I was attracted to PT for the location, view, and amenities offered. Management staff was not accommodating whatsoever upon move in. Additionally, they are incredibly difficult to get ahold of. I have experienced multiple mistakes in my monthly ledger. Construction is constantly taking place inside the building and outside, elevators and escalators are always down. On various occasions the laundry room has had washers leaking and dryers with damaged heating elements. PT asks that residents pay for each wash and dry cycle therefore, this can become costly. There are a number of other things to make mention of, for example they tell residents they cannot turn air conditioning on for the building until June or temperature requirements have met Chicago city ordinance regulations however, every other person I know living in an apartment in Chicago with AC currently has access to it. Overall, I would never pay this much in rent for this type of living experience.”

Luckily this is my last two months here... Moving in process is super easy... almost too easy. I live on the 43rd floor and even though the view is amazing its not worth the price, and how horrible the management team is in the building. There are hidden fees that they don't tell you about. ASK about service fees, vacant fees, and utilities before you move in, you'll see their demeanor change. BUGS!!!!! I live on the 43rd floor.... I have seen spiders all over the place and have seen cockroaches twice... both medium size... not like small ones that fit on your finger im talking full grown, half the size of your palm... its disgusting. Lower floors even have bigger issues with this, ive been told by people who actually live here, don't believe me just ask. !!!!OVERCHARGER/ DOUBLE CHARGED: For 3/4 of my lease I was paying early in full, one time I didn't pay on time because durning this time I didn't notice I was being DOUBLE CHARGED for my utilities. They don't tell you anything about (VACENT FEES). If you make a mistake while setting up your internet, electric and or any billing to your apt, they will DOUBLE CHARGE you plus a fee "trying to figure out where the bill goes" yeah ok... (CONSERVICE): AND after I called (conservice) which is the 3rd party company they choose for their utilities it took over two months to properly resolve my issue to make sure they weren’t double charging me. Not to mention that during the time I was trying to get it resolved they still double charged me even though I was in the process of getting it fixed. It just doesn't make sense. How are you going to sit there pretending you don't know this bill belongs to me when you see me trying to resolve the issue. it blows my mind how money hungry this leasing office is. DOUBLE CHARGED: so every month I was paying 30+ in electric to COM ED then the exact same bill though presidential towers, THEN A SERVICE FEE to find out who the bill belongs to, when all they have to do is look up the name on the bill and put it into their system to see who which apt they live in... THIS IS so corrupt. Not to mention that even after I showed proof that I paid com ed to presidential towers they didn't refund me or give me a credit, thats was it... They just charge you double for you utilities until you notice and call someone about it, then you wait a couple months for it to be resolved, while STILL being double charged... !!!INVASION OF PRIVACY: BROKEN INTO APT!!! MANY MANY times have we have had ppl knock on our door trying to "fix" something in our apt. Even though you personally put requests to have things fixed. This nice old lady we live next to actually had her APT "BROKEN INTO!!!!!!" The service workers entered her apt without her consent and I could hear her scream and say something about her having a "hearing aid" and "what if she was naked" and "you can't just enter peoples apt if you think their not there" My gf and I when this happened were half asleep in bed, I heard someone knocking at the door saying "they really need to fix a filter in my apt asap as something is wrong." I rejected as I just got out of bed and the last thing I wanted was these three men coming into my apt to look at a "filter." Thats when I heard my neighbor yell at the service workers as they tried to enter her apt WITHOUT HER PERMISSION!!! I saw them put in the key, open the door through the peep hole, luckily the lady was at the door and stopped them from entering WITHOUT PERMISSION. They never came back to "fix that filter" so im not sure what that was about... Kinda shady if you ask me...”
“To put it frank, this place has been perfect for exactly what I need. I am a medical student in Chicago coming from NYC and I've lived here for about 7 months now. Presidential Towers is in a fantastic location; great walkability and access to public transportation. From what I've seen, PT has always been very clean. The staff is very kind: The first week I moved in, the kitchen light went out so I called the front desk and they said they could send someone, however, I wasn't going to be home and they said they'd fix it while I was out no problem; they did it and even left a nice note on the counter that the task was completed! I got locked out and after verification, they let me right in. Nice patio and sun deck area for company. Security patrols the front area all day long. I've convinced 4 classmates to live in this building and I have no doubt more will move here. Whenever, I have friends over they say the place is so nice and looks almost hotel-esque. The only con (which I guess is kind of my fault) is I thought the gym was included. They kind of mention it on their website so you think it's a part of the apartment complex but it isn't and they just share the building. The gym is over $100/mo even with a resident discount. My only concern is how much they raise rent per year, as their price is their best selling point. If it's a drastic increase I'll update this so you can know.”

Management is rude and extremely unhelpful - Thomas and the Tower Managers only care about swiping your money. Emails go unanswered and every time I have followed up in the managers office below I am greeted by a VERY rude building associate who informs me the managers are conveniently out of office or in a meeting. Security is abysmal - just about anyone can walk in and get into the Towers. People have been robbed and all we get are apology emails. This is is supposed to be a smoke free building but all you're going to get is cigarettes and weed. Despite many complaints nothing has been and no one gets penalized. Residents of the building do not understand the meaning of cleanliness and hygiene - you will always find trash piled around the elevators on your floor. The gym in the building costs an additional $100+/month. When I did a tour of the place I was told residents get a significant (i.e., 50%+) discount but in reality we get less than 10% off per month and still have to pay admin fees etc. Utilities are overpriced and they make very convenient excuses to overcharge you for gas and water. And last, but not the least, summer has started in Chicago; the temperatures are in the low-mid 70s and we STILL have the heat on. Cannot wait to get out of the place. DO NOT LIVE HERE.”

— 555 W MADISON ST · Chicago“I have lived at Presidential Towers on-and-off for more than 20 years, the "off" being when my or my husband's job required us to leave Chicago several times. Each time we returned, we returned to Presidential Towers because of the ease of moving in/out. On the plus side, Presidential Towers has an excellent location in terms of walkability, access to public transportation, access to major universities and hospitals, access to expressways, and convenient shopping. The units have excellent floor plans and you will never find the closet space these units have in any other rental unit in Chicago for any price. In my experience, maintenance staff are reliable and experienced and fix problems on time and with no hassle. But there are some downsides. When the building first opened, Presidential Towers was a community where residents and staff knew each other, there was little turnover in property management staff, and there was a great sense of pride expressed by the people who worked here. The building had a full-service grocery store, real restaurants and fast-food establishments, dry cleaners, and business services. You literally didn't have to leave the building unless you had to go to work. In the past 5+ years, the grocery store is gone, the restaurants have gone, there is no dry cleaners, there are some fast-food places. When the building was built, the number of elevators was considered adequate. Today, building codes would require more elevators. Management staff turnover is frequent and nobody knows anybody. FWIW, the current tenant demographic skews younger, meaning tenants really don't know how to live with other people: they're noisy, they don't respect others (especially when it comes to wearing masks during Covid), they litter or leave trash for others to clean up. Tenants have always reflected a cross section of wealth and income, and they still do, but my sense is that relatively speaking, the demographic is less wealthy. The tenant population has always been racially and ethnically diverse and continues to be so. in 2022, if you're looking to move into Presidential Towers, my advice is to consider it if you work downtown or require easy access to the Loop, Metra, or the expressways. If you don't need a "community" or a lot of in-building conveniences or '5-star' customer service, you will be just fine. The prices are reasonable and competitive.”

While Illinois still requires the wearing of masks, barefaced residents can be seen in any common area at any time of day. I have been bullied and verbally accosted each time I've asked someone if they could wear a mask. The staff turned the other way when I got shouted and cursed at. The service desks had no masks available for residents. The general manager rolled his eyes while giving me the typical customer service script. 'There's nothing more we can do, unfortunately...I agree these are hard times...' I have even seen managers in the building not wearing their masks while in their office, in full view of the main entrance. It seems as if PT fosters an environment of apathy and zero consideration for the safety of others. And they claim to be a safe home for families. If you're looking for a place to just go in and out of, this building is fine. If you're concerned about the spread of coronavirus, do not live here. Your health and safety is not a priority.”

Ironically, they still call themselves smoke free buildings. 2.The security is a total joke. People can follow you into the building, no one will check. Actually, one of the tenants was robbed this way. After that, they ask the staff to stand at the door. But after a week, no one will check again. It is very dangerous to live here. 3. Manager is very slow. Once I have an issue with my lease. I emailed him, called him and even dropped by the office. Several weeks later, I got a reply .It was very frustrating. 4. It is vey noisy. There is always a project going on. Once, they were remodeling a unit on Saturday in the early morning. I called them to do it later. They said they cannot. I live here for a long time, and I am disappointed what PT have become. There are tons of apartment in west loop. Do not come here.”

So it's either deal with it or move out basically.. Also the AC and heat are OLD !!!! The maintenance guys said so themselves. It takes them 2 days to convert the temperature from hot to cold or vice versa. They use old motors and have no throw of air, it's cold inside the vent but not outside it. They come over with a temperature gun point into the vent and say "oh its less than 60', I don't live inside the vent...I pay for the whole apartment. So I'm paying for AC electricity + extra for the fans ! They will not fix this until people stop moving in. Rent at your own risk! This is just one of many complaints, I am waiting to move out asap. Very non responsive management !”

Honestly, once you sign a lease it feels as if you are forgotten as no one will get back to you with your questions or concerns. I’m not surprised they left.. It’s a shame that they don’t make residents feel welcomed anymore, I guess they don’t care who lives there as long as they’re at 80% occupancy. The security is abysmal and lacking, I font understand the point of having so many people standing around in the lobby if anyone can just enter the building and walk into Tower 1. People have been robbed in this way and no changes have been implemented. Rents are most definitely not worth the apartments, there are better places to live in the West Loop. And to cap all of this off - the management has decided to initiate a minimum 6 month project to 'repair' the facade of the buildings. This is absolute horseshit and unnecessary. The pandemic is just about dying down and people are still working from home. The noise from this project is endless and there are people creeping up and down outside your windows staring at you all the time. Yes I can keep my blinds closed and I do but what about the noise. Not everyone has the luxury of being able to go into office for work and people have to work from home and attend meetings and talk to clients. And then there's also the fact people have kids to take care of... Extremely disappointed with the management and garbage they keep spewing. This work could have easily been pushed to next year when things are more back to normal. Where are we residents supposed to go 5 days of the week. RIDICULOUS AND TERRIBLE. DO NOT EVER LIVE HERE.”
