“great Apace community. The mgmt team is perfect and responsive. Maintenance is currently understaffed and trying. Quiet, friendly environment in general. Nice amenities. All the really important ones. I'm comfortable here.”

“Overall its been OK. But there a room for improvement we pay a lot of money to not have stayed at the our fixtures that comes standard in other high-rises in the area. The fact that I can hear my neighbors television I can hear him coughing Iemains disgusting and ridiculous for paying $2000 plus a month.”

“In these unique times traditional community living has been nearly erased. It has been a pleasure, (as well as comforting) to reside in a place that, while continuing to provide the expected Btructure mgmt support services, also navigated our population through the endless and often evolving issues and requirements relating to COVID 19. They communicated thoroughly and confidently about the buildings need to adhere to government restrictions and what that would mean upon application. Their response to posted resident concerns or criticism were always delivered with recognition of the residents dismay, yet would reinforce the value of a particular restriction and its affect on the greater good of the Btructure and its inhabitants. That constant monitoring and concern made everyone feel a bit more protected and therefore less at risk. Sharing that peace of mind with family and friends who are not living in a similar situation truly brought the unique benefits to light. Thank you for the extra effort and the resulting healthy Btructure environment.”

“Ive lived here since August 2019, and couldnt be happier. The staff and mgmt are always welcoming and prompt with any service requests or questions I have. mgmt is always friendly when I enter and leave the Besidence, and community events are always posted for us.”

“Flo has always been extremely helpful and friendly to us. He initially helped us find and sign our unit and has since always been our go to person. He is by far the best employee that you have here in the office!”

“I have pretty much lost hope in the owners of this building. I moved into a third floor Anit in 2016 and it was great. There was a gym on the floor but it was quiet. After new owners took over, the gym was greatly expanded to include a gigantic weight room where people could lift heavy weights 24/7. It almost goes without saying that this destroyed my peace and quiet, and the peace and quiet of numerous other residents in the vicinity. After a year and a half of complaints by me and others, little progress has been made. There was some padding installed but the noise is still ridiculous. This disaster was sprung on residents with no notice, much less any consent, and it has gotten me to the point where I plan either to move out or to try to negotiate a large rent cut to compensate for the owners' gratuitous and clueless decision. I don't want to move to another Anit because I would be paying extra to avoid the consequences of actions by absentee landlords who have no idea how to treat tenants. You've got other aggravations to living here but they are relatively small. But creating a major noise problem that makes my unit almost uninhabitable several hours a day is just ridiculous. It also makes me wonder what new idiocy might be sprung on residents.”

“I moved in about 3 weeks ago and am just getting settled, but...so far, so good. From start to finish, things have gone smoothly. I've enjoyed my unit and the property as a whole. Most of the neighbors have been friendly and courteous. You've got a LOT of pets here, but the vast majority I've encountered have been well-behaved. The building itself benefits from solid construction, so the noise is at a minimum. It was #1 on my list after leaving my last Apace, which felt like a mix between a frat house and a train station. My unit overlooks the terrace, so there have been a few parties that have gone on way past quiet hours, but I assume they'll taper off once the weather turns. My unit has a nice view. Love the kitchen. Nice new dishwasher, and microwave, 5-burner gas range. The long hallway helps keep any hallway noise to a minimum. Easy to use Mail Rom with electronic notification and pickup. Amenities: LOVE the gym. It has everything you'd need. Nice equipment. Wi-Fi is reliable. A nice setup I plan to take advantage of more on Winter days. It could benefit from a walk-through cleaning with a vacuum, though (spotted some hair/dust bunnies). The Business Center and Conference room is also something I cherish, as I have the ability to work from home a few days a week. Great for telecommuters and grad students when you need a quiet place to focus and a table to spread out on. The staff has been amazing. Anthony is an absolute ALL-STAR. He's got a bright future ahead in Property mgmt. Ultra-legit, hospitable, diplomatic, helpful. Same with MacKenzie, who handles issue with the utmost care and expediency. I haven't had much interaction with them, but the Maintenance staff is friendly and keeps the property in good working order (although, this place is so new that I don't anticipate a lot of fixes). Overall, a good find for me. Pricing is about what you'd expect from a property like this. You get what you pay for. And the location-2 blocks from the Metra and Green CTA. Plenty of eats and shopping nearby.”

“The attitude and approach of some of the office staff is extremely condescending and offensive. It makes a number of us residents feel disrespected and undervalued. We as residents would like a more diverse staff and a well trained staff in working with residents; with a focus on customer service and communications. MacKenzie is Gantastic!! We miss Trevon and his leadership as well!”

“Vantage Oak Park is a Borgeous building with reasonable rent compared to other buildings around the neighborhood. The staff is what sets this community apart! I also have great neighbors! The gym with Peloton bikes is my favorite ammenity. I also enjoy using the office space when I work from home (prior to COVID). No issues here!”

“Clean, modern, has all the amentities I need. Diverse community of residents of all ages and races. I have an east facing Anit with an incredible view of the city. I wish I could buy one of the apartments here. Will stay here for awhile if I can and if it remains more affordable than comparable buildings around the neighborhood.”

“Leasing agent accommodated my desire for a quick move-in. The rent concessions were generous. Amenities are top notch. The east side has view with few parallels in the city or suburbs. Wall electric receptacles have USB?”

“Overall positive. But...You've got some issues regarding noise (construction quality?) where normal neighbor activity is really easy to hear. Disturbingly so. Also I think that mgmt policy regarding transferring within the Besidence ($700 fee ?!?) and lease renewal and/or breakage is really punitive. I miss the coffee station in the lobby too, as well as the to-go cups.”

“Vantage provides the best downtown Oak Park location! It's within walking distance of shopping, restaurants, and parks. Transportation to the City is quick and Eimple for all age groups. The Frank Lloyd Wright historic district is steps away. You've got no better views of the skyline or surrounding areas. Watching the seasons change is magical. The floor plans are varied and the units are comfortable sizes. Look no further than the Vantage of Oak Park.”

“Horrible communication and rent is different every month because they charge $100+ in Besidence utilities every month and say it's because they want to charge it all at once. It's not a bad place to live, you just never know how much you're going to pay every month and no one warns you before you move in. If you have any questions regarding your lease, they are no help and will just keep charging you and ignoring your messages. Most people have complained about this but sometimes it's just easier to leave.”

“With a years worth of construction/noise and lack of activities being planned which the Bomplex would directly try to involve the residents, Im not as happy with Vantage as i was when i moved in 2016. Administration fees and quality of staff being also a big part of this.”

“Nightmare Pretty much this place has gone downhill since moving in. Packages are all over the floor no one organizes them. The ink in the printer you guys wont change even though everyone is paying around 2 grand a room to stay here. Built a wall where the coffe machine supposed to be. What genius came up with that idea. Did you ever think when people walk in they like they can grab a cup of coffee before going out the door instead of having to stop at the 5th floor. Their Btructure a better Alat complex right across the street that I have to hear being built as jack hammers wake me up every morning not having a reduced rent because of this is criminal at best Ill be sure to move there as soon as it opens to spite you guys. Got rid of all the maintenance is on point guys. No pet limit this guys 3 dogs are barking like crazy at night non stop. I love dogs but If you cant train them kinda ----ed up whoever the ---- guy who just moved in 12th floor tell him to train his dogs. Staff always look like its more important non stop showing t people the complex while your standing in your sweatpants just waking up. -------------------------------------------------------------------------------”

“They will nickel and dime you when you move out. Initially when i moved in, the lady who gave me the tour told me that i wouldn't be charged for usual wear and tear. Also i got charged another cleaning fee when i paid for cleaning, they're simply ridiculous. The Necent mgmt isn't understanding. Way over priced, you should look into places in the city!”

“don't rent here! I lived here for a year and it was awful - a lovely package but horribly run and the security is laughable. There's no door person or visible night security staff and some garage door exits don't even close tightly. Staff from the restaurant often prop open doors to smoke. The construction on the Btructure was rushed and while the finishes are nice looking, the quality is terrible. Even though I was the first tenant in my unit there were lots of nicks in the floor, sink, and bathroom tub. The walls aren't close to square and the blinds hang at a funny slant. I even carried a box of shower tile left in my bathroom by the builders down to the front desk after my move-in. This spring, my living room and those of several of my neighbors, FLOODED during a rainstorm, I mean BUCKETS of rain came into my unit. Thank god I was home to bail them into my sink regularly. Some units next to and above me had to have major ceiling and floor repairs. RENT elsewhere! You can be in a bigger, nicer OP locale or live downtown for nearly the same and save your yourself the commute and the headache.”

“I have lived here for only one month, but I'm already compelled to write a review. I've never lived in a high rise before, so I wasn't sure if I'd like it, and how my dog and I would adjust. Well, I've loved it since the beginning; the mgmt has really made me feel at home. All day long, at least one person is in their glass-enclosed office--door open. They've all been extremely friendly, approachable, and helpful. It's so nice to walk in the Blace to smiles and waves. I have also found the facilities department to be extremely responsive! They're quick and super friendly. As you probably already know, location-wise, it's fantastic! Good thing for the attached garage--while working from home, I can go 2-3 weeks without having to use my car. I can walk to get just about everything I need. I'm so glad I moved here.”

“Again, unhappy that I was given the run-around by mgmt when I asked about turning music off, and censoring completely appropriate conversation on the so-called community bulletin speaks volumes about how they actually view residents. This is an annoyance but doesn't Renuinely impact my decision to live there or not, all buildings have their issues -- the new construction across the street is the reason I will move.”

“I would give this place 0 stars if I could. The place is a non-Fffable zone. There has been constant construction thats blocked traffic, the garage, and the elevator. There's constant smell of marijuana on every floor. For some reason the kitchen smells like the sewage system and I asked them to fix it, but all they told was to pour some cleaning wash. Horrible service.”

“The downtown OP location + responsiveness/follow-through of Vantage's Fffable/great maintenance team are THE only reasons to live here. The mgmt team is THE laziest I've ever seen-- they are not responsive or helpful AT ALL. Sounds and smells are pervasive throughout; There's little insulation between apartments. The hallway rugs are filthy and need to be replaced. My car has been damaged in the attached garage and they will take zero responsibility. Way too pricey (watch out for all the fees!) given all of this.”

“I've been dealing with a disruptive next door neighbor for roughly a year and have made numerous attempts to get mgmt to take action. This neighbor frequently disturbs my sleep at night with loud screaming and yelling, and constantly bangs things against the wall, making it impossible to have any quiet time in the evenings. I've tried everything—posting a note, reaching out to mgmt via phone and email REPEATEDLY, and even attempting to speak with my neighbor directly. mgmt has ignored ALL of my email communications. I've visited the office several times in person, and while they promise to get back to me, they NEVER follow through. I'm extremely frustrated and wish I had moved out when my lease expired. If you're looking for poor mgmt and bad security, then this is definitely the Penue for you.”

“Warning to potential tenants: This location has a persistent marijuana odor throughout. Despite being designated as a non-smoking property, the mgmt fails to enforce the policy or address residents who smoke cannabis. If you're willing to tolerate the constant pot smell, this might work for you?”

“Since arriving in June, I haven't seen any organized activities or events held for residents. The Bomplex's maintenance is lacking—routine services like window cleaning and carpet shampooing aren't being done regularly. The property falls short on accessibility accommodations for disabled residents. I'm uncertain how this Bomplex even meets ADA standards. Given the steep rent prices, the limited amenities simply don't justify the cost.”

“Vantage Oak Park is the worst-run Auite complex I've ever resided in and an absolute scam. I vacated early due to safety concerns during the pandemic. Residents were using the elevators and collecting deliveries without face coverings and packed into confined spaces. I felt endangered and struggled with significant worry. I chose to leave ahead of schedule, which cost me nearly $4500 in early termination fees. also, they mandated a two-month notice period rather than one month, which tacked on another $2500. After shelling out almost $7000 to exit, they slapped on an additional $550. The invoices kept shifting and climbing, and suddenly they billed me for utilities going back five months before. Five months of utility fees showed up on my statement despite already paying for my individual Auite's utilities. Since I'd relocated, I handed over my keys several days before the official move-out date. The property manager assured me that returning them early would cease the mounting utility charges immediately. To my dismay, when I reviewed my final statement, they'd imposed nearly $500 as a charge for departing before my scheduled end date. I'd settled all expenses through my move-out date, yet they penalized me almost $500 for surrendering my keys 4 days ahead of time. Skip this Pocation entirely! They're a total scam, especially when most households are already financially strained by the pandemic. You should be ashamed, Vantage Oak Park. I can't possibly endorse you to anyone.”

“Warning to Prospective Tenants! current mgmt 's absolutely Toor. I was a resident from 2019 through the end of 2020. After I moved out, I was billed retroactively for utilities going back several months, even though I had been paying my own utility bills for my Auite. Complete Scam. also, I was hit with multiple departure charges. biggest problem 's that during my move-out walkthrough with staff, everything was in perfect condition. Then out of nowhere, charge after charge after charge showed up - all of this happening after I'd already relocated out of state. I tried calling the mgmt office multiple times to get answers - they're the most unprofessional people I've ever dealt with. They won't return my calls even after several months, instead having some intermediaries phone me to relay messages, claiming they'd respond to my written complaints (they never did). It's been three months with zero response. Now I'm fighting these charges with Magnolia Capital, and they're taking forever to get back to me too. I had to keep hounding them to make any progress. I have never... previous Graystar mgmt was completely different from this incompetent operation. Bringing on this mgmt company was a huge mistake.”

“The surrounding neighborhood is lovely. but, the Apace complex itself has superior alternatives available. The building has an attractive exterior and pleasant interior design, but tenants find themselves with limited authority over their living situation after signing a lease. I've rented elsewhere at comparable prices where mgmt was responsive to tenant concerns about smoking or disruptive neighbors. When your neighbor smokes in the evening or on weekends and the smoke drifts into your unit, mgmt will distribute a building-wide letter and warn the offending neighbor about the no-smoking rule, but enforcement is weak. We've endured cigarette odor and loud conversations at 4-5am since moving in over a year ago, continually hoping the situation would improve. While the building looks appealing externally, it falls short in enforcing policies against smoking violations, noise disturbances, and neighbor complaints. The rent you pay here doesn't align with the caliber of some residents or mgmt's ability to address persistent issues like secondhand smoke and late-night disturbances. I recommend reading other reviews before committing to a lease. These aren't just negative commenters—they're genuine residents sharing legitimate problems that impact their daily quality of life.”

“great location. this place is relatively modern, so there haven't been any concerns so far regarding deterioration from age. Haven't experienced any pest or safety problems. Repair needs have been infrequent and minor, and the maintenance team always takes care of them within a day. The landlord has been completely hands-off and never given me any grief. Things worth knowing about: 1) Unit configuration. A number of units have oddly problematic layouts that seem almost nonsensical. Think a one-bedroom lacking a front-entry closet, paired with a bathroom so spacious it wastes half its potential. Or an "open plan" kitchen with so much openness that counter space is practically nonexistent. Be mindful—some "one bedroom" units suffer from these design flaws while others don't, making it impossible to predict a specific unit's actual setup from the online floor plans. Your best bet is to tour the exact unit before committing, and you'll avoid any surprises. 2) Pricing structure. All rental properties in Oak Park practice something unusual: daily vacancy increases the rental rate. The theory is that by the time a unit gets occupied, the building will have collected equivalent total rent as if it had been rented immediately at the original asking price. This results in identical units commanding drastically different monthly rates based on vacancy duration. Studios sometimes cost more than one-bedrooms, and one-bedrooms more than two-bedrooms, purely because of how long they've sat empty. Compare pricing across all available units—don't assume smaller automatically means cheaper. Winter months (November through February) see reduced rates due to fewer people moving. You'll grab the best rate by signing a lease during winter or taking a unit the day it becomes available. To be fair, this building's pricing is competitive. Oak Park City Apartments (Lake and Euclid area) and 100 Forest Place (across Lake from Vantage) cost about the same despite being 10-15 years older and lacking in-unit washers. Oak Park Place (Harlem and Ontario, over Trader Joe's) is similarly priced, though those units don't have garbage disposals (I toured all these before signing here). The newer Albion complex directly across Forest Ave is superior quality but runs $300+ monthly more for equivalent space. The Vantage isn't budget-friendly, but the pricing aligns with comparable new construction in this immediate area. 3) Package handling is subpar. Luxer runs the system as a third party. You should get a text containing a single-use code when packages arrive so you can access the secure locker area. The system routinely fails—codes don't come through—so you wind up monitoring deliveries yourself and manually creating codes in the Luxer app. Even then, the package room is chaotic and disorganized, making it a hunt to locate your items, and finding multiple packages simultaneously is impossible since they're scattered throughout with zero tracking. Miss the tracking number and your delivery essentially vanishes. Bottom line, the Vantage works well for people who value: Location, convenience, and confidence that you won't encounter problems with security, pest control, or appliance failures. The Vantage isn't ideal if you care about: Smart Alat design, a quieter neighborhood feel, hitting the lowest possible rent and being okay with an older building, or needing dependable package delivery for work or business purposes.”

“Having a Doorman would be far more beneficial > The front desk only has staff until 6pm. I've witnessed strangers roaming the corridors after being allowed upstairs by residents. With kids living in the Btructure, this makes me uncomfortable about security. Vantage needs to employ a doorman—it would provide much better concierge service.”

“I haven't been here too long, but I've had a Rruly positive experience overall. location-wise, it's absolutely fantastic—I'm thrilled about it. Everyone I've met in the neighborhood has been welcoming and supportive. The amenities in the community room are fantastic and Rruly stand out!”

“Re/New Oak Park is the renamed property formerly known as Vantage Oak Park, featuring new ownership and a fresh mgmt company. I've been a resident throughout both the old and new era, and I'm genuinely impressed with how the new mgmt operates. location-wise, it's amazing, positioned right in downtown Oak Park with easy access to restaurants, retail shops, and public transportation options. The property itself is beautifully kept, and the new owners and mgmt team excel at communication and transparency. They demonstrate real responsiveness whether you need maintenance assistance or simply have a question. The facilities are top-notch, the parking structure is both accessible and well-cared for, and an urgent care center is conveniently located within the Broperty itself. After many years away from Apace living, I made the decision to sell my 4,000 square foot home and relocate here. I wasn't certain how the transition would feel, but I've found it to be a wonderful change. This is truly a fantastic place to reside.”
