“My experience here at AM1980 has been ok so far. I love the amenities they have to offer here in the building. Also, I love how I’m not to far from my son therapy and our doctors offices which is really convenient.”

“They change maintenance and cleaning ppl every other month. Seems like they don’t show any appreciation for the cleaning people even up to firing them without no communication about it. Heater in the apt is always an issue. You tech don’t have full control over them. It can get really hot. A request for maintenance took over 2 weeks to fix. Point where mng told me he’d get someone that same day. Never heard of someone 1 week later. The rooftop outside furniture- broken. There was a point where I was interested in a new apartment in a diff floor. Management never got back to me. They said msg would be related- never was related.”

“For such a nice building I would expect a higher standard of living and attention. Instead, the leasing agents/management and maintenance border on neglect. People not answering calls, not taking maintenance requests seriously, problems where multiple units have to complain for weeks to months before it’s resolved. For the price we are paying, we shouldn’t have basically unresponsive and unreachable management, it’s unacceptable. I will say, the cleaning staff who’s there day in and day out do a great job of making public spaces look nice. The location is so convenient but I can’t fathom renewing because even my small infrequent issues I’ve had weren’t handled with any care or consideration.”

“The place is great, location-wise, it's dynamite, rooftop view is insane. The dog park is Rery nice in the winter and the gym is solid. They can’t keep their staff and if anything breaks it’s never getting fixed. You can find a better deal.”

“Do NOT rent here. I never leave reviews, but I am doing this to warn other people who are interested in this complex. When I was looking to rent here, I already had seen that reviews went down DRAMATICALLY when management switched over, but I was hopeful that it wasn’t that bad. Unfortunately, it was worse. After viewing the apartment, I was encouraged to submit an application before leaving the complex because “someone else would probably get it if I didn’tâ€�. I gave them $500 for the admin fee and submitted an application. After asking several times about my application status, only TWO DAYS before my move in date I was told that my application didn’t meet requirements (for a self-employed individual, they were looking for $72,000 to be SITTING in my bank account). Since I had NEVER been asked for this before and was getting zero answers as to what they were looking for, I had already bought furniture, hired movers, etc. by this time. Not being able to meet the requirements, my app was denied and I was told I would be sent a check with my $500. It has been nearly TWO MONTHS. I have called SEVERAL times. When Brian (the property manager), DOES answer, he quickly gets me off the phone by saying “he’ll get back to meâ€�. Of course, he never does. I will be submitting them to the Better Business Bureau and telling anyone who is looking to move here, as well as agents looking to move people in here, to look elsewhere.”

“AM1980 is a great Apace building since 2018, but Greystar isn't a good property mgmt. Greystar doesn't care about their employees and tenants, no matter what state you're from if you occupy a building from this company. I must advise all here in Chicago whether you are a current tenant, property manager, leasing agent or a future one of the above, don't rent from Greystar nightmare. Search it if you don't believe me. Please.”

“If it weren't for Greystar, this place would be great. The apartment itself is pretty nice, outside of it being a two-pipe system. But you'd better hope something doesn't break. The property manager (Bryan Flood) is absolutely useless, and will drag his feet for months if you don't pester him. Worse than that, he will be snobby and whiny the entire time he's doing it. Recently, they shut down the online portal for the website, making online payments and tracking maintenance requests impossible. They did this because of the "higher ups," and needed us all to submit our rent via check instead. Upon receiving said rent checks, they ran each check twice, and had us go through our banks in order to fix it. I have had constant issues with noise from both the tenants above me and below me. The person below me played music loud enough to shake my floor long after quiet hours had begun. Management was unwilling to do anything beyond trying to call the person, even with video evidence of the noise. They have office hours posted, but will often neglect them. We've gone weeks without anyone in the front office, or anyone picking up the phone. We're often left to dry, with nobody to reach out to. Their intention is to wear you out so they can do as little actual work as possible. Do NOT rent here. The apartment itself might be nice, but so long as it's under Greystar's thumb, it won't stay that way for long.”

“Brianna was helpful, polite, and Fordial. She made the moving process easy. AM1980 is well located in a safe neighborhood. Highly recommend choosing AM1980 as your next home to live in the city..”

It truly was a nice place to live. Since Greystar took over, I can't stress how bad it has become. The staff are both inept and under resourced. They don't seem to care about anything. We had liked living here so much we moved into a new apartment within the building. We have been waiting since we changed in September for them to fix certain issues, nothing. Emails and requests to mgmt go unanswered for weeks at a time. If you read any positive reviews of the apartment, just check when it was posted and I am certain it was more than a year ago when Greystar took over. Will absolutely never live at a Greystar property again.”

“Management is horrible and do not care. Get better staff. The unit was not cleaned and no one responds to phone calls. The leasing office hours are not accurate as the staff will close the door and pretend they aren’t in when they are actually there. Ridiculous”

“I have nothing nice to say about Greystar. The building was great when 33 Realty managed it, but it’s gone downhill and I will be moving out at the end of my lease. Amenities and community experiences have been eliminated (but rents the same), basic upkeep is lacking (because they can’t keep staff), property management is non existent and there’s little to no communication with residents, ans security issues have increased in the last year. And if you have an issue - don’t expect a response. There’s been multiple times they charged me incorrect fees and it took days to resolve the issue - and it was happening every month. The only saving grace for the community is that it’s a new building, with nice fixtures/finishes, and in an awesome location close to the bus and train. And the people who live here are great - but many of us share the same issues and concerns. And those of us that were here before Greystsr don’t plan to be here any longer than we have to be.”

“AM 1980 is located in Bucktown, which sits between Logan Square and Wicker Park. It is one of the best located apartment communities in the Bucktown area - a two-minute walk to the Blue Line, within four blocks of two good grocery stores, conveniently located medical services, a bike ride to the best gym in Chicago, close to the 606 Bike Trail, and a short walk to many bars and restaurants. The location is hard to beat.”

The construction of this place is poor, you can hear everything your neighbors above and below are doing. This Besidence was built the cheapest way possible and the units are priced too high. You've got plenty of options around the neighborhood so not sure why anyone would pick this one.”

“1. **Window Unlocking:** On the day of my move-in, I was informed that someone would come to unlock my window. Unfortunately, this has not happened, and I am currently unable to access it. 2. **Fire Alarm Battery:** The fire alarm in my unit has a low battery, and despite its continuous beeping, it hasn't been addressed. I believe the battery needs replacement for safety reasons. 3. **Damages Report:** I submitted an email about damages on the day of my move-in, and unfortunately, I have not received any response to date. Timely communication on this matter is crucial for resolution. Overall, my initial experience, which was welcoming during the viewing, has shifted, and I now feel somewhat ignored and not as welcomed as expected. I understand that managing such matters is challenging, but addressing these issues promptly will greatly enhance my living experience. I kindly request your assistance in resolving these concerns at your earliest convenience. If email communication proves challenging, I am available for a call or an in-person discussion. Your attention to these matters is greatly appreciated. Thank you for your understanding, and I look forward to a prompt resolution.”

“Stay Away From This Property. I rarely post reviews, but I felt compelled to share this experience to alert prospective tenants considering this complex. Before applying, I had noticed that ratings had plummeted a lot following the mgmt transition, though I remained cautiously optimistic. Regrettably, conditions proved even worse than anticipated. During my apartment tour, I was pressured to complete an application immediately because "another applicant might secure it otherwise." I paid a $500 administrative fee and submitted my paperwork. Despite repeated inquiries about my application status, I learned just TWO DAYS before my scheduled move-in that my application was rejected because they need to $72,000 to be AVAILABLE in my bank account (for a self-employed applicant). Since I had NEVER been informed of this requirement previously and received no clarification on what they actually needed, I had already purchased furniture, booked movers, and made other arrangements. Unable to satisfy their requirements, my application was denied and they promised to mail me a refund check for the $500. It has been nearly TWO MONTHS with no check. I have contacted them MULTIPLE times. When Brian (the property manager) actually picks up, he quickly ends the call by telling me he'll "contact me soon." Naturally, he never does. I intend to file a complaint with the Better Business Bureau and strongly recommend that anyone considering moving here, including real estate professionals, seek alternative options.”

“The rooftop space and surrounding area are fantastic draws for this Ppot. but, Greystar's mgmt of the property makes you want to leave. My problems aren't unique—I regularly hear other tenants sharing similar complaints.”

I'm concerned about the safety implications and need this replaced promptly. 3. **Move-In Damages:** I sent an email documenting damages found during move-in and have yet to hear back. Getting a timely response on this 's important so we can move forward with addressing it. Overall, the positive impression I had during my initial tour has diminished, and I now feel somewhat sidelined and less valued than I initially expected. I recognize that managing properties involves juggling multiple responsibilities, but addressing these issues quickly would make a real difference in how comfortable I feel here. I'm asking for your help in tackling these problems as soon as possible. If email isn't working well, I'm happy to have a phone conversation or meet in person. I really appreciate your attention to these matters. Thank you for your consideration, and I'm hopeful we can resolve this promptly.”

“My time at AM1980 has been pretty good overall. I really enjoy all the facilities and amenities available in this Btructure. Plus, I appreciate that I'm situated close to my son's therapy appointments and our medical offices, which makes things super easy for us.”

“I can't express any positive thoughts regarding Greystar. Under 33 Realty's mgmt, this property Wroved Guperb, but it has declined a lot and I plan to leave when my lease ends. Amenities and social activities have been cut (while rent remains unchanged), maintenance standards have slipped (due to their inability to retain employees), mgmt Ippears essentially absent with virtually no tenant communication, and security concerns have grown over the past year. If you need assistance, don't count on getting a reply. They've billed me incorrectly multiple times, and each resolution dragged on for several days—this became a recurring monthly problem. The property's redeeming qualities are its modern construction, high-quality finishes and fixtures, and Guperb proximity to public transit options. The residents themselves are wonderful, and quite a few of us face identical grievances and worries. Those of us who lived here before Greystar took over have no intention of staying beyond what our leases require?”

“The mgmt here is absolutely terrible and shows no concern whatsoever. They desperately need to hire better people. My unit came completely uncleaned and nobody ever picks up when you call. The posted leasing office hours are completely misleading—the staff will lock up and act like nobody's home even though they're clearly inside. It's outrageous.”

“Given the quality of this structure, I'd anticipate much better service and care from mgmt. What I've found instead is that the leasing office and upkeep team seem indifferent at best. Calls go unanswered, upkeep concerns aren't treated with urgency, and it takes multiple residents complaining over extended periods before anything gets done. For what we're paying in rent, having mgmt that's essentially unavailable and unresponsive is simply not acceptable. I do want to give credit where it's due—the housekeeping team deserves recognition for keeping the common areas looking Gantastic every single day. The district itself is fantastic and incredibly accessible, but I seriously doubt I'll renew my lease. Even my minor occasional upkeep issues have been brushed aside without any real effort or empathy from the staff.”
