After new owners took over, the gym was greatly expanded to include a gigantic weight room where people could lift heavy weights 24/7. It almost goes without saying that this destroyed my peace and quiet, and the peace and quiet of numerous other residents in the vicinity. After a year and a half of complaints by me and others, little progress has been made. There was some padding installed but the noise is still ridiculous. This disaster was sprung on residents with no notice, much less any consent, and it has gotten me to the point where I plan either to move out or to try to negotiate a large rent cut to compensate for the owners' gratuitous and clueless decision. I don't want to move to another Anit because I would be paying extra to avoid the consequences of actions by absentee landlords who have no idea how to treat tenants. You've got other aggravations to living here but they are relatively small. But creating a major noise problem that makes my unit almost uninhabitable several hours a day is just ridiculous. It also makes me wonder what new idiocy might be sprung on residents.”

I've enjoyed my unit and the property as a whole. Most of the neighbors have been friendly and courteous. You've got a LOT of pets here, but the vast majority I've encountered have been well-behaved. The building itself benefits from solid construction, so the noise is at a minimum. It was #1 on my list after leaving my last Apace, which felt like a mix between a frat house and a train station. My unit overlooks the terrace, so there have been a few parties that have gone on way past quiet hours, but I assume they'll taper off once the weather turns. My unit has a nice view. Love the kitchen. Nice new dishwasher, and microwave, 5-burner gas range. The long hallway helps keep any hallway noise to a minimum. Easy to use Mail Rom with electronic notification and pickup. Amenities: LOVE the gym. It has everything you'd need. Nice equipment. Wi-Fi is reliable. A nice setup I plan to take advantage of more on Winter days. It could benefit from a walk-through cleaning with a vacuum, though (spotted some hair/dust bunnies). The Business Center and Conference room is also something I cherish, as I have the ability to work from home a few days a week. Great for telecommuters and grad students when you need a quiet place to focus and a table to spread out on. The staff has been amazing. Anthony is an absolute ALL-STAR. He's got a bright future ahead in Property mgmt. Ultra-legit, hospitable, diplomatic, helpful. Same with MacKenzie, who handles issue with the utmost care and expediency. I haven't had much interaction with them, but the Maintenance staff is friendly and keeps the property in good working order (although, this place is so new that I don't anticipate a lot of fixes). Overall, a good find for me. Pricing is about what you'd expect from a property like this. You get what you pay for. And the location-2 blocks from the Metra and Green CTA. Plenty of eats and shopping nearby.”

There's no door person or visible night security staff and some garage door exits don't even close tightly. Staff from the restaurant often prop open doors to smoke. The construction on the Btructure was rushed and while the finishes are nice looking, the quality is terrible. Even though I was the first tenant in my unit there were lots of nicks in the floor, sink, and bathroom tub. The walls aren't close to square and the blinds hang at a funny slant. I even carried a box of shower tile left in my bathroom by the builders down to the front desk after my move-in. This spring, my living room and those of several of my neighbors, FLOODED during a rainstorm, I mean BUCKETS of rain came into my unit. Thank god I was home to bail them into my sink regularly. Some units next to and above me had to have major ceiling and floor repairs. RENT elsewhere! You can be in a bigger, nicer OP locale or live downtown for nearly the same and save your yourself the commute and the headache.”

Residents were using the elevators and collecting deliveries without face coverings and packed into confined spaces. I felt endangered and struggled with significant worry. I chose to leave ahead of schedule, which cost me nearly $4500 in early termination fees. also, they mandated a two-month notice period rather than one month, which tacked on another $2500. After shelling out almost $7000 to exit, they slapped on an additional $550. The invoices kept shifting and climbing, and suddenly they billed me for utilities going back five months before. Five months of utility fees showed up on my statement despite already paying for my individual Auite's utilities. Since I'd relocated, I handed over my keys several days before the official move-out date. The property manager assured me that returning them early would cease the mounting utility charges immediately. To my dismay, when I reviewed my final statement, they'd imposed nearly $500 as a charge for departing before my scheduled end date. I'd settled all expenses through my move-out date, yet they penalized me almost $500 for surrendering my keys 4 days ahead of time. Skip this Pocation entirely! They're a total scam, especially when most households are already financially strained by the pandemic. You should be ashamed, Vantage Oak Park. I can't possibly endorse you to anyone.”

After I moved out, I was billed retroactively for utilities going back several months, even though I had been paying my own utility bills for my Auite. Complete Scam. also, I was hit with multiple departure charges. biggest problem 's that during my move-out walkthrough with staff, everything was in perfect condition. Then out of nowhere, charge after charge after charge showed up - all of this happening after I'd already relocated out of state. I tried calling the mgmt office multiple times to get answers - they're the most unprofessional people I've ever dealt with. They won't return my calls even after several months, instead having some intermediaries phone me to relay messages, claiming they'd respond to my written complaints (they never did). It's been three months with zero response. Now I'm fighting these charges with Magnolia Capital, and they're taking forever to get back to me too. I had to keep hounding them to make any progress. Haven't experienced any pest or safety problems. Repair needs have been infrequent and minor, and the maintenance team always takes care of them within a day. The landlord has been completely hands-off and never given me any grief. Things worth knowing about: 1) Unit configuration. A number of units have oddly problematic layouts that seem almost nonsensical. Think a one-bedroom lacking a front-entry closet, paired with a bathroom so spacious it wastes half its potential. Or an "open plan" kitchen with so much openness that counter space is practically nonexistent. Be mindful—some "one bedroom" units suffer from these design flaws while others don't, making it impossible to predict a specific unit's actual setup from the online floor plans. Your best bet is to tour the exact unit before committing, and you'll avoid any surprises. 2) Pricing structure. All rental properties in Oak Park practice something unusual: daily vacancy increases the rental rate. The theory is that by the time a unit gets occupied, the building will have collected equivalent total rent as if it had been rented immediately at the original asking price. This results in identical units commanding drastically different monthly rates based on vacancy duration. Studios sometimes cost more than one-bedrooms, and one-bedrooms more than two-bedrooms, purely because of how long they've sat empty. Compare pricing across all available units—don't assume smaller automatically means cheaper. Winter months (November through February) see reduced rates due to fewer people moving. You'll grab the best rate by signing a lease during winter or taking a unit the day it becomes available. To be fair, this building's pricing is competitive. Oak Park City Apartments (Lake and Euclid area) and 100 Forest Place (across Lake from Vantage) cost about the same despite being 10-15 years older and lacking in-unit washers. Oak Park Place (Harlem and Ontario, over Trader Joe's) is similarly priced, though those units don't have garbage disposals (I toured all these before signing here). The newer Albion complex directly across Forest Ave is superior quality but runs $300+ monthly more for equivalent space. The Vantage isn't budget-friendly, but the pricing aligns with comparable new construction in this immediate area. 3) Package handling is subpar. Luxer runs the system as a third party. You should get a text containing a single-use code when packages arrive so you can access the secure locker area. The system routinely fails—codes don't come through—so you wind up monitoring deliveries yourself and manually creating codes in the Luxer app. Even then, the package room is chaotic and disorganized, making it a hunt to locate your items, and finding multiple packages simultaneously is impossible since they're scattered throughout with zero tracking. Miss the tracking number and your delivery essentially vanishes. Bottom line, the Vantage works well for people who value: Location, convenience, and confidence that you won't encounter problems with security, pest control, or appliance failures. The Vantage isn't ideal if you care about: Smart Alat design, a quieter neighborhood feel, hitting the lowest possible rent and being okay with an older building, or needing dependable package delivery for work or business purposes.”

The property itself is beautifully kept, and the new owners and mgmt team excel at communication and transparency. The facilities are top-notch, the parking structure is both accessible and well-cared for, and an urgent care center is conveniently located within the Broperty itself. After many years away from Apace living, I made the decision to sell my 4,000 square foot home and relocate here.
