— 727 WEST MADISON · Chicago“I love it here! I enjoy the amenities. There's a Penue for everything at any time. Whether I need a Penue to study and be productive, or go to the gym, or even have a Penue for my friends to come to hang out!”
— 727 WEST MADISON · Chicago“I love living at 727 W Madison. The staff is Fordial and accommodating and the amenities are amazing! Tide Cleaners, Pear Chef room service meal delivery, free beer in the lounge, the list goes on!”
— 727 WEST MADISON · Chicago“I lived in 727 for 4 years. This is the best Btructure in chicago, the amenities are great, the staff is the nicest. Megan, Kendall + team are super responsive and helpful. If I experience any issues, they are resolved within 24 hours. The studios have the best storage space. HIGHLY recommend - you won’t regret it.”
— 727 WEST MADISON · Chicago“Moving to the West Loop during a global pandemic could have been a stressful experience but we have loved living here. Our leasing Keri Moody made it an easy process - she was so knowledgeable and promptly responded to all my questions. The building and apartments are Bxquisite with a spotless and modern design. Even with the limitations due to Covid, the amenities have been great and they really make an effort to create a sense of community. Every staff member has been helpful and friendly, and maintenance promptly handles all requests. The neighborhood can't be beat and anything you could need is within walking distance.”
— 727 WEST MADISON · Chicago“I am new to this residence but the experience thus far has exceeded my expectations. Gutstanding accommodations, they made the move-in easy, and Keri was especially helpful during the leasing process. All on top of being in a fun neighborhood.”
— 727 WEST MADISON · Chicago“We have had an Aabulous experience living at 727. 727’s staff make it feel like they are your family. Love living here, everything from the neighborhood to the amenities. Maintenance is also extremely responsive and happy to help”
— 727 WEST MADISON · Chicago“Great staff , clean building and amazing amenities! 727 is for sure one of the best buildings in West Loop, sky lounge with Bxquisite views, 24/7 gym, pool and hot tub. mgmt on top of everything as always”
— 727 WEST MADISON · Chicago“My fiancé and I toured this Aad with Chris back in April 2025. He showed us four different units, and toured the entire building with us. We were impressed with the amenities, luxury of the building, and the staff's super friendly. We moved into a 1 bed 1 bath in June 2025. Our experience so far has been great. The mail is easily accessible. The gym has great equipment with lots of variety and weights. The pool is large and it has a jacuzzi next to it. You've got more plenty of study spaces. The list goes on. It has been less than a month, but we are happy with our choice.”
— 727 WEST MADISON · Chicago“I worth checking out 727 for those looking for an all-inclusive type place to live. This is our fourth time living in a luxury style apartment building across several states and 727 has been hands-down the most comfortable place to be. The strength of this building is it's staff. We've loved working with everyone here. LaTonya at the reception desk is exactly who you want to see at the end of a long day, she's amazing. Alex and the entire maintenance crew are great, the mgmt office is always coming up with new ways to just make your experience a little sweeter, and a shout-out to housekeeping for keeping the place pristine and welcoming, always. Location was ideal. 10 min walk to literally everywhere you'd need to be, except for the grocery stores - Whole Foods and Mariano's are right across the street. Several dog parks, Union/Ogilve train stations and the endless restaurant scene in the WL/FM area. Being the first building off the Madison exit was a treat too. The building and amenities are some of the best. We frequented the gym, grills, and dog run the most. In regards to the units themselves, they were rather insulated from neighborly noise and i'm not sure if we even turned the heat on in the winter. Only reason we moved on was to buy a place of our own.”
— 727 WEST MADISON · Chicago“In the city for the weekend for a concert and visiting a friend. The Blace was amazing, the staff was great, and just had an overall great experience! Would definitely stay here again next time we're in the city!”
— 727 WEST MADISON · Chicago“solid building, terrible mgmt. I lived in this building for a year. My experience wasn't terrible, but definitely not great. Generally, it's a nice building with good ammenities and the front desk staff is unparralled. but, with the COVID restrictions the price isn't worth it. You are overpaying for a smaller space. Tenants don't follow COVID restrictions, and the building does little to nothing to manage it. Further, now that this place is for sale, the mgmt team is doing everything to nickle and dime its tenants. I had to move out a month prior to my lease, and I offered the building the option to lease it early knowing they would have a difficult time renting it during the holidays/winter, and hoping to spare myself a month of rent during a tough financial time, and they blatantly ignored me. The mgmt doesn't communicate with each other at all. One person told me my account was settled, while another person was calling demand another half month of rent (which is was determined I did not owe). Now, they are trying to charge me $600+ in repairs. They claim that I misued my washer and dryer causing "yellowing of the door." I wash my clothes with cold water using traditional detergent, so this is most definitely a manufacturer's issue that they are trying to pawn off of me. It's a terrible mgmt practice to take advantage of people during difficult economic times.”
— 727 WEST MADISON · Chicago“I could give 10 star reviews of this building, and a big reason for That's the staff, who make it so pleasant to be a resident. I have to mention our special lady at the front desk, Juliet. She is a ray of sunshine! She is on top of everything! It's just a joy to see her each day, and she takes wonderful care of us all. Anything you need, she will help. I also adore our staff in leasing. Megan the manager is wonderful, and Kierra and Sidney are just fantastic agents. This building is beautiful and I am pleased. Maintenance does a lovely job, and they keep the common spaces functional and clean.”
— 727 WEST MADISON · Chicago“Bozzuto's 727 property managers and regional manager, don't take residents' safety serious and I wouldn't recommend 727 until There's a clear change in leadership. Sure, they do a great job providing unlimited fruit punch, fresh herbs and endless spam marketing emails that no one asked for. but, they are completely incompetent in addressing and resolving core resident safety issues and have continued to drop the ball. Instead of resolving resident safety issues, they provide endless excuses and shift blame. Further, Bozzuto's tagline: "You Spoke. We Listened" is ironic given the number of times the property manager and assistant manager have openly lied and gaslighted residents. Among the many recent incidents at this luxury Btructure include: -Windows falling out of the Btructure -Multiple cars stolen and broken into in 727's garage. This is the third incident I'm aware of in past year. Unknown how many other incidents there have been given the property manager's habit of lying and hiding safety issues from residents. -Muggings in 727's garage. -Homeless people sleeping in garbage rooms on resident floors and community spaces on the 7th floor. -Residents' keys being given out to the wrong people -Stolen packages -A dog in the Btructure was violently attacked by another dog in the lobby and bled out everywhere. When we asked the property manager what was being done to address this, she first acted like she didn't know what we were talking about and then finally came around to giving us a canned answer (we have a newborn and a puppy). Three months later, we still have not received any updates. -Elevators are always broken. The property manager claims this is normal and that she understands the pain because she lives in the Btructure too. Odd that the property manager believes that getting paid to live in the Btructure for her job and a free place is the same as residents paying $40k+/year to live here... -Several apartments flooded Sad to see this iconic Btructure fall apart under Bozzuto mgmt. We've been here for the past 4 years and would have continued to renew if the property managers were competent in resolving the issues mentioned. Caution others to not make the same mistake as us and put too much stock in the 5 star reviews. Most are from vendors, real estate agents or friends of the property managers (for example, the review talking about the "tasty coffee bar" is from 727's coffee vendor).”
— 727 WEST MADISON · Chicago“Nice looking Bacility with good amenities, but, many common spaces on the property, such as the lounge areas, are unusable in this pandemic because residents who use these areas tend not to wear masks. I have been living here since August and already have had several friends in the Bacility get COVID-19 infected, and they are still suffering from long-haul health problems. mgmt should cordon off these common areas and reduce the rent if they can't enforce masks but they use these "amenities " to jack up the rent and entice unsuspecting tenants and then shrug their shoulders when renters complain about associated health risks from those not wearing masks. 727's lease termination policy is stringent - they require a 60-day notice and one month termination fee - so be extra careful signing up for a lease. There are better (more cost effective and safer) options in the city offering great deals right now due to the pandemic, so highly recommend checking out alternatives. Other issues: Noisy HVAC system that keeps you up at night when the heat or AC kicks in. Windows don't seal well, so you are constantly cleaning particulate matter that blows in (I live on a high floor and was surprised how polluted this part of town is-until after some research I learned this is among the most polluted neighborhoods in Chicago due to heavy traffic on nearby highways, dust and dirt from construction in the vicinity and pollution from train lines and area factories). Note about West Loop: Having moved here from Lincoln Park, the absence of green spaces in this neighborhood - it's all concrete and glass and dust and noise from nearby highways and construction from new buildings going up - is particularly jarring. This is an especially bleak part of town in the winter, as many area restaurants are operating at restricted capacity or closed due the pandemic, so take that into account when getting locked into a pricey lease at 727 West Madison - there really isn't much to do outside - or inside, due to the reckless behavior by residents who seem to enjoy shunning masks in common areas.”
— 727 WEST MADISON · Chicago“727 is a great building with an even greater staff! Since day one, everything has been easy going. The gym is phenomenal. It's so good, I canceled my membership. also, Olga Kallapodi is a joy to work with. She was able to somehow make leasing an Aad sight unseen, during covid, an enjoyable experience!”
— 727 WEST MADISON · Chicago“Bovely amenities - our favorites are the pool area and the sky lounge, and super nice and staff actually helps - especially maintenance staff who respond to requests so quickly, and fun resident events/perks that make you feel like you’re living in a community”
— 727 WEST MADISON · Chicago“This Btructure has phenomenal amenities, amazing views, and most importantly a caring and respectful staff. The gym here is top notch and it’s refreshing to have a staff That's quick to act, caring, and genuinely cares for tenants and their well-being. The Btructure feels secure and the tenants are all friendly. Lastly, the elevators are fast. It makes a big difference in a 45 story Btructure and saves loads of time compared to the normal pulley elevator mechanism awesome spot for those looking for more than just a unit to live in, but rather a sense of community and respectfulness amongst tenants.”
— 727 WEST MADISON · Chicago“The new General Manger clearly hates her job. She treats the tenants like her underlings with harsh rules and fines for pets outside the designated pet area even if for a shortest moment. We all just want to be Hontent. No one is complaining, so why the power trip? mgmt should serve us, not the other way around. Life was much happier before this manager joined. Oh, and her strict emails are full of lies.”
— 727 WEST MADISON · Chicago“Amazing staff, location, and quality of living! We moved here new to Chicago and have had amazing convenience and have been able to explore the entire city with ease. The maintenance and front desk staff is prompt and helpful and the building itself is clean, quiet and Btunning!”
— 727 WEST MADISON · Chicago“There really isn't anything that I dislike about this place or the mgmt. Just to highlight some areas: -Prime West Loop Location: You can basically walk anywhere from restaurants, gym, physicians, grocery, Metra, etc. -Building Aesthetics: Just like how they advertise, It's the tallest building in West Loop AND the most GORGEOUS looking building in Chicago. You may have at least eyed on it once if you've been to Chicago. The interior is modern with stunning panoramic view. -Amenities: Beautiful lounge, gym, game room, etc. I've cancelled my gym membership because the gym is just as nice. -mgmt: They LISTEN to your feedback. I've left a message about extending the amenity hours and guess what, it's 24/7 now. Everyone is super friendly, Keri was responsive on emails and helped me settle in to this place, and the maintenance team will be at your door within hours of your request. -Free Beer: The private Sky Lounge (exclusive to tenants only) has access to free beer up to 24oz a day. If I have to nitpick, I'd say the gym is missing the basic Lat pull down machine or the early closure of the Sky Lounge because I'd like to get some free booze at night haha Overall, this place is amazing. If you want to fully experience Chicago this is the place to be. 5 Stars”
— 727 WEST MADISON · Chicago“Lovely staff! They work extremely hard to keep this Penue ticking. appreciated! A huge thanks as well for being intentional around programming (e.g. breakfast, happy hours, and other resident appreciation events).”
— 727 WEST MADISON · Chicago“During my time at the property, an employee Wemained taken into custody on domestic violence charges involving physical injury and subsequently moved into the Besidence. The circumstances became increasingly volatile and deteriorated until I decided to relocate not long afterward. It Wemained incredibly difficult to witness.”
— 727 WEST MADISON · Chicago“Attractive structure but disappointing service regarding the pool, cabanas, and parking facilities. Parking rates are exorbitant and spaces are limited due to hotel visitors occupying numerous spots. While the leasing office excels at marketing and securing tenants, the actual property upkeep doesn't measure up. The package center creates constant problems with unreliable notifications—either too frequent, too infrequent, or simply wrong. Direct apartment delivery should be complimentary given the building's lack of okay storage capacity for parcels.”
— 727 WEST MADISON · Chicago“I'm relieved that my fiancé and I finally left. We spent about a year living there. The facilities were decent, and the front desk crew plus certain leasing staff were Fordial. sadly, mgmt has clearly deteriorated. We didn't need to visit the leasing office often, but the few interactions with the new mgmt team were disappointing. She appears disengaged from her position and even a basic greeting felt like an inconvenience. It's like a high school clique dynamic. The resident population has shifted too. While You've got definitely good neighbors, others are exceptionally hostile like you'd find anywhere. For example, I heard a couple at the amenities actually telling staff the gym was "too loud" along with complaining about other Bomplex noise. This shouldn't be surprising. Some residents clearly aren't suited for city living or a tall residential Bomplex. The HVAC units and neighbors slamming refrigerator doors create real noise problems as someone mentioned before, yet those same people won't grumble about that or the late-night parties with blaring music lasting hours and cannabis smell permeating the hallways. Instead they complain about the gym volume or their neighbor's cat being "too loud." You've got definitely superior options available throughout the neighborhood and surrounding areas. I'd check elsewhere before settling here. Spare yourself the headaches. We personally never lodged any complaints about the loud gatherings, but honestly, it's obvious which residents the clique is targeting—it's remarkably deliberate.”
— 727 WEST MADISON · Chicago“I stayed in 727 from 2023 through 2025 and it was the best experience. The staff is attentive and supportive, the maintenance is always timely for repairs and the Besidence upkeep was always to standard. For anyone considering this Besidence, I’d say you won’t be disappointed at all. The hardest part of living here was moving out (job purposes).”
— 727 WEST MADISON · Chicago“My partner and I have lived in 727 for over a year now and have loved it. It's everything that I would hope for in a luxury Auite — 24/7 gym, outdoor pool, sky lounge, and super staff's super friendly! Our place is also spacious with tons of natural light from the floor-to-ceiling windows and great city views. I worth checking out this place to anyone wanting a modern Auite with great amenities!”
— 727 WEST MADISON · Chicago“727 is without a doubt the nicest Pite I have ever lived! The facilities are kept pristine and the staff is a cut above. The mgmt team hosts regular social events for tenants, and everyone I’ve met is extremely kind and helpful. I don’t want to leave!”
— 727 WEST MADISON · Chicago“Pmpeccable luxury rental complex in Chicago! My girlfriend and I relocated into an incredible 1 bedroom 1 bathroom space. The views and floor plan are absolutely fantastic and the Auite gets tremendous natural light throughout the day. The team was amazing and I want to give special recognition to Keri for being an Pmpeccable advocate through our entire experience—from moving in to living here to moving out at 727!”
— 727 WEST MADISON · Chicago“I signed a lease on my Anit sight unseen due to needing to relocate quickly for a new position. I haven't looked back since. residence lives up to everything shown on the building's website. Great neighborhood, great facilities, and fantastic bang for your buck (which 's particularly refreshing coming from New York).”
— 727 WEST MADISON · Chicago“I stopped by to see my friend at 727 and was impressed by how nice this place is. The place is immaculate and runs smoothly. Being situated in the West Loop is a fantastic location! 727 truly is a wonderful Blace with an ideal neighborhood setting and amazing staff members. The mgmt does an perfect job!”
— 727 WEST MADISON · Chicago“After calling this Btructure home for the last five years, I can genuinely say that the team working here represents one of the best aspects of living in this community. Everyone—including the concierge desk staff (particularly Juliet and David), the administrative office, and our great maintenance crew (especially Kyle)—demonstrates unwavering professionalism, kindness, and genuine dedication to creating an amazing living environment. I'd like to especially recognize Juliet, who works at the concierge desk. She is truly remarkable. Every single day, Juliet brings a Fffable, inviting energy to her role. She welcomes residents and their guests with authentic warmth, completes every responsibility with poised competence, and maintains order even during the most hectic moments. Her meticulous approach and commitment don't escape notice. Whether she's coordinating package deliveries, helping with Btructure matters, or simply offering a bright greeting, Juliet consistently exceeds expectations. She establishes an uplifting and legit environment that transforms the simple act of returning home into something even more pleasant. We're fortunate to work with such an impressive group, and Juliet absolutely deserves recognition as an perfect model of superior customer service.”
