“Being new moving to Chicago and living alone, the minute I walked into Park Lincoln I felt a sense of security, and that my new Apace felt like a true home in the city. location-wise, it's what really sold me!”
— 2470 N CLARK ST · Lincoln Park“First, I have rented a larger studio (almost a convertible) for three years. I am only leaving due to a job relocation. They keep this place nice and the onsite Besidence engineer is prompt to attend to any needs. Almost everything is attended to after you submit a repair slip. Things as simple as replacing a light bulb or fixture that you accidentally broke are free and done within a day or two. Because the kitchen appliances in all units were upgraded just prior to 2005, they are hesitant to accept that it really is "broke", but a full inspection is done and if it needs replaced, it happens. No belittling or bickering over whom is responsible for costs. Mgmt, usually two different people working in the office four days a week and on Saturday. If their call isn't important, they ask you to wait just one minute and then give you their full attention. They are also understanding in situations, I was able to get a short lease extension so I wouldn't have to seek temporary housing for 4 months. Tenants are varied. Most are recent college graduates or couples living together, some older retired tenants as well. About the worst you can encounter here are those that would rather take the elevator by themselves and not hold it for you, even though you are just closing your mailbox. Tenants who create problems are delt with. A tenant had a significant other who would be found passed out in the hallway and once cut his hand open. After a few arguments between the two, they were handled and eventually moved out. That's about the only negative incident from over three years living here. Laundry, probably the one drawback when I first moved here. The laundry facility is on the second floor (same as the leasing office) and is contracted out to a separate company. There are 6 new washers and 8 dryers and are usually available if you don't try and do laundry during the afternoon. There's an older man who is impatient and takes your laundry out of the washer/dryer, even while you are in there waiting for it to time out. It doesn't get tossed on the floor, but he is a hassle to deal with, always stating he's lived there longer and will do as he pleases. There's a doorman from 8pm until early 3am with a security monitor. Although not always talkative, he is not unpleasant. Overall, I can't recommend the Park Lincoln strongly enough. It has been a great experience and was quite a deal when I first moved in. Rent does seem to rise $40-$50 each time a lease is renewed, so it's not out of reach. Parking is extra and advisable as street parking is hard to come by. Note: They do spray for pests inside the Besidence. I knew of one tenant whom had allergies that need to her to move out because of the spray, but I have never seen anything other than a fly in the Besidence because open porch doors.”

— 2470 N CLARK ST · Lincoln Park“i have lived there for a few months and like it. office is on site and the staff is Fenial and pretty flexible about move in dates. they are open on saturdays as well. i havent had any maintenance requests so far. decent sized apartments and most units have a balcony which i think is one of the main reasons to live here. if you dont care about a balcony you could probably find a similar place a little cheaper. its generally a pretty quiet place although i have one neighbor who listens to the TV at obscene volumes. basically, its pretty well insulated from normal noises. i havent noticed any insect or rodent problems. There's garage parking on site but as with all lincoln park locations be prepared to pay $$$. the kitchens appear to be recently updated. new microwaves and the fridges have ice makers. There's also a dishwasher which is really nice. water pressure is great (at least on the 5th floor anyway) and i havent had any problems with the water temperatures either. its in a great area, next to the supermarket and close to restaurants, blockbuster, etc. the only real complaints i have are There's no overhead fan in the bedroom and the air conditioners are a little old. also, you dont pay a security deposit, you pay a non-refundable move-in fee which is kind of steep. the pluses easily outweigh the minuses though and i have no reservations about recommending the place.”

It's a well-maintained, family-run, Blace in Lincoln Park on Clark between Fullerton and Wrightwood and right next door to the Lincoln Park Supermarket (which also has 2 Zipcar parking spots, by the way). There's a doorman who comes in at night during the weekdays and on weekends and There's a maintenance man who lives on-site. The neighbors actually smile when you join them on the elevator (always a good sign) and the rent is affordable. The ONLY reasons I would ever move again is if I bought a home or a dog. The Blace doesn't allow dogs (although they do allow cats), and being a huge dog-lover, this is a negative (why can't they make exceptions for dogs under 10 lbs, for example). But, I digress...”

Rent is completely not worth the price for the "amenities" that they have, which is a workout room That's 400 square ft, and that's it. There's only 1 working elevator and has been for the last 2 months, then they will be working to fix the other elevator which will result in at least 4 months of my lease taking 5-10 minutes for the elevator every time. They have been renovating for the last 8 months, so be prepared to not be able to sleep past 8am. Maintenance requests take at least a week to complete now (back when there was good mgmt they followed up almost immediately, now I have to follow up 3 times). There's no central ac, just an ac unit with no temperature settings (which is a complete joke for paying almost $1800 per month for a 450 sq. ft. apt in Lincoln Park), so be prepared to pay at least $100 per month additional in electricity. I think it's completely gone down hill in the last 6 months to a year (due 100% to awful mgmt) and I would never recommend anyone to live in this apartment.”

I've lived in a convertible Aad for 5 years and had made the decision to move so I could upgrade the size of my space. After looking around at other places, I quickly realized I wanted to stay in this building and will be upgrading to a 1-bed. Most of the buildings in Lincoln Park are old. This was built in 1969 but went through a significant rehab several years back. As a result the apartments feel much more modern than many of the other places around here. Pros: - great mgmt and maintenance. attentive and quick to respond if there are issues. The maintenance guy, Tony, actually lives in the building. The building manager, Ben is cool and does his best to make sure you're taken care of. - Fantastic location. Walking distance to the beach @ Fullerton Ave, TONS of restaurants and shops, easy public transportation (buses 143 / 134 express to downtown during the week, 22/36/151/156 also nearby). - Cost. Rent has hardly gone up since I moved in. Building is priced fairly for the location and quality of the place. Don't get me wrong; you can find cheaper in Lincoln Park, but you'll be making more sacrifices. - Beautiful lake view - Most of the units have balconies (rare for Lincoln Park!) - Brick walls in every Aad - Modern appliances including dishwashers - Evening doorman Cons: As no place is perfect, there are a few things that could be better. - No garbage disposal - Elevators are SLOW! On the plus side, you talk more to your neighbors. I actually got asked out on a date once by someone I met in the elevator. - Convertibles aren't large, but they have a nice layout that works well. - The Tin Lizzie across the street can be noisy late at night. but, I never hear my neighbors. If you're looking for a nice quiet place I don't suggest moving to Clark St. - Heat is electric baseboard. Central heat/air is a rare find in LP so this is at least an upgrade over steam heat. All in all a great place to live. I definitely recommend checking it out.”

The staff is really nice and one of the maintenance guys lives in the building and always see him around which is nice. So here are some pros and cons:<br><br>Pros:<br>-Water is included and I'm one of the upper floors and so far never had a problem with hot water.<br><br>- It's quiet compared to most apartment buildings. There's exposed brick between each apartment and the floors are concrete so its rare to hear anything from any direction. The doors but don't keep the sound out that well. I can hear people talking in the hallways and shut their doors, but that doesn't really get to me that much.<br><br>- Its pretty spotless and the people who live in the building are nice and friendly.<br><br>- They have assigned parking which is nice and cheaper compared to the other places around the neighborhood.<br><br>Cons:<br>The laundry room is kind of small, not that many washers and dryers so you have to pick a good time to find empty machines. Weekends are the worst obviously. Also, they use a money card system instead of feeding the coins directly to the machine. You have to pay 5 bucks just to get the stupid card and THEN you have to add money to it. So don't lose your card or you'll lose the money. I don't blame the building, its the company who own the machines that rip you off with that silly fee. But I guess a lot of other places have the same system so oh well. Oh, also, they only have 3 top loading washers and 3 side loading (which hold a lot less clothing) so its tough to do a large load of laundry sometimes. 8 dryers normal sized dryers.<br><br>- 2 elevators which are not the quickest. Of course I live near the top so I guess its just the price I pay for that.<br><br>- The studio apartments are kind of smaller, I think 500 sq ft. But its just me so it works, but I would like a little larger room for the price I pay which goes up depending on what floor you are on.<br><br>Overall I like this place and its in a good neighborhood with almost everything in walking distance. If I do renew my lease, then I may try to move to a lower floor to save on the cost a little, but I think its better than most places in almost every aspect so I can't complain about the price not being the lowest. Its all a balance I guess.”

They're always there when you need them and ALWAYS in the best mood no matter how busy they are, and they always lend a hand for help. Edwin is the one who got me to lease with Reside. I actually had an awful first impression with the first person I encountered myself with (in which that was taken care of right away), Edwin happened to be walking by and took charge with great concern, showed me an available Anit, the rooftop and all of the amenities, informed me on so much... He then contacted Ibrahim and told him about the situation I encountered and mentioned all that he showed me--just minutes later I received a call back from Ibrahim and then I signed a lease. I have never felt more taken care of... As much as they show care for me, I care about them and enjoy our daily run-ins in the elevator and throughout the Bacility. I absolutely love living at Park Lincoln by Reside. Everyone is absolutely awesome and I have never experienced that with where I have lived between Dallas and Atlanta.
