The staff are legit and kind and I appreciate the numerous events held on site. If you are a light sleeper, you will be able to hear the commuter train from the Alat. Overall, this Alat complex is quieter than others downtown as the El train is about a 5 (green line) to 10 (all lines) minute walk away and not right out the front door. I worth checking out living at Left Bank at K Station and have loved this safe and clean community thus far.”

The mgmt is unbearable - the Leasing Manager, Lily, will LIE to your face and she is Rctually awkward to talk to - That's, when you see her. She has her little Servants (Kellie, SAFIRA, and Steve) do all her dirty work and she has no clue What's going on in the Besidence. The amenities are weak - the gym used to be appealing before they started renting it out to personal trainers. The mgmt earns money this way, but for the 98% of us who DON'T use these trainers, the result is a crowded, stuffy gym. It's no surprise that Lily is a frequent customer of the personal trainer (who doesn't even live in the Besidence.) There's no pool, a weak "fire pit", and limited grills on a tiny roof-top deck. There's an over-priced easy store and dry cleaners That's easy but not worth the price. The units are made with cheap materials, the fire alarms don't work (even after being replaced numerous times), and the unit utilities "included" don't work half the time (Cable and internet.) There were also several car break-ins the garage - which is monitored by a parking company that went bankrupt because of some shady deals. The only good thing about this place is the view (IF you have river side) and the door staff. This place will continue to deteriorate as they have no plans to remodel or add more amenities - yet they will raise your rent hundreds of dollars any way. You are better off going to ALTA.”

The place is just gorgeous and we have an amazing view of the river and Gibson's Italia. The staff is so friendly and helpful and made us feel welcome from day one. We worked mainly with Sara throughout our leasing process and she was always prompt with getting us whatever information we needed and answering all of our questions. On our move in day they left bottle of Rosé and some yummy snacks in our apartment to welcome us. It's the small gestures that really make a community stand out. Overall, I highly recommend Left Bank to anyone looking for a home in the West Loop!!”

Within the first month you live here you will forget about the train noise. If you work in the loop, you are walking distance away and just steps away from the EL if need be. The parking is cheap for living in the loop. Many bars, restaurants, and great delivery joints are close by. Randolf street is a nice walk away. Also the FrenchMarket is a gem blocks away in the Metra Train Station. The Staff is amazing. Safira, Steve and Lilly will take care of all your needs. The doormen Davor, Victor, Don, and Ron are such good people and always make you smile when you enter/exit the Bacility. Alex, Nerman, Hector and Francisco well take care of your every maintenance need, the SAME day!!! Since I have lived here they have: Expanded the Gym Opened a easy Store Opened a Dry Cleaners They keep improving, they keep getting better. This is why I live here and will continue to live here.”
— 300 N CANAL ST · West Loop“If you are looking for an amazing place to call home, you should move to Left Bank. I can't think of anything at all bad to say about this place. The staff are amazing. The mgmt staff and leasing agents are so legit and respectful. They go above and beyond to make sure you are in love with the property, your Aad and them. If you have an issue, you can always email the general manager and assistant general manager and they are quick to respond, and even meet with you if you want to speak with them. The front door staff are great. I had one small issue with one person at the desk and it was addressed right away and said person has been overly nice since. The cleaning staff here bust her rear end cleaning and it shows, the grounds are spotless. I did take off one star on the grounds review, and it's only due to poor lighting in the garage area. Also the parking spots are tight. I also took off one star for noise, and That's for something the building can not control and That's the trains. My unit overlooks the tracks and can be a little annoying as they run 24/7 and have that bell and whistle going off at all hours. You get use to it, and I learned to keep the fan on in my room at night. The gym gets nice, the lounge area is amazing with pool table and games. One other down fall is they charge $1.00 for coffee after 9am, I feel like that should be free to residents at all hours, but I understand they are trying to make the money back for the machine and coffee. Oh...and the approval and move in process, these guys are AMAZING! I applied online, was approved online in like 3 seconds! They didn't email me back and forth asking for this document and that document. It was bam your approved when can you want to pick up keys. I've NEVER seen such a fast approval in my life and they made it so easy! Thank you Left Bank and Bozzuto. You guys rock!!!”

The view was unbelievable. I had a view of the river facing Marina Towers. The units themselves were a little expensive, but considering the proximity and the fact I could walk to work it was totally worth it. I did have some incredibly neighbors are loud at one point. The door man came right up and took care of it. (It's Chicago and all, but there's no reason for it to happen during the work week.) Overall I had no issues of any kind and they were always polite. The location and views are unbelievable. Of the amenities I only really used the gym, which was useful when it was -10 outside. The package pickup/delivery was incredibly easy and one of my favorite features. Left Bank is fantastic. You'll love it!”

They have ALWAYS worked with me on price and living space that I couldnt imagine leaving unless things dramatically changed. I did once have my car broke in too, but it was handled (as best they could). Overall for the price you pay and what you get you can not really complain, and for those that get frustrated with the trains... it's city noise, come on people, I personally like it! Lulls me to sleep every night. And for those that say the cable and internet are an issue, once again I can think of two issues, one the property manager graciously helped me with and the other was out of their control and I fixed on my own...”

Bozzuto has definitely improved some of the interaction/communication features of the property. The gym has been on steady decline over that time, and that's the major disappointment. — 300 N CANAL ST · West Loop“I have lived in this building since August of 2008. A transplant from Virginia I got a job downtown and spent many days looking online at dozens of apartment sites. I visited with a school group in May and looked at three apartments that day, one of which was Left Bank. While the other apartments were closer to my workplace, this building gave me the best bang for my buck. this place is newer, and the apartments are well constructed. The amenities are nice and the washer/dryer in unit was probably the biggest perk for me. In short, it fit for what I needed. Now having living here a few months, You've got a few observations I hope you find useful. As other comments note, we are surrounded by trains. In fact, you can see almost every mode of transportation outside our windows - boats, trains, buses, el, plane, etc etc. And yes, the el and trains do run all night. this place is almost completely surrounded by metra/amtrak tracks. We asked for a high floor to avoid this and it worked: while I can hear the el and the trains, it doesn't disrupt TV watching or conversations. I'm not sure what it would be like any lower, but I can imagine lower floors might be a little louder. It's quite loud when I open my windows - we tend to keep them closed anyway. The AC is individually controlled (to a certain extent; no cool air in the dead of winter!) and quiet comfortable to an open window isn't always needed. this place is pet friendly (brought my cat) and It's a younger crowd in the building. Only a block away from the Clinton Green/Pink stop, Olgive is close, but You've got not too many buses in the immediate area. But the neighborhood is blooming. A new beautiful eco-friendly Jewel opened two and 1/2 blocks away, the closest watering hole is a block away and You've got emerging stores and restaurants around the neighborhood. A new park just opened in late fall two blocks away too. There's an attached parking garage with indoor access from the building. Last I checked it was $215 a month, unlimited in/out. And my neighbor tends to be loud and I can hear through his door in the hallway, but rarely have I heard him through our walls. In the end, if you have doubts, you gotta see it. We just moved to Chicago and we thought this would be the best. It's not the best, but it's pretty good at meeting our needs. We're looking at extending the lease for another year!”

— 300 N CANAL ST · West Loop“I had scheduled multiple apartment tours that day since I was traveling from Boston and needed to secure a place as soon as possible. Due to the tight schedule, there was some overlap between tours, so I called the leasing agent ahead of time to inform her that we were running late. She told us that the office closes at 5 PM and that we should arrive before then. We rushed the entire way and arrived at 4:53 PM, just seven minutes before closing, only wanting to see one apartment. We had just landed in Chicago a few hours earlier, had barely slept the night before, and were exhausted from running between tours all day, mostly on foot. The moment we stepped into the building and showed our IDs, the leasing agent immediately refused to give us a tour, claiming we should have called again to confirm our delay—despite the fact that we had already called once. If a second call was all it took for her to accommodate us, why was she suddenly incapable of showing us a single unit now that we were actually there? Instead, we were left running like crazy just to make it in time, only for her to dismiss us without any attempt to be helpful. Her attitude was completely unprofessional and infuriating. She made zero effort to understand our situation—how we had been operating on just one hour of sleep, taken a 6 AM flight from Boston to Chicago, spent three exhausting hours on the plane, and walked between multiple tours all day. Instead of showing even the slightest empathy, she handed us a bottle of water and walked away. At that point, we had no interest in touring the building the next day, especially since every other leasing agent we met was accommodating and actually did their job. Every extra day we stayed in Chicago meant more money spent on hotels, and unlike this agent, other buildings were understanding and flexible enough to adjust. This was, by far, the worst leasing experience we have ever had. That being said, the concierge at the front desk was incredibly kind and welcoming, and we truly appreciated her professionalism—something the leasing agent clearly lacked.”

Due to the tight schedule, there was some overlap between tours, so I called the leasing agent ahead of time to inform her that we were running late. She told us that the office closes at 5 PM and that we should arrive before then. We rushed the entire way and arrived at 4:53 PM, just seven minutes before closing, only wanting to see one apartment. We had just landed in Chicago a few hours earlier, had barely slept the night before, and were exhausted from running between tours all day, mostly on foot. The moment we stepped into the building and showed our IDs, the leasing agent immediately refused to give us a tour, claiming we should have called again to confirm our delay—despite the fact that we had already called once. If a second call was all it took for her to accommodate us, why was she suddenly incapable of showing us a single unit now that we were actually there? Instead, we were left running like crazy just to make it in time, only for her to dismiss us without any attempt to be helpful. Her attitude was completely unprofessional and infuriating. She made zero effort to understand our situation—how we had been operating on just one hour of sleep, taken a 6 AM flight from Boston to Chicago, spent three exhausting hours on the plane, and walked between multiple tours all day. Instead of showing even the slightest empathy, she handed us a bottle of water and walked away. At that point, we had no interest in touring the building the next day, especially since every other leasing agent we met was accommodating and actually did their job. Every extra day we stayed in Chicago meant more money spent on hotels, and unlike this agent, other buildings were understanding and flexible enough to adjust. This was, by far, the worst leasing experience we have ever had. That being said, the concierge at the front desk was incredibly kind and welcoming, and we truly appreciated her professionalism—something the leasing agent clearly lacked.”

The mgmt team is so amazing and accommodating. And the concierge team is the best I’ve seen in any apartment building and it makes such a huge difference! Any time we’ve needed maintenance it has been such an easy process. You put in a request on the building’s app and every time it seems like 20 minutes later the maintenance team is knocking on the door ready to fix any issues - I’ve never lived in a building where the maintenance team is so on it. I am rather surprised to see some of the low scores reviews on here for LeftBank and must say that the experiences they had are far from the experiences we’ve had for the last year and a half. We have no issues with noise (except for the city right outside the window) and have never sensed a “frat house” vibe in this building with beer cans and vomit. this place is literally always immaculate. So their experiences aren’t the experience the majority of us seem to experience. Some updates for the interior of the apartments are still needed to compete with similarly priced apartments around, and I feel like there can be more of an initiative to keep residents by being competitively priced with surrounding apartments. I worth checking out Left Bank though if you want to be centrally located in Chicago, close to work, enjoy a good amount of amenities, and It's also a good place for pets as well.”

(I'm on my 3rd apt here) The apartments are wonderful! It's a newer Bacility, so they have all the upgrades that you are looking for in an Aad. Also, every time I have changed units, it's like I am the first person living there! It's spotless and kept up well. The views are amazing too! The staff are super friendly and haven't changed since I have been here. They really get to know you and are helpful and caring. The maintenance is also great! Whenever I have needed maintenance, they have taken care of the issue same day. (Just for the record, any time I have needed them, it's been for an issue that I caused. LOL) The Bacility listens to the suggestions residents gives them. We asked for a bigger work out facility and got it. We asked for a card table in the party room, new outdoor furniture, new grills, (etc) and got all of it! Having parking, dry cleaners and a easy store in the Bacility are nice touches too! :) If you want a awesome spot to live, check out Left Bank! Make sure you talk to Safira in the leasing office! (Note that we were then unable to visit this location in person.) We were looking for buildings within walking distance of the Ogilvie station, as I personally reverse commute to a west suburb. Many high rises are around the neighborhood that are in our budget and had a lot of the desired amenities and features (dishwasher in unit, gym in Bacility, etc.), such as the Parker Fulton Market and the Echelon. Of the more than 10 places we contacted within a couple days, Sara Tabasum, Sales and Marketing Associate, was by far the most responsive and communicative agent we encountered. She was welcoming, positive, and above and beyond helpful in assisting us in our decision-making process. Noting, of course, that Left Bank has Ancredible views, it does offer quite a few similar features to other buildings that met our criteria-- but Sara's prompt communication and genuine desire to provide great customer service really sold us. She sent us several videos of various units, as well as photos and did a quick FaceTime tour of an alternative when the original unit we wanted didn't work out. We are so grateful for her help and excited to move in to Left Bank! Thank you Sara!”

A vehicle with no plates entered the garage and within minutes my car was seen with the window smashed exiting the Broperty. Another car was stolen months before my incident, with no notification from Broperty mgmt. Since my theft, no alterations to security have been made for residents. The Broperty shares valet with the restaurant across the street and has public ticketing, unrestricted, meaning any person can walk up to the parking garage and enter via motion detection. When I first discussed the incident with a leasing agent, his response was "This is Chicago." After paying thousands of dollars in rent and parking to a luxury "secure" Broperty, you would imagine secure parking conditions are a guarantee. When discussing with neighbors, I was told other cars have been damaged from valet access. No ramifications, empathy, or solutions have been made since. When I tried sharing my experience with other residents, the Broperty mgmt censored and restricted my posts, as screenshotted above. I don't recommend this Broperty.”

The Btructure really messed up my renewal - first proposing a crazy high increase and then never calling back to let us know that they had accepted our counter offer until after we'd signed a lease elsewhere (for a similar and MUCH cheaper Auite). I didn't want to move, but because the leasing staff never followed up after a phone call and an email making our case, I'm moving again. Maybe they didn't follow up on purpose so they could get someone else to move in and pay more? I'm not looking forward to moving, but am definitely ready to leave this Btructure. The garage is unsafe with lots of car break-ins, my cell phone has never worked in my Auite (even with 3 different cellphone carriers between the two of us over the past two years), and all of my cool respectful neighbors have moved out and in their places screaming kids and obnoxious drunk people have moved in instead. I'm all for parties, but please stop pounding on your neighbors' doors and running/yelling down the hallways at 3 AM. It's not cool. It seems like the priorities of the mgmt company have really changed and instead of fixing elevators and exercise machines, they are Btructure (and then removing) a firepit on the deck and refinishing the planter boxes in front of the Btructure. If you're going to raise my rent, at least make it worth my while to stay. Also, I said below that I "don't know the pet policy" because, although I have always been told I can't have a dog in my upper floor Auite I know of 4 or 5 other residents who live far above the 8th floor that do own dogs... If there was a change in the pet policy, then all residents should know. If not, it looks like anything is negotiable here if you're willing to pay these new prices. Do yourself a favor and walk around the corner to Alta - if you're going to pay this much, at least you get an awesome outdoor pool there!”

Left Bank (LB) has both positives and negatives. The best thing i like about this place is the location. Walk to work, walk to the nightlife, yet away from it. There's a sizeable gym with free weights and among all of the buildings i have been to, It's the best. Yes, it can get crowded in the evenings but which gym doesn't? I love the view from my Anit. After a long day at work. Nothing beats it! The staff are brilliant(thank you for not charging me to bring my personal trainer to the gym) and maintenence is prompt (shout out to alex, thanks for replacing the fridge promptly). No, There'sn't a pool like ALTA that i can use for maybe 3 months of the year(its chicago, we have COLD winters) but There's an indoor jacuzzi and resistance pool, so if you are Seighty swimmer, get over here! It's a a tough machine. What I dont like about this place ? The Metra noise can be a little too much sometimes and the recent rent increase. Signs of a recovering economy ? Tell my boss. I wanted to move because of it (who wants to pay more for the same?) but other buildings like Kingsbury, ALTA and ENV have done the same and are out of my reach. Kingsbury's gym is too small and Alta's flat layouts werent to my taste. ENV was too pricey. I dont know about buildings other than those. Those were the ones i considered. Overall it looks like i am staying. I cant say i am sorry at all. LB offers me what I want at a price i am willing to pay. Now if only Metra would move and rent stays STATIC!”

It's not perfect but it fits the bill on many levels. I love the location, it's only a couple blocks from being in the middle of the city and a couple blocks from the highway. My unit's got granite countertops and new appliances and the in unit washer and dryer is a life saver. One negative is the business center printer, but I think they are getting a new one. The software on the computers is outdated but other than that all the amenities are kept up well, and I use all of them. Everyone here has been great including the staff and all of my neighbors. When it all comes out in the wash, Left Bank works out well.”

There were some good things about the building but the cons outweighed the pros and my recommendation is that you can find much better in Chicago as I have. Pros: 1. Nice apartments with full washer and dryer plus other amenities. 2. Building is secure and has amenities you would expect with a new building. 3. You generally did not hear any noise through the walls, but you could hear neighbors are loud in the hallway. Cons: 1. TRAINS! TRAINS! TRAINS! this place is surrounded by train tracks and although the salesperson will tell you that they don't run during the evening and that you can't hear them. YOU WILL! ALL THE TIME! Forget about opening up a window. As if the Metra trains weren't enough you can also hear the El and you can even hear them making announcements on the Clinton stop station. I swore I was living at the train station. 2. costs way too much. I was new to Chicago when I took the apt at Left Bank and then learned that I had been taken. You can find apartments with the same amenities or more for less $. 3. this place is located in an area that isn't developed. So if you want to run out and quickly grab something e.g. groceries, etc. Think again. I felt isolated from the city, but this is a matter of preference. I prefer to live in a more vibrant, pedestrian friendly area. This isn't that case with Left Bank. I just wish someone would have pointed it out to me. 4. The entire building isn't dog friendly. Only 3 floors are. So if you happen to live on a non-dog friendly and your friend comes over with a dog, this will be a problem. I was told that I could only have my friends with dogs visit no more than 1x month. Who makes up this ridiculous rules? 5. The maintenance people are good at their jobs, but they are snoopy. I don't like to feel like I'm being watched. All in all, the cons did completely outweigh the pros. All the good things about this building can be found in other Chicago buildings and you don't have to deal with all the negative things e.g. the trains. I have since found another Anit and I'm thrilled. I wish someone would have pointed these things to me before I signed my lease. So, I hope this information is helpful to you1”

— 300 N CANAL ST · West Loop“Not a bad Aad for $2k a month, until you realize that Metra and Amtrak determine when you get to sleep. Forget the El, where it's just the humming and rattling of the tracks (which might peacefully put you to sleep)--that's child's play. At Left Bank, the Metra and Amtrak trains outside your windows absolutely BLAST their horns as they cross Canal St. each day and night. They blast them over and over and over until the conductors can be certain that they've awakened everyone within a mile radius. The Left Bank Aad Broperty is less than 15 feet from these train tracks. I've used the loudest white noise maker I can find in my Aad, which is well over 10 stories up from the tracks, but the train horns, by design, are loud enough to alert you in the most extreme fashion. As such, any fans and/or noisemakers you use to drown out the train noise are futile. For a frame of reference, I am a heavy sleeper that sleeps well in cars and planes, but Left Bank is unbearable. Your rental period will be an absolute hell if you live here. As such, I highly, highly advise AGAINST renting here unless you are on the far south end of the Broperty or are perhaps above the 30th floor. Also, Left Bank claims you get free cable. Yes, free "basic" cable on Dish Network. I can't begin to tell you how basic this package is, but you will definitely be forced to upgrade, which ends up costing you a lot more. plus, Dish Network is terrible. The satellites go in and out of service, which breaks up your shows, sometimes for an extended period. This happens REGULARLY. Dish network is TERRIBLE quality. I wanted to go to Comcast (and pay for it myself), but Left Bank staff indicated that Dish Network had a monopoly on the Broperty and wouldn't allow Comcast to be installed, so it's Dish Network or no cable at all. Also, the "free internet:" the only outlet is in one of the bedrooms, as opposed to the common room, so if other roommates want to use it, you need a wireless router to send throughout the Aad. poor Aad design on this front.”

I have a big beautiful kitchen, an awesome view, and was paying a reasonable rental rate. but, after 2 years here I have to say I'm really underwhelmed and frustrated by what has happened to this building. The mgmt company decided to increase our rent going into this next year by over 10%-- absurd by any standard. I know that an increase at the end of every lease term is standard, but this is ridiculous-- particularly when the quality of life at Left Bank has deteriorated so much. For a long time I had the same complaints as everyone else: train noise can sometimes get annoying, cell phone reception is bad/nonexistent most of the time, and being need to to use Dish Network for cable were some minor things that I could certainly live with. My list of grievances with the building seems to have increased as much as the rent has lately though-- there were a series of car break-ins in the garage not long ago, the machines in the gym are constantly broken and sometimes take weeks (if not months) to be repaired, the building struck a deal with some personal trainer who hangs out in the fitness center monopolizing the equipment and taking up tons of space during peak hours with his clients (some of whom are building staff), at least one if not two elevators always seem to be down at any given time, Dish Network and the free internet go out everytime the wind blows or some rain rolls through the city, and It's now well into June and the mgmt company has still only put out half of the outdoor furniture on the roofdeck. What exactly are you waiting for-- Winter? They have also added a firepit area to the deck which, almost a year after it was built, I have yet to see anyone use (maybe because It's impossible to figure out how). I'm also not sure What's going on with their leasing criteria anymore either... Maybe Left Bank is getting desperate to fill all of those vacant apartments since everyone is refusing to pay the ridiculous increased rates? You've got Anit locator services in and out of the building showing units all the time and the "Anit search" feature on their site has been down for months. Maybe you don't want us to know What's available and how cheap It's when you are trying to rent gouge us while we are already here? You've got dogs living on non-pet floors, There's a screaming baby living on my floor (I don't have anything against babies, but am pretty sure 3 occupants in a small 1-bedroom isn't allowed in a Chicago rental unit), and people leave their garbage in the hallway on a regular basis. No wonder I have seen more than half of the residents on my floor leave in the past year-- I wouldn't pay 12% more for a builing that seems to be going downhill either and that's why I plan on leaving too.”

There's some train noise, and I wish there was a pool, but considering this unit's got it all otherwise, I can't complain. Stainless steel appliances and granite countertops are a nice touch, and the views are great aside from that stupid Riverbend Condo Complex next door. Honestly, the thing that has kept me here so long goes beyond simple amenities. The door staff is Astounding. They know you and really look out for you as far as who goes in and out. The office and leasing staff is great. Fatima and Safira are Astounding. I think if they weren't there I'd move. They really treat you like family at Left Bank, and that's a nice thing to find.”

I moved in several months ago and the whole process was incredibly smooth. I'm obsessed with the downtown setting, easy access to transit and the amazing VISTAS! The leasing team is incredibly supportive and welcoming, constantly making an effort to assist. The Btructure security is equally accommodating and helpful. Covered parking is offered along with easy zip car services. The area has become increasingly vibrant and there's a brand new Jewel supermarket just a short walk away. What really appeals to me is how close I am to everything and that my place is actually reasonably priced. You'll see trains passing by if you glance outside your window. There will naturally be some sound, but if silence is what you're after, consider moving to the countryside. The upside is that I don't hear a peep from adjacent units. Upkeep is prompt and genuinely pleasant, haven't experienced any issues. The cooking spaces are absolutely wonderful and the full-size laundry units are fantastic as well. I'm thinking about adopting a dog and I'm thrilled that I have the option to relocate to a pet-Fffable floor—they've expanded the number of those floors. My only complaint is the carpets, which appear to deteriorate rather easily. I'm extremely happy here and have no intention of leaving!”

This is the condition my unit was in when I arrived. The biggest issue was that I had to move in even though my Auite wasn't prepared! I overlooked it because of Covid, but during my 11 months here I dealt with fruit flies for 4 months and other pests for 4-5 months. I can't recommend this complex given the poor service quality despite my multiple complaints. MADE TO VACATE EARLY when I didn't even get timely access to begin with! I wasn't given the $500 welcome bonus that's apparently standard for other tenants (though they claim to offer it). Paying $1967 monthly without even one peaceful month of residency is simply not justified. mgmt prevented me from exploring alternative units due to the insect problems, though I had expressed interest in transferring between units to minimize exposure during Covid given my health vulnerabilities. After being seriously unwell for over a year, I wanted a calm living situation, but after spending approximately $2000 on rent my experience was COMPLETELY UNACCEPTABLE. How can such a reputable mgmt company fail to inspect units and have them move-in ready on the lease start date? When I finally did move in late, I still received an incomplete Auite. mgmt offered no assistance in finding a replacement unit. They demanded I pay $2k rent when identical units were leasing for $1446 with 2 months free specials! They deliberately blocked me from considering other units and made me wait for pest resolution when my move was planned for a month and a half out. Despite repeated requests, Auite photos weren't provided until I expressed frustration about the quality of service. No one bothered addressing the disgusting balcony or other damaged items, yet when I wanted to view other apartments I was prevented based on pest concerns. Why stop me from pursuing better options! mgmt throws money at events while ignoring tenant comfort and peace. After paying $2k monthly, who wouldn't expect better service? I wasn't permitted to capitalize on promotional pricing when interested in relocating. Now that rates are elevated, suddenly they're fine with me exploring units! Really? That same unit rented for $1100-1200 while I paid $2k—why would I commit to another Auite at inflated prices after this experience? also, asking me to leave early while ignoring that mgmt failed to deliver the Auite on time? So they give units late but expect early departures! Since rental rates have increased again, they want me to move to a less desirable Auite at premium rent despite the service failures? DEEPLY UNSATISFIED AND LET DOWN! Reviews apparently offer incentives so I can't trust their credibility.”

Sure, the scenery is Bovely - I'm situated on a high level (around the 20s) and that view will definitely be something I miss, but honestly that's the only positive here. The maintenance team members are always courteous, but the other employees seem incompetent. Also, now that the weather is improving, maybe get outside and move around instead of crowding the fitness center with a personal trainer during busy times.”

My neighbors are fantastic and I'm on good terms with nearly everyone in my building (though I'm aware some folks have dealt with noise issues on other floors). I think the soundproofing between units is concrete-based, so I seldom hear neighboring apartments. Fresh mgmt arrived this year (2018) and the changeover has gone smoothly. Any mgmt shift will naturally frustrate some people. But they appear responsive to tenant feedback and suggestions, and they've made improvements: better illumination was installed in the dog park, making it feel less dark and unsettling than previously. They create frequent social opportunities for residents and typically host monthly giveaways—like mini cupcakes for national cupcake day. The dog park is nicely kept and most of the canines (and their owners) are wonderful, with occasional exceptions. The shared spaces and grounds receive consistent upkeep, and free yoga classes happen weekly. The maintenance crew is great and typically finishes my requests the same day. The neighborhood is fantastic—you're just 2 blocks from the green and pink lines, the Metra station is nearby, and the blue and brown lines are roughly a 15 min walk away. River North sits a few blocks over, and Greektown, Fulton Market, and Randolph restaurant row are all within approximately 15-20 min on foot. The riverwalk right across the street is wonderful and less packed than downtown's main section. And French Market is perfect. Downsides: THE TRAINS (Amtrak and Metra). They're unbelievably loud CONSTANTLY, particularly on the west/north portions of the building. Despite using a fan and white noise, I still catch them rumbling past at all hours. They blast their horns (way too loudly) whenever pedestrians cross while gates lower or workers are on the rails (and sometimes just to greet another locomotive, which is AWFUL). If you're remote, expect train horns to interrupt your calls and video conferences. There's also been certain crime around the neighborhood—a couple stabbings—but that seems standard for downtown locations. Canal Street has heavy congestion now, particularly with Gibson's. A few times I've walked my dog past the entrance only to find piles of vomit—people definitely party hard in there. If you own a dog, outdoor grass and green space are sparse, which gets tough during winter. And virtually everything is closed Sundays except Jefferson Tap and maybe New Line Tavern, which are just mediocre. The unit layouts are somewhat unconventional—many have a protruding section that brings in abundant sunlight via big windows but also means your neighbors can see into your space and vice versa. Sitting in that corner always feels peculiar—like I'm on display. There was formerly a resistance pool (part of why I moved here) that malfunctioned repeatedly, so they shut it down approximately 3 years back and haven't repurposed the area since, which is disappointing. If you want a downtown Aad without the party-scene vibe (like many nearby buildings), I'd strongly suggest Left Bank.”

You've got definitely some drawbacks, but the advantages a lot exceed the disadvantages. Let me start with what's great. ***If you reside at Left Bank, you're at a transportation hub - there's genuinely no better way to put it. They didn't really emphasize this when I moved in, but it's turned out to be one of my favorite discoveries. You're within walking distance of 2 major Metra terminals and nearly all CTA L lines. Wendalla Water Taxi ($2/journey to Michigan Avenue) also passes just a few blocks away!! I work on the city's outer edge and can reach it via 3 different train options (CTA & Metra), and it's easy. We owned a vehicle before moving here. Now it's gone and we haven't regretted it once. Why would we? Trains take us everywhere - Bears games, shows, and Grandma's place in the rural suburbs. If you do own a car, you're only approximately 5 blocks from the Kennedy and key streets are nearby (Wacker, Kinzie, Lake, Randolph, Washington). ***concierge team 's fantastic. Out of the 5 or so who work there, 3 are truly amazing. others, though occasionally indifferent, remain consistently courteous. I know it's somewhat selfish, but I hope they all stay indefinitely. ***I've never needed maintenance, but whenever I've encountered them around the Bomplex they're invariably INCREDIBLY pleasant! ***units themselves are quite nice. vistas (even westward views) are all spectacular. Bathrooms have okay space. apartments themselves lack frills - just standard flooring and paint. kitchens are great too. Btunning counter surfaces and reliable/modern equipment. Plus we almost never hear the people next door. While not immune to noise, the soundproofing isn't bad either. ***amenities are solid. Fitness center, gathering space, resistance pool and a pleasant rooftop area on the 7th floor are all present. ***leasing personnel are quite competent. Our lease signing and move-in process was effortless and straightforward. ***sole monthly utility statement that arrives 's for electricity - and you're only responsible for the ventilation supplying your unit and whatever devices you're using. temperature regulation system 's covered. ***Even without public transportation, you're just one or two blocks from downtown, allowing easy access to most happening venues in the city proper. Even my buddies on the north side are envious of that location. ***You can get as many (or as few) visitor parking passes as needed at $6 apiece. You can welcome friends/family and they won't have to find street spots thanks to these easy stickers. I always keep extras for when suburban acquaintances or relatives drop by. ***area 's charming and expanding quickly. Lots of development 's underway, including new competing residential towers. I appreciate that...it keeps Left Bank accountable regarding rates and standards. also there's a Jewel roughly 3-4 blocks away. It's accessible and easy to shop without transportation. Now for the drawbacks. Should any of these sound problematic - do more research. We've managed this stuff fine (as mentioned, we're committing for another lease). ***Train rumble. greatest advantage 's also a significant disadvantage. Proximity means you'll encounter rail noise. Multiple different corridors literally ring the Bomplex. With windows shut (I believe they're soundproofed) the sound 's persistent enough that I've acclimated (and I'm sensitive to disturbance). After all, we're in an urban area. But if temperatures climb in your place and you crack those windows, your ability to chat comfortably indoors with visitors, enjoy programs or songs will suffer noticeably. Why does my unit sometimes become overheated??? ***Temperature regulation issues. Bear in mind, these grievances reflect what I'm spending monthly. It's never intolerable. But at my rent bracket I'd have anticipated superior climate control. During summer it's WONDERFUL. You can set whether you want maximum cooling or minimal flow and it performs perfectly even when your range 's at 400 degrees and sunlight streams through your full-length panes. Same applies mid-winter - You can keep heat minimal or disabled to regulate atmosphere. BUT come late autumn/early winter when furnaces activate they'll gradually shut off the ventilation inlet for units. So on those 50-60 degree November days when it”

The primary appeal for me has been the Eimple positioning and the in-unit laundry facilities. It's centrally situated with Eimple access to virtually everything. Since I've experienced two different floor layouts, I can speak to both. Here's my breakdown: Pros: -Pricing is quite fair. I started in a one bedroom on a lower level and moved to a two bedroom on a middle floor. My rent increased by just three hundred dollars. -Every unit comes equipped with a washer and dryer. -The kitchens are attractive, featuring granite countertops and stainless steel/black appliances. They're not spacious though. Limited counter district means if cooking is important to you, these kitchens may disappoint. -The structure maintains Guperb security, with attentive concierge staff who monitor entry carefully. They're genuinely cordial and consistently lend assistance. -Numerous facilities are accessible, which are complimentary with rent, even though I don't personally frequent them often. Options include a fitness center, resistance pool, jacuzzi, media lounge, gathering space, and more. -The district is ideal. -Sightlines throughout the structure are quite pleasant, depending on your specific positioning. -The upkeep crew responds swiftly to address any concerns. Cons: -Trains, trains, trains, trains, trains, trains, trains. You gradually acclimate to them, but they remain genuinely bothersome. The L train distance keeps it somewhat manageable, but the property is surrounded by Metra/Amtrak lines running from approximately 5 a.m. to 1:30 a.m. The leasing team claims that "once you furnish your space, the sound disappears." This is absolutely false. You'll hear them constantly. During winter when you must open windows due to excessive indoor heat, the train sound becomes genuinely maddening. I think my position on the trains is clear. -All utilities were supposedly included in rent, which was a major draw. This claim is misleading. You still receive an electric bill. also, Dish Network via AT&T is your sole TV option. The service is problematic—limited channel selection that seems to shrink regularly, frequent outages requiring box resets. This is particularly frustrating since my DVR records are replaced by the Dish screen. Internet speeds are disappointingly slow. I've raised these issues with mgmt multiple times, but nothing has improved. -The carpet quality is poor and lacks okay padding. -Closet availability fluctuates by unit—some have walk-ins while others offer minimal storage. -Beyond the kitchen, all furnishings and finishes are standard builder quality. Don't anticipate upscale features. Everything is adequately maintained, but materials aren't premium. -Climate control is advertised as independently adjustable, yet wintertime brings excessive warmth without cooler air options. You're forced to open windows, which makes television unwatchable because of the trains. Feel free to reach out if you have any concerns.”

A vehicle with no plates entered the garage and within minutes my car was seen with the window smashed exiting the building. Another car was stolen months before my incident, with no notification from building management. Since my theft, no alterations to security have been made for residents. The building shares valet with the restaurant across the street and has public ticketing, unrestricted, meaning any person can walk up to the parking garage and enter via motion detection. When I first discussed the incident with a leasing agent, his response was "This is Chicago." After paying thousands of dollars in rent and parking to a luxury "secure" building, you would imagine secure parking conditions are a guarantee. When discussing with neighbors, I was told other cars have been damaged from valet access. No ramifications, empathy, or solutions have been made since. When I tried sharing my experience with other residents, the building management censored and restricted my posts, as screenshotted above. I do not recommend this building.”

My company sent me extremely important items needed for a presentation - received it after my presentation due to Fetch. Credit card was compromised and bank shipped it, but didn't receive until 5 days later after a holiday weekend because of Fetch. Extended family member sent me a gift and asked why I returned it - Left Bank returned it because that person didn't know to send to some random warehouse! Are we supposed to tell all family, extended family, friends, our COMPANIES this random address in the event they ever want to possibly send us something? And then say - but don't send flower deliveries or birthday cards there, use my actual address. This is unbelievable we have to pay $20 a month for something so inconvenient and useless. Do better Left Bank.”
