighbor. They recently allowed dogs in the building, but did it right by having a seperate entrance/exit for dog owners and small area where the dogs can do their business. Residents with dogs are respectful with keeping the refuse contained.”

I have found the buildig to be great. The neighbors are friendly. I love having the washer/dryer in my unit. Great view and so close to everything. I just had a party in the party room where it was not necessary to pay anything. All I did was reserve the room. When the garbage disposal broke I called the landlord and it was fixed the next day. Now that the building has gone condo, I have noticed maintenance decline significantly - the building just does not feel as well maintained any more. In addition, with the move to condo, management have become exceedingly intrusive, insisting on viewing my apartment on a number of occasions in a short space of time with little to no notice. To top it all off, with all of the development along Randolph and the river, the views of the Lake are quickly becoming non-existent. It just is no longer worth it for the price you pay.”

As a tenant, I was sent my right of first refusal, and after investigation, it turned out there was no buyer for the appt... Oops! In the morning, getting the right temperature in the shower is art. We are 500 tenants who must coordinate to move at pre-determined times in a single of the six elevators. Moving after 6 is impossible, and week-ends are reserved for months. If you come here, it is to stay. Saw a tenant last week get turned back with his new couch at the door. Should have checked with management. Imagine, you visit the most beautiful Party room when signing... "It is for tenants!" Large screen TV! Turns out they forgot to say we could only use it for free during periods the management is open and has recruits to impress. If you want the room past 6 pm with more than 2 guests, then it is $150, and a deposit of $400. At that price, you must still end the party at 12 pm. Result, only the guards use the room.
