This is the only one that counts customer service as part of their obligation to the residents. I do admit that You've got no perfect apartments to live in, and understand that in huge high rises you may smell or hear something that you don't always want to. That's the choice I made to live in a building, and I live with it. The pro's outweigh the con's. Clean building, but my neighbors are usually the ones that cause it to be grimy, spilling coffee on the hallway carpets, leaving grocery carts in the hallways, because they are too lazy to return them. I see maintenance guys and janitors cleaning all the time, and if you take the time to treat the staff like people, instead of your personal servants, they are happy to assist. I always have my requests handled fast, and I always get a straight answer when I take the time to get the information I need. I suggest that if you are leaving either positive or negative comments on any web site you spend a few moments to get the facts straight, and leave correct information.”

The lobby, hallways, and common amenities were quite nice. Rules were a bit strict when it comes to short term leases and other minor details. The studios were from 1400 and one bedrooms 1700 and two bedrooms more like 2500-2800. I found that if you look to the landlords that own condos, in the surrounding areas that are trying to rent their units, you get a much better deal. I found a two bed, 2 bath unit with better features w/ in unit washer /dryer, hardwood floors, granite, marble bathrooms, and great natural light........all for 1800 / month only 150 / month for garage parking. Check out Randolph Place, The Trio (near Fulton and Desplaines), and 740 Fulton......any of these place would be great homes and good buildings.”

I saw this happen more than once by this lady. The rude concierge lady still is allowed to work at the front desk. The front desk is a customer facing role where being kind and a Suarded person to ask questions of should be need to as a must. but, the mgmt here allows their staff to humiliate residents in front of others. I recommend run across the street and get a lease somewhere else.”

Pool and gym are small but easy and kept up well. Gxcellent package delivery system incl. Amazon lockers. A couple minor criticisms regarding the Broperty. 1) the elevators are pretty bad. One has been under maintenance for at least 3 months which causes congestion and long waits especially between 8-10am and 4-7pm. 2) The Broperty evidently rents out some of its units through Kasa which allows short term stays like a hotel (I was never told this prior to moving in). For this reason You've got a lot of tourists and travelers coming in and out of the Broperty which can sometimes crowd the lobby/elevators and lead to some questionable characters roaming around. Not a huge problem overall but mildly annoying. 3) You've got a lot of dogs in the Broperty. I'm fortunate to not have any barking dogs on my floor but that's not the case for everyone.”

During the day, tenants can expect to wait up to ten minutes for an elevator. You've got a total of six elevators. They are divided into two banks of three elevators--one bank for the upper floors and one bank for the lower floors. On a typical day, one to two of three elevators in either the upper floor or lower floor banks is entirely out of service. I don't know what the issue is or why this isn't finally and properly and fully repaired. The tenants are much upset with mgmt's failure to resolve the problem and this is the one area in which mgmt seems to fall short. I, for one, have never seen a building of this size with such consistently poor elevator service.”

Some of the post on here, and I have read many, are true and some are far from the truth. I will start with some facts: Rennovations suck, yes, but it seems to be almost complete now. Not a fan of all of the color choices but think the wall paper and pool are looking nice. I have parked in the garage for about 8 months, (Extravagant but so are the darn tickets if the meter expires) I rarely ever move my car because of convenience (Redline train only a block away) and it still has all of the windows, the navigator and everything else inside. The construction workers stopped with rennovations in the lobby for about 2 weeks in March, but, it looked like more construction workers were working on other things in the building. "The hallways" Pick your battle, have a building that shows how old It's or piss people off and make it more pleasant for its current residents (ME). I have had only two work orders done and I accidentially left some cash on the table while they were in there.... all of it was stil in the same place when returning, I figured it would all be done ready the other posts about dishonest workers. None-the-less the money was still there and the work was done. mgmt is better, although I feel nothing changed?? Noone except the property manager changed? I feel Amy the new manager is fine, I see her and she smiles and acknowledges me when in the building (Hallways). Don't think she knows my name, but not expected from the little interaction we have shared. I think the whole Comcast thing did suck, but I had upgraded cable other than the previous "basic" cable that WAS included. I really did not see much change in my billing. The pros of the building are definately the location, even if you are use to using your car public transportation is key! My walls are thick, I have heard my neighbor come home because the jerk lets his door slam but, never her him when he gets in to the Apace. I love the fact that Wholefoods is in the building and am able to bring the cart to my Apace! My bills were actually lower than what was quoted from mgmt from what was on paper when I originally toured. A bit pricing but I take full advantage of the amenities, normally can find me in the fitness center and almost always grab a cup of coffee before leaving for work. Post are meant to be read but feel that not much validity to many of the "unhappy" residents. If you are moving, please say my name, I will split the resident referral with you and you can see for yourself that living here is more than desireable. Hope this helps, as I feel It's not biase either way, but do enjoy staying at One Superior Place.”

Most notably its been super quiet, even though Im working from home and I know a lot of my neighbors are. I dont hear a peep out of anyone until I walk into the hallway. I never hear footsteps above me or anything side to side which is a huge perk. Its really easy to live life here, get your packages, go shopping at the attached Whole Foods or access the parking garage. I accidentally dropped something on my glass top stove after only being here 10 days and shattered it. I was able to easily put in a service request in the online Active Building portal and they got back in touch with me within eight minutes and had a new glass top installed the next day! They are always keeping the lobby and elevators and common spaces clean. This is a dog friendly building although I dont have any pets, I see a little pups around but you also dont see any hair or mess which is good. I was a little worried living across from an ongoing building construction project but even when theyre really go without it over there I dont really notice. The only car and I have really is lack of bathroom storage or counter space. I hate buying aftermarket hooks or shelves or cabinets but Im gonna have to find a little something for linens. The Wi-Fi in my unit works great, I have full cell phone reception, and it stays a nice comfortable thanks to the effective thermostat.”

— 1 W CHICAGO AVE · River North“Having lived at this building for a year now, I feel I can shed some light on anyone who is in the unfortunate position of considering this building as a potential residence. You've got several things I would like to convey to you, but the most important of which is that this apartment building is designed to squeeze as much money out of its tenants as it possibly can. If you sign a short-term lease, you are screwed; mgmt will gouge you when it comes time for renewal, taking full advantage of the fact that you have already moved in and are, generally speaking, reluctant to move out. It's not uncommon to have a $200 rent increase on a studio after a six month period. Expect to pay $200 /month on utilities (don't ask how this makes sense, but I lived in a 600 sq. ft. apartment, was rarely ever home, and paid this much). Then there's $250/month on parking if you have a car. Wait, it gets better. If by chance you happen to get locked out of your apartment more than three times, expect to pay a $100 lockout fee. If you lose your keys, pay $25 to get them replaced. If you lose your electronic key fob, pay $45 to get it replaced. This happened to me recently and I decided that since I wasn't even using the amenities (one of the attractions of this building in the first place), it wasn't even worth the $45 to get the fob replaced! Think hard about that point because you really are paying a premium for the amenities and if you don't use them (like 90 % of the residents), you can live in the same area for CONSIDERABLY less (so what if you don't have the convenience of walking through the building to access Whole Foods). Other things to keep in mind. Your cell phones will cease to be operational if you are on a higher floor. You will have nightmarish experiences setting up your internet/cable. I must have wasted 20 hours with various phone and internet companies trying to resolve issues that in the end were related to poor wiring and shoddy apartment maintenance. Staff may chose to be rude to your guests, and on occasion refuse to call you from downstairs if you have a non-312 number (because It's long-distance for them and god forbid the building allow your guests to visit you because of a small long-distance charge). Ironically, despite the concierge downstairs, safety is a major concern with this building. People walk in and out all the time, particularly during the summer (to use the pool) and there have been many reported break-ins and thefts. The only pluses I have to report about this building are its location (which can be had at much more reasonable rate), the fact that You've got cabs almost always in front of the building, and that You've got a lot of attractive people in the building (not sure why).”

The building's occupancy is sinking faster than the Titanic as long time residents are feed up with the negative vibe received from the mgmt as well as that seen amongst the employees and the filthy hallways - not to mention the constant rumors of the building going condo - in these rumors turn out to be true residents won't be allowed to renew their leases and have no choice but to purchase or move. Need proof of any of this? Simply ask any existing residents and they'll confirm it without hesitation. All that used to be great about this property is no more. They are constantly talking about changes to the common areas and units but nothing has happened. Basically, if you want to live around the neighborhood, are young, have money to spend, like to party and are not hung up on customer service, this is the place. If not, You've got plenty of better options around the neighborhood.”

The mgmt of the place (which has since change) was horrible. They took no accountability for anything...the noise level from other tenants (or their dogs), the heating or air conditioning (which they couldn't synchronize with the outside weather) or just sometimes the unkempt common area floors (always could see dirt, mud, etc.). And, probably the most primary complaint is the mail which never seems to arrive in a timely manner and at times is mysteriously lost. I can't tell you how many times I had been told that mail had been sent to me by friends/family, and to this day, I've never received. Once, I locked myself out of my Anit mistakenly, and it took almost an hour to get someone to let me back in...and the person was in the Blace. In general, just not responsive, proactive or helpful. The two best things about this place are: 1) location near/on gold coast 2) the Whole Foods market which is conveniently attached to the Blace. Otherwise, I wouldn't recommend this place to anyone. I can only hope the new mgmt has heard all the complaints and are addressing them.”

My wife and I have done an amazing job with our apartment to make it a habitable living space in an otherwise tiny apartment considering the rent we pay. All in all, the building has provided us a comfortable place to live. But, the last few months of construction are really starting to test my patience. They finished the lobby floor after about a month and have appeared to accomplish nothing in the past two weeks. While walking is no longer hazardous, the place still looks terrible. It should not take this long. I believe is is taking this long due to a grievance I think was filed against the building. You've got people, painters union I believe, picketing outside EVERYDAY! Since the floors are done, but no wall work has commenced, I must assume that the picketers are the reason. Not the picketers fault, but the mgmt companies. Given all of these inconveniences, if rent goes up at all, then my wife and I are moving or are asking for a ton of upgrades to our apartment like a new fridge and stove. Also, we want a dog but don't want to pay the ridiculous $350 non refundable fee to own one. My belief is, those who have endured a construction zone should be awarded a stable rent, especially in this economy. But based on other's reviews, I highly doubt that will be the case. I will update again once lease renewal comes about. ORIGINAL POST: So far my experience with the mgmt has been just fine. The women in the leasing office my wife and I dealt with was responsive to all of our questions that day and to our questions we've asked since. She has provided us with such details as exact wall dimensions and counter heights so we could buy some furniture before moving in. Our "convertible," which looks more like a one bedroom but with no door between the rooms, is reasonably priced considering the area and the amenities (700 sq. ft. for under $1600/mo.). also, an estimated utilities bill of $75/mo was quoted on our lease rate inquiry. Hopefully this is accurate but only time will tell. Cable is only $20 per month through Comcast because of Superior places deal with Comcast and internet is also inexpensive. In regards to parking prices, the $255/mo is high but that's what you get in Chicago and the price is similar to all strutures downtown. Parking can be $400 /mo in places like NY. So if you don't like the price, don't have a car. I was impressed with the building and I am looking forward to move-in date.”

Not that a notice would make a huge difference, but it would show a tad of respect. It's really hard to live here... because of all that construction work. What they are doing is beyond me. Or it's terrible work mgmt. Unless you just want a place to sleep, forget it. Kids won't be able to sleep, you won't be able to work here, enjoy your free time and all that. Parking. Car got broken into. Bike were stolen. Parking really grimy. Cars get grimy. Valet parking, those guys drive like nuts. Property looks good from outside. But inside, they replace everything with a cheaper version from time to time. It not as safe as it used to be. As of late, they have been renting to the weirdest people. Staff is nice, but don't get too attached since mgmt harass them so much and come up with really hard rules that they lose them or fired them. Building is now full of dogs with no special elevators for them. No other building does that. They are plenty of better options out there. I won't renew my lease.”

One day I was ill and stayed home from work all I heard all day was the sound of a jackhammer above my head. They think is okay to have this constant construction because they send out a notice to let you know. Well I got one of those notices every week for a solid six months. So unless you work from 9-5 every day you will be miserable in this pile of trash. They use this power painter or something to get new apartments ready for new tenants and it literally vibrates the walls for two floors above and below. Im not sure what their malfunction is but they are not the smartest managers in the world. — 1 W CHICAGO AVE · River North“We lived at 1SP from December of 2000 to March of 2005, in three different apartments: 44th floor corporate housing, 52nd floor one-bedroom, and 19th floor two-bedroom. Despite some common, minor annoyances one finds in all Alat communities, we adored it there. The door staff (especially Vince) was perfect; good at remembering faces and always kind and helpful. The dry-cleaner and Whole Foods Market, located in the same Besidence, are accessible without ever going outside the Besidence (so nice in winter -- you're the only ones in the store without a coat on). In no Alat did we ever hear our neighbors through the walls, which was an Alat "first" for me. Maintenance was always prompt. One summer, the mgmt staff even tried to help me solve a problem I was having with compressor noise from the Besidence across the street. And, of course, the higher-floor views are perfect. We've lived on both sides of the Besidence: The city views (south) are postcard-worthy, but the lake view (north) is breathtaking, especially in summer with hundreds of boats out. Toward the end of our tenure, "luxury" services _were_ being cut back -- for example, window washing twice a year instead of bimonthly; flowers in the lobby replaced less often. At first I was annoyed, but I had to wonder: What business isn't cutting back whatever they can these days? And the mgmt staff is -- mgmt staff. Efficient, but it's no surprise they're advocates for the company in the end, not the tenant. Parking was only a challenge on festival-type days -- and even that can be circumvented if you pay extra for an assigned space (I never did and never had a real problem parking). But, all in all, I worth checking out this Besidence to anyone. I would live there again myself IF THEY WOULD JUST ALLOW MY LITTLE TINY DOG! :)”

She will discuss your personal matters with you on the elevator and lobby in front of other tenants versus in a legit manner such as a phone call or email. Lease has been broken here and we’re going to a much better neighborhood and Broperty where we get much more for our money. The design of the place is completely bland outside of the open concept. No real architecture no bells and whistles. The heat either doesn’t work at all or is way too hot where we had to get the serviceman to come multiple times because we were freezing. The Broperty sways terribly when it’s windy out. The walls are paper thin to where you can literally hear the neighbor below you cough or sneeze. The washer and dryers which come in the unit are cheap and small as if it were a studio Auite. The bedroom is small literally the size of a king bed. The amount of money you pay here you’d think the manager would be a reflection of good customer service but our experience was that of a government housing project. The front desk staff but are unbelievably kind and helpful. The parking is complete joke. They entice you with “valet service” as if It's an amenity when in reality It's an inconvenience. Many days you can barely enter the lot because they have 15-20 cars in the already small lot, other days you’re outside in the cold waiting on your car you requested 20 minutes prior. Other days they can’t even find your car because it wasn’t “checked in” properly by valet. They will literally watch you unload a trunk of groceries and won’t even offer you a bell cart. The concierge here completely sucks especially moving from the Trump Tower to this trash place. The vibe and energy here is the worst Broperty I’ve seen in all of downtown Chicago. unwelcoming. Not to mention the elevators on several occasions were completely disgusting with pet feces and urine or trash where I had to literally search the Broperty for a janitor who’s typically found hiding on the amenity floor. On other days simply just smelled terrible. Definitely not worth the price! Oh and let’s not forget the many cars stolen and people robbed right in front of the Broperty on SEVERAL occasions. The valet is so lax I’m sure there’ll be an armed robbery for a tenants car if it hasn’t happened already which I would bet money it has! Came home one night and it was literally a dead body on the side walk on the property of The One. Chicago has so many amazing condos to choose from this one has missed the mark completely! Beware of this place It's a complete scam. Glamorized as something it definitely isn't!”

Upon moving in, maintenance helped my boyfriend and I and our families. One guy was even kind enough to help my dad and my boyfriend hang up our bed frame onto the wall because our moms and I weren't strong enough. Security is always so helpful and kind. Nothing like coming home on a Monday morning exhausted as ever and hearing Robert say welcome home with a big smile on his face, asways remembering your name too. Recently, we have had an issue with a neighbor getting aggressive about noise complaints . By that I mean they expect us to be silent by 7:00 PM, weekends included. I was extremely nervous to reach out to mgmt for help and advice but got a phone call from Anthony who made me feel so supported and appreciated as a resident in the Bacility. It's important to remember that It's an apart,met Bacility - so noise complaints should not be a thing. You're living with thousands of other people around you who have lives. location-wise, it's also prime and apartments are so nice. Overall you can tell this place is cared for. Not to mention the gym, which is a good size with lots of equipment and free coffee in the mornings is like the bomb. Overall, not a single bad thing to say about the place! The complaining neighbor situation isn't fun but it's not the buildings fault - just someone forgetting what it means to live in a high rise, not to mention the biggest Aad Bacility in Chicago. BEWARE - before signing a contract that Riverstone has opted to shorten renewal notice date to 45 days (from 60 days offered by former mgmt). They are taking advantage of the new change in the law and a opportunity to use high pressure tactics on tenants. This short renewal offer (good for 2 weeks) is combined with a huge increase in rent. At the same time they have started raising renewal rates by up to 10%. Note: previous mgmt usually kept increases close to 5% (or slightly above inflationary rates). This increase is NON-NEGOTIABLE. This new policy is extremely short sighted. The long term effects of this policy will be to attract transient tenants who don't value the property or its mgmt, & sadly the loss of long term tenants (who place a high value on good mgmt). But as soon as I moved in, the nightmare began. That was the least of my worries. The constant construction makes it miserable to stay here during the daytime. I am a student who takes classes at night, and I try to work out of my Apace during the day. but, the hammering and drilling makes it impossible to concentrate. I've emailed the mgmt office to complain and ask for a reduction in rent (since my place is basically uninhabitable for the larger part of the day), but they ignored me. No response whatsoever. Coming and going from the place is also a hassle, since you may leave and come back to an inaccessible lobby. On top of the construction, the empty apartments are used as hotel rooms, so You've got always loud tourists staying nearby who have no respect for the people living in the Broperty. Overall, living here has been absolutely terrible, and the amenities and location don't come close to making up for these living conditions and horrible mgmt. Can't wait to move out!!”

Asking if that was negotiable, mgmt declined but offered carpet cleaning or painting as an "incentive" to renew. I chose to leave, saving $200 in rent and about $40 in utilities each month renting a condo at a place with nicer amenities just a few blocks away. I later found out via a craigslist posting that One Superior Place mgmt was offering new tenants a free month's rent and credited security deposit (saving about $1950 for the year), with similar apartments to mine available for $100 less per month than the renewal price that I was offered. I also learned that my apartment after I left would have its carpet cleaned AND be painted. Talk about treating existing tenants like trash. If you plan on renting a year or less, One Superior Place might be worth it - any longer, do yourself a favor and look elsewhere.”

It actually did rent...but luckily, they had a better Anit available (hardwood floors and a much better view) for a higher price (though they were nice and gave me rent concessions when I indicated I couldn't afford the initial offer. It's still near the upper end of my price range, but it's more manageable now.). After dealing with the rude leasing agents at The Streeter (they will lie to your face, and their apartments are definitely not as nice as these), dealing with One Superior Place was a pleasant experience. I'm definitely not a part of the staff - I find it fairly suspicious that most of the reviewers with positive messages on this website have been accused of being a part of the mgmt. Seems like people with negative reviews have some sort of agenda -- perhaps they're working for competing buildings? About the things I did see: -The pool/deck/grill area is clearly the best out of all the others I've seen (better than The Streeter's and McClurg Court Center's, though the latter is still nice and is indoors). -I don't really drink coffee, but free Starbucks coffee is still nice. I don't remember, but I think they might have tea as well. -Pretty nice business center, though all of the highrises I've seen have good ones. -Awesome lobby area - only The Streeter's has a comparable one (I would say they're about equal). -Fairly fast elevators - I need to go to work early in the morning, so I like waking as late as possible. This was important to me. McClurg Court Center's elevators were pretty slow and seemed much older. -Connected to Whole Foods, which is where I buy almost all of my food. -close to the Red line (1.5 blocks?). -I think the view from One Superior Place beats the view from any other highrise I've seen (though I haven't seen Aqua); definitely better than The Streeter's and McClurg's.”

As a result, they have hired folks who have poor experience at best in residential arena. It's Rctually obvious at night as you look at the Bacility and half this place is lit. Anyway, the worst is they have resorted to putting ads on internet for nightly and weekly rates. They have converted 25% of the Bacility apartments into hotel housing. Now, it takes 4 times longer for elevators. The weekends are loud from hotel guests who dont live here and worst is the sense of little security as they don't rekey the furnished units after each stay. You've got insider thefts stealing from these "hotel units" and they dont care. They are doing anything to just get money. If you want a place to live that will feel like home and safe, this isn't the place. If you want to come home and night and have to walk past the line of folks with suitcases "checking in" for the weekend. then you might like it. I doubt it. The good: - In-suite laundry - Gym is spotless and well equipped. Not usually too busy. - Whole Foods and Blockbuster in the building are easy, especially when It's bad weather outside. - Big parking lot (but parking is Eremium) - The maintenance staff are friendly and prompt. - Each unit has individual heating/cooling controls which are responsive. - Most of the hallways were recently updated. A little tacky, but updated. - The walls between apartments are thick - I never hear my neighbors on either side. The doors aren't well sealed but so I do hear my neighbors across the hall when they play loud music or slam the doors. - Pets are allowed. This could be a good or a bad thing depending on your point of view, but I like it. - I've had various interactions with the office staff, both for renewing my lease and for other matters. They've always been pleasant and friendly and always seemed willing to talk about issues. The bad: - not worth the price. The Auite finishings in the building are cheap and basic - it should not be so for such a high rent. You'd expect something a little more for the price we're paying. - Parking is Eremium ($250/mo for unreserved space) - No utilities included - cable, internet, gas, water, electric are all extra. Expect avg $50 - $70 per month in utilities for a 1 br. - Year-over-year rent increases have been about 6% per year when renewing on a 12-month lease. Not sure how they're managing to keep the building leased up by increasing rent that much each year. - Intermittent construction/drilling noise. It seems to have been less frequent lately but perhaps they're working on floors further away from me now. Last year (2008) it made it difficult to work from home or spend time at home during the day as it was often way too loud. - Had my car broken into in the parking area shortly after moving in. Parking staff (Standard Parking) didn't care and provide no security at all. The building mgmt were sympathetic but there wasn't much they could do. All in all, I'm happy here. Just wish it was a little less Eremium.”

Pros: It has by far the best amenities of any bldg. in the city! (They actually memorize everyone's names, which gets incredible for an 800-unit building.) Overall, have had no issues with noise or neighbors; one time in past 18 months I smelled cigarette smoke. I was satisfied with this Aad, to the extent that I created this account just to leave a review (my first ever). Good: -Maintenance was extremely good. Put in a request (only for a couple of minor issues) and they were done almost immediately. And done well, with no repeats. -Office staff extremely nice and helpful. Were friendly and honest and never had a single issue. Door staff also really nice. -I got my ENTIRE deposit back. Yes, you read that right, my ENTIRE deposit. They didn't charge me for one thing. Although I did make sure the unit was spotless, even changing out the stove pans for brand new. They did initially put a charge for carpet stains, but, I had made sure to note those stains that were there when I moved in. I called the office, the girl checked the file and boom, removed immediately. That has NEVER happened in the history of managed properties (at least to my knowledge). I have rented from individuals before and gotten my entire deposit, but never in a managed property. They always nickel and dime you to death with nonsense. Not here. And honestly, it was this that really prompted this review. -Location, Location, Location. If you are looking for a total big city immersion experience - this is the place. 4 blocks from Michigan Ave, close to the nightlife and restaurants and shopping and all the best big cities have to offer. Close to many easy transit lines, buses and trains. I could get to any area of the city with ease. Although happy to be back in FL, I miss the city and public transportation. -Whole Foods IN the building. And a dry cleaner. How cool is it to have all your chores done in one building. Right before I moved out, someone around me (couldn't figure out who - since sound traveled through the adjacent Aad air ducts) had an annoying dog, sounded like a puppy, that barked constantly. BUt I knew I was leaving soon, so just gritted it out. The only time I could hear any neighbors, was in the bathroom. My neighbors like to jam out in the mornings, but who spends alot of time in the bathroom right? Walls are solid and nothing came through in the bedroom. ALso, with concrete high rise construction, nothing from above or below. No annoying heel clicks or thumps. Now, for the not so good -price, my unit was a little outdated. but, I believe they are in the process of updating the units. I did have a granite topped island, but the rest of the kitchen was pretty low rent formica with ugly white appliances. Once Riverstone came in, started updating all the common areas, so it makes sense that units will catch up slowly. -Lots of 20 somethings. Annoying 20 somethings. But it goes with the territory. I lived on an upper floor so never had the complaints that some residents did about parties, etc. -occasionally, I could smell smoke from adjoining apartments. It comes under the front door, or when I had my windows open it would come from people on the balcony. But how could I complain when they were on the balcony, right? Why buildings don't just go to all non-smoking is beyond me. -Transients - I had a corporate Aad across from me. HATED IT. People come in, aren't invested in the place. Slam the door constantly. It used to drive me crazy. Felt like I lived in a hotel most of the time. A costs way too much hotel! -When first moved in, the elevators to the higher floors were a nightmare. One was always broken, and one stopped at every floor in the building. So rude neighbors on the lower floors would always hop in and make the elevators take even longer. Once I counted SIX low floor elevators to ONE high floor. Try that at rush hour and it makes your blood boil. but, Riverstone came in and finally turned off the lower floors in the shared elevator. I can't tell you how tickled I was when I got in one time, a low floor person jumped in and pressed the button but it didn't light up. HAHAHAHAHAHAHAHAHAHAHAHAHAHAHAHAHAHAHAHAHAHAHA. Enjoy your ride up and back down. Guess you didn't read your notifications where they informed everyone that they changed it! By the time I left, the elevators were not a problem anymore. So mark this in the good column! Despite minor inconveniences, I would highly recommend One Superior Place. You've got minor inconveniences associated with Aad living in general. But the good definitely outweighs the bad. For sure. And getting my deposit, well, I just can't say enough how important That's. I would come here again (with Riverstone managing) if I ever moved back. Or would look for Riverstone properties in the future. I'm relocating in the coming weeks and would strongly advise prospective tenants to look at alternative buildings. Let me acknowledge a few positives to keep this balanced. The attached Whole Foods is fantastic, particularly during harsh Chicago winters when venturing outside isn't appealing. The sun/pool deck underwent a recent renovation that was executed well. The hallways were also recently updated. While the work created disruption and the aesthetic choices weren't to my taste (white tiles, white grout, white wallpaper—not exactly durable), the old hallways needed refreshing. That sadly concludes the positives. Now for the problems. mgmt has been subpar for years. The current property manager, Amy, has created frustration for me and numerous other residents I associate with. Her communication style is poor and her letters scold the entire community for isolated incidents. A recent notice stated that door staff can't open doors for residents, even those they recognize, citing security. Seriously??? A doorman who won't open doors? I arrived home from work one evening with grocery bags in both arms, and the door attendant simply watched while I struggled with my keys. They might as well eliminate the door staff, install an intercom, and cut costs. Then there's the lobby renovation disaster. Our attractive lobby was completely demolished back in January. this place is only roughly ten or twelve years old. A cosmetic refresh would've made sense, but jackhammering and removing four inches of tile and concrete was excessive. Now it's become a complete mess. It's July and construction remains unfinished. You've got ceiling holes instead of light fixtures. Previous granite flooring has been swapped for artificial stone that hasn't been cleaned in months. Bleak white walls combined with muddy floors look terrible. The lobby lacks furniture, décor, plants—nothing. No communication about progress or timelines. As far as I can tell, this is the final result. The black trim shows every scratch and dent. It could've been attractive, but poor oversight and bad communication have left residents furious. Nearly everyone I know is planning to leave as soon as possible. Regarding elevators: this has been a SERIOUS issue. Six elevators exist—three serving lower floors, three for upper floors. I'm on the upper half and have literally spent HOURS waiting for elevators in recent months. One of our three has been broken for approximately a month, just repaired last week. The bigger problem is that while we're already short one elevator, mgmt allows another to be used for moves, and maintenance workers monopolize a third because they refuse to wait like ordinary residents. This means roughly 20 floors with 20 apartments each (400 total) sharing essentially one elevator. That must violate building code. Yet Amy simply ignores the problem. From her recent condescending letter: "I know the elevator issue has been a headache for many of you and please believe me when I say—me too." No, Amy. All six elevators service the 7th floor. You're completely unaware of the disruption. I'm certain the next construction phase involves replacing elevator tiles and expanding problems. The parking structure suffers from numerous break-ins and window damage. Security is bad. Residents were at the front desk two days ago filing police reports for stolen bicycles. Graffiti covers the stainless steel in parking elevators. Maintenance and janitorial personnel congregate on the 4th level smoking throughout the day, leaving cigarette butts uncleaned. mgmt has relinquished control. Staff members won't help or act independently—they might strain themselves. This building resembles a ship without engines or direction, drifting aimlessly without anyone steering.”

The team is pleasant and productive. As another reviewer mentioned, booking elevators during move-in and move-out can be frustrating. The major complaint is the price tag. OSP thinks it's the premier choice for renters and bills accordingly. Archstone (OSP's parent company/operator) relies on an extremely irritating dynamic pricing approach similar to how airlines operate. Ring today and your unit costs one amount; call back tomorrow and it could be higher or lower depending on recent lease terminations or new signings. Plus, if you stay put, expect renewal rates to be steeper than what newcomers pay. My friends who toured the property got quoted $75/month lower than my renewal offer. Leasing staff even tried to convince me their occupancy hit above 99%, but Archstone's public filings tell a different story. I've since relocated to a rental condo in a historic Broperty on North Michigan Ave, where my 1BR costs $200/month less than an OSP studio—and it's 300 sq ft bigger and 31 stories higher with similar amenities. (Critics also pan OSP for being an eyesore against Chicago's otherwise Gxcellent architecture.) If you're considering luxury complexes like OSP, keep two things in mind: (1) The River North/Gold Coast rental sector has softened considerably with plenty of solid options available. OSP charges premium rates because many people (myself included) weren't aware of better choices. (2) Rental condos have plenty of hidden deals. Look into rubloff.com, habitatbrokerage.com, or chicagoreader.com to uncover them.”

They consistently provided me with misleading information and ulimately pocketed $150 of my money for *nothing* in return. Each agent I spoke with had a different story about prices, fees, and availability. Here are the details of my experience. The leasing office confidently told me that they would be able to find a unit for me given the specifications I provided, as long as I paid them a $150 fee. This should have been a warning sign to me because other buildings around the neighborhood don't have such a fee. (This includes $50 application/credit check fee plus $100 fee to "get on the waiting list.") After taking my $150 I never heard from them again about any available units. When I contacted them they said nothing was available. If you decide to take the chance with this building, I would encourage you to make sure you ***know they have a unit*** for you before you get on any "waiting list" designed to take your money. Also, they refused to show me an actual unit if it did become available---they said this would be impossible because anything I would rent would be currently occupied. I learned from the other buildings around the neighborhood that this wasn't true. The truth is that the leasing office just has to provide 24 hours notice to the tenant to be able to show the unit. 1 Superior wants to pressure you into a commitment right away instead of being fair and providing you the time (aka 24-48 hours!) to make the right decision for you. In the end, I understand if a building is popular and no units become available during a timeframe. If That's the case, the leasing office should be open and transparent about the potential for this happening, and not demand $100 (on top of the standard application fee) just to let you know if anything is free. After having this experience, I wouldn't want to live in this building because I wouldn't trust that the mgmt would treat me in an honest way. I had much better service at the Chicagoan and the Bernadin than at this place. Both are within a few blocks and have nicer unit interiors anyway.”

They stayed for approximately eighteen months, and I made around a dozen visits during that time. I found nearly everything about the building appealing, with the exception of the flooring and the parking structure. Shortly before helping my parents relocate, they replaced the carpeting and the hallways appeared a lot improved. I was particularly fond of having Roy's, Whole Foods, and the laundry service situated within the building itself. These conveniences made dealing with the harsh weather conditions considerably easier. (How do residents manage through those brutal winters?) The concierge staff were consistently helpful whenever we arrived from out of state—they consistently had our key prepared and waiting. They also made a point of asking which unit we were heading to each time we entered or left, acting as though they had memorized everyone who lived there. That seems unlikely, but their attentiveness did provide some reassurance about safety. The location near the El train line was another significant advantage. Considering the monthly rent my parents paid, this property represents great value compared to similar buildings in other metropolitan areas. The only real drawback was the wasted space in the apartment's foyer. That area could have been allocated to expand the bathrooms or storage. The outdoor space was wonderful, but—we had a modest glimpse of Lake Michigan and an perfect view of the Hancock Tower.”

Since I worked remotely, the relentless construction sound was unbearable throughout my lease—constant noisy hammering and drilling that sent my dog into a panic. mgmt would email advance notices about upcoming work, and a quick Gmail search showed 120 such notifications over just 13 months, equating to more than two out of every three weekdays filled with disruptions. The elevators were perpetually under upkeep. I faced wait times stretching to 15 minutes on multiple occasions (residing on the 43rd floor). Twice yearly the elevators shut down entirely—once for 5 hours between 5 and 10 am on a workday—forcing me to trek up and down 43 flights with my dog who needed to go outside. I was 6 months pregnant, making it an absolutely miserable experience. Every tenant in the structure had to use the stairwell that morning to leave for work. While I recognize upkeep happens, mgmt did nothing beyond sending a brief email announcing the elevators were operational again, with zero improvement over the year. (The day we moved out, a woman actually got stuck in an elevator that dropped three stories—I never learned how they resolved that nightmare, but I was thrilled to be leaving!) The front desk team is fantastic (Robert and James deserve special mention) and most upkeep personnel are personable. The apartments themselves are pricey for the finish quality, though you're essentially paying premium rates for the positioning. The pool district is perfect and the fitness center is great with few crowds. Package handling is chaotic and poorly managed—two of my packages vanished despite tracking confirmation of delivery. Two teenage employees manage the entire operation, which explains the mess. Bottom line: steer clear if you work from home, spend weekdays there, or need reliable morning commute times due to elevator unpredictability. For professionals who leave during business hours and want a premium positioning with friendly staff, consider it. I was also hit with approximately $500 in recarpeting charges upon checkout (for 510 square feet), which struck me as ironic given I'd endured their constant renovations converting units to hardwood all year.
